New location, new building, great new facilities

It was the perfect site. After taking possession of the former Cooper Rapley building on Broadway Avenue on March 1 2016, Property Brokers’ founder and principal Tim Mordaunt faced a constant stream of important decisions in the construction of their new building. Working closely with local architect Brian Elliott from Stapleton Elliott Designgroup, Tim’s vision of a state of the art, purposebuilt head office building was realised. ‘‘Brian and Steve from Stapleton Elliott and the whole Maycroft Construction team have been a pleasure to work with’’ says Tim. ‘‘And we are especially grateful for their professionalism and attention to detail.’’ The Property Brokers’ team finally moved into the new premises just before Christmas and during the last two months, they have been settling in. Rather than existing in four separate buildings, Property Brokers’ head office is now entirely under one roof. There are now 97 Property Brokers’ people all working together under one roof and Tim says the closer proximity promotes better synergies between all departments. ‘‘We’ve made an investment in our team and overall it’s so much better for our people and our clients,’’ Tim says. ‘‘Our team are really communicating here, there’s no feeling of isolation and it’s created a more cohesive business.’’ The new building is the fulfilment of a longheld dream for Tim, but perhaps his greatest pleasure is seeing the completion of their inhouse LOCAL Cafe and Eatery, where business people can meet and talk and enjoy genuine regional fare. ‘‘Promoting regional produce from

The compliance, commercial, rural, lifestyle, residential and property management departments are working more cohesively and are closely interrelated. Whereas the IT department, training finance and marketing divisions were previously in opposite buildings, they are now together under one roof and servicing the 40 Property Brokers’ offices in Property Brokers’ Country. The spacious and well-lit tea room at the back of the building is the popular hub of the building and is a service and social space for the staff to refresh and connect.

Being part of the rural community means Property Brokers can bring their sophisticated systems into the provinces, benefitting local businesses and residents. ‘‘We’re not big city people here; I see our future is in the provinces and helping them to grow,’’ says Tim. ‘‘Our people are part of the community they are serving and our task is to resource them with everything they need, particularly regarding compliance issues.’’ Having a national network is invaluable for people on the move and especially for businesses looking for fresh outlets or offices. ‘‘That’s our future, to grow what we do and grow our rural business. Kerry Sutherland Longest serving employee I started with the opening of the Dannevirke office in 1987 and have the privilege of being the company’s longest serving realtor and employee. It is a long time but a ‘short journey’ looking backwards. In an industry, renowned for high staff turnover, Property Brokers has always retained its people and many of the Property Brokers’ team have been with the company a long time. The family and caring culture of the company has ensured lifetime friendships are made and the fun and enjoyment of the real estate business has made it easy to stay. I am proud to see, and been part of the growth, of an amazing company. My first company Christmas party was in 1987 at one of one of our own homes with perhaps 20 people attending. The company Christmas party last year at Wharerata had 400 or so attending. In my view, the company philosophy and culture has not changed greatly, if at all, and is a cornerstone of its success; work hard and care for your clients and each other, be part of your community, have fun and give generously. The development of a well-known

Property Brokers’ mascot Perty supports the team at Relay for Life.

Before beginning his career in the real estate game in 1976, Tim Mordaunt worked in a stock firm as a valuer and farm management consultant, looking after budgets for farmers, valuing their properties, and assisting in the sale of their properties. This sparked his interest in real estate and Tim continued to thrive in the property sale aspect of his role. ‘‘Inflation was high and the real estate market was red hot and it was an exciting time. In my 20s I liked the fact that you develop a relationship with people and they trusted you,’’ says Tim. ‘‘You live on your wits, so if you work a bit harder and you’re a lateral thinker, and you can put buyers and sellers together, you can achieve really good results’’. On the 1st of June 1986 Tim and his business partner opened Property Brokers with a focus on rural and residential real estate, and began to establish the Property Brokers’ brand that is known and loved today. The name Property Brokers emerged after the team sifted through a range of names checking their availability through the companies’ office as they went. ‘‘We tried to get Property Advocates among others that were not available,’’ says Tim who decided upon the name Property Brokers. ‘‘Property Brokers reflected what we did.’’ In 1989-1990 Tim was invited to attend a conference in Hong Kong as a guest of Radio New Zealand and it was here that he met Jason Jennings, a business leader and best selling author from the United States of America who he was

