Invest in the provinces

“… with house prices more accessible for budding investors, some of New Zealand’s provincial cities are proving to be a great alternative”

Property Brokers’ Country offers an exciting opportunity to discerning investors. The regions promising growth and demand for good properties can enhance your investment and maximise your return. The dynamics of a provincial town or city may better suit your budget and produce a better yield than the big cities. The provinces of New Zealand consistently prove to offer better returns than Auckland when studying the median rent price for a three bedroom property and comparing it with the median sale price. Also, with house prices more accessible for budding investors, some of New Zealand’s provincial cities are proving to be a great alternative to the high priced suburbs of Auckland. Investors can be priced out of the Auckland market, however this is not the case in all of the main centres in the lower North Island. Wanganui proves to offer the best return, with house prices low in comparison to other centres.

Although geography and local knowledge may appear to be a problem for big city investors, Property Brokers has the solution. It has the most qualified Property Managers in the country and has outstanding local knowledge with a strong support network. “It is about maximising our investor’s income whilst protecting the value of their property”, says Rental Divisional Manager Janet Thompson, “Thousands of landlords entrust their properties to us and many of them live overseas or away from the area”. Property Brokers can assist prospective investors with purchasing and managing their investments. We also run a successful Project Management service called Rentovate. Our team of dedicated contractors ensure that we can add value to your property whilst minimising vacancy periods caused by renovations. Whether it is buying, managing or renovating your investments in the provinces, ensure you call the team at Property Brokers today.

Invest in Waikato The Waikato is an agricultural powerhouse and is New Zealand’s fourth largest contributor to the economy. Towns include Matamata, Waihi, Te Kuiti, Te Aroha, Hamilton, Raglan and many more. The region plays host to international investors from the likes of The Netherlands, United States, Sweden and China bringing artificial cattle breeding, packaging and dairy innovations into the area. The Waikato Chamber of Commerce backs investors both at a local and international level and supports sustainable and profitable growth within the region. Waikato is located in upper North Island and is part of the golden triangle which connects Hamilton, Auckland and Tauranga. This location makes it convenient for freight and logistics and also allows the region to have investment opportunities in dairy processing, high-value manufacturing and logistics infrastructure. This sector will be further boosted by a proposed $3.3 billion inland freight and logistics hub located at Ruakura. The main trunk line runs through

Ruakura with the proposed Waikato Expressway running along the eastern boundary. The region is home to the Waikato Innovation Park which was established to enhance and stimulate the Waikato’s economic growth and offers business growth support and advice for free. It sits on 17 Hectares and houses over 40 commercial tenants.

The region plays host to international investors from the likes of The Netherlands, United States, Sweden and China Commercial investments are plentiful with properties starting as low as $90,000. A great opportunity for a career change or to own that business that you’ve often thought about.

Prime industrial park

Waharoa Dunlop Road

WEB ID MAC44110

BY NEGOTIATION

Fast growing Waharoa is experiencing unpredicted growth with direct lines from Auckland to Tauranga port with arterial routes both road and rail running through the town. Stage one of this prime industrial development is fast selling. Only four of the section sites remain which bound Dunlop Road. The sections range from 3000m2 to 8000m2 with titles now issued. All sections are visible to State Highway 27 with over 3 million vehicles passing along each year. Starting at $70m² these values here are entry level and located centrally between the 3 main centres, Auckland, Tauranga and Hamilton. High consideration is needed here for these investment opportunities.

Invest in Manawatu/Wanganui region Auckland investor Roy Richardson explains the benefit of provincial investing

The region’s location makes it suitably placed to be a key logistics and freight hub for the lower North Island The Manawatu, Wanganui, Rangitikei and Horowhenua areas offer an abundance of both residential and industrial investment opportunities. Palmerston North in particular has many industry leading companies including EziBuy, Mars Incorporated, Proliant and Toyota which are paving the way in their respective fields. Companies from Australia, United States and Japan are currently invested in the region. This, along with Massey University graduates (highest PhD per capita in NZ), means that there is a steady supply of well trained and qualified people ready and willing to fill positions crucial to the success of the many industries the region has. The regions location makes it suitably placed to be a key logistics and freight hub for the lower North Island. This can be attributed to its central location. State

