Opportunities abound to convert the lifestyle dream into reality More and more kiwis every year are working out that the dream of country living is within their grasp. This desire reached epic proportions a couple of years ago when the number and value of lifestyle property transactions broke all records during a market surge that lasted approximately 18 months. Although those days of highly elevated market activity are behind us for now, the desire among many urban dwellers for fresh air, the relaxed rhythms of country life and space to call their own remains compelling. What has reduced slightly is the number of lifestyle properties available to them. In the lifestyle property sector, we are still strongly in a seller’s market. This is evident from recent statistics published by the Real Estate Institute of New Zealand, which showed that the median price for all lifestyle properties sold in the three months to January 2018 was $657,250, which was $74,250 higher than the median price for the three months ended January 2017, a 12.7 per cent increase in 12 months. Those statistics showed the median price of lifestyle blocks increased in most regions through that period, with the most notable examples a 90 per cent increase on the West Coast, a 43 per cent increase in Wellington and a 37 per cent increase in Southland. For those looking to buy, proximity to the main centres carries a premium, though with technology bringing the world together, that is no longer such a critical factor. Options to buy an existing developed property, or a piece of bare land on which to bring your dream to life, remain viable in most regions, particularly for those prepared to be patient.

Bite into autumn apples KATH IRVINE ON HARVESTING APPLES Autumn is here so it’s time to harvest your apples. Fresh, crisp and delicious straight from the tree, here are tips on timing when to pick and how to store your apples. • Like all fruits, different apple varieties ripen at different rates within a season. Early apples arriving in late February, such as the Early Strawberry variety, are best eaten as soon as they are picked. Later varieties picked in April are suitable for storing. • Take a look at an apple before picking. Check for its ‘ripe’ colour along with the its ‘undercolour’ which generally progresses from dark green to light green to shades of yellow. • When an apple’s colour looks good, cup the apple and lift it up. If it’s ready, it will naturally come away.
• Don’t wait until apples have dropped onto the ground as, for some varieties, this means they are past their best. • During an apple tree’s first two years, remove the fruit so the tree’s energy goes into growing its roots and branches. In year three, the tree should produce a small crop and, by years five and six, the tree will be at full production. • For storage, Kath Irvine recommends storing apples in a fridge at 4°C in plastic bags with lots of holes pricked in them. She has achieved six months’ storage using this method.
• Cut the apple in half to check the seeds are dark brown. After cutting, the apple flesh should stay white. If it’s not ready, the apple will oxidise and go brown. • Taste the apple – you’ll soon know if it’s ripe! • Apples on a tree ripen at different stages. If the foliage on the tree is dense, the apples on the inside will take longer to ripen, so start picking from the outside and work in. It can take another two weeks before the inside apples are ready.

North Island Recent lifestyle statistics from the Real Estate Institute of New Zealand indicate that Northland, Bay of Plenty, Rotorua, Taranaki, Wairarapa and Wellington are sales hotspots at present. Meanwhile, steady demand continues for re-zoned land in Auckland offering opportunities to build lifestyle property and, although sales over $1 million have slowed, lifestyle property sales under that level remain solid. Sales volumes in Waikato, Hawke’s Bay and Manawatu/Whanganui have all eased slightly. While the volume of lifestyle property sales nationwide has declined over the past 12 months, with around 15 per cent fewer sales than this time last year, the median value of lifestyle property transactions is increasing.

