Welcome Positive signals for dairy should make for a lively spring market After two tough years, international demand for dairy products seems to be improving, prospects appear to be rising again and farmer sentiment is moving from ‘glass half empty’ to ‘glass half full.’ Many held off buying or selling property while returns were low. With dairy apparently resuming its upward cycle, PGG Wrightson Real Estate’s salespeople are taking plenty of calls from farmers enquiring about buying and selling land, and our card of spring listings is growing apace.

Intelligence from across the country suggests dairy farms are selling 10 to 15 per cent below their 2014 peak, although that discount is greater in some regions and, with relatively few sales, determining precise values is difficult. Entering a more positive phase, those planning to transact dairy property need to see the farm through a potential purchaser’s eyes. Local buyers have been in the ascendant in recent years. Larger farm entities and corporates are set to become more influential. Buoyant exports are boosting most other market sectors. Kiwifruit property is building on autumn’s record values of over $400,000 per hectare for green kiwifruit and around $700,000 for gold. Hawke’s Bay apple orchards are selling at between $80,000 and $100,000 per hectare. Viticulture land values keep climbing, with Marlborough’s developed blocks making around $180,000 per hectare and one vineyard recently exceeding $250,000. Some outstanding spring sheep and beef listings include hill country properties with high carrying capacity. Two of our North Island salespeople had each signed up listings worth over $50 million apiece by mid-September, while quality farms across all sectors are coming to the market throughout the country. Vendors are upbeat, with lifestyle sales likely to continue pushing record levels and a possible shortage of properties to sell the only concern. A lively spring rural property market is therefore in prospect. Manuka honey creates new option for previously unproductive land 6
New Zealand’s leading rural real estate company
For 150 years, farmers across the country put untold effort into hacking out, chopping down and burning manuka in order to grow pasture. Those bygone generations would shake their heads in disbelief now to see the tables turned and manuka gaining a whole new status as a considerable income generator. Manuka honey is the reason that the native plant (formerly treated as a pest) is now coveted and catching the eye of many in the rural sector, particularly in the North Island. Peter Wylie of PGG Wrightson Real Estate, Te Kuiti, has overseen a number of notable sales throughout the autumn and winter. “These are farms that, until recently, did not have much appeal. Manuka honey has changed all that. Beekeeping is evolving into a billion-dollar export business and those involved are prepared to invest to secure their access to land and therefore their supply of manuka nectar. With corporate finance interests playing a role, previously low-value land is changing hands at considerably elevated prices. “A 340 hectare Upper Whanganui property was purchased in the autumn to establish honey production, changing hands for around $4 million, while a 1600 hectare Raetihi property sold similarly for $6 million. “Throughout winter, five Retaruke farms in Ruapehu district sold for manuka, ranging from 400 to 1600 hectares. These properties, traditionally a challenge to farm profitably, sold between $4,000 and $4,500 per hectare, well above pricing expectations prior to the interest in honey,” he said. A secluded 900 hectare bareland Waitotara Valley property listed for spring sale is attracting similar interest. Combining some grazing with bush and scrub country suited for hunting, it is located in an inland Eastern Manawatu district that has captured renewed interest due to its potential for honey production. In the upper South Island, the sale of the pastoral lease of 8300 hectare highcountry Rainbow Station to apiarist, Nelson Honey, was reported in early September. An extensive high-country grazing property in the upper reaches of the Wairau and Rainbow Rivers,
