STAGED TO SELL:

Five essential tips for staging your home:

1. Create a Neutral Color Palette

Use neutral tones like whites, beiges, and grays for walls and furniture to create a clean, modern backdrop. Neutral colors appeal to a wider range of buyers and help them imagine their own belongings in the space.

2. Focus on Key Rooms

Prioritize staging important areas like the kitchen, dining room, living room, and the primary bedroom, as these are

the most likely to influence buyers. A well-staged focal area can leave a lasting impression and set the overall tone for the home.

3. Maximize Space and Flow

Rearrange furniture to highlight the room’s visual appearance while maintaining an open, spacious flow. The goal isn’t functionality, but instead is too present well in photographs and while people walk through your home.

4. Add Inviting Touches

Small details like neutralcoloured linens, cozy throws,

and accents can make a home feel warm and welcoming. These elements encourage buyers to feel emotionally connected to the space.

5. Enhance Curb Appeal

Don’t forget to stage the exterior by &dying the lawn, adding potted plants, and painting the front door if needed. The outside is the first thing buyers see, so an inviting exterior sets the stage for a positive viewing experience.

PROFESSIONAL MARKETING

How professional marketing can significantly impact the sale of your home:

Using the services of a professional marketing company that specializes in real estate can effect your selling experience. It’s important to make a good first impression.

INCREASED ONLINE VIEWS

Studies show, listings with professional photos receive 118% more views than those without. High-quality visuals grab attention in crowded online marketplaces, leading to more interest and showings.

FASTER SALES

Professionally marketed homes, including those with drone footage or video tours, sell up to 32% faster than homes without these elements.

Enhanced marketing engages buyers more effectively, streamlining their decision making process.

HIGHER SELLING PRICE

Homes with professional photography often sell for up to 5-10% more than those with non-professional photos. This is because professional images present the home in its best light, increasing perceived value and attracting higher offers.

INCREASED BUYER CONFIDENCE

Listings with professional marketing tools, such as virtual tours and high-quality imagery, give buyers greater confidence in the property’s

condition. This boosts trust and encourages buyers to make more completive offers.

WIDER AUDIENCE REACH

Professionally marketed homes are more likely to be shared on social media and real estate platforms, expanding their reach. A broader audience increases the likelihood of finding the right buyer quickly and at a better price. Talk to your real estate professional to discuss your marketing options and make your move to your dream home faster.

SCENTSATIONAL SHOWINGS

Whenselling a home, you can create a welcoming and memorable experience for potential buyers with candles. The best scents to use are typically light, neutral, and universally pleasant, helping to evoke feelings of comfort and cleanliness without overwhelming the space. Here are some of our top candle scent recommendations that can enhance your home’s appeal during showings:

Citrus

Scents like lemon, orange, or grapefruit are fresh, clean, and energizing. Citrus scents can make a space feel bright and inviting, while also neutralizing odors.

Vanilla

Warm, sweet, and soothing, vanilla is a comforting scent that appeals to many people. It creates a cozy atmosphere without being too overpowering.

Lavender

Known for its calming properties, lavender is a great choice to create a relaxing and peaceful environment. It can help buyers feel at ease while touring your home.

Cinnamon

Subtle spice scents like cinnamon or clove add warmth and a homey feel to a space. These are particularly good choices during cooler months when you want to evoke feelings of comfort.

Pine or Cedarwood

Earthy, woodsy scents like pine or cedarwood give a natural, fresh feel and can be ideal if you want to evoke a clean, outdoor atmosphere.

Baked Goods

Perfect for those who either don’t bake or simply don’t have time. Candles with scents that mimic fresh-baked cookies, bread, or apple pie can evoke a sense of nostalgia and warmth, making a house feel like a true home.

Green Tea or Aloe

Light and refreshing, these scents bring a spalike, serene feel that appeals to those who prefer something subtle and natural.

Choosing the right scent can help create a positive first impression, making your home feel more appealing to potential buyers. Pick candle scents that compliment each other if you decide to light several in different rooms of your home and always be sure they are placed safely. Ask your agent to blowout the candles before locking up. Alternately, burn a candle for a few hours before a scheduled viewing and extinguish them before you leave.

