delaide is set to undergo an urban renaissance. The 30-year plan heralds a shift in thinking from urban growth to urban renewal. This is fabulous news, particularly from a design point of view. It means we can look at things from an entirely new perspective, and offer an even greater mix of housing options.

Inner city areas (like Bowden, for example) are ripe for renewal, and we are already seeing new medium-density projects popping up. The Fairmont Group is actively involved in this area, and we are now also including medium-density housing in all of our new community developments.

Medium density housing is single and double storey apartments, terraced housing, mews dwellings, even shop-top studios; all of which are in our new design portfolio. It’s really exciting that we can offer this amount of diversity in our new developments. So many people love the idea of living in a contemporary apartment, with all the security and mod-cons, but just haven’t been able to afford it – well, we’re changing that. The Fairmont Group has always been about making their homes accessible, and our medium density designs are no exception. Apartment style housing opens up a wonderful array of décor options. As a designer, the great thing about apartments

is they are a blank canvas – the exterior doesn’t influence the interior as much as it does with traditional homes. We are looking forward to creating a whole range of sleek, funky, colourful, warm, retro and ‘whatever works’ environments for people to be inspired by. That’s not to say the exterior doesn’t count – of course it does. We are very conscious of street appeal, and creating interesting perspectives within our developments. We are also conscious of the location (e.g. across from a park or reserve) and layout (use of courtyards or shared open spaces) when designing liveable medium-density homes.

More than ever, the kitchen is being seen as the social hub of the home. Open plan designs and alfresco living have transformed the way we interact and entertain. The kitchen is no longer just a place to prepare and cook food – it’s somewhere to have breakfast on the run, be the life of the party, have a coffee and a chat, and bring the family together. The modern kitchen is also a statement in design.

PLANNING After deciding what style of kitchen you’d like, it’s time to think about how you turn your ideas into reality – and that takes planning. STEP 1 – DECIDE ON A BUDGET

T

here are many design styles to choose from, all of which can be individualised to suit the décor, layout and personality of the home. Kitchens can be classified in the following general styles: Minimalistic – uncluttered clean lines, flat glossy door panels, push/pull cupboards (no handles), sleek stainless steel, polished cement floor or glossy tiles. Contemporary – all of the above, with an eclectic mix of timber, stainless steel and earthy tones. Retro – think black and white floor-tiles, chrome and leather bar stools, sprinkles of colour on cupboards with glossy black highlights, lime, bright orange, fire engine

red canisters and appliances (including the fridge). Vintage – this is New York apartment territory, incorporating a bit of glitz and glamour, with hanging crystal chandeliers, muted lighting, patterned metallic wallpaper, soft antique touches and plush fabrics. Traditional or Provincial – Australian country homestead, or maybe a villa south of France. Panel or grooved cupboard doors, turned timber finial and corbels, washed with paint, bevelled glass or leadlight doors overhead. As with everything, personal taste dictates the overall look, and little individual touches can make a big difference to the presentation of any style of kitchen.

STEP 2 – LOOK AT THE SPACE

The kitchen space influences its layout. Certain layouts are better suited, and more practical, to certain spaces depending on their size and orientation (in relation to the living and outdoor areas). For example: Single Long Bench This layout is mainly used in townhouses, where the space is narrow. All the appliances (including the fridge) are set along the same wall. Often used in conjunction with a movable bench, as bench-top space is limited.

If only there wasn’t such a thing as a budget, but, unfortunately, most of us are constrained by a limited amount of funds. Budgets will vary depending on the size of the house and how you intend to use the kitchen. For example, a large family of six (who share meals and entertain a lot) is a totally different scenario to a young professional couple (who eat out or have takeaway quite often). Whatever the scenario, it’s important not to over-capitalise on the kitchen – there are plenty of modern appliances, features and finishes that are amazing and wonderful, but cost plenty. It’s easy to be seduced by the ‘latest thing’, but thinking ahead and planning for the future is more important. So, once you decide on a budget, try very hard to stick to it – there will be compromises, but in the end, the odd compromise is a lot less stressful than financial strain.

