ear esteemed readers, I have the opportunity once again to pen down a note on matters property in the global context. Rapid urbanization and upsurge in population especially in the emerging markets has resulted into a boost in the real
estate industry. In a PWC report titled “Drivers of change for the Real Estate Industry”, the PWC Global Real Estate Leader, Kees Hage Said “As confidence returns to real estate, the industry faces a number of shifts that will shape its future” It is also anticipated that by the year 2020, the global growth in the real estate industry will be largely driven by developments resulting from far - reaching economic and social changes. This, therefore, calls for the real estate investment organization to make sure they have the right capabilities and qualities. In a snap preview, the PWC study has highlighted six predictions for 2020 and beyond for the real estate managers and investment community. These predictions are: 1. Real estate managers will need to think more globally, as global invest able real estate will expand substantially, especially in emerging markets.

2. Real estate managers will need to understand the underlying economics of cities. 3. Real estate managers will need to factor technology and sustainability into asset valuations. 4. Real estate managers will need to decide where and how to compete as the competition for prime assets continues to intensify. 5. As the nature of real estate investment changes, demanding greater global specialization, more risks will emerge. Climate change risk, accelerating behavioral change and political risk will be key. Hello dear readers
O
ne of the most enjoyable aspects of putting this magazine together each month is coming up with the cover and the concept. For this issue our team had two great concepts and our team had to divide in groups defending what should the cover be. These are some of the joys in preparation of the magazine. I am very happy to present to you DCB commercial bank which has recently partnered with PIL in plot financing. It is our hope that we will see more Tanzanians benefiting from this partnership. We have also prepared a great interview with Ms. Subira Mchumo. She is as dynamic as she looks and sounds, but like force of nature, one can feel her strength from a far. She is a woman to reckon in the real estate industry. Her story is very inspiring and she has generously shared with us at PIL Magazine.

Purchasing South African Property
Tanzania to move capital to Dodoma starting September
Foreigners are allowed to buy real estate in South Africa. Unless you plan to purchase a significant amount of property or property that is protected by the government, you do not have to obtain special permission to purchase real estate. Financing: As a foreign national, the simplest way to get financing to purchase property in South Africa is through a local financing company. However, you need to be very careful. The local interest rates are considerably higher than in many European locations. The following steps must be considered:The title needs to be thoroughly investigated. There are instances when someone other than the owner misrepresents themselves as the property owner though they have no legal right to sell. - You may have to register with the local government offices in order to purchase the property. - Making the purchase offer. You will make a deposit on the property as earnest money. The deposit amount is negotiated, as is the final price for purchasing the property. The seller from the local bank collecting the funds from the buyer then requests a guarantee. - Voetstoets is the term used to represent the deed of sale. Once completed, this document transfers ownership of the property from the seller to the buyer. The property is sold as is. You may need to pay capital gains taxes on immovable property located in South Africa as a non resident. In addition to this, you will pay a transfer duty, up to 8 percent of the sale price as well as a conveyance fee and bond registration fee. Buying property in South Africa is much simplified when you hire an attorney to represent you, or work through a local real estate agency.

Dodoma’s capacity to accommodate Tanzania’s government departments and staff and the source of the $582.9 million it requires to effectively finance the move in the next three years. President Magufuli recently announced that he will ensure that his government moves to the centrally located town before the end of his first five-year term in 2020. Already Prime Minister Kassim Majaliwa has announced that he will shift to Dodoma by September, with the ministries under his docket. The Ministry for Agriculture, Livestock and Fisheries is expected to be the first to start operating from Dodoma, by September 2016.
India Appeals to Dar to Ease Tanzanite Export Restrictions.
India has appealed to Tanzania to lift the restriction imposed on export of Tanzanite weighing over one gram and subsequently double its export tax as a measure to curtail illegal trade of the blue gemstone. Since Tanzania decided to ban export of raw Tanzanite in 2012, it had sent shock-waves to gem and jewellery industries, especially those based in the northern Indian state capital of Jaipur, deemed the leading centre for cutting and polishing Tanzanite worldwide. Current government figures released in 2014 show that Tanzanite worth 635bn/- is smuggled annually from Arusha and Mirerani, finding their way into either Kenya or Asia. A recent survey by the 'Daily News' revealed that there is a big scam in the Tanzanite Industry worth millions of dollars rare gemstone, which is being smuggled by using the Maasai herdsmen as conduits. To avoid this, Tanzania announced it will set up a state-of-the-art facility in Mirerani where cutting and polishing units of Tanzanite will be installed. The plan, according to the government, will help add value to the rarest gem and improve lives of the communities and miners thus contribute to the country's GDP.

