Experience

John learned a lot during his first year as an entrepreneur. Perhaps the biggest lesson was that his genuine connections with others, and his honest encouragement, helped others find hope and clarity. His authenticity let others know that everyone is a work in progress, and no one knows everything. Acknowledging that we all have room for improvement frees us up to connect with others who have skills we have not yet mastered.

“We are all designed to be conduits,” John observed. “The things that I share with others, whether I’m teaching, training, coaching or helping them plan out a project, are all things that I learned from others and from life. None of us have it all together. We all need each other.”

He also discovered that the highest and best use of time comes by aligning with those who could do something better than he could do it himself. John is a big proponent of collaboration and keeping a teachable attitude throughout every experience in life.

“I WANT to team up with people better than me! My purpose is to serve my clients in the best way possible, and collaboration is often the best way to accomplish that!”

Results

Because John is a licensed REALTOR®, he can understand and empathize with top agents and preferred partners who want to distinguish themselves from the crowd by creating something new or learning how to share their business in a fresh way. Fellow agents are his inspiration for providing executive mentorship and expanding his coaching platform.

“I was also inspired by my meeting with Real Producers Publisher Josh Buchter,” recalled John. “I could see his passion for connecting top agents and preferred partners and knew that he was working to build stronger connections within the real estate industry. I appreciated his heart for celebrating the successes of others so they will be seen, heard and understood. That is my goal, too!”

Through his executive mentorship, John teaches agents and preferred partners to communicate clearly, concisely and confidently. Through his coaching platform, he teaches expertise and professionalism.

“Partnerships accelerate,” John noted. “I invest in and align with accelerators. It helps us all go farther and achieve more! Any time I’m feeling less than, or incomplete, I look at my ‘Wall of Fame’ that I’ve made to help me remember important people from all walks of my life. They are the ones who have helped me get where I am. I am the direct benefactor of the gifts of an endless amount of amazing people, many of whom you would recognize as experts in their field. I take everything they poured into me and then share these gifts with others so they can also share with the world!”

REAL Connection

John invites guests to his own podcast because he sees that they can add value to himself as well as his audience. He also shares things on social media that will add value to others. The podcast is Your Message Received.

One day, as he was hosting an open house for another REALTOR®, John received a call from Chadd Levine. Chadd said he loved what John was doing on social media and invited him to co-host a Facebook Live show weekly at 10 a.m. This program is called Your Motivational Monday.

“Everyone can improve,” shared John. “Experience counts. Learn, and get better. I am a work in progress, and happy to be one. I love to surround myself with others who have drive, energy, talent and a desire to improve.”

Fun For A Purpose

Since 2015 John has been running distance races in conjunction with fundraisers for charities. He is also an active supporter of the Darren Daulton Foundation, which helps care for people who have experienced brain-related injuries.

Another way that John gives back is by offering a 30-minute discovery call at no cost to potential clients. Clients report that just one phone call can instantly improve their performance!

“I have been sober for 22 years,” John shared proudly. “My sense of self has changed. I have become authentic and confident, and now my calling is to help others, too. The truth is freeing, and we can feel the power of authenticity in others. I am here to help high-powered professionals optimize strategies in communication so they get exactly what they want by speaking clearly, concisely and confidently, so their message is heard and received.

Prior to getting her start in the mortgage business, Paula was a furniture salesperson.

“I remember one day at the furniture store, a man came in who needed to buy a bedroom set. I worked with him, and at the end, he said, ‘You belong in finance. You should come

work for me at the bank,’” she recalls. “That’s how I got into the business. I did a little bit of everything there, then I wanted to specialize in mort gages after the crash. I quickly fell in love with it.”

No Greater Agent

In 2022 Maurice Richardson was ranked as a top 1% REALTOR® in Pennsylvania. As a solo agent, he closed 35 transactions last year. He has a legal background and is experienced in all types of real estate endeavors, including residential, commercial, investment and multi-unit properties. Now starting his seventh year in real estate, Maurice’s passion has not changed. He loves teaching others about generational wealth and helping them achieve their progressive goals as homeowners or investors.

Great Beginnings

Maurice’s first lesson about the power of real estate was more “caught” than “taught.” He lost count of the number of times he asked to hear the story of how his grandfather had worked hard and saved enough to purchase three investment properties in the 1960s.

That in itself was a feat, and showed his foresight. He later gifted one of the houses to his son (Maurice’s father) as a wedding gift. That was the home in which Maurice and his brother grew up in West Philadelphia. He learned another living lesson in the power of real estate from his “church aunt,” who had a degree in marketing and owned a

home in town and a beach house where Maurice made many fun memories.