Galley Like a ship’s galley, the layout suits spaces that are long and narrow. The kitchen is set along opposite walls with a single walkway. This is not a good option for adjacent laundry access. Fixed Island Bench This very popular and economical layout sits parallel to living areas, with the bench, itself, forming a natural division between kitchen and open space. The bench often doubles up as a place for casual dining. It requires additional kitchen windows to provide natural light. U-Shaped These are corner kitchens. They usually include a window over the sink for that light, airy feel. There is no problem of through-traffic with this layout, and there is greater flexibility with work zones, bench space and storage. L-Shaped These layouts are corner extensions of a single bench kitchen. If space permits, they can be used in conjunction with an island bench, and make for the ideal ‘triangle workspace’ kitchen. STEP 3 – THINK ABOUT WORK FLOW AND STORAGE

The classic ‘work triangle’ dictates that the appliances, sink, cupboards and fridge should be within a few steps of each other. Balancing work space for food preparation, cooking, baking, eating and cleaning up with storage requires some consideration. Work Flow Each kitchen is divided into three zones: appliances (oven and stove), food preparation area (bench-top and sink) and storage (cupboards and fridge). The most efficient way to navigate between these three zones is the ‘work triangle’ – the appliances and storage form the base, while the sink and bench-top are the midpoint. A well thought out work flow will save time and stress in the kitchen.

Having enough storage is an integral part of a successful working kitchen. Being able to ‘hide away’ items and de-clutter benches is from a practical and aesthetic point of view a big plus to any kitchen. The walk-in pantry or butler’s pantry, has become more popular in the modern kitchen. Depending on space, some pantrys incorporate microwave ovens and wet areas. They are used for storing toasters, kettles and other small appliances, as well as shelving for food, all within easy reach and sight.

STEP 4 – CHOOSING THE TREATMENTS

Appliances

This is the fun part of creating your kitchen; the part where your personality can really shine.

Appliances are becoming part of the overall design. From classic stainless steel double or wider ovens, to brightly coloured retro panels over fridges, smooth glass cooktops to built-in coffee machines, everything we put in our kitchen becomes a part of ‘the look’. Even stand-alone appliances – like kettles, toasters and mixers – are available in retro colours of red, yellow, blue and lime green.

There is an almost endless choice of colours, styles and textures available. Feature cupboards are becoming more popular – for example touches like aluminium door frames, with glass or acrylic inserts make an impression. Sleek, seamless cabinetry (no handles) is also being used to integrate microwaves, fridges and dishwashers. Bench-tops There is a wonderful range of laminates available today – high gloss and matte finishes, in a range of colours and textures, even those that replicate natural stone. Then of course there are more expensive options like Caesarstone – crushed composite stones in granite or marble, mixed with hardy acrylic to form a durable sleek bench-top. Even commercial stainless steel is an option – again, it’s about design and budget.

Splashbacks The high-end option to tiles is a seamless, smooth and glossy glass or stone splashback. It can be the one feature that captures the eye and carries the sleek design statement. A less expensive alternative is large glossy-format tiles, which can also produce quite a dramatic effect. RESEARCH

Whatever style of kitchen you’d like, it can be achieved through good planning and research – visit specialist kitchen designer showrooms, flick through magazines and make a wish-list from an informed point of view. A great place to start is one of Fairmont Homes Display Villages – there are some fabulous kitchens on display in a range of inspiring styles. Your design decisions may be as simple as saying “I’d like to have a kitchen like that”.

HOME TRENDS LIGHTING

The path to

enlightenment L

ighting is one of the most important and underrated design elements of a home. Lighting creates ambience, transforms décor, enhances colours, and can stand alone as a feature of any living area. Lighting is available in many forms from sculptural lamps and chandeliers to an amazing array of pendant and wallfitted lights. They are available in all kinds of materials, colours, and textures – anyone who has gone into a lighting retailer will know just how many choices there are. You can even combine lighting with ceiling fans. Like all décor decisions, personal taste comes to the fore, and lighting is a brilliant way to extend your personality, whether you’re practical, flamboyant or understated. The artistry of lighting and the dimension of light is something to be embraced: • B e eclectic – traditional or classic lighting can sit beautifully amongst modern décor. Don’t be afraid to experiment. • S tand alone – neutral spaces can become stunning focal points, with the addition of feature lamps or lighting. • S how off – lighting and works of art go hand in hand. You can make your favourite painting, sculpture or vase stand out with strategic lighting. • Make a statement – a classic chandelier or contemporary sculptured pendant look superb in an entranceway or formal dining room.

