Remodel Smart:

Know the Language

A

n educated shopper is a smart shopper. This especially hold true in the world of hiring and working with contractors to make improvements to your home. As you interview potential contractors, being able to understand the terminology they use can help you avoid miscommunication and ensure a smoother remodeling experience so you and your family can enjoy your new or updated kitchen, bathroom or room addition even sooner.

Here’s a glossary of some of the common terms used by builders and remodelers to help you understand the language of your remodeling project— Allowance: A specific dollar amount allocated by a contractor for specified items in a contract for which the brand, model number, color, size or other details are not yet known. Bid: A proposal to work for a certain amount of money, based on plans and specifications for the project. Building Permit: A document issued by a governing authority, such as a city or county building department, granting permission to undertake a construction project. Call-back: An informal term for a return visit by the contractor to repair or replace items the home owner has found to be unsatisfactory or that require service under the warranty. Certified Graduate Remodeler (CGR): A professional designation program offered through the National Association of Home Builders (NAHB) Remodelers Council™. To attain the CGR designation, a remodeler must take a specified number of continuing

education courses and must comply with a strict code of ethics. Certified Aging-in-Place Specialist (CAPS): The CAPS designation was developed by the National Association of Home Builders and AARP. CAPS professionals have been taught the strategies and techniques to meet the home modification needs of home owners who want to continue living in their homes safely, independently and comfortably, regardless of age or ability level. CAPS graduates pledge to uphold a code of ethics and are required to maintain their designation by attending education programs and participating in community service. Change Order: Written authorization to the contractor to make a change or addition to the work described in the original contract. The change order should reflect any changes in cost. Cost-plus Contract: A contract between a contractor and home owner based on the accrued cost of labor and materials plus a percentage for profit and overhead—also known as a time-and-materials contract. Draw: A designated payment that is (continued on page 10)

My first big, real job was working at C.E. Lee Company as a decorating consultant and then a branch manager. I got a wonderful education on all the basics of decorating— like how to hang wall coverings and what paint to use where, and, what problems occur when you don’t follow the rules. It was then that I began my love affair with Benjamin Moore®. ver the past several years I’ve noticed so many changes in the paint stores, new brands that were not familiar to me (with low VOCs). What in the world are VOCs? Volatile Organic Compounds (VOCs) are emitted as gases from certain solids or liquids. VOCs include a variety of chemicals, some of which may have short- and longterm adverse health effects. There are much higher concentrations of VOCs found indoors than outdoors. They are present in paints, varnishes, and wax, cleaning products, cosmetics, and fuels. All in all it’s a pollutant that stays in the atmosphere. When you paint a room,

latex paint takes around 3 weeks to cure, and all the while it’s emitting the VOCs. As I mentioned, my favorite paint was Benjamin Moore but now I don’t even recognize any of the cans on the shelves anymore. I went into Snyder Paints in Goshen to talk to Dale and Greg in order to get the lowdown on the new products. There, I discovered, the only paint on the market that contains virtually zero VOCs is Benjamin Moores’ new Natura. Benjamin Moore developed a whole new colorant system (the tints they use to color the paint). This new system has zero VOCs. This interior paint is odorless and is the greenest paint on the market. Cost will typically run over $50 per gallon. There is also a contractors paint called Eco Spec that is also zero VOCs. The standards for measuring the amounts of VOCs are based on the can, not the colorant. So, if you are using another company’s paint and it states that it’s low VOCs but you have it tinted, you’ve just added more VOCs. Other major paint distributors are jumping on the band wagon to try to keep up with Benjamin Moore. They also have several other products that are low VOCs: Aura and Ben (a lower priced value paint). When painting furniture and woodwork I still, being of green soul and mind, love oil based paint. Being in the

When you are gathering equipment, be sure you have the correct brushes for the paint you’ve selected—natural bristles for oil paint; synthetic brushes for latex paint. Angled brushes are perfect for cutting in around trim.

If you are going to use rollers, match the nap of the roller to the texture of the walls. The more textured the walls, the thicker the nap of the roller.

I love to use canvas drop cloths. They are almost a one time purchase because you can use them over and over. Paint can easily smear with a plastic cloth. Old sheets just aren’t absorbent enough, and you may find paint on the floor when you are finished.

Professional painters recommend priming walls first even if they have been painted before, especially if you are covering a dark or bright color. You will get better coverage if you tint the primer first with some of the topcoat.

If you need a break during painting, simply wrap your brush or roller in plastic wrap or seal in a plastic bag. If your one weekend project has turned into two, don’t worry about cleaning up twice if you are using latex paint— wrap your brushes or rollers again and put them in the freezer. You’ll need to thaw them for an hour before they are ready to use again.

An easy way to keep track of the paint used from room to room, is to simply write the information on a piece of masking tape and put it on the back of the light switch cover.

If you have more paint than you will need for possible touch-up, consider donating the extras to Habitat ReStore.

Contact your local Solid Waste Management District if you have paint or solvents that need to be disposed of. These items are hazardous waste and should never be put down the drain or put in the trash.

business of selling furnishings, I don’t like to compromise quality. I’m sorry, but you just can’t beat the wearability of oil. When I asked Dale about oil vs. latex, he said even the oil based paints have had to change the last few years to meet the new standards. The quality is not as high as it once was. The standards will have to change again by October, but, being in the “rust belt” of America we will be one of the last states to go without the oil paints. Both the east and west coastal states have banned it, and, now Ohio—so it’s getting down to crunch time. I also wanted to get the opinion of a paint contractor (Jeffery Cooper), to see what his take on the low VOCs products were. For interior trim he likes to use the new water based Alkyd. He said it goes on like Benjamin Moores’ Satin Impervo, and spreads out nice and smooth. Jeff isn’t crazy about the newer interior wall paints because they don’t go on as smooth, this is the result of their fast drying time. “It’s a lot more work for the homeowner and professionals to make it look as nice. These paint products are new, and they haven’t perfected them yet,” he said. Do you have a basement shelf full of old latex paint (harmful chemicals), and you don’t know what to do with it all? Well, let me tell you—this is something that I was the most excited about! You can take your latex paint (that has not been frozen) to Snyder Paints in Goshen. A small, familyowned paint company called RepcoLite is taking the old paint, testing it, bringing it up to quality standards, and then tinting it in Pottery Barn colors. They give you $1/gallon credit

Lien Release: A document that voids the legal right of a contractor, subcontractor or supplier to place a lien against your property. A lien release assures you that the remodeler has paid subcontractors and suppliers in full for labor and materials. Mechanic’s Lien: A lien obtained by an unpaid subcontractor or supplier through the courts. When enforced, real property— such as your home—can be sold to pay the subcontractor or supplier. If a subcontractor or supplier signed a lien release, then this lien cannot be enforced. Plans and Specifications: Drawings for

Punch List: A list of work items to be completed or corrected by the contractor, typically near or at the end of a project.