privileged to have a private workshop with to discuss business. It was from this meeting that the famous tag line ‘This is Property Brokers’ Country’ was established and has remained a strong part of the brand since. ‘‘When we put Property Brokers’ Country on our resources (cards, signage) everyone takes ownership of it including staff and public. This is our patch – its strong, it’s real, and that’s why I like it,’’ says Tim. Property Brokers have only ever had two logos – the first was created in only five days after Property Brokers separated from United Realty in 1992. The current logo was designed by South African designer Paula Dashwood who designed the flag concept. ‘‘I wanted to get away from a square logo as everyone else had one,’’ says Tim. ‘‘She gave us a whole range of logos and nothing was square and generic, I really liked it as it made our advertising stand out. I like the flag as it has life in it.’’ Being independent, Property Brokers was the first company in the area to have a generic brand without a principal in the title. CONTINUES PAGE 7

provincial brand FROM PAGE 6 ‘‘We wanted a brand that said what we did and have it grow into something people could take ownership of,’’ Tim says. A year later it was decided that a radio jingle was needed. The first jingle was made up using a combination of current Eagles hits, Stand by Me and Peaceful Easy Feeling, and after a year on the radio waves was removed due to copyright issues and The Eagles’ objection. Tim then commissioned the ‘Three Stooges’ in 1991 who came up with the current jingle ‘‘Property Brokers’ country, property with pride,’’ a jingle that everyone can resonate with and hum along to today. The first few years proved to be a struggle making sure that the brand was not compromised. ‘‘People were running different ads all over the place and there was no consistency. Guarding the brand and looking after the integrity and values of the brand has been a huge challenge to the company,’’ says Tim. To resolve this issue Property Brokers took control of all advertising and introduced a CMS system to manage all its marketing. Today Property Brokers has an in-house system called ‘Property Suite’ that does the same. Everything at Property Brokers, then and now, stems from five values that apply to not just their customer-facing

salespeople, but to everyone who has a role within the company. The five values were established in a workshop in 2001 when the management team went to Tongariro Lodge to undertake strategic planning. The values were formed over a few hours and have changed very little since. Tim is very passionate about the company’s values and believes they underpin who Property Brokers are, what they are and how they deal with people. ‘‘If someone doesn’t live and believe in the values then they don’t stay with us. ‘‘They drive our business and they are the foundation to the integrity of our business,’’ he says. The future of the Property Brokers’ brand looks positive, with its strong commitment to their values and principles ensuring greater expansion to come. ‘‘The brand will always be provincial and we always need to make sure we are grounded in country and not in city. ‘‘As long as I am involved in the company, we will stay focused in provincial New Zealand and let other people have the big cities,’’ says Tim. ‘‘Our model is provincial but we have plenty of towns we are not in yet so we will continue to grow.’’ Tim currently has three of his children and 500 Property Brokers’ families working within the company, driving it to succeed, and is confident that if they are all up to it, there is a great future ahead for the company.

Regional manager updates Paul Whitaker Hawke’s Bay Regional Manager I have been with property Brokers 19 of the 21 years it has been in operation within Hawke’s Bay. From humble beginnings, Property Brokers like its Manawatu counterparts continues to dominate the real estate scene in the Bay. The Hawke’s Bay arm of Property Brokers now has nine offices and employs more than 100 people, becoming one of the region’s largest employers, constantly selling over 100 properties each month. The family values instilled from its Manawatu roots are very evident with a continued feel of culture and community running right through the organisation. After the opening of our very own Hawke’s Bay head office late last year, we would like to also congratulate Manawatu on their very own new state of the art building on Broadway.

