THE “NYERERE (KIGAMBONI) BRIDGE” IS FINALLY HOME

T

he Kigamboni Bridge proposed to be named after the Founding Father of the Nation - “Nyerere Bridge” is a 680-metre-bridge in Tanzania that connects the Dar es Salaam central business district to the Kigamboni ward across the Kurasini creek. The construction work by the China Railway Construction Engineering Group (CRCEG) in conjunction with China Railway Major Bridge Engineering Group (CRMBEG) began in February 2012 and got completed in April 2016. Designed by the Arab Consulting Engineers as a cable–stayed bridge, the bridge is about 30 metres wide and carries 6–lane dual carriageway. The history of the “Nyerere Bridge” dates back in the colonial era in the 1930’s when the country was still a British territory. The plan, then, did not materialise due to lack of finds. Similarly in the 1970’s, the first feasibility study was done under the leadership of the founding father Mwalimu Nyerere, yet again owing to the lack of finds, the project was shelved. The bridge, which finally, has been built at a total cost of 136 million USD will be a game–changer within the new district of Kigamboni. Presently, Kigamboni is accessed through the Ferry or Kongowe with the former plagued with long ques (sometimes lasting more than 2hours) and the later an outer-long ring road. With the opening of the bridge, an alternative route has been created through Kurasini. Some other notable benefits associated with the bridge include tourist attraction, increase in manufacturing activities, and decongestion of some of the over– populated settlements in Dar es Salaam among others. At Property International, we herald the opening of the “Nyerere Bridge” by President John Pombe Magufuli on April 19, 2016 since it will open up almost all of our over 10 projects with over 2,000 surveyed plots portfolio in Kigamboni District and taking into account that the projects are located within a 40km range from the new bridge. m delighted to say that, not only does this issue contain its usual array of property and lifestyle features but also it’s a tool to spear ahead the opportunities and information about infrastructures and technology developments in our country. We Tanzanian’s must desire changes in our cities and our communities. We must build smart cities in our country. With the final effort of his Excellency president J.P Magufuli, The long awaited Kibamboni bridge has been opened. The bridge has a potential to transform our cities to become smart cities. As the world becomes a faster-paced global village, the commercial property sector should always try to meet international technological advances. From green building technologies to 3D printing skyscrapers, technological innovation is a necessary element of any business sector, including the commercial property sector. In this issue we have looked at some of the world’s newest and most striking developments of the future, see page (32), Tanzania must evolve and I believe in the next 5 years our properties are going to be transformed.

When buildings come up and town planners create new environments for communities to live and do commerce in, they have to consider the longevity of their plans. Those buildings, ideally, are structures that are meant to outlive generations. With that consideration in mind, the current art forms, architectural practice and many other factors also have to be acknowledged in order to come up with plans that are relevant, executable and in line with current norms and practices. This is a challenging task, especially when one considers that technological advancement is a very rapid process. The smart-phone is one classic example of how quickly technology changes. It is almost impossible to keep any mobile device, especially a cellphone, for more than a year without a better model being released. Our theme in this issue is technology development and property advancing. It is imperative that all Tanzanians in the property sector to recognize their role in creating cities that outlive generations. Tallest Residential Tower South of Manhattan to Commence Construction in Miami One day residents of Miami's Brickell Flatiron tower will awake each morning for cardio in the clouds and swimming above the sunrise. In a move that will create added value for the residents of Brickell Flatiron's 549 units, developer CMC Group has opened the 64-story tower's rooftop up to the entire building with the creation of a Sky Spa that will include a pool, spa and fitness center. The Sky Spa will be perched 736 feet above street level, several floors above the tower's penthouses, which are priced from $2 million and up.

