Cawley Architects Inc. is pleased to present our Portfolio of Selected Projects. We have spent more than 30 years developing a unique approach to facilitate the design and project management of commercial projects and it has been our privilege, during that time, to have participated in some of the top commercial projects throughout the Valley with a group of dedicated design professionals, contractors and clients.

At Cawley Architects, we are a full service firm with experience across a multitude of project types, including Heavy and Light Industrial, Healthcare, Animal Welfare, Education / Institutional, Restaurant / Entertainment, Office, and Multifamily Development. As a full service firm, there is no aspect of the architectural craft with which we are not familiar. We’re there at the very beginning of the project via preliminary design and follow our projects all the way through Construction Administration with a continuity of leadership staffing throughout. Our architects personally guide your projects through their entire lifecycle.

We are also unique because we have successfully partnered with many contractors to deliver commercial projects that represent the highest level of achievement in cost control, scheduling, architect/contractor collaboration, and client satisfaction. We appreciate the trust created in this process, and know how to duplicate that experience for new clients and their projects. Cawley Architects operates as an ESOP, an employee owned business. The CEO is Kevin Fawcett, the President is David Fulk, the COO is Robert Erickson, the CFO is Lynette Dreitz-Fort and the CCO, Rafael Macias.

Our firm is staffed by 17 persons, with the majority of our staff having 15 to 30 years of experience. The architectural team is supported by a dedicated group of administrative staff.

All registrants at Cawley Architects are in good standing with the Arizona Board of Technical Registration and remain in good standing with the spectrum of our other state registrations.

Avanti Windows and Doors

303,400 SF | Industrial | El Mirage, Arizona

Avanti Windows is a new 303,400 SF production facility seated on 30 acres in El Mirage, Arizona. Avanti, a subdivision of Pella Windows, specializes in the production, sales, and installation of vinyl and aluminum window and door systems for the residential and commercial markets. Relocating from a much smaller facility in Glendale, Arizona, this facility allows Avanti to greatly expand their footprint in the Phoenix metro market and now becomes one of the largest employers in El Mirage. The building is broken down into two main sections; a regional office headquarters and an expansive production floor optimized for workflow and increased direct installation straight off the production line. This site has also been designed to allow for future expansion of the factory floor and Cawley Architects worked diligently on design solutions that stand out from the pack, while remaining cost effective and easily constructable.

Auto House

96,407 SF | Industrial | Tempe, Arizona

Auto House is a Tempe-based auto sales company with a unique sales proposition for its customers. They provide an indoor, climate controlled environment for their customers to purchase preowned vehicles as an enhanced, buying experience. The indoor 81,800 SF showroom is temperature-controlled to benefit the customers and staff as well as the automobiles. It is also impressive.

Attached to this fully enclosed, single-level garagestyle showroom is a two-story office structure which is a key component to the success of the project. The attached offices allow the sales staff and customers to look out over the the entire inventory from the sales offices. The office portion of the facility is 14,500 SF, and provides executive and sales offices along with space for support staff, conference rooms, and a two-story entry lobby.

The exterior of the building was designed with vertical bands to diminish the scale of horizontal volumes of this very large building. The office area is further reduced with a lower parapet height to moderate the bulk of the building to be in scale with the surrounding developments. A pedestrianscaled façade and entry are articulated by ribbon windows punctuated by the larger expanse of glass for the front entry lobby.

AF Steel

62,951SF | Fabrication Facility | Gila River Indian Community

The new AF Steel fabrication facility is Cawley’s second production facility for this family-owned steel fabrication business. Built on 7 acres in a specialty development zone within the Gila River Indian Community, this facility provides more than 52,000 SF of fabrication space and approximately 10,000 SF of administrative and break space. The building design focuses on this company’s strengths: large structural steel framing. The fabrication space has been treated as an open-air environment with various shading and cooling strategies. These also allow the structural frame of the building to be expressed throughout. For building cladding, a desire to reflect again this company’s core business pointed the Cawley team towards a series of metal panel cladding solutions. Great care was taken to provide a simple, cost-effective, and functional building that catches drivers’ eye up and down the I -10 corridor south of Chandler, AZ.

