Welcome Rural dream continues to capture the imagination Lifestyle property is selling nationwide at unprecedented levels. Recent data from the Real Estate Institute of New Zealand (REINZ) shows, compared to the equivalent period in the preceding year, for the three months ended March 2016, lifestyle property sales rose 24.8 per cent. Values are also increasing steadily. Much of the market’s impetus centres around Auckland, with surrounding regions such as Northland, Waikato and the Bay of Plenty particularly appealing. Many people are trading high urban residential property values for the rural dream, with a bigger house, more land and, in some instances, equity to spare. For those who can make the transition, it is an enticing prospect and more achievable than many expect. Beyond the metropolitan influence, other regions are also attracting those with lifestyle aspirations, ranging from Hawke’s Bay, the Wellington and Wairarapa regions, Manawatu and Wanganui to Nelson and Marlborough, Canterbury, Otago and the Queenstown Lakes District. With offices throughout the country, a PGG Wrightson Real Estate lifestyle property specialist is never far away and waiting to assist wherever your lifestyle property dreams direct you. Via the rest of PGG Wrightson, we also provide easy access to advice and guidance covering all aspects of rural life and business. Our expert sales team is waiting to hear from you.

Andrew Dowling on ENSURING YOUR LIVESTOCK STAY HEALTHY THROUGH WINTER A plan to feed your livestock through the winter is important for the wellbeing of your animals and your pastures.
• Over stocking can lead to pugging and pasture damage, which can slow spring growth. • Having stock in good body condition improves performance and makes them easier to manage, while grossly fat stock are more suscepetible to metabolic disease in late pregnancy and at birth. • Information on how much to feed your animals and how to assess their body condition is here: http://beeflambnz.com • Pregnant animals need more feed. A ewe carrying twin lambs requires 25 per cent more than a ewe with a singleton pregnancy. Feed demand at lambing is almost double than in the summer. • Animals younger than two years require more protein and energy than adult stock so often need higher quality feed. • Supplementary feeding options range from hay to grains. Feed troughs reduce wastage and make feed easier to access. Ensure you have enough feeders to allow all animals easy access to feed. • Store supplementary feed in a clean, dry place away from vermin, which carry diseases that can be passed on to stock, potentially causing abortions and ill health. Feed in sealed bags will deteriorate once opened. Close bags after each use. • Easy access to fresh, clean water is still important in the wet months. • Multine 5in1 is a vaccine that protects livestock against clostridial diseases like tetanus. Ask your local PGG Wrightson store for a vaccination programme.
Andrew Dowling is Technical Manager – Animal Production in PGG Wrightson’s Rural Supplies Technical Team. After a 14-year career as a farm vet, one of Andrew’s main messages for farmers is that animal health cannot be considered in isolation from feeding. Shane Brady on IRRIGATION PLANNING
For anyone looking to implement a new irrigation system ‘think it through before you take action’ is advice that will pay. Whether you are looking to irrigate the landscaping around your house, put water on pasture or support the growth of a particular crop, it is important to identify your objectives then seek out expert advice to create a plan before you proceed. • For any irrigation project or for stock water, work out first what you want to achieve. • Identify your water source: Is it natural water, a bore, a tank or the municipal supply? • Is what you want feasible from your water source? Remember that for every millimetre of moisture you need to apply to a square metre of ground, you will require one litre
of water. You must realistically scope the amount of water you need to apply and how often. • Before you spend any money, speak to someone who can tell you if the irrigation result you are after is practical and cost-effective. • Expert advice and assistance on design should include rudimentary hydraulic information, pipe sizing, pumps and whether to go for manual or automated controls. It should also cover best practice for installation. • Plan first then you can act with confidence.

