Hello,

“What’s going on in the local real estate market?”

That is the question I’m currently asked most often. And the answer is: it’s interesting! There are so many fast-moving parts it’s hard to articulate where the market is going next. Locally, the trends are mostly mirroring that of the nationwide trends. The real estate market is peppered with some uncertainty.

We’re seeing trends that usually occur at different times of the year like price reductions. We’re seeing trends that are typical of this time of year like new listings. We’re seeing trends that we haven’t seen for a couple of years like open houses and price reductions. Some buyers are being more cautious, and properties are staying on the market longer. My best advice to sellers is to make sure you get the property out on the open market. This is the best way to find true value. Similarly, buyers should always make sure they are not overpaying for property (unless they want to!).

Specifically, we have around 230 active listings which is up about 35% from May. Homes in due diligence are down almost 20% from last month. These numbers don’t include land or townhomes/condos. Land and condos in due diligence are down about 30% from May.

The short-term rental market is also different this year. Nationwide, it’s typically seeing destinations like the Plateau with rentals around the 2019 occu pancy levels. Cities are seeing a higher occupancy because they are open again. International travel is also available now, so vacationers have more options than in 2020-2021. There has been a large influx of short-term rental available room nights since the covid pandemic which is further diluting occupancy rates.

My daughter’s favorite thing to do was to visit the Highlands Nature Center and Botanical Garden. There are interesting exhibits in the Nature Center and they offer different classes for children throughout the summer.

The Botanical Garden consists of a series of trails behind the Nature Center with wooded areas, streams, a moss garden, wetlands and a lake. Trees and plants are marked with names and it is always changing.

Across from the Nature Center is the short trail up a road bed to Sunset Rock. It is a great place to picnic and overlook the Town of Highlands and the distant mountain views.

ELEVATING YOUR SPACE WITH ART 2

After living in Atlanta, a friend invited Laura to visit her in Cashiers. She immediately fell in love with the area. Relocating in 2017, she and her husband purchased a cottage and built their dream home in 2020. Art and design have always been in Laura’s blood. Her previous career was as a graphic designer. “Scale and contrast are important, as is creating focal points,” in design and decorating. Her work was much more vertical and horizontal in Atlanta when she lived in the city, “I used a lot more gray. Now, there seems to be more green, and it’s more about nature. “Relationships between people also influence me.”

Her favorite place to be is on or by Laurel Knob. Immersed in the environment gives her much inspiration for the beautiful paintings she creates. Some of her favorite artists at the moment are Moradi, Rothko and Larissa Eremeeva. A constant is her experimenting and finding her voice through painting on canvas. When hanging art, what is your best advice?

The middle of the painting should be around 60” off the ground (eye level) unless it is a mantle or over a piece of furniture. Do not hang art too high!

In regards to art in decorating, what is your biggest tip to homeowners?

Make sure the art is large enough. A piece that is too small chops up a room.

Most of my work has a story, people like hearing the thought behind the piece.

“My work attempts to make sense of the chaotic world we live in, adding structure, hope and a sense of calm to an otherwise tumultuous setting. While the pieces I create are mostly abstract, I am inspired by nature and the positive forces around me. Through my work, I hope to invoke inspiration.”

Italian Summer

One of the main characteristics of Italian Cuisine is its simplicity, with many dishes made up of few ingredients. Therefore, Italian cooks often rely on the quality of the ingredients rather than the complexity of preparation. I share two recipes ideal for eating on a beautiful summer night with the ones we love.

Cannellini Bean & Broccoli Salad

Section One:

• 4 C canned Cannellini Bean

• 1 C extra-virgin olive oil

• 1/4C Honey

• 3 ea shallots, sliced

• 1 C Craisins

• 4 T French Curry

• 1 T fresh oregano

• 1/2 C rice wine vinegar

• Salt to Taste

• 1 T chili flake

Section Two:

• 1 C chopped broccoli

• 1/4 C chopped fennel bulb and fronds

• 1/4 C chopped mint

Method:

In a large bowl, from section one;

1. Add extra virgin olive oil, rice wine vinegar, honey, French curry, salt and chili flake. Mix well with a whisk.

2. Add Cannellini Beans, fresh oregano and Craisins.

3. Let the mixture sit overnight to marinate.

For the broccoli and items from section two.