Felix Construction

31,800 SF | Three Building Industrial Headquarters | Phoenix, Arizona

The Felix Construction project is a best-in-class example of a client that understood its competitive challenges and commissioned a project to attract new staff and maintain employee retention. They envisioned a campus that would become the centerpiece of workplace satisfaction for the next twenty-five years.

The project is a design build delivery teaming Cawley Architects with Haydon Building Corp. The centerpiece of the project is their 12,700 SF singlestory Administrative Services Building. Behind this building in their secured yard is their 14,100 SF Panel /Warehouse Shop and their 5,000 SF Mechanical/ Maintenance Shop. The three buildings keep functions separated to isolate and smooth out vehicular traffic, pedestrian circulation, and noise and distractions.

The Administration Building was specifically designed to attract new and young talent into their organization. The Cawley Design Studio provided the interior design services. These included many offices for private workspaces as an incentive for staff. It also featured a calming open office environment and many amenities and workflow enhancements; The unique interior design emphasizes bright colors, dramatic signage and visuals, and a contemporary approach to collaboration and touchdown spaces.

Surprise Crossings

274,040SF | Industrial | Surprise, Arizona

Surprise Crossings, a state-of-the-art, LEEDcertified industrial shell building, is an impressive 274,040 SF facility situated on a sprawling 16.23acre site. The building’s structure is made of durable concrete tilt panels, accentuated by a striking entry corner that combines storefront glass, aluminum composite material (ACM), and corrugated metal panels. The facility is designed for maximum efficiency and flexibility, featuring both ramp-up and grade-level sectional doors to accommodate a variety of operational requirements.

The site infrastructure includes two underground retention systems, each utilizing 10foot diameter aluminized corrugated metal pipes, ensuring effective stormwater management. The dock area is designed with 8-inch PCCP for enhanced durability, providing ample semi-truck parking. The entire dock area is secured with both automatic and manual rolling gates, offering reliable access control and security.

Additionally, the site is rail spur ready, with three different options designed for rail service to the property to meet various user needs. This flexibility in rail access emphasizes the site’s strategic location for industries relying on efficient transportation.

Ottawa University Veritas Hall - Phase I

Five-Story University Dormitory Surprise, Arizona

Veritas Hall is a five story, multi-use building with approximately 60,000 square feet of office, classroom and dormitory space. Situated in the center of the City of Surprise Civic Center, this building is the first of two phases of construction related to the addition of almost 400 new dormitory beds, 10 new classrooms and extensive school administration space.

This project is distinguished as the first “5 over 1” building in the City of Surprise (a special construction type allowing maximum height and area, while minimizing cost) and upon completion will be the tallest building in Surprise. The addition of new capacity is critical to the growth of this University and their continuing partnership with the City of Surprise.

Phoenix Rescue Mission

Cawley Architects continues its mastery of designing projects that serve the needs of a community with a collaborative project at the Phoenix Rescue Mission – the Life Recovery Building at the Transforming Lives Center.

The project includes new construction of a 4-story administration and housing building that includes 280 beds, dividable chapel and classroom spaces, expanded meeting spaces, and inviting outdoor spaces.

Cawley Architects designed the building as a place of hope, healing, and new beginnings for men struggling with homelessness, addiction, and trauma. The Life Recovery Building, which replaces a 160-bed, barrack-style building, fosters self-worth and confidence, dignity, new life, and a new path forward for its residents.

The brick façade of the building features a phoenix on a cross, a striking symbol of renewal, hope and transformation.