Tanzania: Nation Should Train To Win, Not To Participate

The worlds greatest sporting show recently came to close. Brazil’s commercial capital and largest city Rio de Janeiro hosted the 2016 Olympic Games. Plenty has been written about the performance or lack of it, of Tanzania’s team to the Olympics where Felix Simbu saved the best for last, coming in a respectable fifth in the men’s marathon on the final day of the games. In achieving that feat, Simbu brought smiles onto faces of nation that is still waiting for its first Olympic medal since 1980, when Filbert Bayi and Suleiman Nyambui won silver medals in Moscow. Why does Tanzania continue to send participants and not conquerors of the world every four years? The greatest hurdle to Tanzania excelling in international sporting events is a sense of entitlement. Winning any competition takes blood, sweat and tears. Unless a system is put in place from primary schools to college level to identify and nurture talent in a competitive environment, it will take a long time to get a new generation of Bayis and Nyambuis. In other words, there is no system yet put in place for developing world class champions in Tanzania. The next Olympics games will be in Tokyo in 2020. Tanzanian’s must plan now, how we are going to produce winners in the next Olympics. Failing to plan is planning to fail.
Why Liberia Needs Museveni Seeks to to Protect Land Control All Land Rights Liberia is on the cusp of passing a historic law that would strengthen the rights of rural communities to land on which they have lived and worked for generations - much of which has recently been acquired by large-scale commercial acquisitions. The legislature should adopt the Land Rights Act . Land in Liberia is in high demand from foreign and national investors, particularly for palm oil plantations, mines, and timber concessions. According to the World Bank, 1.6 million hectares - that's almost 2 million football fields - of land in Liberia was sold, leased, or licensed to commercial investors between 2004 and 2009, often with little or no consultation with those directly affected. Many disputes have not only ended up in the courts, but in violence between those who live on the land and investors. The proposed act would legally recognize communities' rights to "customary land," defined as land owned by a community that is used in accordance with customary practices like arable farming. The concept of customary land recognizes communities' long-term, continuous occupancy and use of land. The act would empower communities to legally own this land. It also establishes safeguards to reduce discrimination against women and other vulnerable groups
The Former Forum for Democratic Change (FDC) presidential candidate, Dr Kizza Besigye, has said the government's proposal to amend the Land Act (1998) to allow government take over private strategic land without compensation, is dangerous for the country. Campaigning for FDC candidates in Omoro District, Dr Besigye said the proposal is a new ploy by government "to grab people's land." He claimed President Museveni has always had an agenda to control land, right from the time he took over power after a guerilla war in 1986. He said when the idea was defeated in the Constituent Assembly (1994/1995) that drafted the 1995 Constitution, the President pushed it again in the Sempebwa Constitution Review Commission (2001-2002). "The Bill that is proposed now which came out of Kyankwanzi (Cabinet retreat) is extremely dangerous. We must rise up as Ugandans to oppose this new trick orchestrated by President Museveni," Dr Besigye said. However, the government deputy spokesperson, Col Shaban Bantariza, dismissed Dr Besigye's allegations as baseless. Lands minister Betty Amongi recently said the government will soon bring to Parliament an amendment to the Land Act (1998) which will ease government takeover of private land for national development projects such as roads and other infrastructure.