Winter feed for your livestock ANDREW DOWLING ON SUPPLEMENTARY FEED FOR YOUR LIVESTOCK OVER WINTER It is essential to keep your animals healthy and strong throughout the year, as it enables them to manage stressful times such as winter. One important way of ensuring your animals’ health is by jam-packing your animals’ feed full of the right nutrients. In winter, grass growth lessens, while greater wastage occurs due to muddy conditions. To help get through this period and maintain your stock’s body condition, it is common to use supplementary feed. • The feed that you choose is dependent on the age and type of animals you are feeding. • Supplementary feeds generally contain two important nutrients: energy and protein. • Protein requirements are much greater in young animals (up to two years old) compared to adults. • Animals with twin pregnancies also demand greater protein in their diet.
• When you are choosing feed for your stock, make sure you discuss what feed you have available and what type of animals you have. This way the “gaps” in diet can be identified. • The amount of feed required per animal is also dependent on how much is wasted. Feeding onto the ground results in at least 25% being wasted. Hay racks, feeders and troughs that keep feed off the ground help to keep it in a palatable condition, easier to access, and less is dropped onto the ground and wasted. How to balance the challenges OF AGRICULTURE AND A HOLIDAY HOME BUSINESS After moving north from Taranaki in the mid-1990s, Julie Geange and husband, Neal, were set on finding a property that would enable them to combine their love of farming with a reliable income independent of the ups and downs of agriculture. Although they had never been to or even heard of Kai Iwi Lakes, they found this hidden treasure, situated on the Kauri Coast 31 kilometres north of Dargaville, impossible to resist. Operating a small accommodation business, particularly with young children, was a challenge, though worthwhile on several counts. “With guests coming and going all the time, our kids grew up having a new best friend every day. You can’t beat that for a lifestyle,” says Julie. When they first moved in, the property had a house, sheds and one cottage for accommodation. They set about increasing the options for visitors. “We immediately put on a second cottage
for tourist accommodation then developed a budget unit. In 2000, we subdivided off three 4 hectare blocks. We wanted to give others the opportunity to live in the area, on land that wasn’t so well suited for grazing,” says Julie. Raising stock was their strongest interest. They built a calf-rearing shed and a small milking plant, milking to feed their growing calves. “We did plenty of calf rearing and still do. Yearly, we have raised up to 500 calves per annum and, on average, we have kept about 100 calves per year. We have also leased land, grazing cattle and pigs,” she says. They also built up a purebred Hereford herd. Operating the accommodation business alongside the farm worked well and, by

2005, having brought on various relocatable dwellings, they had five self-contained cottages, sleeping from two to 14 people. “We knew the cottages would always be a back-up, ensuring we had a steady income. We realised that people from Auckland were always going to come and stay at the lake, which meant the cottages would always tick over financially, regardless of what farming was doing,” says Julie. At 210 kilometres north of Auckland, and en route to Waipoua Forest and the Hokianga Harbour, it is an idyllic spot: a walk across the paddocks to rugged Ripiro, New Zealand’s longest beach, and within easy access of the peace, quiet and tranquillity of life on Northland’s west coast.
Twenty-two years later, having raised their three children, all now adults, and with Julie serving as a Kaipara District councillor since 2007, last year, they decided to move on. Having originally dealt with Wrightson Real Estate, when they bought the property in 1995, they engaged Megan Browing and Cindy Younger of PGG Wrightson real Estate, Dargaville to sell it. Megan explains how the sale went. “As there is always a relatively small market of buyers, selling an accommodation business can be a challenge. Fortunately, Julie and Neal had subdivided the property, giving interested parties the option of taking just one of the cottages as a holiday home or buying the whole
business as a going concern. It was offered by deadline private treaty and we received multiple offers, including on the whole business, which is what they opted to go with,” says Megan. Like Julie and Neal, the new owners have also shifted north from Taranaki. While Neal will continue with livestock, keeping up development of the Hereford herd, Julie will push on with her interest in democracy and the policy-making process, looking back with fondness at Kai Iwi Lakes. “With all the memories of being there, I will certainly miss the location, the lakes and the proximity to the beach. It has been a fabulous place to live,” she says.

Meet the Orpingtons AN INTRODUCTION TO ORPINGTON HENS
Orpingtons are an attractive hen, whose gentle, quiet, childfriendly nature makes them a great addition to your lifestyle block. They are a heavy, dual-purpose breed, who are good layers, with pullets producing around 300 eggs in their first season. • Originating from Great Britain, the breed has a number of colours, with black, blue and buff being the most popular. • To get started, buy ‘point of lay’ pullets (less than a year old and yet to lay eggs) in the spring or summer. • Orpingtons cost more than a common commercial breed such as the Brown Shaver but not excessively. • As they are a bigger breed of hen, Orpingtons require plenty of room, as well as fencing around 900 millimetres high. These hens suit being kept as free-range or in a run.
• Not all varieties of Orpingtons are equal when it comes to laying. The black, blue and splash are the best in New Zealand, with the buff producing the least eggs. • Feed usually consists of chicken pellets, sprouted grains and water. For their health and wellbeing, ensure space for a dust bath (helps prevent issues such as mites). • These hens will get broody at around spring or summertime when the weather warms up and are considered good mothers.