Because his parents did not carry the burden of a mortgage, they were able to a ord to send their sons to private schools. This created an opportunity for Maurice to represent St. Matthew AME Church in the First District AME Youth Mass Choir. The group performed in Philadelphia and surrounding areas. On two separate occasions in two locations, leaders he had never met before announced that he, Maurice Richardson, was going to become a great man and have a tangible impact on his community.

Inspired by his “beach house church aunt,” who also had a classy car, Maurice enrolled in the marketing program at Bloomsburg University.

Personality Is Key

Maurice eventually admitted to himself that he lacked the dedication and drive to complete his degree. Knowing that he did not want to work as a waiter any longer, he accepted an entry-level position at the Philadelphia Public Defender’s O ce in 2004. Within eight months, he was promoted to the position of administrative assistant.

His son was born in 2006, and by the next year, Maurice received another promotion. His new title was federal public defender clerk one for the Death Row Unit. Soon he began dreaming of becoming a paralegal so he could impact lives in an even more meaningful way.

After completing a 30-week course and earning his associate degree in paralegal studies, Maurice began applying for a position as a paralegal in the Federal Public Defender’s O ce. He was told they wanted someone with more experience.

In 2012, Maurice left the Federal Defender’s o ce and started gaining experience while working as a paralegal at an o ce that specialized in bankruptcy in Cherry Hill. However, the commute was too long. He found something closer to home, and for the next two years, he served faithfully as a paralegal for Delaware County Children and Youth Services. Then suddenly, the husband and father of two lost his job. He did a little bartending to make ends meet but knew he needed a better long-term plan.

In October 2021, Maurice quit his government job to focus on real estate full time. agent in 2020 and 2021, respectively, and was thrilled and surprised when KW agent Andrew Pulini congratulated him for being a top 1% Pennsylvania agent in 2022. Maurice had no idea! His new goal is to possibly open his own brokerage. He knows his mom would be a wonderful administrative assistant, as well as accounting and o ce manager. His father would help with IT and marketing.

Maurice also plans to follow his grandfather’s example by purchasing multi-unit investment properties that he can gift to his children. This will allow them the freedom to pursue their dreams and still have passive income. Maurice’s son and daughter both plan to become REALTORS® when they are 18.

“I truly enjoy walking with clients as they go through the process,” shared Maurice. “I want to stand out and think outside the box. I enjoy teaching people about the importance of building generational wealth. I give valuable closing gifts to show my appreciation to my clients for choosing me to help them out of thousands of agents. Tameka became a licensed broker in Pennsylvania in December of 2005. In 2006 Tameka completed her New Jersey broker training while preparing to welcome her second child into the family. However, juggling clients with a new baby and a toddler left little time to prepare for (and take) her broker’s test.

Several young and motivated female agents reached out to Tameka, asking her to mentor them individually. She was hesitant at first because she was unsure of the time commitment. She would not start if she could not keep her commitment. With the encouragement of her fiancé, Tameka began coaching and mentoring agents who wanted to grow in excellence. She has also begun training others to teach and mentor.

“It was heartbreaking to realize I missed the testing cuto by one day,” recalled Tameka. “Things were much more di cult in the past. Agents had to take classes and tests in each state to become licensed. It was not a reciprocity then. It took a lot of hard work, intentionality and money. But I was determined not to give up, and it was worth it!”

Jessica Culpepper grew up in Kansas with a deep compassion for others. Her mother worked for the Salvation Army and Jessica often volunteered when she could.

Inspired by her desire to help others, Jessica graduated from an accelerated nursing program in Denver and started working as a nurse in a critical care unit. With her life on track, she began looking

for a home...along with an influx of people who were relocating to Denver around the same time.

The home-buying craze and the exponentially growing market sparked her interest in real estate. She fueled her side passion for real estate by keeping up with current market trends. She excelled at nursing and enjoyed what she was doing to help others.

After several years Jessica relocated outside of Denver and was o ered a position that would provide more income but required travel to California. Thrilled with the career advancement, the move also opened an opportunity to start in real estate. Jessica decided to turn her Denver home into their first rental property.

After many months in the new position, Jessica realized she did not have the same passion for nursing that she had once felt while working in Denver. She thought that part of her struggle may have been with the healthcare system itself.

She began to utilize her free time to educate herself on real estate and had even gotten through a couple of home improvement projects, learning a lot of hard lessons along the way. She then moved to PA and continued to fly to CA to work shifts in the critical care unit each month.

As a husband and father, Marlon’s moti vation is family not money. His daughter loves plays, and Broadway, and he sets aside time to enjoy her interests with her so they can make memories together. Over a decade ago his father-in-law also introduced him to the pleasure of a fine cigar, and he likes to unwind with one occasionally.