Ottawa University - Athletic Complex

110,000 SF Athletic Complex Surprise, Arizona

This two-building project for Ottawa University’s Surprise Campus highlights sports programs and related student amenities at the university. The outdoor venue, named after its donor, is the O’Dell Athletic Complex. It adjoins a recently-completed state-of-the-art, multipurpose sports field for football, soccer, and lacrosse. Throughout the three levels, the O’Dell Athletic Complex houses locker rooms, training rooms, athletic department offices, student study areas, labs, classrooms, a press box, and a hospitality area. The indoor facility has a large multipurpose gymnasium, with bleacher seating, for competitive basketball and volleyball, as well as two practice courts, a main lobby for tickets and concessions, and a recreational center.

Retinal Consultants/Spectra Eye Institute

36,959 SF | Medical Consultant Headquarters | Phoenix, Arizona

Retinal Consultants of Arizona is the largest clinical, surgical, and academic ophthalmology practice in Arizona. The newly reimagined building serves as a state-of-the-art clinical, surgical, and research facility. The improvements enhance the previously vacant building with its modern design, including a new entrance, glazing, canopy, and color scheme. The transformation of the building allows for the space to appeal to the current market.

The redeveloped conference center provides TV monitors and new technology for medical education programs for their patients. The building also offers additional research space to continue to advance the group’s medical practices. Located in the Arizona Business Park in Phoenix, the building is conveniently accessible and visible from the I-17 freeway.

Adelante Healthcare Mesa

42,508 SF | Healthcare | Mesa, Arizona

Adelante Healthcare is a nationally recognized comprehensive primary healthcare center on the campus of the East Valley Institute of Technology in Mesa, Arizona. The center is the first LEED –Platinum community healthcare center in the country and features 43,000 square feet of Class A medical office space.

Creative design with the use of natural light, natural materials, and energy-efficient infrastructure helped the project receive national attention and achieve its LEED goals. The project won the Phoenix Business Journal’s “Talk of the Town” award from the NAIOP in 2013 and also won the Healthcare Project of the Year award from RED Awards the same year.

Adelante Healthcare Goodyear

44,703 SF | Primary Healthcare | Goodyear, Arizona

Adelante Healthcare is a nationally recognized, comprehensive, community-based, primary healthcare provider. Their Goodyear Family Health Center is located on the Abrazo West Hospital campus in Goodyear, Arizona. The center has achieved a LEED Gold Certification level to adhere to its principle of “Sustainable Healthcare for All”.

Designed to accommodate 44,703 square feet of “Class A” multi-disciplinary medical office space, the interior includes Family Medicine, Pediatrics, Internal Medicine, Women’s Health and Dental, and in the future, Behavioral Health.

The exterior design was conceived by renowned architect Douglas Cardinal, who visualized the form to be an organic expression of the desert environment of Arizona. The creative design and curvilinear forms helped the project to be honored by the 2019 RED Awards as the Healthcare Project of the Year and by the Arizona Masonry Guild for the Excellence in Masonry Award in 2020.

Restaurant and Entertainment

Chauncey Lane

52,000 SF Retail, Office, Restaurant, and Entertainment | Mixed Use – 2 Building Complex | Scottsdale, Arizona

Chauncey Lane Marketplace is a contemporary mixed-use development that includes retail, office, restaurant, and entertainment uses, and is a companion to an adjacent, prestigious, residential project. The pedestrian friendly design features a central promenade that provides a central gathering place for both the retail and multifamily tenants. The project is designed to create facades that are vignettes for individual tenants. The fresh, modern design creates an urban streetscape that makes the street an interesting and fun place to explore and enjoy.

Overstreet

Dining | Entertainment | Office Chandler, Arizona

Overstreet is the new hot spot for Downtown Chandler, Arizona. With Flix Brewhouse as anchor for the entertainment center, the project attracts vibrant activity. The project includes restaurants, shopping, and fitness centers as well as leadingedge office spaces. Both walking and bike paths are provided to accommodate all kinds of circulation. The large-scale bridge spanning above the entrance provides a modern aesthetic and fashion for the project.