Penny Mason and James Wallace are independently practising Waikato healthcare professionals. As Penny explains, they moved from the United Kingdom to New Zealand, via Australia, in 2006. “While studying midwifery in Australia, I attended a workshop in the Waikato, during which I had a memorable trip to Raglan. Back in Australia, we decided it would be good to complete my studies in New Zealand, so we moved over, felt very much at home, and decided to stay on after completing my degree, rather than move back to Northern New South Wales. “In New Zealand, opportunities for independent midwives are much better than in Australia and although we had no long-term plans, we decided to move towards Raglan, as we love the sea and the countryside around it,� she says.

When they arrived, they set up about 20 kilometres east of Raglan town, on an eight hectare property with a six bedroom character home, tranquility and birdsong, which Penny describes as ‘paradise.’ Since she started practising in New Zealand, Penny has delivered dozens of the Raglan community’s smallest, newest members. While she and James cherished the country lifestyle, her midwifery and the wish to drive less eventually persuaded them to move closer to town. “I practise independently. All my clients are in Raglan, which is full of a diverse range of people. I am lucky enough to care for women and families from all walks of life, which is a real joy,” she says.

James, meanwhile, is a biodynamic craniosacral therapist, and consulting to patients from their relatively remote home was not that easy. While living out in the country was idyllic, they looked forward to the practical benefits of being closer to Raglan’s thriving community. On the hunt for a lifestyle property for two years to fit the pony and motorbike needs of their growing family, Richard found them a nine hectare waterfront block that they are now building on. “It has been a delight working with Richard. He was there in every way we needed him, and we feel a real connection with him. Although, obviously, it was a business deal, he managed to make it human as well. We found him a joy and a pleasure to work with,” says James.

Lynne and Murray Dalziell have had many different addresses over the last 40 years, as well as accumulating stamps from around 40 different countries on their passports. Their adventurous spirit and quest for new experiences have landed them in Cambridge, which they reckon is New Zealand’s ideal lifestyle location.

We’ve lived, worked and travelled throughout New Zealand, mainly away from the big cities. We have one of the best countries in the world for travelling. You don’t have to go to far to see something memorable and amazing,” he says. Having lived and visited numerous other places, the Dalziells are well-qualified to hold an opinion on that, although (in addition to New Zealand) Africa, Australia and Vietnam also rate highly. “We spent 21 days in Vietnam. We found the people were wonderful, friendly, helpful and it is a cost-efficient place to visit. We came away with great respect for the country,” says Murray. Having also worked and travelled in the United Kingdom, toured through Europe, and enjoyed a 10 year stint in Australia with six years working in an underground mine, Lynne and Murray have a treasure trove of travel experiences and plenty of stories to tell. “We are not ready to stop yet and there are still a few more countries we need to see. Canada and Alaska are next on the list, sometime soon,” says Murray. As well as its other attractive lifestyle qualities, Cambridge and the house they are building, is the ideal base for the Dalziells to launch their continuing adventures.

End of an era at Pahoia

Growing up in the 1930s, Ian Lankshear planned to join the family business, which was one of Wellington’s leading printers. Then World War II intervened. Like many others, Ian’s life changed course. He went to the United Kingdom to serve in the Royal New Zealand Air Force, flying Beaufighters as a flight sergeant. At the end of the war, Ian and his wife, previously Jean Dalglish Wallace, who had also served her country in the New Zealand Women’s Auxiliary Air Force in Wellington, decided city life and the family business were not for them. They wanted to go farming. After first moving onto a small Katikati dairy farm, they secured a loan from the Rural Bank in Hamilton, where Jean’s brother, Robyn Wallace, was a manager, and where the couple’s war service played in their favour. With that extra assistance, in 1948, they took up 60 hectares at Pahoia on Tauranga Harbour’s foreshore. Bruce Lankshear is one of the couple’s eight children. He remembers growing up on the farm.