However, there are some practical considerations to keep in mind when deciding upon the right lighting:

• S ize of space – check the height of your ceilings, and make sure the size of light fittings is balanced with the size of the space.

• F urniture placement – consider where furniture (dining table, lounge, coffee table, TV etc) will be placed, so that power and ceiling points will be appropriately located. • Bulb wattage – too much light can produce a ‘blueing’ or ‘yellowing’ that will affect the colours of your décor, particularly at night. Wattage is also a consideration in the amount of power you use. • Types of light – LED down-lights are longlasting and consume small amounts of energy (2-10 watts), and radiate a warm, cosy light. HALOGEN bulbs produce a crisp, white light that is ideal for task related environments (kitchens, bathrooms, studies etc), but they do use more energy. FLUORESCENT lighting is very energy efficient and casts a wider beam of bright light, perfect for large working spaces like garages and outdoor areas. Of course, natural light also plays a huge part in the way a home looks and feels – modern homes are designed around maximising natural light, particularly in family and living areas. At night, the outdoors can become a beautiful back-drop to any room with the clever use of outdoor lighting (to highlight trees, flowers, water-features, sculptures etc). There is a lot to consider when lighting a home. It could be well worth employing the expertise of a professional lighting consultant to help you with the decision process. And it is more cost-effective before your home is built, than having to make changes after your décor is in place.

Today, modern bathrooms are functional, stylised, comfortable and beautiful. From a design point of view, every bit as considered as a kitchen, bedroom or living space.

athrooms are becoming part of the ‘wow factor’ of contemporary homes, and things like space, storage, safety, layout and lighting are all part of the planning process. Regardless of budget, careful planning will allow you plenty of choice and individuality – you don’t need to have expensive materials and accessories to create a fabulous bathroom.

The ideal bathroom should include: Bath – from classic, free-standing models to tile-wrapped spa-tubs, the bath is both stunning and enticing, and one of the most indulgent items in your home. Shower – a stand-alone shower has become the popular alternative to the combined shower/bath. Sleek, frameless screen-glass with a wide opening, coupled with patterned tiles or vertical strips of colour, makes for a seamless and stunning receptacle. Basin – semi-recessed in square, oval and elongated shapes are not only functional, but they look sleek, and can be stylised to the vanity unit.

Vanity – a new-vogue, wall-mounted vanity creates a sense of space for a light, airy bathroom. Open shelving allows for coordinated displays of coloured towels and accessories, while covered drawers create clean lines and provide storage for the clutter. Toilet – wall or a floor mounted design can sit snuggly into any well planned bathroom and can be separated by clever placement and/or a petition wall. Heating – heated towel rails are a warm accessory, and heat lamp/extraction fans are almost mandatory. For those with a bigger budget, you may consider the luxury of underfloor heating for your bathroom.

TRENDS The most popular bathroom floor-plan is the 3-way bathroom, where several people can simultaneously prepare for the day ahead. Currently, we are seeing resurgence in the ‘Resort’ look – the concept of balancing elemental water with elemental earth. The use of natural stone – like travertine, marble and granite – ceramic wall tiles and sculpture, colourful glass mosaics, large format floor tiles, and touches of timber and pebbles is as timeless and artistic as the Ancient Greeks themselves.

Classic black has also made a sophisticated return in modern bathroom schemes, particularly when teamed up with a crisp, white bath and basin, and accessories in brilliant chrome. Splashes of colour can then be added with towels and other décorative touches. The bathroom is also becoming a place where the outdoors and natural light are playing a more significant role. Skylights and glass bricks are excellent and stylish ways of brightening up a bathroom. People are also installing full-size windows to overlook a secluded garden or courtyard niche, or, if you’re lucky enough, a private view of the sea or countryside. For more compact bathrooms, lighter colours and mirrors enhance the space and create a feeling of light and freedom.

TILES Tiles are the most obvious and simplistic way to individualise a bathroom. They are available in a virtually limitless array of styles, colours, textures and sizes. They can be both thematic and a feature.

