colour The grand colour-scheme of things. Colour is an expression of who we are; our personality, our mood, and the way we choose to interact with the world. It plays a part in the clothes we wear, the car we drive, and even in the food we eat. It’s no wonder, then, that it’s such an important part of creating a home. by Deb Piro

I

n any home, lighting is the biggest consideration when choosing a colour scheme. Depending on orientation and design, the amount of natural light will vary from home to home. It’s amazing how different the same colour can look in different light. That’s why it’s important to see colour choices in-situ. That way, you get a true indication of how the colour scheme works. Rather than following colour trends (that change every few years), my best advice is to use colours that you like – ones that make you happy, and you feel will work with the style of your home. After all, you’re going to be living with it for quite some time. However, there are some general colour schemes I

would like to share with you. These schemes have stood the test of time, and seem to create positive, relaxed environments. Natural Scheme - This colour scheme is defined as monochromatic (or minimalistic) because of its tonal values of the same colour. For example, white to cream to grey and charcoal. Muted tones have an impact of space and light, and create an impression of airiness. Often, walls and ceilings are painted the same (or similar) neutral tone, and things like cushions or throw-overs become the splash of bright colour, and the focal-point for expression. The natural scheme creates a sense of harmony and serenity in all homes, but particularly enhances those that face east/west.

Dramatic Scheme - This colour scheme is often layered with the deep, warm hues that we call ‘Earthy’. Intense colours like ochre yellow and flame orange, deep red and purple are part of the dramatic spectrum of this scheme. However, these colours can be confining, so they are best used in large, open-plan areas with high ceilings. This scheme is very much part of the current trend, where furniture (and colour) define zones within the open space. It works best in north/south facing homes where there is more natural light, or, conversely, in shady hills areas. Marine Scheme - This colour scheme incorporates the crisp and bright with the cool and serene. Greens, blues and whites

create a similar feel to the Natural Scheme, but with a happier, more artistic feel. This is ideal for any home near the coast, but it is just as suitable and relevant for anyone trying to create a relaxed, holiday feel wherever they may live. By incorporating an outdoors of lush greenery and limed timbers, you can create your own tropical oasis using this blissful colour scheme. These, of course, are just suggestions, and, in the end, the decision comes down to you. wning a home has always been the great Aussie dream, and, hopefully, it always will be. But, gradually, we seem to be losing sight of what the dream is all about – our aspirations tend towards the material, and we are seduced by the way things look rather than the way they feel. A home is about creating a space where you can feel at ease with family and friends, a place of love and laughter. There are, however, ways to enjoy the best of both worlds – a great house and a great lifestyle. But you need to do your sums, and know what you can afford. It’s about keeping the Aussie dream real. Here are some points you may find helpful: Preferred Style - Visit display homes to get an idea of the style of home you like, ones that suit your current lifestyle. It’s much better to see homes in their finished state, because you get a good idea of how they feel and work – ambience can’t be re-produced in a brochure. If you’re not sure of the type of floor-plan you want, open-plan designs offer more flexibility and provide more options to create a home that’s right for you. Think Ahead - It’s better to think ahead when building, rather than having to renovate later. There are many options that can be included at the time of building, saving money and disruption in the future. Things like an alfresco area under the main roof-line, a second bathroom, solar hot water service, extra bedroom, or a big enough casual/living area.

Prioritise - The most important priority when building is the primary structure of the house. By that I mean the number (and size) of bedrooms and bathrooms, living space, outdoor space and garaging, etc. You also need to take into account the number and ages of the people who are (or will be) living in the home – Are the rooms big enough for your furniture? Is technology an important consideration? Are you planning to have a family? Is there enough storage? Secondary to all this is the fixtures and finishes – the lighting, flooring, bench tops, tap-ware and built-ins can all be decided upon before building commences. This can be a lot of fun because it’s where the building becomes your home. Just remember to stay within budget – the small ‘extras’ and ‘upgrades’ add up quickly. A home needs to have a practical, usable floorplan with the right amount of bedrooms and storage and the correct orientation for good heating and cooling.

ut a home also needs to be fun; a place of laughter, birthday parties, romantic dinners, barbecues, and festive celebrations. After all, it’s the good times we remember, and that’s what really makes a home special to those who live in it. Fortunately, all Fairmont Homes have been designed with good times in mind. They are the ideal venue for intimate dinner parties and full-on celebrations. Living areas are open-plan, and are usually divided into meals and family areas. People sometimes use colour and decor to help define the two areas, but often it only takes the clever use of furniture to create a division. Lighting also

plays a part in segregating or unifying the living space. Simply by rearranging the furniture, two areas can become one larger room. And, by incorporating the alfresco area into the indoor space, you’ll have created a venue worthy of any large gathering. The kitchen is also an integral part of modern entertaining, and can be used as social point for pre-dinner drinks or a chat with the master-chef. Outdoor kitchens or built-in barbecue/ovens are also becoming very popular, with alfresco areas being seen more as an extension of the home.

