Welcome to the Highlands Cashiers Plateau. We are excited to have you visiting our beautiful area. We hope you enjoy browsing all the great properties that we have to showcase through Landmark Realty Group and our southwest Florida partner Royal Shell Real Estate. The real estate market during the first half of 2017 has been another interesting ride, and emphasizes the uniqueness of our area. We have had a total of 270 homes and properties that have sold during the first half of 2017. This is up 23% from the same period in 2016 when 220 sold. Residential

In the residential housing market 174 properties sold in the first half of 2017. They ranged in price from $37,000 to $2,500,000 with an average of $478,856. In 2016 residential sales ranged from $55,000 to $4,900,000 with an average of $535,478. Total closing sales prices totaled $91,566,682 in 2017 as compared to $80,157,692 in 2016. As you can see, the average price declined in 2017 from 2016 but the overall number of homes and total sales dollars have been higher in 2017. This softening of the average sales price supports the stronger overall market; therefore the overall sales are higher and the number of homes sold is higher. Buyers today are well educated and know a good value when they see one. The price of the home is critical to the timeliness of the sales process. Currently there are 1,170 residential homes on the market across the plateau. If you compare the number of sales vs the number of homes on the market you will notice we are still in a buyers’ market. Comparing the sales price to the listing price of the homes you will see that the homes sold for about 91% of the asking price. Townhome and Condos While most people coming to the mountains are looking for the single family home in which to spread out, we do have a vibrant condo and townhome market with a wide variety of styles and prices. So far in 2017 26 have sold as compared to 23 in 2016. These range from the very simple, which sold at $38,000 to the luxurious, which sold for $710,000. The average sale was $201,027. This compares with 2015 with 33 sales with a range from $20,000 to $1,117,479. Currently there are 119 condos and townhomes on the market. Similar to the

residential housing market, sellers normally received 91% if their asking price. Vacant Land In 2017, 76 pieces of land were sold in the first half of the year. The largest land tract sold was 70 acres while the average size was just over 4 acres. The average price was $172,335. This compares very favorably with the 63 sold in the same period in 2016 were the average price was $130,915. There are 1,082 pieces of land for sale currently throughout the area covering any size and location you would like. These range from lots in established neighborhoods to multiple acre tracts so you can really get away. Come check these out and find the perfect spot where you can build your dream vacation, summer or year round home. As you read through the information above you will notice good, stable activity duplicated year after year. Our prices, inventory and activity remain strong and consistent. While still considered a buyers’ market, new owners can feel comfortable that they are buying into an area that has great amenities, great food, shopping, and outdoor activities that will keep you and your family and friends busy throughout their stay. All of this reinforces that the Highlands Cashiers Plateau is truly one of the premier vacation spots on the east coast. As a matter of fact, Highlands was recognized at the 10th best Southern small town to visit by USA Today! Landmark Realty Group has four offices located conveniently across the Plateau. CASHIERS AND SURROUNDING AREAS The best of small town life and living large Cashiers is located on a plateau near the southern tip of the Appalachian mountains in western North Carolina. Ken managed their Customer Service, Communications and Wal-Mart Relations Depts. In 03, Ken started in residential RE in Charlotte with Cottingham Chalk and Assoc. From 2010 through 2012 Ken was working for WCDM Development as the exclusive sales agent for Rosewood, a luxury condo project in Charlotte. Ken joined Landmark in January 2013.