Glazed Ceramic – these tiles can be rectified or rounded and normally require no sealing or maintenance. The consistency is good, but the polished surface can be quite slippery when wet. Vetrified (Matte or Polished) – the colour permeates through the entire tile. They are strong, durable and rectified for a seamless effect. The polished tiles look like glass, and provide a less expensive alternative to a glass splash-back. Rectified Edge – these are square tiles, available in porcelain and marble. They require less grout lines and have a seamless look, however are more expensive to supply and fit. Stone – natural stone has inconsistencies in colour which is part of its natural charm. It is also porous, meaning it needs to be sealed and resealed. It is the most expensive tile to supply and fit. Like any design decisions, there are plenty of resources (magazines, catalogues, websites etc) to refer to and be inspired by, or visit a Fairmont Homes Display Village.

Rounded or Cushion-edged – these tiles usually have a ceramic coloured coating, with a darker biscuit backing. They are reasonably cost-effective for supply and fit.

our own pocket rocket The Fairmont Group is a proactive developer of Affordable Homes, designing and building the first Affordable Housing project in the state at Salisbury East. It is part of the company’s long-standing belief that every South Australian should have the opportunity of owning a home.

One of the latest affordable designs is ‘The Ivy’. Mark and Helen Harvey knew exactly what to expect when they asked Fairmont Homes to design and build their home. So, we basically have two eating areas – one inside and one outside. The granite bench-top in the kitchen continues under café windows to our alfresco area. There’s a built-in barbecue, oven, fridge and dishwasher, basically everything including the kitchen sink is part of the outdoor set up.” The Harvey’s have a home that ideally suits their lifestyle, one that embraces their social side and their love of alfresco dining. Five homes and seven kids later When David and Teresa Williams built their fifth home together at Seaford Meadows, it was the fourth time they’d used Fairmont Homes. After building their first three homes with Fairmonts, they’d decided to try another builder for the fourth. “We knew we’d made a mistake as soon as we walked through the door,” said Teresa, “The place just lacked any soul. It was a big part of why we ended up selling and building again. David had two older children and Teresa had three younger ones. Lisann and Chad Brennan had their first child Ceejay at the end of June. Around this time two years ago, they were in the middle of selling their first home in Hackham and looking to build their second at Seaford Meadows. “We’d been there for four years, were recently married – it was time for a change, and we’d already bought the land at Seaford Meadows,” Lisann explains.

10 easy steps to building The thought of building a new home is very exciting. It also makes a lot of sense because you are creating something which ideally suits your lifestyle. However, thinking about the design and décor is really just the tip of the iceberg. In fact, there are quite a few steps that need to be taken before building even begins. The first thing you need to work out is how much you have to spend on buying land and building a house. This probably means visiting your chosen financial institution to see how much you can borrow. understanding construction plans Looking over the plans to your home is very exciting – it’s the black and white evidence that your dream is about to become a reality. There are a number of plans that you will be asked to study, all giving different information about the way your home will look and function. It is important that you are able to understand the plans and make sure they represent exactly what you want.

Site Plan (and Drainage Plan) – The site plan is also an overhead view of a home, showing it in relation to its boundaries. There are no detailed room measurements. Instead, measurements are constrained to the block size and the overall dimensions of the home. It also shows services to the site (electricity, water, gas and phone), sewerage pipes, trees, retaining walls (if any) and distances from the home to the street, neighbours’ fence-lines, and easements (if any). Elevations – Elevations are the front, sides, and rear views of a home. All architectural detail – roof pitches etc – as well as windows,

doors, balconies, porticos and all exterior finishes (brick, render, stone), are shown. Section – A section is a cut-through of a home. It shows internal or external elements, and where they sit in relation to each other and the height of the house. Basically, it’s an internal or external elevation depicting things like cabinets, robes, doors, and stairs. It also describes the finishes where applicable. If you don’t understand something about a plan, then please seek clarification. There are no silly questions when it comes to building your home. Fairmont Homes consultants are more than happy to discuss or explain any aspect of the planning and building process with you. Are you under-valuing the potential of your home? As you read this article, the thought of selling your home (and realising your biggest asset) may have already crossed your mind. Have you fully considered its potential value? To do this, you need to stop thinking ‘home’, and start thinking ‘property’. It opens up the option of subdivision and development. The process is not as scary as it may seem and there are substantial financial benefits. There are no hard and fast rules; Councils have various development policies and regulations. We offer a free, consultative service that establishes whether or not your property can be subdivided. If so, we conduct a thorough investigation into the total cost of the subdivision. Again, this is a free service.”

