PETITION CALLS FOR NEW DEAL

FANS OF THE RIDGES RECREATIONAL CENTRE FACILITIES, INCLUDING THE POOL, GYM, TENNIS COURT, MEETING ROOMS AND BARBECUE AREAS HAVE RALLIED IN A BID TO BRING THE FACILITY'S OWNER, AVEO, BACK TO THE NEGOTIATION TABLE WITH A NEW DEAL FOR THE HANDOVER OF THE REC CENTRE TO THE RIDGE'S PRINCIPAL BODY CORPORATE.

A newly formed facebook group, Residents of The Ridges Peregian Springs has already gathered 705

members and a petition on www. change.org, entitled Ridges Rec Club - New Offer - New Vote had attracted 1191 signatures as of October 1.

The petition states: "Ridges Peregian Springs owners and residents request that FKP/AVEO/ Brookfield as owners of the Rec Club facility offer the Body Corporate a new proposal for the transfer of the facility to Common Property. The Rec Club should be reopened immediately under the previous terms while the new voting process is conducted.

Signatories to the petition include local children's author Renee Irving Lee who notes that "the rec centre is a much needed space in our community for health, fitness and emotional + social wellbeing of the residents".

Kim Payne wrote: "I bought four years ago in the Ridges so that my children could grow up as part of a community - the Rec Club is the absolute heart of this community. Our afternoons, weekends, and school holidays revolve around the Rec Club and we are absolutely devastated to lose it."

The future of the Rec Club has been discussed for the past 12 months as the original deadline for handover was February of this year. It was extended several times while due dilgence processes were undertaken.

The Rec Club was set up by FKP/Aveo as part

of the masterplan for the community.

FKP/Aveo were to operate and financially support the centre for 10 years, as the community grew and the blocks were sold, and it was then to be offered to the Principal Body Corporate to become part of the Common Property of The Ridges.

The terms and conditions of this handover process, in its simplest form, were such that FKP/Aveo was to sell the asset to the Principal Body Corporate at the end of the 10 years.

Rather than offering the asset to the Body Corporate at the "market rate" for the land and its facilities - FKP/Aveo tabled a proposal to hand over the title and responsibility for the Rec Centre to the Principal Body Corporate, in return for the control, and therefore the income, of the leaseable spaces of the centre - the cafe and old sales office - for the next 30 years.

The cost of upkeep on the pool, gym, barbecue area and tennis courts would fall to the Principal Body Corporate, to be paid for out of the Body Corporate fees all owners in The Ridges strata community pay each year. These fees also cover the upkeep of the private roads, lighting, landscaping and security in The Ridges precinct.

Any proposal that will affect all owners within the entire precinct of The Ridges, must, by Body Corporate Law, be put to a vote within each of the seven smaller subsidiary body corporates (eg East Village, South-East Village, The Ridge).

All seven body corporates call Extraordinary General Meetings, send out voting papers, count results and report to the Principal Body Corporate the outcome of the vote.

In September, the voting round resulted in six subsidiaries voting YES and one subsidiary having a tied vote 19-19. A clear majority is required under the laws, so the tie counted

as a NO vote. Without seven YES votes, the Principal Body Corporate was legally bound to declare the motion lost.

In a letter to owners dated September 26, the PBC states: "Therefore, the access agreement between the PBC and FKP/Aveo has now expired, and access to the facility for owners and residents has ended.

"The Club, excluding the Pool Cafe, is no longer available to residents.

"The PBC, through its solicitors, has requested FKP/Aveo to come forward with a revised offer but no response is as yet forthcoming."

In talking to residents in the past week, Peregian Springs News found some residents who said they were unaware the vote was happening. Others have said the legal documents were too hard to understand.

And some voted no as they felt the deal was not in favour of the body corporate, leaving it tied to the developer for 30 years and unable to boost income from the leaseable elements of the space.

On signs posted on the doors of the Rec Centre on September 24, FKP/Aveo said: "For the past year Aveo has been working

collaboratively with the Body Corporate for Ridges Peregian Springs to develop a proposal where the recreational facility would become common property for the benefit and enjoyment of its residents.

"The Principal Body Corporate has now advised that their vote on this motion has not been passed and the Recreational Facility will not become part of the common property.