bounding Nelson Lakes National Park and Molesworth Station, Rainbow Station is believed to have changed hands for approximately $12 million. Before the sale, its owners made considerable investment in developing the property’s pasture. Raw manuka honey can be processed for sale in multiple consumer categories, including food and beverage, cosmetics, nutraceuticals/natural health products and medical. Significant further development can often be applied to the product, giving it huge scope for increased added value. New Zealand and Australia are the only places where manuka grows naturally. Over the last 10 years, New Zealand’s honey export earnings have increased at a compound rate of 23 per cent per annum and were worth $242 million in 2014/15. Manuka accounted for most of that growth and is predicted to become the country’s next billion-dollar export earner. While other major honey exporters earn US$3 to $9 per kilogram for their product, New Zealand’s average export price is $27 per kilogram. Based on the 2015 price schedule, its scientifically proven antibacterial and anti-inflammatory properties mean that manuka honey commands approximately $33 per kilogram. Manuka honey’s use in hospitals in off-the-shelf medical products such as creams and gels offers enormous scope and some indications suggest that medical grade manuka honey could have a market value up to NZ$1,000 per kilogram. What this means to landowners is that a manuka plantation could deliver a return on marginal capital employed ranging from 10 to 15 per cent and potentially more. Economic rationale and arrangements between beekeepers and landowners have developed rapidly to secure land suited to manuka honey production. Values have more than doubled in some cases. Manuka Farming New Zealand is the commercial arm of Manuka Research Partnership Ltd that was formed in 2011, comprising primary sector, apiary and other interests, to undertake research into the business case for manuka plantation on marginal pastoral land. It estimates that a block of 20 hectares is sufficient
to economically grow manuka; that the cost to establish a manuka plantation is between $2,000 and $2,500 per hectare, which includes plants, establishment, planting, weed control and pest control; that a planting density of 1100 stems per hectare is recommended; and that manuka’s production lifespan is 25 years, with the first crop after three years and floral maturity in six years. Peter Wylie says apiarists and investors interested in manuka honey’s potential are moving to protect their future supply. “In simple terms, a stand of manuka will accommodate one hive per hectare, enabling annual production ranging from 20 to 40 kilograms of honey per hectare. Whereas traditionally, beekeepers have had a loose arrangement with landowners, more formal leases are now the minimum, ranging to ownership and management of the land with a specific bee-farming focus. Use of land to primarily produce honey involves development to maximise effectiveness, including selecting the most appropriate manuka cultivars and establishing additional species to sustain bees for the 10 or so months of the year that manuka is not in flower,” he said. With the manuka honey sector still in an early phase of development, the opportunities to improve productivity are numerous. These range from management of land use, hives, fertiliser, planting, pests and diseases to standardisation of rating systems and labelling of manuka honey to ensure its authenticity in export markets plus the development of additional markets for products derived from it. “Manuka honey looks set for a bright future and has an important role in increasing the value of rural land previously regarded as unproductive. “After their forefathers spent their days and nights cutting it down, 90 per cent of farmers are in disbelief that anyone would plant manuka, however now the species is coming to the fore as a legitimate revenue earner. When it becomes viable for manuka to be planted on genuine pastoral properties, that will be a real watershed. As the science develops and we understand more about the length of the manuka flowering process under a fertilised regime, that day is rapidly drawing closer,” says Peter Wylie.