The next step is to obtain approval for a subdivision. In a vast majority of cases, gaining approval automatically increases the value of the property, even if you don’t actually complete the subdivision. As a guideline, an average property (valued at say $450K) could increase in value by $40K.

“Gaining subdivision approval is somewhat of an involved process,” says Michael. “Dealing with Council, SA Water and other regulatory organisations can be complicated and time consuming – that’s why we provide a start-to-finish subdivision approval service. For around $2000, including government fees, we can seek approval by formally submitting a land division application. We endeavour to take care of everything from the initial lodgement at the Development Assessment Commission to the final approval of the new title at the Lands Title Office.

The process usually takes 4-6 months and subdivision approvals last for three years, allowing you time to consider your options.” Once your property is approved for subdivision, then it’s time to think about development and fully realise your property’s potential. Financial institutions will also re-value your property, giving you more equity in your home and enabling you to borrow more money for the development. “From a development point of view, we have a strong relationship with the Fairmont Group,” says Michael. “They have a wonderful range of designs at an affordable price and the quality is definitely there.” If you’ve been thinking about selling or investing, then subdividing could be the cost-effective option you haven’t considered. “We handle hundreds of land division applications each year,” says Michael, “Some of our clients are builders and developers but in recent years, an increasing number of mums and dads have taken advantage of our services and their best asset – their land. It’s about being up front and honest – providing clients with accurate information from which they can plan and budget their subdivision with confidence. In fact, I like to think that we go beyond what is required to ensure a smooth, worry-free process.”

There are two main reasons why people choose to subdivide - as an investment, or to free up the money they have in their home. In case one, people have purchased some land or a house (which they will demolish) for the specific purpose of building a number of townhouses, units or apartments in which they hope to make a profit by selling or renting. In case two, people are prepared to demolish the home they live in, subdivide their property (usually in half) and build two, new, smaller dwellings. They will live in one and sell the other, with the expectation that the money they receive for the second home will pay for theirs, and possibly even free up a large sum of money. Typically, this is the domain of empty-nesters who are looking to downsize, but don’t want to move away from their location.

How to turn a Suzuki

“Close proximity to the city is highly desirable and is a big factor in the sale-ability of a property. It has never taken me more than 4 weeks to sell any of my properties. Fairmont Homes built my first investment property and I have used them for every build since.”

After school I continued studying at University while working at a bank. During this time my father gave me the best piece of advice of my life, although at the time it didn’t seem that way – he suggested I sell my beloved Vitara and buy a house. It put me in quite a dilema but I knew my father was right. So at the age of nineteen, I bought a house. The house was on a corner block – a developer’s dream – so it was relatively straight-forward to subdivide into two blocks. I sold the original house and built a new house on the other block using the equity I had gained from the sale to borrow more money. Then I sold the new house and found I had made quite a substantial profit out of the buying/subdividing/building process. Again, credit must go to my father for his guidance. That set me on the path to becoming a property developer and began my professional relationship with Fairmont Homes. My formula has remained pretty much the same for each subsequent development. While corner blocks don’t always come up, I do have some rules that I stick to – the main one being that I buy within a 6km

