WELCOME TO THE LANDING This innovative development on Sandbanks Road is a waterside retreat on Dorset’s most prestigious stretch of coastline.

THE DESIGN

Drawing inspiration from the surrounding landscape, Snug Architects have designed The Landing to merge seamlessly with its environment. As a result, the copper tones of the roof subtly blend with the dense canopies of pines lining Sandbanks Road. Most of the building is clad in cream-coloured brick, with light stone rubble at the base, in harmony with the light render on other properties along the Poole coast. At the top of the building, beneath the roof, is the penthouse accommodation. On the side facing the water, glass panels offer uninterrupted views of Poole Harbour. In sunlight, reflections make the glass look darker, so the building appears to blend into the trees.

RESPONDING TO THE ENVIRONMENT

The local natural environment is at the centre of the development’s design. To complement the surrounding foliage, the grounds will be planted with species suited to the maritime environment. At the rear of the building, the landscaped gardens will be densely planted with greenery that can thrive in all seasons. As the design strives for energy efficiency where possible, the roofs have been fitted with photovoltaic solar panels. Making the most of the area’s bright weather, the panels capture energy from the sun and feed it into the building’s supply, thus reducing the overall utility spend.

A MARITIME GARDEN

The stone patio sea garden by the waterside is planted with local coastal foliage. With its views over Poole Harbour and Brownsea Island, it’s a perfect spot to enjoy a gin and tonic at sunset or fire up the barbecue with friends. Each apartment has its own terrace or balcony, and low stone walls surround the terrace on the ground floor. At the front of the building are ornamental plants and a decorative lawn, and the mature trees create a sense of privacy. A footpath running alongside the main building leads you down to the waterside garden.

In 1936, the Royal Motor Yachting Club was established in Sandbanks. It quickly became a popular post-war destination, attracting a host of rich and famous guests like band-leader Billy Cotton and his wife, Mabel. During the Second World War, the Club became the home of the Royal Navy – and was known locally as HMS Tadpole. Taking over the club with a fleet of 18 aircraft, the Navy used the area for its initial seaplane training.

Along the coast, Poole Harbour served as a base for British flying boats during the same era and was the country’s only international airport at the time. The harbour was also the first port for the state-owned British Overseas Airway Corporation, which was merged with British European Airways to form the airline we know today as British Airways.

SHOPPING IN TOWN

The convenient Lower Parkstone area is just a mile and a half away. There you’ll find a range of independent shops, including a delicatessen and a butcher’s. For your weekly grocery shop there are two large supermarkets within two and a half miles, and the shopping streets of Poole and Bournemouth are choice destinations for a day of retail therapy.

If you’ve got something to celebrate, reserve a table at The Haven Hotel. Perched on the tip of the Sandbanks peninsula, this famous spa hotel has spectacular views across the harbour. Rick Stein’s new restaurant has also opened its doors on the waterfront, offering fantastic local cuisine. For even more choice, try Lilliput and Canford Cliffs - or head to Poole for fresh, local seafood.

With its sandy bays and sheltered coves, Poole Harbour is home to some of the most appealing sailing in the country. You can take a short trip across the water to Brownsea Island, the National Trust site located in the middle of the harbour, or sail down the short stretch of coastline towards the Sandbanks peninsula.

Densely forested with coastal pines and just metres from the sea, Evening Hill has a host of natural charms. Take the short walk to Luscombe Valley Nature Reserve, with its ten acres of woodland and grassland, or spend a day exploring the enchanting tree-lined chines – the steep-sided valleys carved by old rivers as they made their way to the sea.

THE LOCAL AREA The Landing is situated on Sandbanks Road on Evening Hill. From here, it’s just over five minutes by car to Sandbanks and ten minutes to Poole. The high street in Parkstone is a half-hour walk or a fiveminute drive away.