Scholarship giving Alwin’s real estate career a bright start Alwin Thorne George is one of the new breed. Serving the community of Katikati as a PGG Wrightson Real Estate salesperson, he is among the first intake in the company’s real estate scholarship programme, which he commenced in 2015.
Alwin’s path to the property sector has taken a few twists and turns, although that gives a breadth of experience that makes him effective in the role of offering a farm for sale. He grew up on a fourth generation Paeroa dairy farm. “When I left school, I didn’t fancy milking cows so I joined the Royal New Zealand Navy, where I took on a four-year apprenticeship in electronics,” he says. Two years after the apprenticeship, including serving in Australia and Asia, he wanted to see more of the world and fancied doing that out of uniform so resigned from the navy and took his skills
to London. Within a short space of time, a change of hemisphere also came with a change of occupation. “At that time, everyone was panicking about the Y2K bug. I was able to apply my background in electrical work and electronics into IT, and landed a role at Heathrow Airport, working in the new cargo centre,” he says. By 2008 though, now with Italian wife, Daisy, a British Airways cabin crew attendant, Alwin was ready to move back to New Zealand. “We moved from Twickenham back to Paeroa, which was a bit of a culture shock for her to say the least. It was ironic really.

I’d joined the navy to avoid milking cows then found myself back full-circle, buying 500 of them, as a 50-50 sharemilker on the family farm,” he says. For the next six years, the dairy lifestyle served the couple well, providing an excellent platform to start their family. Initially, Daisy continued working for British Airways, commuting to London. In June 2014, they were ready for another change and moved to Bethlehem. Having sold the herd and with Daisy still working for British Airways, Alwin took 12 months off to look after their young children before the PGG Wrightson Real Estate scholarship opportunity arose in June 2015. “I have enjoyed being self-employed in the past and this role gives you that same
freedom to make your own hours and succeed based on your own efforts,” he says. As one of the first on the PGG Wrightson Real Estate scholarship programme, he has been something of a guinea pig, as PGG Wrightson Real Estate Principal Agent and National Training & Recruitment Manager, Deane Pettit explains. “Newcomers to the programme come to us without the official qualifications and you can’t sell real estate without a licence so part of the process is to train them up in the industry knowledge they need to gain a licence. Alwin was one of the first to go for his licence, online through a course we set up with the Open Polytechnic and, with his IT skills, he worked through it in quick time, virtually rewriting the course

material in the process,” says Deane. Aside from industry knowledge, the 26-week PGG Wrightson Real Estate Scholarship Programme emphasises mentoring from experienced rural property colleagues and a full grounding in PGG Wrightson beyond real estate, including familiarity with all the other business units of the country’s largest rural service company. “It is a terrific system with plenty of flexibility and an unbeatable support network. As part of our team in the Tauranga office, we have some of the topperforming rural property salespeople in the country. Being able to learn from them is really brilliant. “Working with the whole brand across
the wider team, gaining a broader understanding of the rural sector, tapping into the vast experience that sits within the company and picking up plenty of new contacts are absolutely priceless too,” says Alwin. And he is a strong advocate for Katikati, where he works as a team with Sue Williams, who has 17 years’ experience in real estate and, like Alwin, comes from a rural background. “We have a tremendous mix of rural and lifestyle properties in the district. For this part of the country, with horticulture on a high, the downturn in dairy has had minimal impact and the rural sector is going from strength to strength. You can make an income off two hectares of avocados so, for us, the distinction
between a farm and a lifestyle property is not as clear-cut as it is elsewhere and, as everyone knows, the sunny Bay of Plenty is a great place to live,” he says. North Island Northland rural property was heavily sought after through the winter. Dairy properties in the region have not been subject to the downturndriven discounts seen elsewhere. Two Northland sheep and beef units, of 318 and 280 hectares respectively, sold strongly in late winter. From May to July 2016, 44 Waikato farms sold, compared with 42 for the same period in 2015. Well-located small blocks increased in value, with some making over $100,000 per hectare. A number of greater Waikato breeding and finishing properties listed for spring sale are meeting enthusiastic purchasers. With substantial demand for kiwifruit orchards and continued escalating prices, the Bay of Plenty’s rural property market is likely to remain keen. Hawke’s Bay was short of winter listings, although a 295 hectare bareland property south of Hastings sold for just under $9,000 per hectare. Favourably located intensive sheep and beef and cropping farms, in excess of 600 hectares and ranging up to 1200 hectares, are listed for spring sale. Winter demand for Wairarapa and Manawatu fattening and hill country properties remained strong, and a sellers’ market should persist for those farms. A gap in value expectations between vendors and purchasers prevails around dairy farms listed for sale in those regions, though the upturn in dairy prospects may resolve that.

Marfells moving on as one of Awatere Valley’s substantial farms to sell for grapes When Ken Marfell and his father, Dick, first leased Straits View Farm on the eastern boundary of Seddon in the Awatere Valley in 1956, Ken was 17 and every farm in the neighbourhood was in pasture as far as the eye could see.