Will my tittle holder be under my name? Also Advice me if my arrangement will be accepted by you.
QN: Dear PIL advisor. I am very happy with your new offer on affordable plots, which can be paid within 5 years. I am interested to buy plot for my three children, each one with his own plot, but they are all under 12 years old. Will I get the tittles with their names? Will they be needed to sign any document? Abdalla Hussein.
PIL: Dear Peter Johns, yes we do accept this kind of arrangement. In this case, your sister in-law will be the applicant, whereas you will be the title holder. The applicant will be in charge of making payments on your behalf and she will have to sign a declaration form as a proof confirming that all the payments she’s making are for you and not her.
PIL: Dear Abdalla Hussein. Your children are minors and they will have to be represented by you. You will have to come to the office and process all the documents, sign on their behalf and also do pay on their behalf with respected names for each plot.

EASY STEPS TO GET A LOAN
PIL has recently signed an MOU with Dar-es-Salaam Commercial Bank (DCB). Since each Bank that Property International Limited is partnered with has its own unique standard operating procedures in order to suit the client’s needs and also benefit both parties, DCB Bank has also developed its own unique standard operating procedures with PIL in accordance with the joint services provided by both parties. In order to get an in-depth understanding of the DCB-PIL Standard operating procedures, we had a Q&A with the PIL Sales and Marketing Manager.
QN: What is the initial procedure order to qualify for land loan with DCB bank? Leila: The client fills out a loan application form that’s available at DCB Bank branches and also at our office. Once the Bank
qualifies our client, they notify us at PIL on the actual loan amount of which the client qualifies to take.
QN: What’s the next stage after DCB Bank qualifies the Client? Leila: The client fills out a PIL Reservation Form which is
available at PIL offices by paying TZS 10,000/=, then he/she
takes DCB/PIL Requirement Form. At this point, the client is given 30 calendar days to fulfil the requirements and get them ready for submission at PIL.
QN: How much is maximum loan that one can apply? Leila: The maximum loan amount one can apply for depends on the assessment that the Bank does on checking the maximum amount one can qualify to take.
QN: What are the DCB-PIL Requirements given in the form? The requirement given in the form are as follows: a) Proof of account opening by client at any DCB Branch
b) Proof of 20% payment of Plot Value in PIL account operated at DCB

c) Certified ID/ Passport/ Birth Certificate d) 7 passport size photograph e) Mandatory site visit to confirm the plot selected
QN: I understand a client has to return DCB - PIL requirements within 30 days after filling the Reservation Form. What happens if the unit takes more than 30 days? Leila: The client shall pay 10,000/= plot Reservation Form
again and the 20% plot value shall be adjusted accordingly (Refund or Top- Up). This happens in case the initial plot that was once reserved is not available at all.
QN: What happens if the client fulfils the DCB- PIL requirements as stated above? Leila: After fulfilment of DCB - PIL Requirements, Plot shall
be “Blocked“ then “Sold” by PIL. Client signs Sales Agreement
and PIL notifies DCB. DCB disburses the LOAN and repayment begins immediately.
QN: After all that is done, how long does it take for the client to get his/her registered Title Deed? Leila: PIL process Title Deed within 3 months. Once the Title
Deed is out, we surrender it to DCB with 80% Plot Value invoice . DCB pays PIL the 80% Plot Value as client continues with loan repayment to a max repayment period of 5 years.

Challenges and opportunities in moving government to Dodoma Three years ago, a new master plan made by Saman Corporation, a South Korean engineering firm, was presented to retired president Jakaya Kikwete’s administration. Details of the master plan have remained a state secret, but the completion of the National Bank of Tanzania and Ministry of Finance buildings in Dodoma, with support from China, shows that the master plan is gradually being implemented. President Magufuli told the CCM General Congress delegates that he was determined to accomplish Mwalimu Julius Nyerere’s plan of making Dodoma the Tanzanian capital. He insisted that Dodoma is the place where the government belongs, and if more than 300 MPs can be accommodated in Dodoma at a go, then his government, which has only 30 ministers and deputies, can also get ample space in Dodoma. The decision to move to Dodoma was taken in 1973 by first President Julius Nyerere. The aim was to bring government services closer to the people owing within the centrality of Dodoma. However, the move has been dragging on for years due to financial constraints coupled with a lack of political will.