Les Anstis on PLANTING NATIVE SPECIES
After generations chopping them out, planting native species in various pockets of land is now increasing. Motivation for this ranges from compliance to pride in an aesthetically pleasing property that recognises both environmental and financial sustainability. • Dairy farmers are required to have an environment plan, which includes the management of waterways, wetlands and soil erosion: http://www.dairynz.co.nz/ environment/waterways/riparian-planner/ • Tired of receiving poor returns from small pine lots on marginal land, rural land holders are planting higher quality native timbers, such as totara: http://www.nzffa.org.nz/farm-forestrymodel/resource-centre/tree-growerarticles/tree-grower-november-2007/ totara-northlands-farm-forests-of-the-future/ • Manuka farming is becoming popular on marginal land: http://www.comvita.co.nz/store/ article/looking-for-manuka-plantationpartners/2700030 • Regional councils offer incentives to assist land owners to improve water quality and reduce soil erosion. This may eventually become compulsory and many are making the most of the incentives while they are
offered. • Many properties already have a stand of trees, wetlands or environment for native flora and fauna. Land owners who are passionate about their special piece of Aotearoa can leave a legacy by putting it into covenanted lots, such as via the QEII National Trust, which will secure local authority support for fencing, enhanced planting and weed control: http://www.openspace.org.nz/Site/About_ covenanting/default.aspx • Local iwi have proactive programmes, such as the Waikato River Authority, encouraging land owners to preserve and enhance water quality by shading streams and protecting embankments. • Land owners will plant natives for shade, to attract bees and encourage bird life, therefore increasing biodiversity: http://www.doc.govt.nz/getinvolved/conservation-activities/ attract-birds-to-your-garden/what-to-plant/

Nitrogen Fertilisers for SPRING GROWTH
One of the most common complaints from farmers, large or small, is that they do not have enough pasture to feed their stock and are forced to buy in expensive supplements.
This problem is worse in early spring because: 1. Temperatures are cold, which stops pastures growing, and 2. Nitrogen and sulphur, the essential nutrients, have been washed out of the soil by the winter rain. A simple fix to the short-term feed deficit is to use some nitrogen fertiliser, preferably with a splash of sulphur. Nitrogen enables plants to produce protein, the green part of the plant and what stock really needs; while sulphur helps the plant use the nitrogen more efficiently, giving more bang for your buck.
These simple rules will give the best results from nitrogen fertiliser: 1. Ensure the plant is growing. Nitrogen is a growth multiplier: If the pasture isn’t growing, it won’t work. 2. Stick to the rates recommended. While a little will help grow a little, a lot won’t usually grow more and you are likely to lose efficiency quickly at high rates. 3. Eat what you grow. There is no point putting nitrogen on if you aren’t going to put that pasture down an animal’s throat!

North Island In the North Island, lifestyle property and urban residential sales push demand. Around Auckland, in Kumeu and Matakana, proximity to the city heightens the appeal. Auckland also influences Waikato. South of Hamilton through to Cambridge and Te Awamutu are sought after, while Thames Valley is a rising location. City dwellers move south, often commuting some days then working from home the rest of the week. Further from Auckland, around Whangarei, Kerikeri and Kaipara, sales are increasing. Bay of Plenty is also sought after, particularly around Tauranga, Pyes Pa and Waihi. Coastal views over Tauranga Harbour and Mount Maunganui add value, as does suitability for kiwifruit. Wellington reaches out to lifestyle property within its radius. Homebush and Opaki, near Masterton, are coveted localities, while Featherston and Greytown are hotspots, offering those who sell in Wellington debt-free country living. Featherston to Wellington is 60 minutes by train, making a rural lifestyle compatible with a city income.

Auckland couple enjoying their move to Cambridge Along with her husband Xiaoyong Li, Dandi Wang purchased a Cambridge lifestyle property in November 2015. After living in Auckland for nearly 16 years, the couple, originally from China, fancied a change of pace, while keeping one eye on the future.
Dandi is CEO of Asia Pacific News Corporation, which owns NCTV, a Chinese channel that will begin broadcasting on Freeview later this year. Cambridge, and the two-storey, five-bedroom homestead they purchased (in a private setting with large lawns and mature trees two kilometres from the centre of the town), had a strong appeal. “We took this property as our second home, and to establish a bed and breakfast business. I live here at weekends and on days when we have clients to stay. It is a stylish home with a lovely kitchen and English features.
16 New Zealand’s leading rural real estate company
We are really enjoying the property, including the garden’s beautiful flowers and trees. “Living in Cambridge is more comfortable than Auckland, with a bigger house and less stress. We like the Cambridge art galleries and antique shops, we are just across the road from the golf course, and it is easy to drive to places like Hamilton and Rotorua,” says Dandi. When they found the property, before deciding to move to the Waikato town, they spoke to Martin Lee of PGG Wrightson Real Estate, Cambridge, who had the listing.
John and Valerie Kells were the previous owners of the Cambridge house bought by Dandi Wang and Xiaoyong Li “Three years prior to our move, we bought a house by the lake in Hamilton with the idea that we would go there. We had lived in the Cambridge property for 20 years. It was such a handy place to live, it was hard to make the decision to move, but this decision comes to us all eventually. We initially listed the property with another company, and
“We contacted Martin, and looked at other listings in the area. Before that, we did not know much about Cambridge so Martin gave us good suggestions. We were lucky to meet a professional agent to help us compare listings,” she says. One other factor clinched their decision. “Cambridge is famous for horses. I was born in the year of horse, plus my mother and my daughter were both also born in the year of the horse. We decided to move in,” she says.
while they had some interest, no one was willing to pay a decent price, so we decided it was time to give the property to someone else. We contacted Martin Lee at that stage. We found he had a realistic idea about price, and soon had interested buyers coming through. While we were overseas for several months, Martin organised offers from two parties. On our return home we negotiated with these parties and Martin managed to tie up the deal a few days after we arrived back in New Zealand.”
Cambridge has another important feature. “Our adult daughter grew up in China and New Zealand, before studying in Switzerland. She is now working in Beijing on a project for the 2022 Winter Olympic Games, which will be held in China. We are expecting grandchildren sometime. When that happens, living here, we can send them to one of New Zealand’s best schools, St Peter’s School, which is very nearby,” says Dandi.