A

lfresco is Italian for ‘fresh air’, but it has become such an ingrained part of our Australian lifestyle that its roots have almost been forgotten. These days, you’d be hard pressed to find a new home that doesn’t have an indoor/outdoor living area. The reason for this is simple: we have the climate that makes being outside very enjoyable (for most of the year, at least). The trend is to have a seamless connection from inside to the outdoors, creating a flow-through effect, and giving the impression of more indoor space. Some people prefer a solid extension from the main roof, while others choose a roof that can be opened and closed. The choice depends on your lifestyle, and how much light and air-flow you wish to have. To create an even more inviting situation, add a ceiling fan for those balmy summer evenings, and a gas heater for the cooler times. Some people also like to have clear, roll-down blinds for when it’s raining or windy. This is a particularly good idea for those with young children, as the alfresco area can double as a safe, outdoor playroom all year round. Another enhancing feature is timber decking. It looks great, and can add another dimension to the overall look of your home. If you have a sloping block, it’s almost an essential feature-not only does it provide a level outdoor extension, it creates an extra storage space underneath, where water tanks can be installed if the gradient is steep enough.

Then again, some people like to go the whole hog, and make the alfresco area the social centre of their home. Outdoor pizza ovens and built-in barbecues are very popular. These are features in themselves, and often incorporate bench space, glass or tiled splash-backs, and a bar area. Some people even go to the extent of installing a fully-kitted-out kitchen with range-hood or canopy. The aim is to have everything at your fingertips, so that preparing a meal is an integral part of any social occasion, whether it’s a family meal or a party with friends. Every alfresco area needs furniture. It has to look good, but it also needs to be weather-proof, UV-resistant, and easy to clean. There are plenty of reasonably priced options available today: timber or iron framed tables with glass tops look fabulous (with matching chairs), and there are some stylish looking aluminium settings available too. All these can be decorated with ecofriendly, cushioned fabrics. The other important consideration, from an aesthetic point of view, is the way your al fresco area appears from inside your home. To create that seamless flow-through effect, you really need to have sliding or bi-fold cafe-style doors that embrace the entire alfresco area, whether open or closed. Ideally, what you’re trying to achieve is a frameless view; it allows more light into the home, and creates a wonderful outlook. If you do have wall space, it can be incorporated into the outdoor vista by making it a feature wall, and accessorising it with large, earthenware pots or artwork. The key, with any home feature, is that it works for you, both practically and aesthetically. Enjoyment is the most important outcome of any design.

Design Trends - As the cost of living goes up, and people work more hours, homes are no longer just a place to eat and sleep - they are havens that people want to enjoy to the fullest, as a reward for all the hard work they’ve done to achieve it. Gaining in popularity is the 60’s style home, with angled skillion rooflines that are cantilevered and/or flat termed. Green Trends - Being (and being seen as) ‘green’ is a continuing trend amongst home buyers. It is also a strong marketing vehicle for manufacturers and retailers. People are

now turning to the beauty of nature and sustainable living. We are using plants to decorate courtyard areas, and creating green nooks that are easy to maintain and don’t require much water. Today, there are more choices than ever before, the colours and textures are virtually limitless. Stick to the basic design formula of ‘less is best’. It’s less about formality, and more about comfort and function – you can’t go wrong if you surround yourself with things you love, and feel at home in.