Highways 1, 2 and 3 intersect in the region offering connection points to Wellington, Hawkes Bay and Taranaki. The location of Palmerston North helps in keeping our rural communities connected from as far north as Taumarunui, to Wanganui, over to Dannevirke and Levin in the south. For those looking to get onto the property investment ladder, the Rangitikei region provides many affordable residential options starting from only $99,000. If you are after a lifestyle change, perhaps investing in one of Marton’s historic landmarks as a bed and breakfast could be the change you are after. Agriculture, forestry and fishing are Horowhenua’s largest industries, which has a share of 22.5%* of the overall share of business units in the region.

* Horowhenua District Economic Profile

6

Wanganui has been a rewarding district to invest in residential property. Coming from Auckland I was amazed at the value for money I was able to purchase. This has enabled me, to invest in a higher quality of residential property for rental than is possible in sought after locations of Auckland. Although rentals are lower, they are very affordable and as an example a nice 1 bedroom unit can rent at $170 per week on a purchase price of $60,000 to $80,000 per unit. In comparison to Auckland, rentals may be $350 to $400 per week on a purchase price of $400,000 to $500,000. As a result Wanganui offers the investor a higher return on capital from rental but trails larger centres for capital appreciation. This can benefit the mature investor seeking income for retirement in preference to capital growth. For out of town investors such as myself, I can highly recommend the property management skills of local rental specialist managers. With a lot of local knowledge and contacts I have been impressed with the quality of tenant choice and the competitive control of maintenance expenses through trusted and reliable tradespeople. From a home ownership perspective there is absolutely no doubt that if you have a secure job and or superior job skills that will ensure you are always employable, the opportunities are unlimited. To own a beautiful house in a beautiful historic New Zealand town at an affordable price is a real possibility in Wanganui. Roy Richardson, Investor, Auckland

Invest in Wairarapa Consisting of towns such as Masterton, Carterton, Greytown, Featherston and Martinborough, the Wairarapa region is driven by the meat, dairy, forestry and winemaking industries. The region is well connected to Wellington via State Highway 2 in the south and Manawatu in the north. There are five commercial districts in the Tararua region which includes Pahiatua, Eketahuna, Norsewood, Woodville and Dannevirke. State Highway 2 is the main route and connects the region with the Wairarapa and Wellington in the south and Hawkes Bay to the north. The primary industry is agriculture where stock produce wool, meat and dairy products of a high calibre. If you have ever considered investing in the provinces, Wairarapa and Tararua offers an abundance of potential opportunities. The development of industrial parks and the completion of many subdivisions throughout, boosting the regions housing, are providing the keen investor with multiple reasons to look outside of the main

centres where the initial cash outlays can be a lot higher. The proposed Wairarapa Water Use Project will be another stimulus for the area which will further boost agricultural development.

“If you have ever considered investing in the provinces, Wairarapa and Tararua offers an abundance of potential opportunities” For those that live outside of these regions, superb property management services along with knowledge at a local level by way of solicitors, mortgage brokers, local councils and land agents will aid in the ownership of any investment property.

34

“In 2006 I decided to build two houses to rent in Masterton as the land was so much cheaper than Auckland. We then rented those two properties and found that the cash flow was significantly better than Auckland so from there on we bought another property, subdivided it, and built another house on the rear, and rented them both. Again, these proved to be cash positive and tenants were surprisingly easy to find as they seemed to prefer newly built houses or renovated homes. After this we looked for other opportunities to build more rentals. Presently we have nine rental properties and would recommend the area which has the potential to create cash flow. Also we have noted over the years that some of our best tenants have moved to Masterton because of the train service to Wellington, the weather, and the local amenities. We found local mortgage brokers, land agents, bank managers and solicitors to be very supportive and understanding. As an example, a capital outlay of approximately $250,000 could gross you around about $335 per week.” Steve Belcher