radius of the CBD. There are some fantastic bargains to be had in areas like Richmond, Kurralta Park and Edwardstown – property in Adelaide, from an international perspective, is very affordable. Close proximity to the city is highly desirable and is a big factor in the saleability of a property. It has never taken me more than 4 weeks to sell any of my properties. My selling success rate is not just down to location, it’s also about the quality of renovation and new builds. I currently average two developments (4 houses – 2 renovations, 2 new builds) each year. Fairmont Homes built my first investment property and I have used them for every build since. There are many reasons for this – they have very good designs, they are extremely efficient, finish projects on time without sacrificing quality and provide a fantastic service. There’s more to designing a modern home than just layout and appearance. Design is also about reducing energy costs and for many people, it’s about being environmentally friendly. That means using sustainable materials to help minimise the carbon footprint. In fact, more and more people are taking a personal stand to help the environment wherever possible. One of the most sustainable, eco-friendly ways to build is with timber. Unlike steel-frame homes, timber is a natural, renewable product that is free of toxins. Across the nation, trees are being planted at a greater rate than they’re being harvested, resulting in a net absorption of greenhouse gases. In 2005, Australian native forests absorbed an estimated 56.5 million tonnes of carbon dioxide, reducing greenhouse omissions by some 10%.* This is in direct contrast to the production of steel, where iron ore is mined and smelted, contributing significantly to greenhouse omissions. Rear lane access homes The Fairmont Group is building a greater mix of residential housing than ever before. Part of that mix is rear-access allotments. Typically, these allotments face a reserve or open space and tend to be narrower. As the name suggests, car access to the home is via a laneway at the rear of the property. Depending on your lifestyle, this option has many advantages.

To start with, you’ll have a home opposite a park or reserve; it provides a nice outlook and makes a fabulous play area for children, or a place to socialise with neighbours and friends. From an aesthetic point of view, the façade of your home is not encumbered by a garage or driveway (since there is no front access for a car).

Planning Manager of the Fairmont Group, Rob Ventura, is a big fan of rear access blocks. “I personally think they provide more options,” says Rob. “You could secure a boat in your back yard, or you could build a carport that doubles

as an undercover entertainment area, or you could create a beautiful alfresco environment. All the while, the front of your home remains uncluttered and picture perfect.” Floor plans and design choices for rear access blocks are also slightly different from the norm. They allow for some creative thinking and individual expression. “We have some fantastic designs,” says Rob. “Our Affordable collection is particularly suited to rear-access blocks, especially the contemporary double-storey homes. that save you money All Fairmont Homes have a 6-star energy rating. It sounds good, but what does it mean exactly? Well, it’s the way a home is designed and built to minimise energy use. To achieve a 6-star rating, a lot of consideration has to be put into its construction. Things like site orientation, layout and zoning, insulation, windows and shading, ventilation, and draught proofing.

“The site orientation is the starting point with any design,” says Rob Ventura, Fairmont Homes Planning Manager. “Ideally, you’re looking for a north/south orientation, to maximise the northern solar exposure.” In this case, living areas should face north, and have full length windows to capture the low winter sun. At the same time, north facing rooms need shading for the summer. Both these outcomes can be achieved with clever design. By allowing in natural light, artificial lighting doesn’t need to be used as much, keeping energy costs down. Insulation is another important factor in keeping energy costs down. It can keep a house up to 10C cooler in summer and up to 5C warmer in winter. “Basically, what we’re doing with our 6-star rated homes is keeping heating and cooling costs to a minimum,” says Rob. “Our aim is to build homes that naturally maintain a temperature of 18C – 25C, so the air-conditioner is only needed in very cold or very hot weather.”

There are lots of calculations that go into working out window space; how much is needed and where it should be positioned. Basically, window space should be less than 25% of the total floor area, with an ideal positioning of 60% north, 30% south and 10% east/west. This is based on a north/south orientated home, and would be modified for east/west orientation. “There’s also the various glazing values to consider,” explains Rob. “These values determine the amount of thermal energy that flows in and out of a home.” Controlled ventilation (and orientating a home within 45 degrees of the prevailing summer breeze) is important for keeping a home cool in summer. Draught-proofing doors and windows prevents up to 25% of heat loss during winter. “Every Fairmont Home is designed for maximum energy efficiency,” states Rob. “And each home has its little quirks that have to be taken into account, but that’s part of the expertise we have on offer at Fairmonts.”

Playing a small part at Playford Each year the Fairmont Group supports a wide range of community events and organisations, particularly ones which involve families. It’s about giving back to the community, which is something The Fairmont Group has always been – and always will be – committed to. One of these community events was the ‘Australia Day Celebrations’ held at Fremont Park in Elizabeth. Organised by the City of Playford, this family event promoted healthy lifestyles and well-being, and was a fun way to celebrate our national day. The day began at 8am with the Australian Flag Raising Ceremony and the National Anthem. Shortly after the ceremony, six Playford residents received their Australia Day Citizen Award for outstanding service to the community. There was plenty of food and free activities for the whole family, including mini-golf, pony rides, rock climbing wall, jumping castle, face painting and much more. The 2000+ crowd were entertained by The Funkees, The Amazing Drumming Monkeys, The Healthy Habits Show, Northern Light Theatre Company and The Silverbeat Choir. The morning finished with a cavalcade of classic, veteran and vintage cars. The Mayor then presided over the Citizen Ceremony at the Civic Centre where 101 people became Australian citizens, double last year’s number.