Paul Roache Manawatu Regional Manager I started work as a salesperson for Property Brokers out of Pahiatua in 1993 and have been with the company ever since. It is an amazing company to work for because it cares about its staff and clients alike. It is generally in the tough times when we see the worst of people, (and companies), and that is when Property Brokers is at its best. Now, as Regional Manager for the Manawatu, Wanganui, Horowhenua and Tararua region, I get around most of the towns in the Lower North Island on a regular basis. It is always heart-warming when you hear people talk about the generosity of our company, there are few people that have not had someone close to them benefit from what this company has put back into its communities over the years. Provincial New Zealand relies on companies like ours to support and sponsor local organisation and we do it with pride.

Ian Walsh CEO - South Island Property Brokers became involved in the South Island six years ago and I was CEO of Hastings McLeod Ltd, the South Island business, for three years prior to that. With 40 years of trading in the South Island and 30 years in the North, we are very well known in our communities. South Island real estate is predominantly a provincial business where relationships are key. This fitted very closely with Property Brokers North Island business so the partnership has been very successful. We can now look after our clients anywhere in the North Island or South Island which is particularly valuable in the rural sector where clients often buy property in both islands. We currently have 11 branches operating from the West Coast to North Otago and hope to open more branches and expand further into the South Island in coming years.

Guy Mordaunt Wairarapa Regional Manager I began my career at Property Brokers in residential sales and quickly grasped the nuances of real estate, winning the prestigious Rookie of the Year award, amongst tough competition. In 2012 I took the reins as the company’s Marketing Manager and oversaw the restructuring of the Property Brokers’ Support Centre before being promoted to the position of Regional Manager of the Wairarapa, in May 2014. Property Brokers offers the full spectrum of real estate services operating out of all the local towns; Masterton, the home of the Golden Shears and a major service town for the region with none of the hassles of things like traffic lights! Carterton, one of the fastest growing towns in New Zealand, and the boutique village and big city shopping of Greytown. Martinborough’s vineyards are now internationally recognised and book town Featherston with its constant influx of Wellingtonians shifting for a better lifestyle. Our people are local and parochial and understand the intricacies of these individual magic towns and villages as well as the holistic qualities of the people that populate our own little corner of the East Coast. A popular commuting spot to the capital, we’re proud to have helped so many people discover the Wairarapa lifestyle as well as counting so many of the locals as clients who do business with us again and again. Greg Kellick Waikato Regional Manager I have been involved in the real estate industry for the past 17 years, primarily selling rural and development properties in the Taupo and South Waikato regions. I joined the Property Brokers’ management team in mid-2016 as the Regional Manager in the Waikato with a mandate to grow Property Brokers throughout the wider Waikato region. This has led to the addition to the existing Matamata, Te Aroha and Te Kuiti offices that of Taupo and Tokoroa, at least a further two Branches are on the horizon. The development of a dominant rural presence has also been a strong growth strategy which has seen Property Brokers grow the rural team significantly from Taumarunui through to Te Aroha to a group of 12 rural consultants supported by several lifestyle consultants. The fact that Property Brokers is a company built on ethical principles and genuinely care for their staff and clients in a way that is real, that isn’t lip service, is why people keep coming to do business with us. The overall company culture is one of inclusiveness and makes everyone feel valued.

2016 Property Brokers started with five people in 1986 and has grown, not by strategically planning every step but by recognising opportunities, by backing our own people and by having fun and enjoying it along the way. Our geographical growth has been by people wanting to join us, wanting to be part of an energetic, focused and appreciative real estate team. Most of our branches we have been asked to purchase by friends and colleagues who have wished to sell or retire from the real estate business. As Health and Safety obligations increase, it is imperative that investors (often living remotely from their investment properties) involve independent local professionals, removing the bulk of the risk from the built environment.’’ Providing peace of mind for the property owner/investor is a Property Brokers Compliance Limited concern, with a team of specialist technicians taking care of fire alarm maintenance, building evacuation planning and trials, electrical maintenance and installation. Playing a vital role in the theatre