After leasing the 261 hectare property for 10 years, the Marfell family took up the opportunity to buy it in 1967. Ken and his wife, Shirley, have lived on and farmed Straits View ever since. “I was born and bred on the farm next door. This is a good farm, with good dirt, although it is in one of the drier parts of the country. “We farmed Corriedale ewes and put some to blackface rams and some to Corriedale rams; we brought steers in and fattened them; and we grew dry peas for seed. More recently, with our local water group supplying the farm, we have also been able to irrigate lucerne and send the lambs away earlier,” says Ken. Fast forward to 2016 and productive land in Marlborough is now monopolised by grapes. Sizeable sheep and beef properties with potential for conversion have progressively sold over the past decade and are now in vines. Ken and Shirley were among the few still farming traditionally on land that would otherwise support viticulture. “We have done well on the farm and decided it was time to move on. We tried to sell in 2014, without success at that time, as the price wasn’t right,” says Ken. Enter Greg Lyons and Joe Blakiston of PGG Wrightson Real Estate, Blenheim, with strong networks into the local viticulture sector and a good understanding of who is looking to develop their business. “When Greg and Joe called in the autumn, saying they had a number of buyers waiting, we sat down for a brew with the two of them, talked it through and decided to give them the farm to sell,” Ken explains. “They were excellent to deal with, going to no end of trouble in what was an active few weeks. We gave them a clear idea of what we wanted and they made sure we received a fair and favourable deal.” Greg and Joe knew there would be keen interest, as Greg describes: “Straits View Farm is one of the last of its size able to be developed. Marlborough’s available bare land has been at a premium for some time and sales like this have become increasingly rare. Marketing the property, which has plenty of good country for vines, attracted considerable attention,” he says.

When that attention translated into an offer, the property changed hands in July for $4.35 million, after the Marfells’ neighbour, Yealands Estate, held out over the other parties who had looked at the farm. Ken and Shirley have enjoyed living next to Yealands Wine Group principal, Peter Yealands. “It has been inspiring to see what Peter and his company have done for the district, and he is always a good bloke to sit down and have a yarn with. When Greg and Joe brought the Yealands’ offer to the table, it seemed like the right fit and we were certainly pleased to sell to them,” says Ken. Peter Yealands said the addition of the property is a great opportunity for his company. “Buying Straits View Farm enables us to extend our presence nearly to Seddon township. “When developed, the property will look fantastic, as the contours really lend themselves to an aesthetically pleasing vineyard, with ample scope for additional wetlands and tree planting. However, we will be sorry to see Ken and Shirley move, as they have been delightful neighbours for the last 16 years,” he said. Fortunately for Peter, the Marfells are not moving far, intending to take a smaller block in the Awatere Valley. Joe Blakiston said that the property transaction was a milestone. “Straits View Farm is a notable sale because it marks the end of an era for the

Particularly after an excellent harvest, interest in Marlborough viticulture land remains strong. Completing the Straits View Farm transaction follows four other viticulture property sales we have processed in recent months. “Fully developed vineyard blocks across the Wairau Plain command interest at values around $200,000 per hectare, while a Rapaura vineyard made in excess of $250,000 per planted hectare in recent months. Listings are in short supply, which has resulted in properties selling before they were even advertised. “Properties are attracting both local and national interest, with Auckland investors particularly active. As larger wine companies expand their footprint and established growers capitalise on a bumper harvest by reinvesting in land, the market is particularly buoyant and positive at present, with little to suggest that is going to change in the coming season,” he said.

South Canterbury orchard with lucrative Honeycrisp cultivar represents outstanding opportunity Although not a widely known apple in New Zealand, Honeycrisp is hugely popular in North America and Europe, commanding premium prices. South Canterbury has perfect growing conditions for this intriguing pipfruit variety.