Nineteen years ago, Trevor Holman left his farm on the Eyre Peninsula to study in Adelaide. “Well, that was the idea,” says Trevor, “but I ended up working for my brother who was a supervisor at Fairmonts.” Trevor – an artisan at heart – was introduced to tiling and found it very rewarding. “It’s a finishing trade,” explains Trevor, “people get to admire your handiwork and I get a real sense of satisfaction from tiling a room or a house.” Over the years, Trevor has perfected his art and now employs two apprentices, working in the southern area of Adelaide. “It takes us around 3-4 days to tile the average home,” says Trevor. “I enjoy subcontracting to Fairmont Homes because they are such a well organised company. There’s a real sense of security.” Trevor and his wife Helen are now empty-nesters and have ten grandchildren. “Yes, the kids haven’t wasted any time and they keep Helen pretty busy,” smiles Trevor. When free from grand-parenting duties, Trevor has a keen interest in sports, particularly Aussie Rules – he and Helen often go and watch The Crows play. “I played football and tennis while I was living on Eyre Peninsula, but retired when I moved to Adelaide. I still travel back to Wudinna regularly to oversee the running of our farm, which I continue to have a huge interest in.”

Craig Dunkin joined his dad, Peter, as an apprentice bricky in 1992, two days after leaving school. “So much for a school holiday,” jokes Craig. “But it’s done me well over the last twenty years – I like working outdoors in the fresh air.” Craig also used to get plenty of fresh air being an assistant referee in the A-League. Seven years ago, he married Jasmin and has two beautiful daughters, Taya and Maddie. “The refereeing stopped pretty much the same time as the family started, but being a bricky and a dad suit me just fine. And thinking about it, I still have to referee a few arguments with the girls.” Three years ago Peter semi-retired from the business, leaving Craig to carry on the family name. Like his dad, Craig has a strong work ethic and believes in doing his best. “I treat each home as if I was building it for my family. I never sacrifice quality for speed – it’s about having pride in your work.”

Craig works mainly in the southern suburbs of Adelaide and is happy contracting to the Fairmont Group. “It’s secure, regular and everything is straight down the line. They are a very professional company and it’s good to be appreciated. I hope to keep working with them for a few more years yet.”

Mark Catterall has something most painters don’t have – a daughter working in the business. Zoe began working with Mark six years ago just to give her some part-time work after leaving school. “She surprised me,” says Mark. “I didn’t expect her to stick it out, but she’s actually really good at it, particularly enamelling.” Mark has been working for the Fairmont Group since 1997, mainly involved in developments in the south. Now Catterall & Ellis are a team of six painters, including Zoe. “It’s pretty good working with dad,” says Zoe. “I think it’s brought us closer together, seeing him as person rather than just a dad.” When not painting, The Catterall family – which includes Mark’s wife, Vicky, and their two younger sons, Brad and Ethan – enjoy taking their boat up the river for a bit of water-skiing. “We usually hire a place and go skiing or knee-boarding for a weekend or so,” Mark explains, then smiles: “Vicky often drives the boat, so we’re putting our lives at risk there.” Mark also plays the odd round of golf, while Zoe has just painted a feature wall in her bedroom. “Yeah, it’s the same colour as her hair – purple.” Mark laughs. “But’s it great that Zoe is doing something that she likes and I’ve got to say that working for Fairmonts is really good – the work is regular and they pay on time every time. You can’t ask for much more than that.” MARK AND ZOE CATTERALL

Carol and Steve Russell spend a lot of time dusting, vacuuming and polishing at Fairmont Homes Display Villages. They also clean most of our windows. In fact, their cleaning business is a big part of why our designs present so well. “Steve and I have been working together since 2008, after he retired from the Fire Service,” explains Carol, “And we’re really inspired to do a good job because the homes are decorated so well.” Carol’s 25-year association with the Fairmont Group actually goes back to 1983 when she worked at head office for 10 years. “That was before our daughter, Jess, came along and the job of ‘mum’ took over.” A few years later, Carol began her own cleaning business.

