Are your main living areas orientated to the north to maximise winter sun, and to minimise summer sun?
Consider alternative forms of energy, eg solar panels, photovoltaic and renewable energy sources

Are your windows and doors located as such to take advantage of natural cross ventilation/cooling breezes?

optimise your energy Solar water heaters and CONTINUOUS FLOW gas water heaters are becoming POPULAR items in new housing and common retrofits and replacements for electric heaters in existing dwellings. This trend will greatly reduce greenhouse gas emissions caused by water heating, the largest single use of energy in most homes.
Ceiling insulation is a very important way to cut heating and cooling costs, but many people don’t realise this. Air conditioning presents a picture of change which will challenge the ability of electricity suppliers to meet peak demands on the hottest days. 82% of near-new homes have air-conditioning, showing that a revolution in home comfort is happening.

landscaping These days, landscaping is not just about lawn and plants. It is about designing an environment which suits the new ecology when a new building is constructed, CONSIDER the end use of the areA. DO YOU WANT to create shade or enhance or frame a view?
When landscaping, points for consideration are:- • Is the planting to create shade? • Is the purpose to provide a food source? (Herb garden, miniature fruit trees) • Is screening for privacy an issue? • Is the area to be a high use area? • Consider indigenous plantings to take advantage of the natural climate. • Are you prepared to water, weed and mow?
water usage & conservation Rainwater tanks are now booming in popularity with citydwellers as water restrictions become a constant reality. Most city tanks are used to supply gardens, with fewer than 25% CONNECTED for indoor uses.
Rainwater tanks conserve water and must be installed prior to occupying a new home. The builder will be happy to quote and install for you. Most land developers are now encouraged by local councils to provide a third pipe system (recycled or cleaned water stored in the aquifer) which is then supplied to every home. 80 70