Thirty-one years after first establishing apples on the family farm and eight years after they added the lucrative cultivar (known as a cult classic ‘champagne apple’ by its United States aficionados) pioneering growers of Honeycrisp, Danny and Peter Bennett, are selling 72 hectare Waipopo Orchards, spread over three properties at Seadown and Pleasant Point in South Canterbury.
Peter Bennett says Honeycrisp has grown to the point in New Zealand where it is ready to go to the next level. “We believe that Waipopo Orchards is a fantastic opportunity for someone to further develop and grow the orchard and packhouse business. Honeycrisp is a hugely popular apple in North America, with demand increasing 20 to 30 per cent each year since the orchard’s first export of 50 tonnes in 2011. “Honeycrisp apples are not available in New Zealand supermarkets because they are so popular in North America, which takes all our current production. Along with Waipopo, from a total of
approximately 150 hectares planted in the cultivar elsewhere in South Canterbury and Central Otago, apple growers from Ashburton to Makikihi are able to supply enough Honeycrisp to satisfy North American demand for one month. However, as there are three to four months of local seasonal downtime when American consumers are not able to buy fresh Honeycrisp apples from their own producers, the scope to increase New Zealand production is therefore considerable,” he says. After committing to the variety, the Bennetts have enjoyed good links with North American Honeycrisp growers.
“We have worked closely with them to jointly develop markets. Some growers from there have come here to visit and establish orchards. They generally agree that South Canterbury’s climate is almost perfect for growing Honeycrisp because of low winter temperatures, cooler summer nights and a moderate range of temperature fluctuation due to the coastal influence. “What we have also observed when we have had Asian workers in our packhouse is that they have enjoyed the taste and texture of Honeycrisp apples. There is an enormous potential to export Honeycrisp to Asia, where we are convinced it will be phenomenally successful. 2016 saw our first Honeycrisp export into the Asian market where there is clearly a huge market for the apple that is crying out to be developed,” said Peter. In 1985, a group of local investors approached mixed cropping farmers, Peter and Danny, to see if they were interested in growing apples. Taking the plunge to diversify, they initially planted

28 hectares with 16,000 trees, before deciding to buy out the investors and go it alone in 1996. In 2001, the pipfruit sector was deregulated and ENZA lost its single desk status. Having identified Waipopo Orchards’ apples as some of New Zealand’s sweetest, crispest fruit, a representative from Sainsbury’s in the United Kingdom made contact, inviting the Bennetts to supply the supermarket chain direct. They agreed, providing Cox’s Orange, Royal Gala, Red Delicious and Braeburn. “Once we became exporters, we spent more time travelling the world. One apple that interested us when we were overseas was Honeycrisp so we monitored its growth in European and North American markets and went into discussion with the University of Minnesota, which owns the variety after developing it in 1974. We formed a group to negotiate a licence with them, starting the first commercial planting in New Zealand at Waipopo in 2008. “Because we are a small independent company, we had to learn all the specifics of growing the cultivar in New Zealand, which is complicated and unlike other apple varieties. We had to develop management practices for this variety such as rootstocks, spacings, insecticide programmes and how best to harvest, package and store the apple. This all needed trial and error. In fact, we had to work out all the horticultural practices for a specific variety that had no support in New Zealand. Because we didn’t have 300 other growers growing Honeycrisp here, we had to develop the systems ourselves, although, fortunately, we had good support from North American growers, as we were both trying to grow the market together,” explains Peter. Honeycrisp is described as juicy, crisp and flavoursome. Its texture remains when it is stored and it retains a fresh appearance when cut. Bigger than other varieties, on average, Honeycrisp apples are 200 to 300 grams each and can grow to 500 grams.
Crucially, it has gained a cult following among North American apple lovers, who rave about it as a unique apple and are prepared to pay a generous premium for the privilege of eating Honeycrisp. “Although it needs care to grow properly, it is a wonderful apple, highly sought after, and offers huge potential in South Canterbury, where the climate is right,” says Danny Bennett. Jamie McKenzie of PGG Wrightson Real Estate, Timaru, is marketing Waipopo Orchards on behalf of the Bennett family. He said the listing would attract wide attention. “This property represents the culmination of a family’s lifetime of hard work, dedication, innovation and courage. What the Bennetts have developed is a successful, pioneering business that has really only scraped the surface of the opportunity that Honeycrisp offers, in what will become a significant pipfruit area. Danny Bennett states “Multiple income streams are derived from the orchard, including packing for other orchards, where potential exists for a much larger throughput, as it is the only export packhouse with USDA accreditation south of Nelson. Waipopo Orchards is a significant stonefruit grower in the central South Island. It enjoys high demand locally from an onsite retail outlet, plus sales to other local and export markets. There are also juicing options, pulp, plus processing lower grade fruit that go to a number of processors. At present, 50 per cent of the orchard is planted in Honeycrisp”. Waipopo Orchards is for sale by International Tender for the properties, including land and buildings, stock and plant, the orchard business operation and goodwill.