After more than 40 years of Centrepoint Theatre, its history provides some very interesting insights not just about the life of the theatre, but on life in Palmerston North. The theatre first began in November 1973 at 81 George St. It had initially been a music club called The Boulevard. In his book on the history of Centrepoint Theatre, actor and playwright Peter Hawes says: ‘‘The Boulevard was closed down for various misdemeanours, presumably sex, drugs, pointed shoes and leather jackets,’’ thereby demonstrating there really is nothing new under the sun, just variations on a theme. Centrepoint Theatre has been providing dramatic insights into other people’s lives ever since its first night. They’ve produced more New Zealand plays than any other theatre and in 1993 produced an entire year of New Zealand plays. Some of Centrepoint Theatre’s sponsors have been with them for 16 or 17 years, a commitment that speaks volumes about the respect and appreciation local business people have for the performing arts. Centrepoint business manager Julie Barnes explains Palmerston North is a small business community with business owners often being approached multiple times for sponsorship. ‘‘The onus ends up going on a limited number of sponsors, but even in economic hard times they’ve stuck with us.’’ Julie says most sponsors choose between supporting sports or the arts, but Property Brokers have chosen to support both.

Zealand either.’’ When the theatre decided to reorganise their sponsorship format into Gold, Silver and Bronze sponsorship packages, Property Brokers and Fitzherbert Rowe were the first to become Gold sponsors. ‘‘It’s much more than just the money,’’ Julie says. ‘‘It’s the morale the sponsorship gives to us all, knowing that top people really believe in you, believe in what you are bringing to the city.’’ Julie says theatre is a tough business. ‘‘You’re taking risk after risk and it’s immensely fun but also incredibly stressful and you’ve got to have the backing of the community, it’s very important.’’ Live entertainment is facing a growing intrusion as the internet induces people to stay home and tap into the entertainment matrix. The introduction of their new Creative Director, Daniel Pengally, heralds a fresh direction for Centrepoint Theatre. ‘‘As our new creative director, Daniel is really keen to have more community participation and add extra support to our youth company. He wants to extend our Basement Theatre and offer adult acting classes through the year.’’ Julie describes Property Brokers continued support as ‘‘the oil in the machine, the very foundations we build each show on.’’

Supporting Arohanui Hospice

At the latest Westpac Manawatu Business Awards 2016, Arohanui Hospice won a Not for Profit Award and a Large Business Award. Hospice Chief Executive Clare Randall says that’s not bad for a humble hospice. ‘‘It shows we are good stewards of public money,’’ she grins. Confirmation also comes professionally. ‘‘The last two clinical audits we’ve had confirm we’re doing it right as they had no recommendations to make at all. That’s fantastic.’’ The Arohanui Hospice team are an amazing bunch of very dedicated people. Although 80 per cent of care provided by hospice is to patients in their own homes, they are still embraced by the comprehensive Arohanui Hospice programme, including a 24-hour phone service and a 24-hour, seven day a week medicine dispensing service for urgent medications. ‘‘We’ve got an amazing medical team, including palliative care specialist Simon Allan, who will provide 24/7 medical care.’’ There is a close link between Arohanui Hospice and Property Brokers. Directors for over 20 years. ‘‘We really couldn’t do what we do, providing the level of support we offer free of charge to the public without the financial support from people like Property Brokers and we appreciate the additional public

relations Property Brokers provides.’’ When the Arohanui Hospice starts a new project, things move quickly and with great precision. They recently moved their main Rangitikei Street Hospice Shop to the corner of Walding and Lombard streets. They now

have six retail shops selling donated goods in Feilding, Levin and Otaki, and three city stores, one in Roslyn, another in Awapuni and the newly relocated store on Walding Street. The busy ‘op-shops’ assist the community in providing affordable clothing and household goods to local families. Most recently the Arohanui Hospice has established a need for a palliative services clinic in Horowhenua as 33 per cent of their patients are from the Horowhenua region. They’ve purchased a corner site in Levin using the professional assistance of Tim Mordaunt and the Property Brokers team. ‘‘Our boundary for Arohanui Hospice care is Peka Peka Road but it can take a nurse an hour to drive to Horowhenua from Palmerston North. There is a high need for palliative care in Horowhenua, opening a day clinic in Levin is sensible on many levels.’’ The new clinic will provide doctors, nurses, a social worker and activities based care. ‘‘We’ve also put together a carer’s toolbox to help educate and support those performing home care,’’ Clare adds. The refurbishment of the existing building in Levin is underway and Clare says the Horowhenua community have been fantastic. Arohanui Hospice supports over 800 patients and their families. There are over 600 volunteers involved in fund raising to meet their annual expenses. Property Brokers supports the Hearts and Homes fundraiser, held bi-annually and raising over $100,000. There’s also the Michael Higgins Golf Tournament and the Farming for Hospice programme where farmers graze cattle for hospice.

