North Island Commodity returns and the climate are affecting the North Island’s rural property market. Northland sales accelerated in mid-January, with dairy farms changing hands between $12,000 and $25,000 per hectare. Sheep and beef farms also sold well, between $6,000 and $10,000 per hectare. Two Waikato dairy farms, of 140 and 200 hectares, respectively sold in December at around $70,000 per hectare. However, caution predominates among most of the region’s dairy farmers. Though sales are fewer than in previous years, good quality farms changed hands at firm prices in the lower North Island. Notable transactions occurred on the East Coast, Wairarapa and Taranaki. Several Hastings and Central Hawke’s Bay sheep and beef properties sold late last year, ranging in size from 100 to 1100 hectares and at similar values to those in Northland. Dry conditions are holding back the market. Rain and grass growth would help persuade farmers to offer property for autumn sale.