It wasn't easy for the past 43years. It requires human and financial resources, comprehensive strategies and a political will to transform the semi-arid region into the de facto capital. However, it is now expected that Tanzania will turn to partners like China, with whom it is developing its industrialization plan, to finance the relocation. The Capital Development Authority (CDA), the government agency in charge of the shift, has estimated that it needs $582.9 million for infrastructure upgrades to accommodate the shift. Ahmed Salim, a senior associate at an advisory firm, Teneo Intelligence, said that the government’s decision to move from Dar es Salaam to Dodoma will have limited economic impact. “The assumption here is that the private sector will move to wherever the government moves to. Dar es Salaam will remain the commercial capital of Tanzania and the most important city in terms of economic and business activity,” Mr Salim insisted. 'Neglected city' The concept that is most developed in South Africa where Johannesburg, Durban and Cape Town serve as economic hubs with Pretoria serving as administrative capital.
Properties | Investments | Lifestyle | Business | News “The trouble with the Tanzania situation is that Dodoma has been a neglected city for decades and I don’t foresee investment flows overnight that will dramatically change Dodoma, even if the government is situated there,” Mr Salim said. “Perhaps small to medium enterprises and services sector will thrive. Overall though, this will likely make doing business in Tanzania more difficult, particularly if companies that want to have offices and headquarters in Dar es Salaam will have to shuttle to and from Dodoma to get basic paperwork done,” noted Mr Salim. Tanzania's Prime Minister Kassim Majaliwa said, he would permanently move his office from Dar es Salaam to the designated capital of Dodoma in September 2016. Addressing Dodoma's residents, Mr Majaliwa said he was setting the pace for the execution of President John Magufuli’s directive of moving the government to the capital before 2020 when his term ends. “On that note, I order all Cabinet ministers to pack their bags with me. I know they all have houses and sub-offices here in Dodoma,” he said. Currently, it is only one ministry, that of President’s Office (Regional Administration and Local Government), which is permanently stationed in Dodoma. Prime Minister Majaliwa urged the private sector to invest in Dodoma’s services sector. He also called on municipalities to cooperate with the Tanzanian National Roads Agency (TANROADS) to improve local roads and traffic lights in Dodoma. Godfrey Simbeye, Executive Director of the Tanzania Private Sector Foundation (TPSF), told local media that the private sector sees the Government’s plan to move to Dodoma as a business opportunity since investments will be needed to meet the demand of the growing population. Investment opportunity This shift comes with a huge opportunity for Dodoma residents to make the best out of the mass shifting of the government offices and migration of officials from Dar es Salaam to invest in service provision. There will also be embassies and foreign missions move to Dodoma. Hence there is a need for serious investments. The government has already started with the expansion of the airport, but five star hotels are needed here and other top-notch services. This remains an opportunity for the locals to explore. Tanzania Telecommunications Company Limited (TTCL) has said that the organization is well organized to ensure that all government ministries and institutions have access to reliable communications and Internet access as they move to Dodoma. The company is upgrading the National Broadband from Northern to Eastern and Southern. According to Dr Kamugisha Kazaura, the TTCL Chief Executive Officer, the firm will expand ICT facility transfer to 200 GB from 20 GB.
He pointed out that since the launch of 4G-LTE services in Dar es Salaam Region, most of the areas in the city were now using the services, which have a greater impact to their company. For motorists, there is no need to wake-up as early as 4:00am to start preparation of your 10km-long office distance due to huge traffic jams which are daily occurrences in Dar. To accommodate the migration, the government has to speed up renovation of the regional hospital, commonly known as General. Dodoma has fewer hospital facilities compared to Dar es Salaam, which is overwhelmed, by private and public hospitals. For Dodoma, health centres improvement must be prioritized; the construction of a maternity ward for instance has been stalled for more than five years. With all these opportunities, we see Dodoma soon booming to be a full-fledged, self-sustaining government city. Already cost of land has started to shoot up compared to previous years.