W

hen it comes to interior design, the over-riding consideration in most people’s minds is not cost, but rather the longevity of what they are choosing – will they still like it in a couple of years time? Home decor often follows clothes fashion, and so tastes are constantly changing. For example, grey is currently the new black. There are no certainties in design, which is why some people agonise over decisions, but there are general trends which can help create the look you want now and into the future. Colours - Nature is playing a big part in the way we think, and how we like to express ourselves. Botanical greens, earthen browns and mineral inspired greys, charcoals and other ‘neutral’ colours are being mixed with vibrant ‘Global’ colours, like rusted reds,

purples, oranges, yellows and lime greens. They are on the opposite ends of the colour wheel, and complement each other beautifully. Textures - Timber, metal, stone, glass and fabric are the key textures found in most homes. Again, the trend is toward the natural, environmental look. Flooring is a choice between large-format porcelain tiles, timber or bamboo, or woollen carpet – all reflect nature in its simplest form. Glossy cabinets using two-pac paint or laminates combine beautifully with composite stone bench-tops and/or glass splash-backs. Frosted glass and stainless steel is another popular combination. In all these choices, practicality is a huge consideration, because our leisure time is too important to be taken up by maintaining appearances. What’s old is new - The days of white minimalism are fading, and boldly being replaced by nostalgia. We are seeing more vintage and antique pieces complementing brightly patterned wallpaper and textured

fabrics – in fact, anything glamorous, bold and exciting is hot at the moment. Wall hangings, antique picture frames, oversized mirrors with a Moroccan flavour have also become very popular. We are now seeing an individualistic approach to decor, inspired by history, culture, and past trends. Wallpaper - There is a huge resurgence in wallpaper, and the variety is wonderful highly patterned and textured flock, brushed metallic and foil, floral and paisley, bold scrolls and oriental brocades in exaggerated, oversized motifs. They sound overwhelming, but used sparingly as a feature wall, or coordinated with lampshades and fabrics, you can create something stunning. The technology today is amazing - wall-mounted, large flat screen TVs (with the option of 3D), High Definition pictures, surround sound systems and an amazing amount of DVD’s, games and internet options. It’s becoming an important part of the family culture. The first consideration when planning a Home Theatre is its location. Ideally, it should be at the opposite end to the bedrooms. That way, people who wish to go to sleep won’t be disturbed by the latest action blockbuster. Then, of course, you’ll need to choose the decor for your Home Theatre.

Like most real theatres, the trend is towards the plush and comfortable – thick carpet, large comfortable chairs and heavy drapes look the part, and enhance the acoustics of the room. Insulating the internal walls can also help the acoustics as well as reducing noise to the adjoining rooms. Minimalistic built-in cupboards look sleek, and are the perfect place to hide all the hardware (DVD player, computer game console, stereo system etc) DVDs and games. It also helps conceal all the cabling. If you’d like to go the extra yard, install a wall mounted TV and surround-sound speakers. All the cabling can be hidden in the wall cavity, giving the room a very luxurious feel. And, while we’re on the luxury band wagon, you can also opt for a remote that controls the audio-visual, sets the

mood-lighting, and opens or closes the drapes. Of course, this kind of advanced system needs the expertise of a qualified specialist. If the home you are looking at is not big enough for a Home Theatre, there is an affordable option that can be incorporated easily into any Fairmont Home. Simply by moving a section of an exterior wall towards the eave, you create an internal niche. This provides the perfect spot for your TV and cabinet. It looks neat and stylish, and allows more space for a lounge and coffee table. You may even like to make a feature of the niche by wallpapering or painting it in a bold, solid colour. here’s no doubt that buying a home is a huge financial commitment, and, for many people, that commitment has become a lot harder. Prices for homes have sky-rocketed over the last ten years, forcing many people out of the buyers’ market. It is something that the Fairmont Group decided to address. Managing Director, David Pickard, was determined to create a range of homes that were financially accessible. “Since its inception, over forty-five years ago, Fairmont Homes has been about building homes for all South Australians,” says David. “And that hasn’t changed. Everyone deserves their chance to own a good quality home.” So, the Fairmont team of planners, designers and project managers put their heads together, and came up with a contemporary series of energy-efficient homes called the Affordable Collection. In partnership with the Salisbury Council and Homestart, the Affordable Collection formed a part of a new land-release at Salisbury East. It was the first higher-density development of its kind in South Australia, and set the benchmark for further projects.