Heritage Marketplace

Restaurant I Entertainment I Office I Queen Creek Arizona

This mixed use project has been developed with three buildings to provide a variety of retail, restaurant and office uses. Located at the northern entrance of the Town of Gilbert Heritage District the architectural character was conceived form the Heritage District Guidelines. The three buildings recall the influences of the traditional territorial style, with references to the agrarian beginnings of the community and the strong but smooth lines of Spanish territorial architecture. The buildings are oriented to Gilbert Road in order to create an urban edge with outdoor patio areas with pocket park pedestrian links to the parking areas.

Hawkins Design Group

12,275 SF | Light Industrial Office Warehouse | Gilbert, Arizona

Hawkins Design Group is a professional electrical engineering firm that also specializes in photovoltaic (PV) solar energy systems. The $3 million, 12,275 SF building incorporates the company’s office operations (6,000 SF) along with a large warehouse area (6,275 SF).

A unique steel-framed canopy over the main entry glass wall defines the entrance to the building. This feature is replicated over the office windows to enhance the façade of the building. Similarly, steel beams continue around the side of the building to cover the large outdoor patio making it an ideal place for group gatherings during any season. As an energy-efficient feature, and to display their solar business, they installed photovoltaic solar panels on the building roof and parking structures.

The main interior focus of the project is the large open office area, where project managers work in a collaborative environment highlighted by outstanding light fixtures. The office area is supported by an impressive conference room and a flexible break room area that opens onto the patio. Unique contemporary lighting schemes are featured in each private office to illustrate the variety of possible fixtures and effects that a customer may choose to showcase in their business.

Low Rise Corporate Office Building Chandler, Arizona

Located in the Chandler Corporate Center, this contemporary, two story Design Build project for Garmin’s Southwestern headquarters was constructed with tilt concrete and a high performance glazing and roof system.

The design features a two story glass lobby that references the worldwide headquarters facility including the blue and azure banded glass. The 60,000 square feet comprises the regional offices for their Automotive, Aviation and Marine divisions and is designed to accommodate 300 staff. 302 parking spaces are provided with 178 spaces covered with photovoltaic solar panels. The project was constructed on time and on budget, and achieved LEED Gold Certification. The project was also awarded the LEED project of the year for 2014 by NAIOP.

Footprint Headquarters I Gilbert, Arizona

Footprint is a materials science expert creating plant-based solutions to reduce plastic dependency. The new building encompasses a stateof-the-art manufacturing facility for food-grade certified food containers and developing prototype products through their R&D department. The facility provides an innovative and creative office environment for the engineering and technology staff to elicit their creative energy. Color and material selection were key to providing an engaging space for the collaborative exchange of ideas.

The manufacturing and testing equipment is housed within the same building to provide access and observation of the highly complex process. To maintain the goal of being earth friendly, the manufacturing area utilizes a multitude of environmental practices to reduce water consumption and energy use, while maintaining a high level for the air quality.

Animal Welfare

Heidi’s Village Animal Shelter

48,245 SF | Non-Profit Animal Shelter | Phoenix, Arizona

Heidi’s Village is a non-profit animal welfare organization that partners with existing animal shelters and rescue organizations to provide temporary boarding for dogs and cats. Its mission is to foster a community where animals are treated with respect, dignity, and compassion to decrease the number of animals abandoned and euthanized.

Heidi’s Village is a nine-building campus designed in a Village setting, consisting of a central administration facility that houses admin services, adoption services, training rooms, grooming services, and a complete veterinary clinic. A series of eight buildings, housing the cats and dogs in thoughtfully designed air-conditioned spaces, flank the administration building.

Décor throughout the Village includes a unique lighting fixture in the main lobby that captures the animal theme, and many creative touches, including paw prints parading across the ceiling. The use of colorful paint and substantial decorative animal portraits and sculptures both inside and outside the Village’s buildings suggests an upbeat, fun environment. Clever “street signs” guide visitors and volunteers around the 5-acre property and link the “village” together.