Tanzanian Authorities to Track Garbage Collection Via Phones INTERNATIONAL

There's a high heel shoe-shaped church in Taiwan 'to attract female worshippers' Different churches have their own ways of attracting new members - but this one has decided to woo women worshippers by having a building shaped like a GIANT SHOE. The unique idea uses an enormous Cinderella-liked glass slipper as the house of God, and was opened by February 8. It's 55ft tall and measures 36ft wide, and took more than two months to build. Made from 320 pieces of blue tinted glass, it's reported to be aimed at women, but no one has specified what sort of church it is.

In order to tackle the daunting challenge facing garbage collection in Dar es Salaam, the government has resolved that each municipal council should have its own dumpsite in the vicinity, which is cost effective. Speaking to 'Sunday News' in an exclusive interview, the Dar es Salaam Regional Commissioner, Saidi Meck Sadiki, has confirmed the move, saying that the designated areas where the new dump sites are located around Temeke and Kinondoni to be followed by the new districts, Kigamboni and Ubungo. MUNICIPALITIES and councils can now monitor garbage collection exercise by tracking vehicle movements and amount of load carried through mobile phones. The system, developed by Perfect InfoTech International (PII), enables to receive truck and cleaning information on daily, weekly, monthly basis per street either via mobile phones or Internet. The same system besides trucking the vehicle daily movement, can also issue report that shows the daily routine of cleaning a certain ward as per municipal or council officer specifications. Mr Msuya said the entire system is connected via mobile telephone and the chairmen easily receive the messages once the trucks are coming in and out of their respective streets.

New East African Community member South Sudan, set to sign treaty in Tanzania. South Sudan officially become the sixth member of the East African Community (EAC) when it signs documents acceding to the treaties of the regional bloc. President Salva Kiir of South Sudan and his Tanzania counterpart, John Magufuli, who doubles up as the EAC chairman, are scheduled to sign the accession treaty in Dar es Salaam, weeks after Heads of State from the bloc approved the admission of the country that is just climbing out of a phase of civil unrest. “The Summit then designated the chairperson, President John Pombe Joseph Magufuli of the United Republic of Tanzania, to sign the Treaty of Accession with the Republic of South Sudan,” The signing will set in motion South Sudan’s assimilation into the bloc that is currently at a common market stage. In line with the treaty, the country will be required to immediately open up its borders for exchange of goods as well as labour and capital. South Sudan would also be required to adhere to principles of good governance, democracy, the rule of law, observance of human rights and social justice besides adopting social and economic policies being compatible with those of the EAC.

Beggars Ordered to Leave Dar es Salaam The RC (regional commissioner) said it is better for all beggars to go to the right place that deals with social welfare. They should not disturb other members of the community on the streets. He said that the presence of big numbers of beggars is also a challenging situation in terms of security in Dar es Salaam. "I have discovered that 80 per cent of beggars come into the city on their own fares. So, I urge them to use their own fares to go back to their home places before an operation that will see them under arrest begins," Makonda told reporters yesterday.

Twiga Cement Profit Up Despite Depreciation

TANZANIA Portland Cement Company (TPCC) profit has gone up by three per cent to 56.2bn/- despite depreciation of the shilling that had an impact on fuel, spares and quarry services. TPPC, trading on the Dar es Salaam Stock Exchange (DSE) as Twiga cement, said the profit in 2015 was realised, thanks to stable cement demand that is estimated to grow in the country at about seven per cent. According to the statement, profitability was also attributed to the cement firm capacity increase last year thus pushing up sales volume by 22 per cent.

"TPCC is well placed to meet this growing demand after investing in expansion of its capacity, together with rehabilitation of the old clinker line," the statement said. The cement demand in the country and in the East Africa bloc has been growing steadily over the last years, prompting Twiga cement to invest on expansion. The impact of shilling depreciation that sunk by 23 per cent, according to Twiga cement, was offset through efficient variable cost management and fixed cost reduction.