“We experienced a subsistence environment in a lush oasis of natural beauty, where the productivity of the land meant we never went short. Everything we ate came off the property. We had meat from the farm, fish from the sea, vegetables from the garden and fruit from the orchard. Although we were a big family, the land was productive enough to provide for all of us,” he said. As well as meeting their own needs, the farm ran a herd of 110 dairy cows, supplying milk to the Kaimai Dairy Cooperative, based in Tauranga. Eighteen kilometres west of Tauranga, dairy was the predominant local land use through the 50s and 60s, and the Lankshear family was one of around 10 on the Pahoia Peninsula milking cows.
That started to change in the 1970s, as Bruce explains. “First, some farms transitioned into drystock, then, because of the changes in subdivision rules that came to Pahoia, horticulture took off and land values increased. “Those changes transformed Pahoia, which went from open land to segmented spaces, defined by shelter-belts. Where, previously, there were 10 dairy farms with 10 homes and families, today there are 120 homes along the peninsula, with most of the density down at the waterfront. This has created a new community of people enjoying a special lifestyle,” he said. Ian and Jean embraced the changes, participating fully in the new community for many years, including Ian serving two terms as a local councillor. Meanwhile, they subdivided the farm bit by bit, gradually selling land for conversion to horticulture, including some to their children, who could not bear to leave. However, the couple held
on to the most favoured five hectare parcel for themselves, right on the waterfront. They named the remaining homestead property Auchenbrain, after a farm in Scotland with ties to the Wallace clan through Jean’s father, Robert Drummond Wallace. After Jean died in 2006, Ian stayed on, continuing to enjoy the land, the spectacular views, his family and the community. In March 2017, looking out on Tauranga Harbour from his home, he died, aged 95.

Aaron and Ange, plus 18-year-old daughter, Hannah, already had a taste for lifestyle property, having lived on four hectares near Hastings since 2014 and, for 11 years prior to that, on a four hectare block, where they built and ran a successful commercial horse arena. In December last year, they took their next step to a 20 hectare Waipawa property. Running their electrical contracting business, Aaron Wakeford Electrical Limited, which they manage from home, has continued without a hitch, as Ange explains. “We started the business in 2002 in Hastings, where most of our customers are based. It has grown since, and we now have additional staff.
Moving to a larger property, further away from the city, has been straightforward and has helped us enjoy more of the things we love, without putting any additional pressure on us or the business,” she says. Hannah competes in local equestrian events, showing miniatures, though is heading to Auckland to study spatial design and architecture so will not be around to enjoy the glories of Waipawa as much as her parents. Ange, meanwhile, is rearing calves. “I grew up on a Reporoa dairy farm so I love the cows. We are building two big sheds here, starting with weaner heifers, then intend to go into calf-rearing, doing four-day-olds,” she says. Fi, along with her colleague, Doug Harvey, introduced the Wakefords to this
property, that they thought might suit Ange and Aaron’s needs. “We always wanted to find a bit more land and realised we had to go further from town. We were always looking and knew that we were going to sell at some stage, then this came up. “Being a bit further out, taking a step back, this is so lovely and quiet. We knew right away, it was what we were looking for and it didn’t take long to sell ours. We looked at this with Fi and Doug and decided that’s what we were going to do. In the end, it only took a couple of months,” says Ange. For the four-legged members of the family, it has been a great move as well. “Our three dogs just love it. Our old Rottie jumps on the back of the trailer when Aaron heads off fishing and they have a great time. They love being so close to the river,” says Ange.