"Given the outcome of this vote, Aveo will now consider the options available in respect of the Recreational Facility. As the Recreational Facility Agreement has lapsed the facility will be closed pending consideration of these options.

"For any enquiries relating to the vote please contact your relevant Body Corporate Manager.

"Please note that The Pool Cafe will remain open."

As for what's next, residents keen to see a new deal offered and a new vote held, are urging other residents who would like access to the Rec Club returned, to sign the petition at change.org and let their voices be heard. If the club is not re-opened, owners' body corporate fees will be recalculated, with savings estimated at about $750 a year.

THIS MONTH IN THE WAKE OF THE PUBLIC CONSULTATION PERIOD FOR THE MATERIAL CHANGE OF USE REQUEST FOR THE PEREGIAN SPRINGS SHOPPING CENTRE.

Numerous signs were dotted around the perimeter of the shopping centre from September 13 to October 5, directing people to plans which involve extra carparking where the library bus normally stops, a new two-storey building over the carpark on the southern end of the site, and a small extension to the Coles supermarket that will effectively fill in most of the space currently left between the amenities block at the rear of the centre and the northern edge of Coles.

The application number is MCU22/0124.

Redevelopment plans for the shopping centre have entered the post-public comment phase.

MAGPIES DEFEND BY ATTACKING

THE MESSAGE IS TO BE KIND AND TOLERANT OF MAGPIES

BREEDING SEASON, AS ANY AGGRESSION THEY SHOW IS JUST THEM DOING THEIR JOB OF PROTECTING THEIR BABIES.

Sunshine Coast Council Senior Natural Areas Planning Officer Kate Hofmeister said magpies were extraordinary parents, looking after their offspring for up to two years.

“When you see male magpies defending their territory, understand they are merely defending their young,” she said.

Ms Hofmeister said it was also worth noting that the birds were very clever, with long memories.

“They can identify individuals by their facial features and have even been known to remember faces in their neighbourhood,” she said.

“Don’t act aggressively towards them as they have a very long memory, and this will just encourage further defensive behaviour in the future.”

And if you are the target of a swooping attack, please don’t consider taking revenge.

Magpies are protected under the Nature Conservation Act, with penalties for injuring them varying based on circumstances.

While they will often stay in one area for up to 20 years, Ms Hofmeister said only 10 per

cent of breeding males would actually swoop.

She has some key tips on staying safe during the current swooping season, which is about halfway through.

“Move quickly through the area but do not run,” she said. “Wear a wide-brimmed hat, sunglasses or use an umbrella.

“Dismount and walk your bike and, where possible, walk in groups – or avoid the area altogether.”

Council has developed signage that can be installed to warn other pedestrians of the temporary defensive behaviour.

To report a defensive bird in your neighbourhood and request this signage, contact council with the location and species of bird.

LEARNING TO SWIM IS LOW ON THE LIST OF PRIORITIES FOR THOSE GROWING UP IN RUGGED EUROPEAN MOUNTAINS OR WIND-SWEPT AFRICAN DESERTS.

But migrants from these and other diverse areas now have the chance to dive in and attend learn-to-swim classes on the Sunshine Coast.

Sunshine Coast Council Community Portfolio Councillor David Law said water safety was paramount for new residents to a region with so many water-based activities.

“Everyone should have the opportunity to enjoy our wonderful lifestyle,” Cr Law said.

The seven-week program, organised in partnership with the Royal Life Saving Society Queensland, will cost $35 and run from October to December.

“It not only teaches participants how to swim, it also teaches floating and survival techniques,” Mr Barry said.

Previous participant Giovanna, from Bolivia, said friendly, patient teachers made the program fun.

HOPES BRIGHT FOR FUTURE PLANS

THE PEOPLE HAVE SPOKEN – AND THE LOUD MESSAGE THEY’VE SENT SUNSHINE COAST COUNCIL IS THAT PROTECTING THE ENVIRONMENT MUST BE A PRIORITY IN ITS PLANNING FOR THE FUTURE.

Managing growth and addressing affordable housing are also high on the list of priorities highlighted with the council in one of the largest and most successful engagements ever undertaken on the Coast.

