right to the point. Here are some comments,

questions and issues that Tad, the Board and I are often asked: 1. “The Club has too much debt.” Actually, we have reduced debt by over $500,000 in the last two fiscal years and our debt is $7.7 million. Approximately, the same level of debt we had ten years ago. We have actually deleveraged as a percent of revenues. Revenues up 40%, debt up 10%.

2. “Chartwell used all the Capital Reserve to fund the dam.” Not true. We

September & October Upcoming Events

maintained $750,000 in our Capital Reserve fund. This is cash available for catastrophic events (i.e. membership drops by 50%).

3. The Dam cost approximately $1.7 million and we paid for it with the $2.2 million of cash proceeds from the loan refinancing we did in 2008. We, therefore, have $500,000 ($2.2 million minus $1.7 million) cash available for capital improvements. Both, the standing Committees and the Board, are reviewing the capital expenditure priorities for fiscal 2011.

If you take a call, be aware of your location and surroundings and move to the appropriate area if necessary. Simple, right? 8. “Why are the Club’s guest policies inconsistent across the different services we offer (pool, tennis, golf & clubhouse)?” We are reviewing guest policies across all services this fall and winter. The golf committee is ahead of schedule and already has some specific recommendations and changes. Tennis has made some changes, but continues to look at the overall policies; pool and clubhouse are next. The key is to balance revenue, service and membership requirements. Thanks for your patience. 9. Let’s be courteous to each other. We have experienced and resolved some extraordinary issues the last few years, both externally (the economy) and internally (the dam). Although we are not totally “out of the woods” with these problems, they appear to be behind us. Now we are back to basics, striving for better financial performance, improving member services and prioritizing capital requirements. As we, the members, work through these routine issues, let’s just be courteous to each other and enjoy the benefits of Chartwell. In Friendship, Bill Westervelt

Tennis Shop Congratulations! Congratulations to Jamie Peterson, Director of Tennis and Adam Slagter, Assistant Tennis Professional who teamed up together to defend their title as the Maryland State Clay Court Doubles Champions at Chestnut Ridge Country Club last weekend.

Congratulations are also extended to Jamie who captured the USTA/MAS Men’s 35’s Clay Court Singles and Doubles titles held in Middleburg, VA July 23 & 24.

Community Tennis Challenge Sea Colony vs. Chartwell A glorious and busy weekend! The interclub match with Chartwell Golf and Country Club was a huge success. Eight doubles (men's, mixed and women) matches and two singles matches contested on Saturday with Sea Colony pulling out a 7–3 win. Half of the ten matches were decided by third set Tie Breakers. In addition, a pro exhibition featuring Sea Colony Tennis pros Alex Justiniani and Ryan Kent and Chartwell's Adam Schagter and Jamie Peterson, was watched by the day's participants. This time Chartwell proved victorious with a hard fought 8–4 win. On Sunday an additional two singles matches and another six doubles matches were played. Once again, Sea Colony came out victorious. Besides the great tennis, all the players had a great time and we will do it again next year!

Golf Shop USGA Course Rating During August 2010, qualified personnel from the Maryland State Golf Association completed a course rating of Chartwell from the men’s tees. A USGA Course Rating is the USGA’s evaluation of the playing difficulty of a course for scratch golfers under normal course and weather conditions for the purpose of providing a uniform basis on which to issue USGA Handicap Indexes. It is expressed as strokes taken to one decimal place, and is based on yardage and other obstacles to the extent that they affect the scoring ability of a scratch player. A USGA Slope Rating evaluates the relative playing difficulty of a course for players who are not scratch golfers. The lowest USGA Slope Rating is 55 and the highest is 155. A course of standard difficulty has a USGA Slope Rating of 113. The new ratings of Chartwell are: USG Course Rating / Slope Tee