South Island Marlborough sheep and beef farms sold in the winter were priced at around $1,100 per stock unit, and the region’s viticulture market is vibrant. Nelson, meanwhile, has some good dairy farms for sale. Recent North Canterbury sheep and beef farm sales include 909 hectare Okuku Pass Station, 1795 hectare Mt Lawry Station, and 958 hectare Hitchin Hills, all at or above $1,000 per stock unit. Buyers of West Coast dairy farms are focused on bargains, while vendors are not prepared to adjust pricing expectations, which currently sit between $15,000 and $25,000 per hectare, depending on location. Mid and South Canterbury winter sales included a large Waimate dairy farm and a 240 hectare Fairlie grazing farm. A 212 hectare Mid Canterbury dairy farm changed hands at $43,396 per hectare. Winter real estate activity in Otago was slow. Quality sheep and beef property is in particularly short supply, and anyone who lists these farms in Otago should encounter an eager market. In the 12 months to mid-August, 14 Southland dairy farms sold, averaging $34,800 per hectare. In a deal believed to be worth $60 million, the NZ Super Fund recently purchased seven Southland dairy farms. More Southland dairy property should come to the market this spring, which is likely to generate genuine interest.

Corson hybrids perform in maize performance trials Started in 2014/15 and now having just released the results from its second year of trials, the Maize Performance Trials (MPT) provide independent information to farmers wanting to select the best maize hybrid for their farm.
These trials, which are managed by the Foundation for Arable Research (FAR), the New Zealand Plant Breeding and Research Association (NZPBRA), and industry, are conducted in a number of maize-growing areas and compare the hybrids of three participating seed companies with maize hybrids that are considered the industry standard in an area. Trial results are made available to all farmers by the FAR Hybrid Evaluation book, see www.far.org.nz/research/maize The aim is to encourage all maize seed companies to be involved in the trials so that all hybrids can be compared on the same basis. This evaluation approach is similar to the trialling of cereal

Morrinsville dairy farmer, Agi Singh said that after planting the long-maturing hybrid C78-S8 last season, he was banking on a good crop specifically for spring feed. “It didn’t disappoint, returning an average yield of over 29 tonnes DM/ha. I even had occasions where farmers were stopping to inquire what hybrid I was growing. We will definitely be growing Corson Maize Seed this year.” Waikato dairy farmer, Howard Barbour from Waharoa says that after growing Corson maize hybrids for five years, he has been really impressed. “It has great characteristics including being a strong plant, staying green, and having big cobs and high yields, which are ideal for maize silage. We plant 10 per cent of the farm each year and know it will be a top crop.” Palmerston North dairy farmer, Daniel Russell said Corson hybrid N39-Q1 yielded 23 tonnes DM/ha over 30 hectares. “We are impressed with the high amount of grain and the great service that we have had from Corson Maize Seed and our retailer. We will be continuing to use Corson Q1 as our main hybrid.”