In this issue, I would like to explain about title deed processing for in-case of a relative living abroad and in the second case on behalf of a minnor. There are scenarios where by a customer comes to PIL, he’s a Tanzanian national that resides abroad. This customer wants to buy a plot on loan from Property International through Amana Bank through his sister in-law. This means that his sister in-law will be the one making his loan repayments and also she would be the point of contact at any time we will need to communicate with him. S: Architecture and design are still in their infancy in the country. Before the 1950s, Architecture in Tanzania was an interpretation of what the Germans and later the British thought it should be. It was only in the 1950s that Tanzania started to produce locally influenced Architects. Since the 1950’s, 65 years or so, technology has totally transformed the way Architects design buildings globally. However, in Tanzania this transformation in technology has been extremely slow. Although we are seeing more and more taller buildings, there is concern whether the architecture reflects any aspects of local culture. P: We see a lot of western influences in architecture across the city in Dar Es Salaam; how can Tanzanian architecture and design reclaim its glory with the continent’s culture, tradition and way of life coming through in local designs?

S: Cultural identity and expression are very important for any nation and looking architecture in the city of Dar es Salaam, it is clear that the Tanzanian culture is forgotten or ignored. As a country we need to define what kind of buildings we want to see in our cities. This starts from addressing town planning challenges as well as setting the standards for what we should allow to be constructed and where. As long as we don’t have that as a city, as a country, then anyone can come and construct whatever, wherever. In more developed cities buildings of cultural importance are classified and protected so that they act as references for future generations. This is not a strong practice in Tanzania. Although there is a list of a handful “protected” buildings, often there are numerous excuses as to why they should be demolished, and often they are demolished. Preserving culturally interesting buildings should be one of the ways to encourage the expression of culture and tradition in architecture.

P: Please tell us in brief about some of the projects you have done and are proud of.
S: I can count two turning points as being very important. The first one was in year 2000 when I opened my first architectural firm with a partner. This opened many career opportunities and affirmed my position as one of architects to reckon with, if I may say so myself. The second turning point was in 2010 when I dissolved the first architectural firm and started another, with new vigour and focus.
S: What you need to understand is that our industry is highly regulated and we are not supposed to advertise. So, without mentioning names of clients or specific project names, some of the projects I have done that make me very proud include an office building for a UN organisation, a recreation centre for an Embassy, an exclusive boutique hotel in Zanzibar and a modern fully furnished apartment building in Mbezi Beach.
P: You have been very successful with your business in an industry that is very male-dominated. What mindset should women adopt when mapping out their plan to succeed in any business?
P: You sit on the board of National Housing Corporation. Where do you see our country in relation to real estate in the next 5 years?
S: I’m a strong believer in the three P’s of business: Passion, Patience and Perseverance. Passion - You know you are passionate about something if you are willing to do it without any pay. Patience - There are no short cuts to success You need a lot of patience in difficult times. Perseverance – Be persistent and don’t give up. Always believe if one door closes, another will surely open. This is how I managed to get through difficult partnership problems that led to the closing of my previous firm. I was patient and I persevered. The passion was never an issue for me. P: One of the biggest hurdles women often come against in business is access to financing among other challenges. I wonder how women can begin to create collaboration platforms in business in order to get ahead?
S: We have recently observed stagnation or a decline in real estate investment. I suppose it is expected that investors in the sector will want to wait and see the direction of the new administration before embarking on large projects. With the focus now being moving the capital city to Dodoma, I expect most of the government, as the largest real estate developer through its various organs and institutions, will focus to a great deal on Dodoma. However, I expect Dar Es Salaam and the likes of cities like Mwanza, Arusha and Mbeya will continue to attract real estate investors due to the nature of businesses that thrive there as well as the presence of the port, international airports and boarder activities. With the real estate regulatory body in the forming, I’m optimistic about the future of the industry. P: What are some of the challenges you face in your industry?
S: Women are already creating collaborations through the likes of VOCOBA, and are getting financing through the likes of Equal Opportunities for All Trust Fund (EOTF) etc. The problem is that most of the funding offered is for micro businesses. It is as if women are not expected to conduct “big” business. As long as women are not owning land or properties, it will remain a challenge to get financing as most institutions need collateral. Perhaps forming groups and making joint investments in land and properties may be a way to overcome the financing hurdle.
S: One of the biggest challenges I face is having to compete for work with either unqualified or just “dodgy” architects who undercut on fees and produce sub-standard work. Another challenge is that a lot of people in Tanzania do not understand the value of hiring an Architect.
P: What gives you hope and gets you excited about today’s African woman in real estate?
S: It is tough as a working wife and mother. I try to dedicate my weekends to my family but sometimes I am forced to go with my daughter to the office or to building sites (when its safe, of course). I have set up a fully-fledged office at home complete with high speed internet and a large format printer. This makes it easy to work from home when required.
S: Today’s world is small. That is to see we have access to information at our finger tips. Today, someone in Tanzania may know a lot about the United States without necessarily visiting the country. Likewise, today’s African woman has global information at her finger tips. She may choose to invest in real estate in Dubai, in South Africa or anywhere else provided she meets the criteria set. Gender is not an issue if one has her own capital to invest.
P: How do you create a balance between family and your career?