Contemporary house design integrates a wide number of style features. Origins of Contemporary Home Design

The Contemporary style grew out of Modern architecture, which arose with the Industrial Revolution of the early 20th century. Modern home style is marked by simple, clean lines; the idea that “form follows function”; and the use of what were then newly available building materials (iron, steel and sheet glass). The Contemporary house floor plan is open, with minimal doors and walls. In keeping with today’s lifestyles, it is designed to be functional—but warmer than the Modern style.

REIT A

REIT, or Real Estate Investment Trust, is a company that owns or finances incomeproducing real estate. Modeled after mutual funds, REITs provide investors of all types regular income streams, diversification and long-term capital appreciation. REITs typically pay out all of their taxable income as dividends to shareholders. In turn, shareholders pay the income taxes on those dividends. REITs allow anyone to invest in portfolios of large-scale properties the same way they invest in other industries – through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment – without actually having to go out and buy or finance property. Most REITs are traded on major stock exchanges, but there are also public non-listed and private REITs. The two main types of REITs are Equity REITs and Mortgage REITs. Equity REITs generate income through the collection of rent on, and from sales of, the properties they own for the long-term. Mortgage REITs invest in mortgages or mortgage securities tied to commercial and/or residential properties. Today, REITs are tied to almost all aspects of the economy, including apartments, hospitals, hotels, industrial facilities, infrastructure, nursing homes, offices, shopping malls, storage centers, student housing, and timber-lands.

To qualify as a REIT a company must:

• Invest at least 75 percent of its total assets in real estate • Derive at least 75 percent of its gross income from rents from real property, interest on mortgages financing real property or from sales of real estate • Pay at least 90 percent of its taxable income in the form of shareholder dividends each year • Be an entity that is taxable as a corporation • Be managed by a board of directors or trustees • Have a minimum of 100 shareholders • Have no more than 50 percent of its shares held by five or fewer individuals

REITs offer investors a number of benefits, including: • Diversification: Over the long term, Equity REIT returns have shown little correlation to the returns of the broader stock market. • Dividends: Stock exchange-listed REITs have provided a stable income stream to investors. • Liquidity: Stock exchange-listed REIT shares can be easily bought and sold. • Transparency: Stock exchange-listed REITs operate under the same rules as other public companies for securities regulatory and financial reporting purposes.

Types of REITs

• The REIT industry has a diverse profile, which offers many investment opportunities. REITs often are classified in one of two categories: equity or mortgage. • Equity REITs: Equity REITs mostly own and operate income-producing real estate. They increasingly have become real estate operating companies engaged in a wide range of real estate activities, including leasing, maintenance and development of real property and tenant services. One major distinction between Equity REITs and other real estate companies is that a REIT must acquire and develop its properties primarily to operate them as part of its own portfolio rather than to resell them once they are developed. • Mortgage REITs: Mortgage REITs mostly lend money directly to real estate owners and operators or extend credit indirectly through the acquisition of loans or mortgage-backed securities. Today's Mortgage REITs generally extend mortgage credit only on existing properties. Many mortgage REITs also manage their interest rate and credit risks using secularized mortgage investments, dynamic hedging techniques and other accepted derivative strategies.

he art of scouting sellers of property in Africa as a whole has a lot of room for expansion compared to the westerners or developed countries mainly due to the fact that not many Africans are property owners and for those who own property this is either in areas that are not valued and also the properties have not been constructed according to the required standards a lot of factors contributed to this, such as low income to build better properties or even qualify for a mortgage. However this should not dishearten you because times are changing and we as Africans are developing. Judging from the current statistics not only are local companies building high tech complexes, we have begun to see a lot of local entrepreneurs purchasing both business and personal property. For those of you sellers who trying to increase inventory by convincing home owners to sell, this information may come in handy, don’t bring a sales pitch to their door. No matter where home owners are in their mind about selling, “most people are interested in real estate and always want to know what their property is worth or what their neighbour’s house sold for,” Jimmy says. Talking with home owners, who are often emotionally attached to the place they live, about selling might seem like an uncomfortable conversation, but it all hinges on your approach. Office Space design is part of the services that we provide that Property International Ltd. We make our designs in such a way that create good working environment that will enable office staff to work more efficiently and also for the employer to attract and retain good qualified staff. Our purpose of this project is to develop office space standards, which reflect a commitment to employees by providing appropriate workstations and suffort functions. The standards we provide contribute towards meeting different organization’s business needs and achieving a collaborative and functional workplace setting. They address development of work areas that support concentration and productivity, but also encourage teamwork.