“We are very proud of the Affordable Collection,” remarks David. “Nothing has been compromised – the quality of construction, the finishes, fixtures and fittings, the way the designs work – everything has been built to our own high standards. The only concession is that these homes are designed for smaller blocks.” That concession, for many people, is actually an advantage. It means less maintenance and less water usage. The Affordable Collection has been designed to incorporate the outdoors into the overall plan of the home. Carly Paradis and Andrew Fishlock were originally looking to renovate and extend their Dover Gardens home, but eventually decided to demolish and rebuild. “We had a few designs drawn up for the renovation,” says Carly, “but it turned out we could get a brand new home for about the same price.” So the young couple began searching the length and breadth of Adelaide looking through display homes, trying to find their perfect design. “We were very definite about the kind of floor plan we were after; we didn’t want to go down the modification track with anything we bought.” remarks Carly. “I reckon we looked through every display home in Adelaide.” After months of searching, Andrew came home one Sunday afternoon with the exciting news that he thought he’d found their perfect home. And sure enough, he had. The Avignon (Alfresco) was exactly what Carly and Andrew had been looking for. “It was so amazing walking into the display home,” recalls Carly. “It was everything we imagined our home would be.” The deal-sealer for Carly and Andrew was the large master bedroom (to hold their antique sleigh bed) and the ensuite (with separate toilet). “I can’t tell you how happy I was to see that en suite,” smiles Carly. “Two separate wash basins with their own storage area, a separate toilet, and a huge shower – it was bliss, no more having to share bathroom space!” Now that Carly and Andrew are living in their own Avignon, the home is living up to their high expectations. It is perfectly designed for the east/west orientation of their block, allowing maximum light through the north-facing living area. “It really is a fabulous area for entertaining,” remarks Carly. “The kitchen, dining and living areas are open and light, and the outlook to the alfresco garden is delightful. It couldn’t have worked out better if we’d designed it ourselves.” The choice of The Avignon is a long term one. The couple hope to have children one day, so they wanted four bedrooms and a place to escape to. “We did a lot of research before choosing The Avignon,” says Carly. “The way this home is zoned really appeals to us. Our bedroom and the home theatre are separated from the other three bedrooms and bathroom by the kitchen and living area. It works for us now, and it will work if we have children. Lorraine and David Mitchell built their first home with Fairmonts in 1993. They were moving from Whyalla to Adelaide for work purposes, and looking to build a family home in the southern suburbs. “With four kids at home in Whyalla things we’re getting a little cramped,” smiles Lorraine. “So we needed to find something that could handle the Mitchell tribe. The Fairmont designs suited us best, and they were very well priced.” The Mitchells purchased a house & land package from Fairmont Homes in May 1993, and they moved in on Christmas Eve that year. They spent eleven fabulous years in their Woodcroft home before deciding to move again in 2004. “By this time, we had seven children,” laughs Lorraine. “The last two were twins, which was a bit of a surprise.” They purchased a large block of land in Flagstaff Hill, and again chose a Fairmont Homes design – The Tusmore. Fairmonts were able to modify the design to incorporate six bedrooms and a study. “Because the block is over 800m2, we were able to extend the design sideways,” explains Lorraine. “So where the double garage normally is, we had two bedrooms, and then put the garage next to the bedrooms.” Over the last five years, the two eldest children have moved out, leaving only seven Mitchells at home, but everyone is quite happy where they are for the time being. “It’s nice to have a bit more space,” says Lorraine. “But, still, there are not too many dull moments in the Mitchell household.” When the time eventually comes to downsize, Lorraine and David will definitely look at building with Fairmont Homes. “They have always had lots of time for us,” remarks Lorraine. “Even when we were looking for land, they helped us out. Kimberley and Kym Tattersall are very happy first home buyers. Kimberley also likes the way the second of the three bedrooms has its own hallway, providing another private space, away from the living areas. “But my favourite part of the home is the area out the back. understanding construction plans Looking over the plans to your home is very exciting – it’s the black and white evidence that your dream is about to become a reality. There are a number of plans that you will be asked to study, all giving different information about the way your home will look and function. It is important that you are able to understand the plans, and make sure they represent exactly what you want. Floor Plan - Probably the most recognisable of all plans, it shows the overhead view of a home, with dimensions (usually in metres or millimetres) of every room and space. It also shows placement of sinks, cabinets, wall heaters, air-conditioning, stairs (in two-storey homes), and windows. Window dimensions are shown as Height X Width. Site Plan (and Drainage Plan) - The site plan is also an overhead view of a home, but shows it in relation to its boundaries. There are no detailed room measurements. Instead, measurements are constained to the block size and the overall dimensions of the home. It also shows services to the site (electricity, water, gas, and phone), sewerage