P: Tell us in brief about yourself and your company. A: I am Anita Urasa, Architect and Landscape Architect. I operate a small practice called Design Solutions based in Dar es Salaam. P: How many years have you been operating in this business? A: 10 years running my own business, prior to that 11 years experience in the private and development sectors of the industry here at home and as a Landscape Architect in South Africa P: What does your job entail? A: Professional practice as an Architect/Landscape Architect, entailing meeting with Clients and understanding their needs , site visits to analyze site , design and specification and for landscape preparation of estimates; site inspections during implementation. Even though prefab construction is widely accepted as a quality form of home building, buying the wrong piece of land can add thousands of dollars to your total cost, or even waylay your plans entirely. 2. Panelized Homes Panelized homes are built in panels – a whole wall, for instance – then each panel is transported to the building site and is constructed into a home. Typically, panelized homes require more finishing work than modular homes, as the interior finishing work, such as painting, installing cabinetry and stairs, and installing flooring, must be completed on-site. Factory build-time is still similar to that of modular homes (about 6 to 12 weeks), but on-site build time is longer. Some pre-cut homes are panelized homes, but not all panelized homes are pre-cut homes. Panels to be pieced together by their company on-site, while kit home builders have no such intention, unless construction is an add-on feature. Also, not all pre-cut homes come with full walls or ceilings premanufactured.
Building a home of any kind has pros and cons, but prefab home building is an excellent way to control costs while moving the process quickly along. Pros and cons vary based on your particular situation, budget, preferences, and time line.
Advantages 1. Less Expensive Than Traditional Home Builds. Costs of prefabs are typically cheaper than normal traditional brick homes. 2. Faster Than Traditional Construction. Generally, it takes four months to six months longer to build a traditional home than to construct a prefab. 3. Flexible Size and Aesthetic. There are many options when it comes to design, layout, and size. 4. Financing Is Available. It is similar to that of traditional home construction. 5. Energy Efficient. The value of a survey As with many ‘second hand’ products (excluding new homes), all properties have history that is useful to know. A survey will highlight construction and legal issues, it will also advise on the things to watch out on in the future, such as maintenance issues, thereby avoid unpleasant and expensive surprises after moving in.
Surveys are documents that add value to the property (if purchased) and should be seen as an investment rather than just another cost. A house with the benefit of a survey can fetch a higher price in the market. As does a Mercedes, for example with full service history.! For a mortgage loan, a Valuation Surveyor visits on behalf of the Bank or Building Society- not for you- and won’t highlight personal concerns or give details of condition, only whether the property offers suitable security for loan. Some properties cause the valuation surveyor’s software problems by being nonstandard’ construction; for example solid stone walls may be considered ‘single skin’ and therefore mortgageable. Despite the said wall being nearly a meter thick! A building survey is suitable for all residential properties and give full details of construction and condition, especially recommended for unusually built, run down, listed and older properties or for properties that have been significantly altered or where you are planning a major conversion or renovation, especially in the city.