When Carol and Steve aren’t travelling across Adelaide sprucing up the Display Villages, they like travelling to various holiday destinations. “But most of the time we just enjoy doing simple things like going for walks and entertaining at home. Working for Fairmonts gives us a fair bit of flexibility, so we are able to make the best of our free time, and it means Steve can work on his golf handicap.”

What do we mean by ‘creating better communities’? The last five years have been an exciting and challenging time for the Fairmont Group. We have gone through a period of re-evaluation and adjustment – all to the good of the company and our clients. The environment has played a far more significant part in the way we think, plan and build. All our developments utilise the latest solar orientation principles and water management strategies, all our designs are built to 6-star (at least) energy rating, our head-office at North Terrace is carbon neutral, and two of our upcoming communities are 100% carbon managed. However, the environment is also about the street in which we live and the community in which we interact – they are just as important as the house in which we reside. With that thought in mind, we developed a vision of creating diverse and vibrant places that are safe and inclusive to people in all stages of life – places with parks and reserves, places with walking and cycling trails, places with their own child-care centre (even their own school) and shopping precinct, places people feel welcome, and can see a bright future. It inspired us to look at the bigger picture when planning large developments – a move from just selling home and land packages to a more holistic view of building better communities. So how do we go about building better communities? Well, there is no set plan, because each new development has its own personality and requirements. However, where the Council planning rules allow we incorporate what we call an ‘activity centre’ into each new development. This is both the commercial and civic hub of the community, where we plan for a shopping centre, specialty shops, a medical centre, offices for other professions and businesses and a community centre with child-care facilities. Each development also includes lots of open space (reserves, parks, sports-grounds, buffer zones etc.) from which no home is more than 200m away.

The Settlement in Golden Grove The activity centre, nestled against Slate Creek, has gained planning approval for a supermarket, specialist shops and a child-care facility. As part of The Settlement development, we have partnered with the City of Tea Tree Gully to upgrade the club facilities at both the adjoining Harper’s Field and Tilley Reserve on Hancock Road. South at Seaford Meadows The activity centre at South, which is under construction, includes a Woolworths, specialty shops, child-care centre and six ‘shop-top’ residential flats. Here, the activity centre is a main street design, with an active street frontage (opposite South Pacific Park). We also partnered with Southern Junction Community Services in delivering the Seaford Meadows Community House on Grand Boulevard, where the SJCS now provide a wide range of services to over 1100 people a week. The Fairmont Group also built The GP Axis Medical Centre at the corner of Seaford Road and Grand Boulevard. The centre has 10 doctors, a pharmacy, a Clinpath Laboratories collection centre and an in-house minor surgery facility. Vista at Seaford Heights Vista will also have a main street activity centre which will incorporate a supermarket, specialty shops, medical centre, fitness centre, offices, land sales centre, deli, community centre/village hall, and a child-care facility. A village square will be the focal point of the centre where people can sit and enjoy the surroundings (as well as shop and use the various facilities and services).


a time of renewal

Last year, the State Government announced the creation of a new department to oversee the future planning and development of Adelaide. It is called Renewal SA, and brings together the Land Management Corporation and parts of Defence SA and Housing SA. The idea is to present a fully integrated approach to urban development and deliver outstanding results. This is great news for Adelaide, and good news for the Fairmont Group, as it matches well with our forward-looking approach to development. Renewal SA will be responsible for implementing parts of Adelaide’s 30-year Plan – the blue-print for Adelaide’s development until 2040. Much of that plan is centred on urban renewal (hence the name of the authority). Urban renewal is about revitalising older areas that, for one reason or another, have become disused, redundant or under-utilised. There are many advantages to urban renewal. For example, the infrastructure is often already in place – things like transport, schools, hospitals, shopping centres, etc. – and the locations are usually closer to the CBD. One such location earmarked for renewal is Bowden (just across Port Road from the Entertainment Centre). Projects like Bowden are very exciting because they represent a revitalisation of an old community – a blending of heritage with the contemporary.