South Island Data published by the Real Estate Institute of New Zealand indicates especially strong growth in lifestyle property market values for sales on the West Coast and Southland. Nelson recorded the shortest number of days to sell among lifestyle property sales completed in January this year, at 44 days. Mid Canterbury lifestyle properties in the $650,000 to $850,000 bracket are in strong demand. Southland’s market for $600,000 to $800,000 properties is reasonably active. Lifestyle property activity in the Nelson/Marlborough district has eased, while a distinct reduction has occurred in Canterbury. Nationwide, the volume of lifestyle property sales has declined by around 15 per cent over the past 12 months. However, the median value of lifestyle property transactions increased during that period by around 12 per cent.

Spinning fine traditions RICHARD ASHFORD ON SPINNING YOUR OWN YARN If you have sheep, alpacas or goats, spinning their fleece is a truly hands-on way to make something beautiful from your land. Whether it’s to make the best use of fibre from your animals, to relax to the soothing rhythm of the treadle, or to make something completely unique, there are many reasons to try spinning. Handicrafts can also generate an income and always make wonderful gifts. • Once you’ve shorn your animals, the fleece needs to be scoured or cleaned. To scour your shorn fibre, soak the staples, which are the naturally formed fibre clusters, in hot soapy water for about an hour, rinse in warm water then squeeze and leave to dry. • Once clean, the staples need to be prepared for spinning using a process called carding, which teases the ends and makes the fibres more parallel. You can buy simple hand carders or invest in a drum carder. • Spinning is straight forward and most people pick it up in a few minutes. Simply attach fibres to a leader thread and draft the fibres out; drafting is the process of introducing the twist. The spinning wheel
twists the fibres into a yarn and collects it on a bobbin. Once twisted, the fibres form a strong single-ply yarn which is usually plied together with one or two more threads. Wash to set the twist, then your yarn is ready for knitting or weaving. • A spinning set-up can cost anything from $12 for a simple drop spindle to $900 for a top-quality spinning wheel. Honey by the glass BARRY BUNN ON MAKING HONEY MEAD Mead, the old English word for honey wine, is a tasty, lesser-known way of enjoying honey. The honey’s subtle floral hints and flavours offers a sweet taste. With bees collecting nectar from a variety of flowers, honey provides a unique taste, with no two batches of mead tasting the same!
• Making mead takes patience, with the hardest part being waiting for the mead to clear in the fermenting jar! Fining agents help speed this process. Sometimes, the mead will clear and sediment will settle within weeks, while at other times, it may take months.
• The most cost-effective way to make mead is to use honey from your own hives or contact your local bee-keeping society and purchase from a bee-keeper. Buying at retail prices is expensive in big quantities.
• Siphoning the mead without disturbing the sediment at the bottom of the bottle is tricky. Try using a racking cane and a length of food grade PVC tubing with a tap to make this easier.
• Minimal equipment is required to make mead. To get started, you’ll need a one gallon jar with bubbler, steriliser tablets, white wine yeast, nutrient and hydrometer, totalling around $25.
• It’s really important to sterilise honey before adding in the yeast as airborne microorganisms can cause bacteria to grow in the honey or must (honey and water mixture). To sterilise, use a Campden tablet.
• With good water quality in New Zealand, using tap water to make mead is fine. You may want to experiment with the mead’s taste by using either filtered or mineral water. The purer the water, the less it will taint the mead’s taste.
• The longer you leave the mead bottled, the better it will taste. It comes down to your patience again. Can you leave it months or a year like it needs without giving in and drinking it?
• For the best flavour, take great care in keeping your equipment clean. Also greattasting mead is due to great-tasting honey – so use honey you enjoy the taste of!
• Serve straight mead (no fruit or spices) slightly chilled.