Mayor Mark Jamieson said more than 8000 people had their say on council’s proposed region-wide and local planning directions, revealing a range of aspirations for the future.

“With guidance from our Community Reference Group, we went out to our community as an early first step so they could help shape the direction of our new planning scheme,” Mayor Jamieson said.

“The huge volume of feedback highlighted the varying and sometimes competing views that sit alongside the complex nature of planning for a growing and diverse region.

“With more people choosing to live here, council is committed to the intricate task of planning for growth in healthy, sustainable and creative ways.’’

Among the key community aspirations for the new planning scheme are:

• Protecting the environment

• Maintaining a Sunshine Coast vibe

• Managing growth

• Delivering traffic and transport solutions alongside new development

• Parking needs to be adequate

• Improving development outcomes

• Addressing affordable housing

Mayor Jamieson thanked everyone who took the time to provide feedback on planning topics important to them.

“More than 6000 surveys were submitted and a further 375 written submissions were made during the preliminary consultation period,” he said.

“Council also gathered community input via a range of online and in-person information and discussion sessions and held meetings and focus interviews with a wide variety of community and stakeholder groups.’’

Mayor Jamieson said community input supported proposed planning directions and highlighted some local area concerns, which would be carefully considered in the drafting phase of the new planning scheme.

There will be more opportunities for residents to have their say during the next stage of community consultation.

“I encourage all residents to stay informed by subscribing to project updates and participating in future consultation activities,” he said.

QUOTA CLUB OF COOLUM BEACH IS COMMITTED TO HELPING OTHERS BUT COULD ALSO DO WITH A LITTLE HELP ITSELF.

When Quota International dissolved in 2020, Club President Cindy Arbuthnot took the reins of the renamed club and says one of the biggest challenges now is to find new members keen to continue its great work.

A foundation member of the original Coolum club in 1995, Cindy said current members were now “mostly mature ladies” and while they remained fully committed to their charity work, they could do with an injection of new blood.

“We’ve had to adapt what we do to match our capabilities, also bearing in mind our supportive husbands and partners are ageing with us,” Cindy said.

“Things just tend to get more difficult as you get older and we could certainly do with a hand.”

Club Vice-President Sandra Robinson agreed there’s a desperate need for vibrant women interested in helping the less fortunate in the local community.

And both women are quick to highlight that it’s not all work and no play in the Quota Club of Coolum Beach.

“It’s actually all fun, even the work is fun,” Sandra said.

Cindy agreed, highlighting the great social aspect enjoyed by the club’s 26 current members.

There’s monthly book club meetings and coffee catch-ups, weekly craft sessions, and group outings such as barefoot bowls or a lunch cruise on the Noosa River.

“It’s a good way of meeting new people if you’ve just arrived in the community, and something heart-warming to do if you’ve just retired and suddenly have some spare time

after your working life,” Cindy said.

“We had a mother come up to us so grateful that we’d helped with funding for her child to attend a school camp and it just brings tears to my eyes every time I remember that – we’re just so fortunate to be able to help others who sometimes aren’t so lucky.”

Funds raised by the Quota club, mostly from its regular pop-up stalls featuring homemade produce and handmade craftwork, assist a diverse range of needy recipients.

“We advertise that everything we sell on our stalls is made by our members and we have a lot of individuals in our club with special talents, so there’s always a great range of craft, sewing, jams, pickles…,” Cindy said.

Traditionally, the funds raised at the local caravan park through stall sales support research into cancer.

Domestic violence victims and disadvantaged or disabled children are also high on the list of those offered Quota support.

for both Anzac Day and Remembrance Day, and the Salvation Army is assisted in its work with monthly morning teas for those in need, who are also provided fuel vouchers as needed throughout the year and Christmas hampers in the festive season.

“We don’t really have one particular project we’re focused on, but we’re doing things all the time,” Cindy said.

In recent years there’s been a close association with The Shack Community Centre in Nambour, which assists a range of people struggling with life’s challenges, including the homeless.

A Quota member works closely with The Shack to provide what’s required, and most recently the call was for men’s undies.

“So, we went off and bought 500 bucks worth of men’s undies,” Cindy laughed.

Quota has been associated with the Coolum Christian Family Church since the club's charter in 1995, supporting and helping the various needs in the community.