T

echnology and innovation is the key to creating smart cities that respond to the dynamic needs of modern communities across the globe. The concept of ‘smart city’ has emerged as a term to describe a city that uses technology to address service-delivery challenges. It’s a city with well defined processes, connected by smart innovative technologies that enable citizens to experience all public services with ease and low cost. We are very blessed to have the president, who understand the importance of this and we see ministries and government organizations working hard to attain the vision of the smart city today. Fueling economic development to stimulate a high quality life for all. Building a smart city is about more than just using technology.

It is about innovation and transformation that improves the quality of life of citizens. Smart cities need not only government commitment but also engagement from citizens and collaboration of the private sector in order to succeed. At the heart of the smart city is the ability to connect the dots between ICT and basic services, and to innovate in using technology to deliver better services to citizens. We Tanzanians need to start thinking outside the box and come up with innovative ideas to solve the problem of water, electricity, transportation, health and medical services etc. There was a time we heard about one of the minister, working on bringing fast trains, that could transport passengers from city center to the airport for just about 15 to 20 minutes, and this could

solve the problem of traffic jams during rush hour. We also heard that there would be a ferry that can ship people from Bagamoyo, and Kunduchi areas to the city center in just few minutes. Again, this could have reduced a lot of congestions on the roads, as many people would opt to use public transport instead of their private cars.

The government has a role to encourage business development, developing human settlements and managing public transport and have robust systems of management accountability and council financial oversight to ensure municipal revenue is accounted for, that spending goes to where it is most needed and that wastage and misappropriation of funds are avoided.

In other countries, such as Botswana, South Africa, Namibia, we see they have overcome the water problems. Water that comes from the taps is clean to drink throughout the country. One doesn’t have to boil before drinking. This reduces or ends diseases that come from drinking unclean water. Building a real smart city requires a holistic view- one that includes changing cultures and behaviors alongside the introduction of enabling technology. Hand in hand this goes a requirement for collaboration between the government and the private sector and need to incorporate innovative ways to fund socio-political development objectives to achieve economic transformation in Tanzania.

With a foundation of doing the basic right, a city must innovate. City officials must explore new ways of doing things. It means looking out of the box, involving more youth to engage in technology and new innovations. Young men and women from age of early twenties and mid thirties are good with the modern technology and they should be involved in localizing global innovations to fit local needs in Tanzania and improve the lives of all citizens.

The smart city is beneficial to the public and private sector. It promotes collaboration and transformation which in turn stimulates economic growth, more intelligent use of resources, access to up to date information and creation of jobs and skills. By working together, the public and private sector can collaborate on transformation of municipalities and country as a whole, using innovative technology as an enabler.