BARRY BUNN’S HONEY MEAD RECIPE Here is Barry’s recipe for making a medium-sweet mead with alcohol content of 13-14%: • Equipment - 1 gallon jar with bubbler, funnel, 2kg honey, 1 gallon of water, 1 teaspoon wine nutrient, 1 packet white wine yeast, juice from 2 lemons, 1 Campden tablet. • Sanitise everything before starting. You can use Campden tablets to make a sterilising solution or use a commercially available product. • Pour honey into a 1 gallon jar, add water to make total volume equal to a gallon. Make sure the honey is dissolved. Add the wine nutrient and juice of the lemon. Add 1 Campden tablet to the mix, put stopper on jar and leave overnight. • The next day, make up a yeast starter according to its instructions. Add the yeast starter and put a bubbler on top of the jar. After a few hours, activity will start in the bubbler with fermentation. After a couple
of weeks, activity will slow. At this point, rack the mead to a secondary gallon jar, leaving the sediment behind. • Leave in the jar till bubbler indicates fermentation has ceased (you can use a hydrometer). • When all activity has ceased leave for a week or two until the sediment has dropped to the bottom. Rack again if necessary. • When the mead is stable (no more sediment falls and it is clear), you can bottle it. One gallon gives about six and a half bottles after losses in racking.
Note - you can add fruit at the start of the process if you wish. Say you add 1kg of blackcurrants, you will need to top up water in your jar after first racking so water level is at 1 gallon.

In 2003, Min Cookson, of PGG Wrightson Real Estate, Darfield, helped Tony and Robyn Chaston to move from their large sheep, beef, and deer farm in Windwhistle, Central Canterbury, to a four hectare lifestyle property in Ladbrooks, just beyond the southwest edge of Christchurch.

Tony explains. “When you buy a farm, that’s what comes first, and the house comes second, so when we decided to buy a lifestyle property, I said to Robyn, ‘It’s your turn to make the decision this time.’ We knew Min so she and Robyn went out together looking at different places and, after a couple of days looking, Min said to her, ‘Tell Tony to come along; I’ve got the property for you.’
While it can be a bit wet in the winter here, meaning you must be careful with heavier stock, we have beautiful soils and grow plenty of grass, even when it doesn’t rain much,” he says.
“Well, she was right. It had a lovely feel about it, a lovely home with great design, plenty of light and it really appealed to us, just as Min had worked out, of course. We met the lady who owned it and got on well with her so were able to do the deal, pronto,” he says.
“We have tended to make our moves earlier rather than later. We like to avoid life overtaking us. We started looking before we sold, about a year ago, and we found a place we liked. Because it was going to auction, we went along, though couldn’t bid because we didn’t have enough cash. We thought we might be able to make an offer if it was passed in and do a long possession date, subject to selling our own place. Unfortunately, though, that didn’t work and we realised we had to sell first,” says Tony.
They enjoyed the area as it gave them relatively easy access to their roots in the Selwyn District, including a daughter and son-in-law farming at Hororata, while Christchurch was within easy reach. With four bedrooms, two living areas (each with a patio for entertaining), and an established garden, this was just what the Chastons needed after stepping away from the farm.
However, after 15 years enjoying the Ladbrooks lifestyle, Tony and Robyn decided it was time for another move, into the city, downsizing one more step.
There was also space for Tony to keep his hand in, running a few stock.
Once again, it was Tony and Robyn’s cue to bring in Min. She offered the property for sale in September. Although the election meant the market was flatter than they would have liked, the quality of the house and the desirability of the location shone through, and a professional couple with a young family made an offer that worked for the Chastons.

• For peach and nectarine trees, which produce flowers on the previous season’s growth, make sure you don’t prune all the tips off the tree, as this is where the flowers and fruit will grow in the coming season. • Apricot trees mainly form fruit on spurs, which are productive for two to three years, therefore these shouldn’t be removed until they no longer produce fruit.
• Look at your tree and pick the strongest four or five branches, ensuring they are evenly spaced around the trunk and are the same height as the core framework. • Decide if you want higher branches so can easily get under the tree or if, you have children, lower branches would suit better for climbing and picking fruit. • When you have chosen the best branches, cut the trunk immediately above the highest branch. Cut on the angle so moisture will run off.