A closer look… SHEEP AND BEEF Due to a higher than average seasonal clearance of available farms, larger drystock properties are currently in short supply. Virtually all sheep and beef farms marketed during winter were sold or under offer by mid-August. Underpinned by beef’s ongoing strength, property listed in spring will be avidly welcomed. Previously regarded as unproductive, hill country properties in some parts of the North Island have attracted unprecedented demand from apiarists motivated to grow manuka. Five farms in the Retaruke district of Ruapehu sold recently for manuka, ranging from 400 to 1600 hectares, priced between $4,000 and $4,500 per hectare, well up on expectations. Elsewhere, a 600 hectare North Waikato property sold for around $12,500 per hectare in May and a similarly located 450 hectare property sold for almost $8,000 per hectare in August, indicating a general lift for drystock farms.
NORTH ISLAND DAIRY Throughout the winter, the North Island dairy property market was patchy. Aside from a sprinkling of private sales, little of note occurred as the weather, low income levels and the prospect of bank interest rates dropping still further conspired to discourage activity. As prospects are looking slightly better, this is set to change in spring with a steady flow of new listings likely to come forth over the next few months. Included among these are a variety of North Island dairy properties, ranging in annual production from 80,000 to 500,000 kilograms of milksolids. These will attract interest that could be sufficient to remotivate the market. With the supply of good listings likely to improve, renewed demand for North Island dairy farms should follow as global markets for milk product and farmgate returns gradually improve.
SOUTH ISLAND DAIRY South Island dairy property sales have dropped as the payout has fallen. When optimism is low, vendors are not anxious to sell, while purchasers are also reluctant to commit when there is uncertainty in the marketplace. Values of transacted Canterbury dairy farms have eased between seven and 12 per cent since the 2014 market
peak. In the past year. Southland sales fell about 30 per cent in volume and about 12 per cent in value. However, the NZ Super Fund’s purchase of seven Southland dairy farms indicates buyer confidence, while a 200 hectare Mt Somers grazing property selling at approximately $35,000 per hectare provides a Canterbury market benchmark. Canterbury dairy farms that are being marketed this spring range from 120 to 240 hectares, while in Southland, there is an increase in the number of dairy farms coming to the market. If increased payout projections are sustained, farmer confidence will lift, which should support further spring property activity.
VITICULTURE With viticulture exports on a high and winery expansion underway, appetite for Marlborough vineyard land is huge. With spring listings short, several properties have sold recently before they were even advertised. Sales of Wairau Plains Sauvignon Blanc vineyards have ranged between $250,000 and $280,000 per hectare, values as strong as have ever been achieved. As larger wine companies enlarge and established growers reinvest in land, the market continues to strengthen. Investors and corporates with wine interests are looking for either greenfield properties, established vineyard sites (or both), with 50 hectares the minimum requirement. Strong recent viticulture sales include Straits View Farm, one of the few remaining Marlborough pastoral properties with potential to convert to vines. Meanwhile in Hawke’s Bay, planted and producing vineyards are selling between $90,000 and $120,000 per hectare, values that have remained firm for the past 12 months.
KIWIFRUIT A limited number of winter kiwifruit property listings sold quickly. One indicative sale included a four-bedroom home, 1.15 canopy hectares of gold kiwifruit and 5.5 canopy hectares of green. This $3.68 million August transaction suggests autumn’s values prevail, at over $400,000 per hectare for green kiwifruit and around $700,000 for gold. Although speculation suggests green kiwifruit orchard’s values have reached their upper limit, as Zespri is set to issue licences for 400 hectares of gold kiwifruit in 2017, some orchards could sell for conversion to gold. whether gold kiwifruit property continues increasing in value. While dairy’s apparently improving prospects may draw off some of the investment interest that has helped drive kiwifruit’s record values over the past 18 months, overall prospects look positive for another strong season.
PIPFRUIT AND STONEFRUIT Strong export markets for apples are encouraging high levels of interest in Hawke’s Bay orchards. Land values sit between $80,000 and $100,000 per hectare. A 16 hectare bareland Clive property sold in August for planting into apples for $90,000 per hectare. Returns are such that some vineyards in the region have converted to apples recently. Demand for land suitable for pipfruit will exceed supply this spring. Whether orchard values rise any further depends on the optimism of growers matching that of processing companies and exporters. In some instances, orchard values are underpinned by demand for the lifestyle market, with purchasers buying prime horticulture property with houses or building sites then leasing the land to an orchardist. Depending on the location, this can create a premium of 10 to 20 per cent over the price a commercial grower might pay for the same property.
CROPPING Although listings of premium cropping farms are short, those that came to the winter market sold between $43,000 and $45,000 per hectare, up to 10 per cent below peak 2014 values. A surplus of feed barley and wheat, presently in silos and unwanted by dairy farmers who have trimmed their inputs, has caused this price reduction. Arable farmers have little incentive to grow these crops and will plant clover, ryegrasses and vegetables instead. For the latter, arable properties with soils able to grow carrots, onions and potatoes remain highly sought after, commanding a premium of $3,000 to $4,000 per hectare compared to those that only grow cereals. Dairy payout projections will influence the upcoming market for cropping properties. Arable farmers are also wary of nitrate leaching regulations, which still have an element of uncertainty that will influence property values.