Latest move makes classic kiwi trifecta FOR STEVE AND MARIA
Paengaroa couple Steve and Maria Miln have made two intriguing transitions in recent years, first from rugby to dairying in 2010, then on to kiwifruit early last year. They embarked on the most recent step of a quintessential kiwi trifecta with the sale of their coastal Te Puke dairy farm and the purchase of a 13.4 hectare kiwifruit orchard, via Andrew Fowler of PGG Wrightson Real Estate, Tauranga. Steve is enjoying the ride, and implementing lessons from the other two careers into the present venture. “In both agriculture and horticulture, there is always risk and the rewards depend on many different situations, some of which you cannot control.
18 New Zealand’s leading rural real estate company
early starts and the need to be well organised. Dairy farmers receive some unfair criticism. As far as I am concerned, they are a dedicated and resilient group,” says Steve. Whether it is rugby, dairy or kiwifruit, for Steve and Maria relationships are crucial. “If you have the right culture, with good relationships within the management team, you should achieve good results. You will make mistakes. As long as they are not major ones, if you have good relationships, they will help you out. In my experience, the best teams have the strongest relationships, which leads to the most success. You don’t always get those dynamics right. In our family, we try to take the same approach and the same goes for the team on the orchard,” he says. Approaching the end of the first year in kiwifruit, where the Milns are harvesting 5.93 canopy hectares of green kiwifruit and 3.91 hectares of gold, it looks to have been a positive move, with more family time, and more time for rugby, where Steve has resumed coaching, taking a role with the Mt Maunganui premier side. “We are still on a big learning curve. It is a managed orchard, where we do the physical stuff and leave the science to others with more expertise. With horticulture, there are always climatic issues and what happened with Psa suggests we are always sitting on the cliff edge, hoping the crop is going to come in. “That said, it is going well at this stage, though there could always be different factors around the corner,” says Steve.
That is also true in sport. Whether you succeed or not, there is always a fine line between the two,” he says. Originally from the King Country, Steve came to the Bay at a young age, determined to go as far as he could in rugby. After playing for Bay of Plenty, NZ Maori and making an All Black trial, he went to Japan in 1990 as the sport became professional, an adventure that ended up keeping him away from New Zealand for 15 years, coaching when he finished as a player. On the couple’s return home, now with four young boys, Steve committed to four years on the Bay of Plenty coaching team for the ITM Cup before purchasing the dairy farm. “In dairy, the commitment is huge, with Helping grow the country 19