pipes, trees, retaining walls (if any), and distances from the home to the street, neighbours’ fence-lines, and easements (if any). Elevations - Elevations are the front, sides, and rear views of a home. All architectural detail – roof pitches, architraves, etc – as well as windows, doors, balconies, porticos and all exterior finishes (brick, render, stone), are shown. Section - A section is a cut-through of a home. It shows internal elements, and where they sit in relation to each other and the height of the house. Basically, it’s an internal elevation depicting things like cabinets, robes, doors, and stairs. It also describes the finishes where applicable. If you don’t understand something about a plan, then please seek clarification. There are no silly questions when it comes to building your home. The Fairmont Group is building a greater mix of residential housing than ever before. Part of that mix is rear-access allotments. Typically, these allotments face a reserve or open space, and tend to be narrower, courtyard sub-divisions. As the name suggests, car access to the home is via a laneway at the rear of the property. Depending on your lifestyle, this option has many advantages. To start with, you’ll have a home opposite a park or reserve; it provides a nice outlook and makes a fabulous play area for children, or a place to socialise with neighbours and friends. From an aesthetic point of view, the facade of your home is not encumbered by a garage or driveway (since there is no front access for a car). Planning Manager of the Fairmont Group, Rob Ventura, is a big fan of rear access blocks. “I personally think they provide more options,” says Rob. “You could secure a boat in your back yard, or you could build a carport that doubles as an undercover entertainment area, or you could create a beautiful alfresco environment. All the while, the front of your home remains uncluttered and picture perfect.” Floor plans and design choices for rear access blocks are also slightly different from the norm. They allow for some creative thinking and individual expression. “We have some fantastic designs,” says Rob. “Our Affordable Collection is particularly suited to rear-access blocks, especially the contemporary double-storey homes. But our team of architects also work on individual projects, creating amazing one-off homes to suit individual needs and tastes.” Variety and individuality is something the Fairmont Group is trying to incorporate in all of their new land releases, and, in the process, build better communities. There’s more to designing a modern home than just layout and appearance. Design is also about reducing energy costs, and, for many people, it’s about being environmentally friendly. That means using sustainable materials to help minimise the carbon footprint. In fact, more and more people are taking a personal stand to help the environment wherever possible.

One of the most sustainable, eco-friendly ways to build is with timber. Unlike steel-frame homes, timber is a natural, renewable product that is free of toxins. Across the nation, trees are being planted at a greater rate than they’re being harvested, resulting in a net absorption of greenhouse gases. In 2005, Australian native forests absorbed an estimated 56.5 million tonnes of carbon dioxide, reducing greenhouse omissions by some 10%.* This is in direct contrast to the production of steel, where iron ore is mined and smelted, contributing significantly to greenhouse omissions. Managing Director of the Fairmont Group, David Pickard, is in no doubt about the virtues of timber over steel. “I began my career in the building industry as a carpenter,” says David. “I love working with timber. It’s so versatile, very strong structurally, looks beautiful, and feels warm and inviting. And it is more affordable than steel.” Of Australia’s 147 million hectares of public native forests, only 6% is set aside for possible harvesting (and replanting). All Fairmont Homes have a 6-star energy rating. It sounds good, but what does it mean exactly? Well, it’s the way a home is designed and built to minimise energy use. To achieve a 6-star rating, a lot of consideration has to be put into its construction. Things like site orientation, layout and zoning, insulation, windows and shading, ventilation, and draught proofing. “The site orientation is the starting point with any design,” says Rob Ventura, Fairmont Homes Planning Manager. “Ideally, you’re looking for a north/south orientation, to maximise the northern solar exposure.” In this case, living areas should face north, and have full length windows to capture the low winter sun. At the same time, north facing rooms need shading for the summer. Both these outcomes can be achieved with clever design. By allowing in natural light, artificial lighting doesn’t need to be used as much, keeping energy costs down. Insulation is another important factor in keeping energy costs down. It can keep a house up to 10C cooler in summer and up to 5C warmer in winter. “Basically, what we’re doing with our 6-star rated homes is keeping heating and cooling costs to a minimum,” says Rob. “Our aim is to

build homes that naturally maintain a temperature of 18C – 25C, so the air-conditioner is only needed in very cold or very hot weather.” There are lots of calculations that go into working out window space; how much is needed and where it should be positioned. Basically, window space should be less than 25% of the total floor area, with an ideal positioning of 60% north, 30% south and 10% east/west. This is based on a north/south orientated home, and would be modified for east/west orientation. “There’s also the various glazing values to consider,” explains Rob. “These values determine the amount of thermal energy that flows in and out of a home.” Controlled ventilation (and orientating a home within 45 degrees of the prevailing summer breeze) is important for keeping a home cool in summer. Draught-proofing doors and windows prevents up to 25% of heat loss during winter. “Every Fairmont Home is designed for maximum energy efficiency,” states Rob. “And each home has its little quirks that have to be taken into account, but that’s part of the expertise we have on offer at Fairmonts.” Speak to your Housing Consultant about saving energy in your new home.

