... to the nineteenth edition of our “at home in the West Country” magazine. The winter, well thank goodness that is behind us! I am sure most of us have seen more rain than we can ever possibly care for and as the sun breaks through the flowers are beginning to bloom and the young lambs are gambolling in the fields. We can all at least now take a deep breath and look forward with a smile to hopefully a wonderful Spring and Summer ahead. There was no doubt the winter caused a delay to the start of the country property market, in part due to the awful flooding on the Somerset levels or the railway closures at Dawlish but in reality the West Country remained open for business but the media coverage just meant that buyers stayed away, fearing the worst. However, that has all changed with home owners already feeling more positive, placing some really lovely homes onto the market through our offices. At the same time buyers are feeling more confident about coming down to the area to view homes for sale.

The national media coverage on the strength of the property market is welcome, though do remember that just because London prices may have gone up by 12% (35% in some specific roads) that does not mean that West Country prices have gone up by the same amount (4.8% by Land Registry stats) and likely to rise by about 5-8% during the course of the rest of the calendar year. So, if you are thinking of selling, by all means be optimistic, but just temper it with some realism and, if you are buying, remember the market is improving and prices are not static or falling. If you have a budget then please remember that in 6-12 months’ time that budget may not buy you the same house as it does right now.

The end of 2013 produced one of the best quarter’s yet for some time in country sales in Cornwall. Property sellers have at last taken note of price trends and have reacted positively for the need to adjust their prices downwards in many cases. Many properties had languished on the market for a long time and the prices had then become historic. The results were very good combined with greater optimism over the economy with sales happening almost up to Christmas. However the New Year market conditions needs no explanation from me. The extreme weather almost wrote off the first six weeks or so of the New Year in country property sales and it was quite understandable that nobody wanted to travel in the circumstances and to be quite frank, very few vendors considered their properties appealing in such atrocious conditions and were somewhat relieved not to be having viewing visitors. As I write this report the worst of the weather has now gone and the market has quickly reverted back to conditions we found at the end of last year with high levels of viewings, positive attitude by viewers and buyers with good results now in the pipeline. The days of buyers now saying our properties are overpriced or they would sit back and wait for a further decline in values have gone and prospects for the Spring market are looking hopeful. It seems we are now heading back to better days when we need good quality country property instructions especially those with land and a second income stream from holiday lets. 20g wild mushrooms 1 sheet puff pastry to cover an 18cm pie dish
20g butter 1 medium onion, sliced

Venison is higher in iron and vitamin B than beef and lower in fat. It’s versatile and, another thing that surprises customers, it’s very affordable. Preheat oven to 180ºC, gas mark 4. Marinate the venison in the wine , carrots, onion, bay leaf and juniper for 24 hour s.
Remove the meat from the marinad e, reserving the marinade. Melt the butter in a large, heavy-bottomed saucepan . Add the drained venison and gen tly brown. Add the sliced onion, thyme and sugar, reduce the heat and cont inue to cook slowly until the onion pieces are soft. Add the flour and tomato paste and cook for a couple of minutes. Then add the reserved marinade and stir whilst slowly adding the stock. Bring to the boil and simmer unt il the venison is cooked and fall ing apart and the sauce well-reduced, abou t 20/25 mins. Stir in the mushroo ms and check the seasoning.
Place the venison mixture in the bottom of a pie dish and allow it to cool. Then top it with the puff pastry, cutting off the excess to leave a 1cm overhang. A pair of skewers inserted crossways into the pastry will keep it from sagging. Brush with the egg yolk and bake for 15/20 mins until the pastry is crisp and golden and the fillin g is hot. Serve with braised red cabbage and winter salad leaves. Enjoy!