South Island Lifestyle properties are scattered throughout the South Island. Viticulture drives Blenheim’s lifestyle market. Wairau Plains blocks with a small vineyard are sought after. Marlborough and Nelson buyers are mainly professionals moving from Canterbury and the North Island, plus ex-pats. In Canterbury, proximity to Christchurch places Selwyn and Waimakariri Districts in the most desirable lifestyle category. Demand is strong, particularly around Rolleston and Rangiora, with buyers responding well and good listings selling quickly. Meanwhile, various Otago localities have considerable lifestyle appeal, including rural Dunedin and the Taieri-Mosgiel district, which are popular with professionals seeking privacy, plus retired farmers, with horses the main attraction. Central Otago offers viticulture and long, dry summers. Alexandra and Clyde, along with Upper Clutha and Wanaka, offer many lifestyle properties, while the Queenstown Lakes District and the Arrow Basin are also premium lifestyle options.
Helping grow the country 45
Jeffersons make Central Otago their ideal lifestyle retreat With its space and views, Central Otago is enticing for anyone seeking the rural lifestyle. In 2010, with four pre-teenage children and a growing inbound travel business, Devonport-based Karen and Jean-Michel Jefferson were not particularly inclined to move. However, when they saw 24 hectare Lauderdale listed for sale, 40 kilometres north-east of Alexandra, steeped in history and surrounded by wide open vistas, the idea took hold.
Jo Priebee of PGG Wrightson Real Estate, Alexandra, sold them the property and it has proved an excellent step, as Karen explains. “While we had played with the idea of a rural move, we never really planned it until we saw Lauderdale. It looked ideal. We thought Central Otago was far enough away from Auckland to ensure we were not returning all the time, so there was no real pull-back. While it seemed impulsive, some research persuaded us it was going to work and we have absolutely loved being here,” she says.
46 New Zealand’s leading rural real estate company
Children Josephine, Catharina, Louis and Celina were aged between 12 and seven at the time. “Although moving to the country was a big adventure for the younger children, Josephine was 12 and a bit reluctant. However, within three months, she was well established with new friendships and all our children have really thrived,” says Karen. Horses now play an important part in family life. “In Auckland, we weren’t horse-riding people, though here it is a different story. Catharina and Celina are completely mad about horses. When we first moved, we thought a pony might be fun. It turned out to be a much bigger project.
We have six of them, our girls live and breathe horses and this is becoming an equestrian property. Catharina is the expert and she is planning a gap year when she finishes school to focus on horses,” she says. Dating from the nineteenth century, Lauderdale is a character homestead between Becks and Lauder, built in plaster over mud brick near to the Otago Rail Trail and entwined with gold rush history. When the Jeffersons moved in, its series of historic outbuildings supported an accommodation, weddings and events business. They cut back on that to focus on family and Ahipara Travel, their tourism business. Karen says Ahipara has gone from strength to strength.
“While we were in Auckland, part of our strategy was recruiting young mums who were motivated to work and able to fit that around family. When we decided to move away from the city, with technology and everything on the cloud, we realised we could be based anywhere. “Then we had one staff member, now we have seven scattered around the country. When you operate a virtual office, ensuring people don’t feel isolated is a challenge. Because all our people are independent, intelligent individuals who can achieve a work-life balance, it works and the business has grown 400 per cent since we moved,” she says.
Work-life balance has been the key for Karen, Jean-Michel and their children too, and something they have achieved outstandingly well following their transition. “We love the lifestyle and the seasons here and, although we see ourselves as people of the world rather than of this area, we have become integrated into the local community. It has been a wonderful move for us, with no looking back,” says Karen.

Young family delighted with move to West Melton property
Andrea Hollmann and Rodrigo Pellizzari moved to New Zealand from Brazil 13 years ago. In March this year, now with three-yearold Pedro in the family, they moved into their dream home in West Melton just beyond the outskirts of Christchurch, a four hectare property combining size, privacy and convenience and sold by Min Cookson of PGG Wrightson Real Estate, Christchurch.
48 New Zealand’s leading rural real estate company
Min also sold their previous home in the village of West Melton. Andrea says they are all delighted with the move. “Privacy is important to us. How the property is laid out, with a long drive and well thought through exterior design, gives us excellent seclusion. “Pedro just loves it. He keeps telling us, ‘We are not going home, we are going to our farm.’ He likes the idea of so much space and being able to run. He has turned the ride-on into his tractor and has so much fun running around the lawn, planning where to build his treehouse and enjoying his secret garden,” she says.
Both Andrea and Rodrigo work fulltime so the emphasis is on enjoying the property rather than making it a revenue earner. “We are not big farmers, though would like to have some stock, probably sheep. We mainly just enjoy gardening and love our big outdoors. This is different to other lifestyle properties we looked at, with around half the property in paddocks and the rest in house, garden and driveway. We prefer that, as we don’t have time to tend stock and the way this is will keep us busy enough. We are not changing much, just replacing some plants and making it easier to care for,” she says.
Their 12-year-old, four-bedroom permanent material home is set well back from the road, and has a large lawn and mature garden of trees, shrubs and rhododendrons. A secret garden and self-contained cottage are alongside the house, while a vegetable garden and small orchard sit behind it. Rodrigo says it has been a good move and the transaction was stress-free. “Buying the property from Min was very straightforward. She is downto-earth, provided good honest information about what we were buying, and is easy and relaxed to deal with,” he says.