However, thinking about the design and decor is really just the tip of the iceberg. In fact, there are quite a few steps that need to be taken before building even begins. expert advice how to own an investment property for $150 per week

Brett Graham is the Chief Financial Officer of the Fairmont Group. He is a Chartered Accountant, with over 30 years experience in all aspects of finance. Even if you have no equity or savings, and have to start from scratch, an investment property is a very realistic option – you already have two backers: the taxation department and your potential tenant. Of course, there is one other major backer that needs to come to the party – your financial institution. Let’s assume that’s all okay, and you can borrow up to $300,000 on a house and land package. I will show you how that $300,000 property will only cost you $150 per week to repay, and be conservatively worth $375,000 in five years time. Here’s how it works: 1. You spend $300,000 on a house and land package. The 350m2 land cost you $140,000 and the three-bedroom house $160,000. 2. The taxation department will allow you to claim 3% depreciation against the cost of the house. In this case, $4,800. (3% of $160,000) 3. You rent out your home for a very reasonable $300 per week. Over a year, that’s $15,600. 4. Let’s say you’re paying 8% interest on the $300,000. You’re repayments work out to be $24,000 per year. 5. Time for a little arithmetic: Take away your annual rental income from your annual loan repayments ($15,600 from $25,500). That equates to a cash shortfall of $8,400. You can claim this as a tax deduction – it’s commonly known as negative gearing, because the cash in is less than the cash out. But, remember, you can also claim $4,800 in depreciation, bringing the total tax deduction of your investment property to $13,200. 6. More arithmetic: Let’s reasonably assume your marginal tax rate averages out to 31.5 cents in the dollar. Applying that rate to the $13,200 gives you a tax break of $4,158. 38 Fairmont Homes Collection

At some point the economy will recover from the effect of the Global Financial Crisis. The undersupply of housing in Australia, together with the delay in decision making by future home owners will provide a golden opportunity to build an investment property. 7. Even more arithmetic: deducting the $4,158 from $9,900 (your actual cash outgoings) gives your actual repayments per year. In this case, it works out to $5,742 per year, or a touch over $100 per week. To this, you will need to add council rates (and other smaller charges like the Emergency Service Levy) as well as paying off the principal on the loan. In this case, around $50 per week seems reasonable, giving you a total weekly outgoing of just $150 per week! Okay, say you’ve now had your home for a year. From an investment point of view, any value of your property over $305,742 ($300,000 cost of property + $5,742 actual loan repayments) is a net capital gain. That’s less than a 2% increase in value. Historically, house price growth is much higher and during economic upswings can rise 5-7% in one year. Even if the average increase was an achievable 5% per year for the first 5 years, your investment property would be worth around $375,000. You’re break-even point after those 5 years (taking into consideration increases in the home loan rate) would be around $329,000. So, for an investment of $150 per week for five years, you would have made a net capital gain of around $50,000 in normal economic conditions. Not a bad result. Of course, this is just an example, and you would need to seek financial advice pertinent to your own circumstances. Note well that negative gearing works in regular housing markets where house prices rise steadily and is innefficient when prices are stable or decline. Speak to your Financial Institution for specific advice on negative gearing.