"We’ve had a great rapport with the church ever since we started...it was probably the first organisation we got involved with and we have remained in close contact for all this time," Cindy said.

Other regular recipients of help include St Vincent de Paul, STEMM, Hear and Say and Chaplaincy at Coolum High School.

Oz Harvest was supported in its relief work after the recent flooding, as was the River Road Equine Assisted Learning Centre.

“RREAL is doing amazing work with kids who are at risk of going off the rails, working with horses to help engage them to get back on track,” Cindy said.

After its property was badly flooded, with RREAL staff chest-deep in water as they led horses to safety, Quota Club of Coolum Beach helped to fund the clean-up.

“All the women in our club are very caring and aware of the need to help others and we are a group that enjoy each other’s company as much as we can,” Cindy said.

With its fund-raising efforts effectively stalled during the height of the pandemic, it highlighted the importance of the club’s work to the community, but also made individual members acutely aware of the club’s social impact on them individually.

“The first time we got together as a group after COVID we were all so excited to see each other that we were like a bunch of little kids,” Sandra said.

GRANTS ON OFFER FOR GROUPS

SUNSHINE COAST COMMUNITY GROUPS ARE BEING OFFERED A CASH BOOST TO SUPPORT THEIR GREAT WORK IN THE REGION.

The Sunshine Coast Council’s Community Grants Program is allocating funding to help with one-off projects, events and activities.

Community Portfolio Councillor David Law said not-for-profit groups could apply for a Minor Grant of up to $2000 for projects that align with council’s strategic priorities and demonstrate a community purpose.

“The program aims to acknowledge the incredible contribution our Sunshine Coast community groups and their volunteers make to achieving our shared vision of being Australia’s most sustainable region: Healthy. Smart. Creative,” Cr Law said.

“This is an opportunity for community groups to apply for funding for community led responses to identified community needs.”

Cr Law said applications were open until October 31, with successful applicants to be notified by mid-December.

Minor Grant applications can be submitted in one of six categories: Community Development, Community Facilities, Creative Development, Cultural Heritage, Economic Development, and Sport and Recreation.

The Kenilworth Arts Council was awarded a Minor Grant in the previous round to host

an exhibition featuring artworks by local Sunshine Coast artists.

The funding supported the community organisation with directional signage to increase the event’s visibility.

Kenilworth Arts Council Secretary Annie Ryan said more than 400 visitors enjoyed the art exhibition in July.

“We sincerely thank council for the grant which enabled the addition of bright, clear signage to help direct visitors to the Kenilworth Hall,” Ms Ryan said.

“Thirty volunteers were involved in this project and it was a wonderful feast of art works for Kenilworth locals and visitors.”

Ms Ryan said the funds had been a significant boost for the exhibition, and she encouraged other community groups to apply for assistance for their next event, project or activity.

Getting back to exercise for summer?

STARLIT SOIREE BRINGS A CROWD

ON A PERFECT SPRING NIGHT UNDER A FULL MOON, THE THIRD ANNUAL SPIRIT OF PEREGIAN FUNDRAISER TOOK PLACE UNDER GIANT TIPIS IN PEREGIAN PARK.

The event raises funds for the future re-building of the Peregian Surf Club and is run by resident’s association Peregian Family and Friends, which has campaigned since 2017 for the revival of the surf club.

President and Event Organiser Leigh McCready said each year, on the closest Saturday to the day the Peregian fires started in 2019, her team organise and run a fundraiser which celebrates the strength of the Peregian community spirit which was on display so strongly that year.

"In 2022, our inspiring guest speakers Jordan Mercer and Richard Thompson shared with us their support and advice for achieving the community’s goal of building a new clubhouse one day – to make the seemingly impossible, possible,” Leigh said.

The event was attended by Noosa Mayor Clare Stewart, celebrity chef Adriano Zumbo and wife Nelly and the MC was Hot 91 Breakfast Host Sam Coward.

The 2023 Event is scheduled for Saturday 9th September.