I
bought my 30th investment property in 2008, and then considered myself “financially retired” with approximately TZS 30,000,000/= per month in positive cash flow. I was 28. I did not financially retire so early because my family had money: I grew up very poor in a small town in Tanga. My parents often could not pay the electric bill. Most of my relatives still work hard in other people's companies and try to look for money to survive and supporting their families.
I purchase only at 20 percent to 30 percent under market value and for cash flow. I do not care about appreciation, and I rarely rent my houses. Instead, I owner-finance houses to subprime borrowers, which defrays most of my repair and ongoing maintenance costs.
When I graduated college, I was burdened with TZS 20,000,000 of university debt. That’s when I set my sights on getting wealthy in real estate. I learned three vital habits that allowed my real estate holdings to grow from one property, to five, to 10 — and more.
For example, I purchased a house for only TZS 30,000,000/= No one wanted it, and 30 days later, I sold it for TZS 40,000,000,000/= (a TZS 10,000,000 profit) to another investor. Then, he resold it with owner financing at 12 percent.
Your odds of retiring early in real estate investing will soar if you practice these three habits regularly: 1. Work hard. There is no substitute for applying as much effort as possible in real estate at every moment. Many top producing CEOs say that they get up at 6 a.m. and often do not lie down at night until after 10 p.m. Those producers are dead on the money. In my first five years as an investor, I clocked countless 18-hour days. Most of my packed days were filled with calling as many as 100 people as I looked for deals and capital. I never surrendered. Sometimes I had to speak to five or more people to find the one who could loan me money. Get in the office early and leave late. Work while those other real estate investors are sleeping. The first house I bought from people who were desperate looking for money they were selling the house for TZS 25,000,000/= So I needed to borrow money somewhere and buy the house, renovate it and rent it out. Then use the tittle-deed of that house to take a loan from the bank and pay the person who lend me money. I did just that.
I recognize the value in real estate investments that many other people do not see; I then developed a business model that capitalizes on this fact.
He has bought three more houses from me since that deal. I made about TZS 5,000,000/= on each of those deals, so my bottom line profit on a house no one wanted: TZS 25,000,000/=
3. Hang around positive and focused people. When I got into real estate investing, I was only 22. I had a lot of debt and no cash. I just wanted to make TZS 2,000,000/= per week — a massive sum for me back in 2000. As I got deeper into the business, I came across successful investors who took me under their wing. They were very positive people, and their goals were much higher. They wanted to make TZS 15,000,000 or TZS 20,000,000/= per week. These positive people helped to focus me on being wealthy and successful. I absorbed their enthusiasm and joy, and it hit me: I could do that, too. They taught me to learn as much as possible about real estate market in Tanzania to find the best under-market value deals. They also taught me to be patient, as I got wealthier. I learned from them to make small (TZS 2,000,000- TZS 5,000,000/=) profits on many deals or to make TZS 10,000,000 on a flip. I never focus on making big profits on one deal. Rather, I do 30 houses in a year and make TZS 300,000,000/= — that’s big bucks in Tanzania Hang around people with happiness, joy and optimism, and all of that positive energy will rub off on you.
2. Ignore popular thinking. Author John Maxwell wrote in the best-seller “How successful people think” that high achievers think differently than others. They often ignore what most people think and sometimes do the opposite of what the conventional wisdom states.
No matter your position in real estate investing, you can apply these three lessons to greatly increase your investing success and wealth. This is my story and my name is Abdul Bakari Muhksin.