Some people can’t work out how property investors, like myself, obtain enough money to get started. They assume a large inheritance, a privileged background or a high paying job. I had none of those things, and yet my property portfolio is now quite significant, and continues to grow. And, it literally pays for itself. Let me share with you how I got started. In 2003, I bought a home for $210,000 as an investment property that I rented out for $240 per week. That was all good; the rent almost covered the mortgage. I went back to the bank to borrow more money for a second investment property, but they weren’t so keen this time. So, I did some research, spoke to some experienced and reputable people (my accountant, local council planners, my conveyancer and surveyor), and discovered that my investment property was big enough to sub-divide into three separate allotments. Great, I thought, three houses means three times the rent. I approached a number of builders, and eventually settled on Fairmont Homes. Quite simply, they offered me the best choice at the best price, and were really generous with their time and advice – it made dealing with the council, SA Water, and the Lands Titles Office much easier. Anyway, I took my proposal to the bank, and they were happy to lend me the $400,000 I needed to build the three new houses. So, why would they do that when they’d refused to lend me just over half that amount to buy a second investment property? The answer is simple, subdiving and building is a much better investment than buying. I’ll show you what I mean: I bought my investment property for $210,000. I owed pretty much all of it to the bank. By subdividing and building, my loan increased to $610,000 ($400,000 to build three homes), but the new homes were valued at $300,000 each, making the property worth a total of $900,000. That automatically gave me equity of just under $300,000. You beauty! The bank could see that it was a good investment and so could I. And what made it even better was that the rental revenue was pretty much on par with the loan repayments. Along with generous tax concessions for depreciation on new homes, my three new properties were able to be neutrally geared. That means they pay for themselves!

Since then I have bought other blocks of land, sub-divided and built. I have also kept my relationship with Fairmont Homes, because they are supportive and involved, offering advice and guidance like it was their own investment. And, of course, they have a quality product. Having said all that, there is more to subdividing and building than just buying land. You have to do your due diligence, and constantly be on the lookout for the right land. Things like significant trees, steep slopes, and problems with connecting utilities can make the difference between a great investment and a disaster. My advice is to do what I did – research all the subdivision protocols, scour the real estate pages and websites, and approach experienced and reputable people for advice, asking them lots of questions. alan key Alan Key has carpentry in his blood, and has worked with Fairmont Homes for over 30 years. One of his sons, Adam, works with him in his business, and his other son, Daniel, has a carpentry business of his own. “We’re aiming to be the longest serving family name at Fairmonts,” jokes Alan.

terry blades Terry Blades has been a plumber all his working life, and subcontracted to Fairmont Homes since the company was formed. “We were very busy back in those days,” recalls Terry, “and nothing much has changed from that point of view.”

bob tresize Bob Tresize has been a subcontracted brick-layer to Fairmont Homes for the last 28 years. Living at Gawler with his wife, Robyn, he has been involved in countless projects in the Northern areas of Adelaide. “Recently I’ve been doing some work at Blakeview,” says Bob, “but I have helped build houses on Yorke Peninsula and Port Pirie. Terry and his wife, Yasmin, run their own company, Leibrooke Plumbing. They fit out the Fairmont Homes in the northern suburbs, as well as The Ferns and Golden Grove Lifestyle SA villages. “The great thing about working for Fairmont is that they trust us to do our job,” remarks Terry. “They have a lot of experience, and plan everything really well, so the work flows. We don’t have to wait around for other trades when we have a job to do.” When Terry isn’t being a plumber, he likes to play golf and go on mountain climbing holidays. “The golf is to learn patience,” jokes Terry. “But me and the family really enjoy mountain climbs. We’ve done the Base Camp walk around Everest, and climbed to the summit of Mount Kilimanjaro, as well as walks around Tasmania and New Zealand. They’ve all been fantastic experiences.”


Alan spends most of his time in the north of Adelaide, doing the second fix for homes at Blakeview, Gawler, Craigmore, Barossa Valley, and even up to Yorke Peninsula and Port Pirie. “Yeah, there’s a bit of travelling involved,” remarks Alan, “but the work is good and regular, and we always get paid on time. I’ve seen the company grow from a small family business to a big company, and through all the changes, the integrity of the company has been maintained. That’s why I’m still working for Fairmont Homes.” In his spare time, Alan likes to go fishing, particularly game fishing, playing the odd round of golf, and riding his bike. “I used to race with the bike a few years ago, when I was a bit younger,” says Alan. “Now I just take it easy. It keeps me fit, and is supposedly good for me. That and the odd weekend of fishing will do me.”

The travel suits Bob because he likes to keep active, and enjoys being outside. That’s why, when he gets the odd free day, he goes fishing. “Particularly beach fishing,” says Bob. “It’s great being out there; the far west coast is just terrific.” Each year, Bob also donates his time, and his mechanical abilities, to Variety the Children’s Charity. “We go out to the country and fix peoples cars. Just to get them running smoothly, and make life a bit easier for the families of sick and disadvantaged children. I’ve been doing it for nine years now, and David Pickard has donated over $40,000 to the cause. It’s really appreciated.”Another donation was also very much appreciated by Bob: A few years ago, he was diagnosed with prostate cancer, and was successfully treated with the help of equipment donated by The Pickard Foundation. “Working with Fairmont Homes is like working with friends,” explains Bob. “Every site I go to, I know people. If there’s a problem, I can speak to someone about it, and we’ll work it out. There’s a lot of support for the trades, and they always pay on time. Fairmont Homes has been very good to me over the years.”