PLANNING SCHEME FEEDBACK

EARLIER THIS YEAR, MORE THAN 8000 PEOPLE HAD THEIR SAY ON PROPOSED PLANNING SCHEME DIRECTIONS AND THIS FEEDBACK IS BEING USED TO HELP INFORM DRAFTING OF THE NEW PLANNING SCHEME.IN THE FEEDBACK RECEIVED FROM THE COOLUM – PEREGIAN COMMUNITIES, THE LOCAL PLAN AREA (LPA) PROPOSED PLANNING DIRECTIONS WERE ALL SUPPORTED EXCEPT FOR ONE.

Strongest support was shown for planning directions relating to local environment and character.

There was support for protecting local coastal environmental and landscape features; including:

• new provisions to protect sea turtle sensitive areas;

• no or minimal change in maximum allowable building heights;

• retaining large urban minimum lot sizes;

• no or minimal change to growth management boundaries;

• retaining and strengthening existing intent for the Palmer Coolum Resort site to remain as a golf course and tourist accommodation and;

• to investigate options to allow limited indoor sport and recreation uses in Quanda Road industrial area.

There was a level of concern for the proposed planning direction to investigate possible areas for additional low-medium density residential development close to the Coolum town centre to improve housing diversity, with more survey respondents disagreeing than agreeing.

Council recognises that many people are keen to see more detail, particularly in relation to the location of any proposed increases in

density or building height.

Finer grained detail on any proposed location and extent of zonings, height limits and other provisions has not yet been determined at this preliminary stage. This detail will be included in a draft version of the new planning scheme and the community will have the opportunity to provide feedback as part of the next stage of consultation. DON’T BE CAUGHT OUT BY SCAMS

UNFORTUNATELY, PEOPLE ALL AROUND THE WORLD GET SCAMMED OUT OF THEIR HARDEARNED MONEY EVERY DAY.

That’s why BOQ Coolum Beach OwnerManager, Bill Shakoor, advocates for greater awareness about scams as scammers adopt more sophisticated methods to steal money from unsuspecting victims.

This comes as the ACCC revealed that Australians lost an estimated $2 billion to scams last year. Despite Government and police intervention, fraudulent activity continues to become more prevalent each year.

“We are seeing more and more customers come in every week, who have fallen victim to scams,” Bill said.

“The majority of cases we see in branch are fraudulent transactions where customers cards or account details have been compromised and scammers debit their accounts.”

Bill says, he often only sees customers after they have fallen victim to scams when its often too late to recoup the lost funds, despite the team’s best efforts.

“It’s so important for everyone to be alert, as once scammers find an opportunity to gain access to your details they can move very quickly and steal your money,” he said.

To protect yourself from all types of scams Bill and the BOQ Coolum Beach team have detailed some simple precautions that everyone can take to educate themselves on identifying any suspicious activity:

• Be scam aware: If it sounds too good to be true, it most likely is.

• Always seek independent financial advice, prior to investing, from a registered financial advisor.

• Be careful of who you interact with online: Look out for rapid declarations of affection and discussion of matters that involve financial hardship.

• Confirm bank details: Always confirm bank details or a change of bank details over the phone prior to making payment and never confirm by email.

Bill urges everyone who’s concerned about a potential scam to talk to a trusted family member, friend or visit the scam and fraud awareness page on the BOQ website.

PEREGIAN SURF CLUB KICKS OFF

There has been a lot happening around the Club this past month.

CLUB’S NEW LOOK: With the support of Noosa Council and an army of volunteers the better part of the season break has been spent refreshing the Clubhouse in anticipation of its re-opening. The team has been busy repainting surfaces, having a 'spring clean' inside and out and revamping the signage. WEBSITE: In a move to create a digital presence too, the Club is thrilled to announce the launch of its new website, www.peregiansurfclub.com.au. The site features include information on the Club’s mission and programs, how to become a lifesaver, join Nippers or become a Supporter.

SUMMER IS COMING - PATROLS HAVE COMMENCED

Peregian Beach SLSC, are being supported by members from our good neighbours at Noosa Heads SLSC and Brisbane Lifesaving Service to complement the activities of regular SLSQ Lifeguards who keep beaches safe up and down the coast. The team will be led by Club Captain, Frank Liberato, who has previously been in the role at Coolum SLSC.

The Club has been the recipient of valuable new equipment including a new trailer and watercraft supplied with the assistance of SLSQ Sunshine Coast Branch.