BANANA CREAM PIE

8 Servings | 293 Calories/serving

Banana cream pie is always a good idea — and this top-rated recipe is sure to become a favourite.

INGREDIENTS

1 single pie crust baked and cooled

2 bananas plus extra for decorating

2 cups cold milk

2 boxes instant vanilla pudding mix 3.4 ounces each

2 cups frozen whipped topping thawed and divided

METHOD

For the Pastry

If making a pastry crust, preheat the oven to 425°F.

Roll the pie crust into a 12-inch circle. Line a nine-inch pie plate with the pastry and fold the edges under. Crimp as desired. Poke the bottom of the crust with a fork.

Cut an 11-inch circle of parchment paper and gently place in the pie crust and fill it with dried beans or pie weights. Bake for crust 15 minutes, remove the parchment and beans/weights and then bake for an additional 12 to 15 minutes or until golden. Cool completely.

For the Filling

Slice the bananas and arrange over cooled pie crust.

In a medium bowl, whisk the vanilla pudding mix and cold milk until smooth. Let rest for three minutes to thicken. Fold in one cup of whipped topping.

Spread the pudding mixture over the bananas. Refrigerate for at least four hours or overnight.

Top with remaining whipped topping and decorate with banana slices and caramel or chocolate shavings if desired.

For a no-bake graham crust, combine six tablespoons melted butter, 1- 1/2 cups graham crumbs, and 1/4 cup granulated sugar. Press into the bottom and sides of a nine-inch pie plate. Chill for at least 15 minutes before filling.

Professional photography is an essential aspect of your listing.

Ensure you present your home’s best first impression by preparing for the professional photography shoot.

1. Declutter Every Room

Remove unnecessary items and personal belongings from all surfaces. A clean and spacious appearance makes the home more inviting and helps potential buyers visualize themselves in the space.

2. Deep Clean Everything

Ensure all areas, especially floors, windows, countertops, and appliances, are spotless. Cleanliness makes a strong first impression and allows the details of the home to shine through in photos.

3. Depersonalize the Space

Remove family photos, personalized décor, and anything that reflects your personal taste. This helps make the space feel neutral and universally appealing to a broad audience.

4. Maximize Natural Light

Open all curtains, blinds, and shades to let in as much natural light as possible. Turn on all the lights, and lamps! Bright, well-lit spaces photograph better and look more welcoming.

5. Highlight Key Features

Make sure any standout elements, like a fireplace, kitchen island, or stunning view, are emphasized by removing clutter around them, or cleaning windows. This draws attention to your home’s best assets in photos.

6. Enhance Curb Appeal

Tidy up the exterior by mowing the lawn, trimming bushes, and removing any outdoor clutter. First impressions start at the curb, and a well-maintained exterior sets the tone for the rest of the home.

7. Stage Rooms Simply

Arrange furniture and décor to showcase each room’s purpose and flow. Minimalist staging helps make the rooms look larger and prevents distractions from the overall layout.

8. Hide Wires and Electronics

Conceal cords and electronics, including TV remotes and chargers. Visible wires can clutter photos and detract from the clean look of the space.

9. Update Small Fixtures

If possible, replace outdated fixtures like light bulbs, knobs, or faucets with more modern alternatives. These small changes can make a big difference in making the home feel fresh and well-maintained.

10. Add Finishing Touches

Freshen up the space with a few neutral accents like fresh flowers, well-appointed décor items, new towels, throws, and pillows. Neutral paint colours go a long way, and a fresh coat of paint always makes your home shine. These subtle details can give the home a polished, welcoming look without overwhelming the photos.

A HOME FOR THE HOLIDAYS

Selling your home during the holidays may seem daunting, but it can be a surprisingly advantageous time to list your property. While the market tends to be quieter, this can work in your favour if you approach it strategically. Here’s why the holiday season might be the perfect time to sell your home, and how to make the most of it.

During the holidays, many sellers choose to wait until the new year to list their homes, leading to less competition in the market. With fewer properties available, your home has a better chance of standing out to serious buyers. The limited inventory may also lead to faster sales and potentially better offers, as buyers have fewer options to choose from.

Buyers who are househunting during the holidays are often more motivated. Whether due to job relocations, family changes, or end-of-year tax considerations, these buyers tend to be serious about making a purchase. This can result in quicker sales and smoother negotiations.