here is no doubt that the environment is playing an increasingly important role in the way we live, and the way we plan to live. Whether or not you believe in climate change, environmental issues continue to be a priority with all forward thinking businesses and households. This is a positive thing; as we become more energy conscious, we become more efficient in the ways we use energy. Brenton Allen, Operations Manager of the Fairmont Group, says that environmental issues have had a marked effect on the Fairmont Group, and the way they plan new developments. “Seaford Heights will be a watershed development for us,” comments Brenton. “It’s the first subdivision in which our carbon foot print has been independently measured, and then offset through the acquisition of carbon credits. All the planning and construction we have been involved in at Seaford Heights has been carbon managed. And this has become the benchmark.” That benchmark has even been applied to the Fairmont Group’s corporate operations. At the beginning of 2008/09 financial year, the Group undertook a detailed energy and omissions assessment, and prepared a comprehensive Carbon Management Plan to reduce carbon emissions. It was devised and audited by Balance Carbon, a local firm of energy and emissions management specialists, and implemented in July 2009. “The first thing they looked at was the way we managed our fuel consumption and waste generation,” says Brenton. “For example, we were using too much paper – you probably can’t imagine

how many plans we draw up and then photocopy, then modify, etc – and when you look at it from an energy point of view, the figures are quite amazing.” By June 2010, the Group had reduced its carbon emissions by 2.5%, even with a 14% increase in full-time equivalent staff over the same period. It was largely achieved by storing more information electronically, and, therefore, reducing the amount of hard copy production. This financial year, Balance Carbon will be assisting us with implementing and managing other initiatives. They will be based around the more efficient use of lighting, heating and cooling. The remaining carbon emissions are being offset, making the Fairmont Group 100% carbon neutral. “We are adhering to Australian and International standards and protocols when we talk about the Fairmont Group being carbon neutral, but the whole process also encourages lateral thinking,” says Brenton. “For example, we might not jump on a plane to have an interstate meeting; we’ll have a video conference instead. Or, since the tram now runs right outside our building, we’d hop on that rather than use our cars.”

Land sales and development at Seaford Meadows began in 2005, and the response from people was immediate and enthusiastic. Catering for buyers in all stages of life, and with varying budgets, the estate has grown quickly, and continues to attract people looking for a wonderful, southern suburbs lifestyle. “ ... we are about to enter an exciting era of growth and renewal.”

n February 2010, the South Australian Government released its 30-Year Plan for Greater Adelaide. It identifies areas of potential growth, sets out plans, and creates a vision for Adelaide over the next thirty years. Much of it has to do with urban renewal and improved transport systems, which will have a dramatic effect on Adelaide, both in the way we live and the way we are perceived.

From a development point of view, we are entering an exciting era of growth and renewal. Already, with our Seaford Meadows project we have taken a different approach to planning. It’s no longer a matter of just subdividing land and building homes, it’s about creating better communities. It’s something we are very passionate about, and totally committed to.

The Plan proposes to renew about 20% of existing urban areas. Much of this renewal is earmarked for sites adjacent to established transport routes, for example, Port Road. Most of the growth is expected to be in the north of Adelaide, in areas like Roseworthy, Gawler, Munno Para, Angle Vale and Virginia/Buckland Park. Growth will also occur in Mt Barker and, to a lesser extent, in the south. All new developments will have a greater proportion of medium density housing.

There are two major projects we are about to commence developing which will see great communities evolve. One is at Blakeview East where we have just been announced as the successful developer by LMC to create a 107ha community immediately to the north of our Blakeview Grove estate. It will have a state primary school, neighbourhood centre, sporting field, linear park and a community centre in amongst the almost 1700 homes. At our Seaford Heights community we will create sites over 1300 dwellings with a main street based neighbourhood centre and a private primary school and a district level park. Both of these communities will be fully carbon managed.

So, what does that mean for the new home-buyer? Well, it’s all good – it means more choice in home design and location, and better access to services and transport. And, for the Fairmont Group, it means the freedom to create a wider range of home options. For the first time in our history, the Fairmont Group is looking at building 3-4 storey apartment and townhouses.