"Nyerere (Kigamboni) Bridge" opens - a new boost to Tanzania economy

T

he cross-sea bridge, which is the first of its kind in the history of Tanzania, connects Kurasini and Kigamboni areas in commercial capital Dar es Salaam. A joint venture between the National Social Security Fund (NSSF) and the government, the Kigamboni Bridge is undoubtedly the longest cable-stayed bridge in East Africa. The 680m (2,230 ft) bridge links the city center with southern neighbourhoods across the Indian Ocean. Constructed by China Railway Construction Engineering Group (CRCEG) and China Railway Major Bridge Engineering Group (CRMBEG), it has a toll plaza for controlling and charging of vehicles. The bridge connects road of about 1.0 km that cross the Tazara Railway line to the north and intersects with Mandela Road. On the Kigamboni side, the bridge connects the road of about 1.5 km that intersects with the Kigamboni Ferry – Kibada Road. Local workers, who took part in the construction process, say they gained invaluable experience during the construction period. According to the CRCEG/CRMBG Project manager over 5,000 Tanzanians were employed at the project since 2012 when construction started. They worked as local foremen and technicians who have gained on-job experience. “They can now be able to manage projects of similar proportions. Before the bridge got constructed, Kigamboni was almost separated from Dar es Salaam’s Central Business District. The bridge now offers people the option of accessing their homes and businesses through the road. The two suburbs are currently accessible by two daily ferry services that transport 1000 passengers and 78 vehicles per trip.

Tanzania's leader John Magufuli hailed it as a "liberation" for residents in the city of more than four million. It is also the first toll road in Tanzania. The prices have yet to be set - vehicles and motorcycles will have to pay, pedestrians and bicycle will have free passage. Correspondents say until now commuters' only option to cross over the creek to the Kigamboni suburbs was in badly maintained ferries. - and they are often held up for hours because of breakdowns. The bridge links to an area earmarked in 2010 for an ambitious plan to build a satellite city, known as the Kigamboni New City development. The government also hopes that it will boost tourism, making it easier for people to go to beaches on the other side of the city. At a ceremony to open the bridge, Mr Magufuli described the seven-lane cable-stayed bridge as the only one of its kind in central and East Africa.

"It has never been built before. Even if you go to Uganda, Democratic Republic of Congo and Kenya, there is no bridge like this," he added. He said it should be named Nyerere Bridge after Tanzania's first President Julius Nyerere, saying the idea was first mooted by him. The total cost of the project stood at 214bn/- The 32 metrewide bridge will have six lanes - three in each direction - and two pedestrian and cyclist lanes with a width of 2.5 metres, one on each side.

hen redesigning a kitchen, put function first, says interior designer Sandra Mushi. "There's no ideal kitchen shape," she says. "Whether it's a galley or U- or L-shaped, plan for the sink, fridge and cook-top to form a triangle, with no more than 6 feet between each for ease of movement."

1. Make room for storage.

The biggest mistake people make at the planning stage is not allowing for enough storage. Put overhead cabinets right up to the ceiling, rather than leaving a gap on top that collects dust. Consider deep drawers for easier access to pots and pans, and include enough storage for appliances that otherwise would clutter up counter-tops.

2. See the light.

Unlike in other rooms of the house, overhead lighting is insufficient in kitchens, says electrician Richard. "In the kitchen, you don't want the light behind you, casting a shadow on the workspace. You need it positioned to fall in front of you." He likes under-cabinet lights because they shine directly on counter-tops.

3. Power play.

Be sure there are appropriate power sources for relocated or new appliances. Many people realize too late that they don't have the right gas or electric lines. It is important to measure the appliances to ensure that they fit comfortably into allocated spaces. For example if a dishwasher is crammed in, it could push up against the hose and won't drain properly.

4. Space and surface.

There's no such thing as too much counter space. Choose a surface that's easy to work on and care for. But keep in mind that grout between tiles is hard to maintain and that stainless steel will scratch very easily.

5. Trash talk.

Don't forget to plan for garbage and recycling bins. Do you want built-in bins cleverly disguised behind a cabinet door, or a sleek, stainless-steel garbage container that's positioned out of the way?

6. The floor

When it comes to flooring, consider slip-resistance, ease of maintenance and porosity. Stone floors, which are somewhat porous, for instance, may need periodic resealing. If so, ask how often, and think about whether you want to deal with that process. "Hardwood floors are beautiful, but be aware that they wear out faster by the fridge, stove and sink than other areas. Hard, natural stone works wonderfully, and the earthy look and feel of it is very popular.