The holidays provide a unique opportunity to showcase your home at its coziest. Thoughtfully decorating with tasteful, neutral holiday décor can help potential buyers imagine themselves celebrating and making memories in the space. A welcoming atmosphere, with soft lighting, pleasant seasonal scents, and a warm, inviting ambiance, can create an emotional connection that resonates with buyers.

Although the holidays can be a busy time, leveraging flexible scheduling for showings can attract the right buyers. Buyers may have more free time during the holidays, especially on weekends or vacation days, giving you a chance to schedule viewings when they’re most available.

Make sure to work with a real estate agent who understands how to market your home during the holidays. High-quality photos, online listings, and virtual tours can help showcase your property to a broad audience even during the busy season.

By taking advantage of the season’s unique opportunities, you can sell your home quickly and at a great price during the holidays.

GREAT KNOCKERS

Choosing the right door knocker is not just about aesthetics; it’s a way to personalize your entrance and set the tone for what’s behind the door.

Door knockers have long been a decorative and functional element of homes, conveying a sense of personality, history, and symbolism. Beyond their practical purpose, door knockers can add character to a home’s entrance, often carrying deeper meanings that reflect the homeowner’s values or tastes. Understanding what different door knockers represent can help you choose one that aligns with your style and intention.

Lion’s Head: The lion’s head is one of the most iconic designs for door knockers, symbolizing strength, courage, and protection. Historically, lion’s head knockers were believed to ward off evil spirits, while also showcasing the homeowner’s status.

Common in Georgian and Victorian architecture, a lion’s head knocker makes a bold statement and gives a sense of grandeur to any entrance.

Hand: Hand-shaped knockers, such as the “Hand of Fatima” or “Mano de Fátima,” are commonly found in Mediterranean and Islamic cultures, particularly in Morocco and Spain. These symbolize protection, hospitality, and good fortune. The hand, often depicted clutching a ball, is believed to protect the household from harm and is a warm invitation to guests.

Animal: Animal-themed door knockers come in many forms, from owls and foxes to dolphins and eagles, each carrying its own symbolism.

An owl, for example, represents wisdom and knowledge, making it a fitting choice for someone who values learning or insight. A fox, often symbolizing cunning and adaptability, could suit someone with a playful or clever nature. Eagles represent freedom, power, and vision, while dolphins symbolize friendliness and harmony. If you are an animal lover or connect with specific traits of certain animals, these designs can bring a personal touch to your entryway.

Green Man: The Green Man, often depicted as a face surrounded by or made of leaves, is an ancient symbol of nature and rebirth. Common in medieval and Celtic traditions, it represents the cycles of life, growth, and the natural world. A Green Man knocker is ideal for nature enthusiasts or those who want to evoke a sense of harmony with the environment.

Classic Ring: Ring knockers are one of the oldest and simplest designs, symbolizing unity, eternity, and hospitality. Their minimalist and timeless design makes them versatile, suitable for both traditional and contemporary homes. A ring knocker conveys a sense of understated elegance and simplicity, making it a great choice for those who appreciate classic style without too much embellishment.

Gothic and Fantasy: For those with a penchant for the mysterious or the fantastical, gothic-style knockers featuring gargoyles, dragons,

or mythical creatures can add a dramatic flair to your home. These designs are often associated with mystery, magic, and protection, evoking an otherworldly atmosphere. A gothic or fantasy-inspired knocker is perfect for those who want to add an element of intrigue and artistry to their entrance.

How to Choose the Right Door Knocker:

When selecting a door knocker, consider both the architectural style of your home and your personal preferences. For older homes with historical character, choosing a traditional design like a lion’s head or Green Man can enhance the authenticity of the exterior. Modern homes may benefit from more minimalist designs, like ring knockers or animal motifs.

Also, think about the symbolic meaning that resonates with you. Do you want your home to feel welcoming and protected? A hand knocker might be a good choice. If you’re drawn to nature, a Green Man or animal-themed design could reflect your love for the environment.

Lastly, consider size and material. Larger, more elaborate knockers make a bold statement, while smaller, subtler designs offer a refined touch. Brass and iron are popular choices for durability and aesthetic appeal, but polished finishes like chrome or antique bronze can also complement the look of your home.