Passionate Relay for Life supporters

Some of us will happily buy a bunch of daffodils, while the daring have their heads shaved in front of a large crowd. Others like to walk around a circuit in a relay, clocking up sponsored dollars at the finish line. Everyone’s commitment to the Cancer Society’s annual Relay for Life is different according to their own experience and depth of personal connection. ‘‘The money raised by our Relay for Life stays right here in our region,’’ explains Relay for Life coordinator Faye James. ‘‘It’s all benefitting the services we can offer to cancer survivors, their families and caregivers as we don’t get any government funding.’’ There are extensive Supportive Care programmes available, volunteer drivers who consistently drive cancer patients to attend appointments at medical facilities, sunsmart resources to protect communities from skin cancer; and a host of information resources and health promotion activities to help prevent and reduce the impact of cancer. Other contributions to the Cancer Society may come from bequests, automatic payments, special events and what Faye describes as major milestone gifts. ‘‘This is when perhaps a couple have a special anniversary or celebration and ask

their family to give a donation to Cancer Society rather than buy them something they probably don’t need.’’ The money raised at their annual fundraiser, Relay for Life, is a substantial boost to the Cancer Society’s coffers. ‘‘We are very grateful for all those who

freely give their time and energy over an exhaustive two days each March,’’ says Faye. Property Brokers first put their hand up 17 years ago. They were Relay for Life’s first major cash sponsor in New Zealand and have set their big blue tent up every year since, creating a circuit landmark near the main

stage called Property Brokers’ corner; it’s just one more lap, and one more lap, and one more lap to go. When Faye approached Property Broker’s managing director Tim Mordaunt about their need for a more professional sound and lighting rig on the big stage, Tim was enthusiastic and approached the then Tony’s Tyre Service to co-sponsor what was a significant financial outlay. Since then, Higgins has become co-sponsor with Property Brokers and the professional entertainment system at Relay for Life continues to deliver. ‘‘Property Brokers have always been incredibly generous and supportive. ‘‘Their staff and sales consultants go all out for Relay for Life,’’ Faye says. ‘‘I know it’s probably an extra effort because the weekends are their busiest time as sales consultants.’’ There are other ways Property Brokers contribute annually to Relay for Life’s many expenses, including the annual Property Brokers’ Race to the Brewery, a relay of huge popularity that sees crowds making their way by road biking, running, walking and mountain biking from Property Brokers branch in Broadway Ave to the Tui Brewery in Mangatainoka. An enormous sense of camaraderie and achievement, plus a nice cold beer are just reward for sore calves and aching muscles.

They’re primarily a social club including harriers, road runners and walkers. ‘‘Some of our members are more competitive, which is fantastic also,’’ says Manawatu Striders Club Administrator Kim Fenn. There’s a lot of care taken in providing support, and the sharing of knowledge, to assist members in reaching their goals, which of course helps boost the Manawatu Striders membership. A healthy, glowing athlete attracts others to Manawatu Striders by a mixture of admiration, hope and envy. They share their Ongley Park clubrooms with The Cricket Club to mutual benefit. Each year Manawatu Striders hosts the popular Super Sevens which attracts an amazing 1200-1900 competitors. Even in the rain this year, Kim says 1100 runners were tackling the 7km and 3km course. ‘‘It’s a good family event,’’ says

We also meet Thursday evenings at 6.15pm in the Hockey Pavilion on Manawaroa Street and during daylight saving the walkers meet at Whakaronga School instead.’’ New members and visitors are always welcome but sorry, dogs are not allowed, nor are bikes and scooters. ‘‘It’s a safety consideration we must insist on,’’ Kevin says.