Hemp for sustainable future growth RICHARD BARGE ON GROWING HEMP AS A CROP
Industrial hemp can be made into everything from super foods to sustainable fibres and grows well in New Zealand conditions. Hemp has applications in many industries, including food and medicine, paper, textiles, plastics and composites, construction and energy. This wonder crop, restricted for many years, could be a massive local good news story involving Kiwi ingenuity and creating products and technology that the burgeoning worldwide industry needs. • Governments of both Australia and New Zealand recently approved hemp seed for human consumption. Hemp has huge potential as a health food, with extremely high levels of protein and beneficial fats. • Profitable plantings range from market garden size to broad acre arable farms. Returns of $4,000 to $8,000 per hectare are currently possible – comparable to many other land uses. • Hemp is grown in rotation – 90 days for fibre crops and up to 120 days for seed crops. It requires no pesticides, herbicides or fungicides, can phyto-remediate polluted soils and will suppress competing weeds.
• Hemp grows well all over New Zealand. Flat to rolling land, suitable for a combine harvester, is best. Hemp does not like wet feet so well-drained, fertile, sandy loam is ideal. Irrigation is not required, although irrigated crops can produce higher yields. • How much to invest in planting, harvesting, processing and storage depends on the available local infrastructure. Consider your options carefully before investing in this emerging industry. • Industrial hemp contains almost no THC, which is the psychoactive ingredient in marijuana, and is grown under licence. A licence costs $511 and you must also take a one-off THC test, costing about $900, for each variety you grow.

Ian Collie and his wife, Claire, moved to Te Anau in 1987. Prior to that, they had farmed in Wilden, West Otago, which was Ian’s family’s base. They were not happy with what happened to agriculture in that era and were ready for a change, as Ian explains. “I’ve always liked to develop things. When interest rates rose and money became tight, farming reached a point where there was no longer any satisfaction in it for us so we sold up and came to Te Anau, aiming to be in the tourist industry. “We bought a tourist shop, selling a wide variety of woollen garments. Having run sheep, I was confident I could sell wool products. However, it soon became apparent that nothing ever stays the same, as the business developed into more of an ‘outdoor adventure’ shop, increasing from 40 to around 200 square metres. “I enjoy developing things and the shop was no exception,” he says. Also in development was the property they bought, two kilometres south of the town centre, on what was then a new lifestyle subdivision. “Establishing the garden was a real pleasure, turning it into our haven. Starting up the shop, we had to put our heads down and bums up to
make that work. Away from the shop, creating the garden was our escape. We were in our mid 40s, so fit, young and strong, and able to cope with the glacial moraine rocky soil. Every hole required a crowbar. “Creating the garden from what was a bare paddock and making it into a haven to come home to was a real delight and so satisfying. We were very fortunate,” he says. Extending the house was another project the couple applied themselves to. “At first, we thought of it as a shoebox. It was rectangular, one of the old Landcorp houses. As we added onto it, it became something different. “In the early 90s, we extended the kitchen and living room, and built a barbecue. Then, about 10 years ago, we replaced the small old garage with a much bigger one, with room for two cars and a boat, plus an office, and an extra bedroom and bathroom. A couple of years after that, we put bathrooms in all three bedrooms,” he says.

Those bathrooms were ideal for visitors, and Ian and wife, Claire, offered homestays from time to time. They enjoyed the town and it worked well for them. “Te Anau is a wonderful wee place. Although it does go quiet in winter, that gives you a chance to recharge your batteries and plan for the next season. Most businesses rely on an eight-month tourist season so if money motivates, you need to go somewhere else. If not, Fiordland is a wonderful place,” he says.
Five years ago, they sold the business and, in 2015, Claire died. Taking stock since, Ian has decided to move on. Late last year, he engaged Sandra Macnamara and Jenny King of PGG Wrightson Real Estate, Te Anau, to sell his private, secluded 1.13 hectare property. Jeff and Sue Anderson purchased it. Approaching retirement and with children and grandchildren living locally, they have called Arrowtown home for the past 10 years, though are originally from Mossburn and

have planned to move to Te Anau for a couple of years. Seeing Ian’s place offered for sale, they brought forward those plans, will take possession in August and are sizing up the property’s accommodation opportunities. Ian, meanwhile, has bought a section in town and is planning to start again, developing a new house and garden. “It is something I enjoy doing and I’m still fit so I’m looking forward to it,” he says.