1. Gather a large Tupperware container and fill it with ice water.

2. In a large pot, bring heavily salted water to a boil. (water mixture should taste like the sea)

3. Submerge broccoli in boiling water for two minutes.

4. Quickly strain out the broccoli and immediately dunk it in ice water to stop the cooking and preserve to color.

5. Strain and dry the broccoli.

6. In a large bowl, mix marinated items from section one with all items from section two and let sit for 30 mins.

• Canned tomato

• Tbsp salt

• Tbsp Sugar

• 4 oz fresh mozzarella

• 8 sprigs of fresh basil (from Green Falls Farm)

• extra-virgin olive oil to garnish

(3 HOURS)

1. In a large bowl, dissolve the yeast in 1/2-cup warm water. Allow the yeast to proof until it is foamy, about 10 minutes. Add the remaining 1-cup of warm water, combining it well with the yeast.

2. Add 3 cups of flour and salt. Mix the dough with your hands or use a mixer with a dough hook, adding the remaining flour as needed to make a dough that holds together.

3. Place the dough on a floured surface and knead it for about 10 minutes, or until the dough is soft and not sticky.

4. Grease a bowl with olive oil. Put the dough in the bowl and turn a few times to coat with the oil. Cover the bowl tightly with plastic wrap and let it rise for 2 hours in a warm place.

5. Punch down the dough and knead it on a lightly floured surface for a few minutes. Use the dough to make one sizable thick pizza, rolling or stretching the dough. You can make one large ball, or divide it in half to make two small balls.

1. Hand crush 1 an of high-quality San Marzano or equal quality canned tomato. ( trust me, you want to best you can find )

2. Add 1 T salt and 1 T Sugar.

3. Mix ingredients together in a large bowl.

DRESSING THE PIZZA

1. Ladle 2-3oz of pizza sauce evenly on stretched pizza dough.

2. Tare and scatter fresh mozzarella.

3. Garnish with whole basil leave.

4. Bake at 450-500° until cheese is bubbly and crust to a golden brown.

While driving from Brevard Farmer’s market one Saturday afternoon, my eye caught the glimmer of sunlight reflecting off a white storage container. I quickly pulled over at the Village Square in Sapphire Valley to have a closer look. There was a farm in a shipping container, and I had to know more about this interesting building sitting on the side of US-64.

To my delight, I quickly went online and found Green Falls Farm. After a few months of visiting the farm, I was invited by Danny to see a close-up view of how the farm operates. Growing racks are vertical, allowing space for lights and movement—a table provides a nursery for the growth of the non-GMO seeds, from seedling to pod. Ecstatic to find this new source of nutritious food closer to home and find friendships forged with the love of community and the betterment of the earth.

Danny and Kim Bottoms made Sapphire, North Carolina, their home in 2018, after years of moving around the globe for a career in telecommunications. While living on the plateau, their leisurely retirement life yearned for something more. After many months of research, Danny found the perfect plant operation.

Past and Present Flat Rock Village Town & Country

How is the WiFi in your rentals?

fAQs

Local infrastructure is not the same here as it is in metropolitan neighborhoods. While most properties do have WiFi, the connection speeds are slower and cannot handle streaming on multiple devices simultaneously. We encourage our guests to take full advantage of the mountains and get out to explore and enjoy.

Do you offer petfriendly rentals?

Yes! We welcome dogs at many of our rentals. Please see our website for specific properties. There is a non-refundable pet fee.

Are there any amenities offered?

While Landmark Vacation Rentals does not offer any amenities, we do have several properties that provide our guests access to community amenities as well as close proximity to public access activities.

What activities are there nearby?

What should I bring?

There are many hiking trails for everybody - not to mention the waterfalls in the area and the unique shopping. Ask our rentals team or check out our blogs at landmarkvacations.com for more suggestions.

Your toothbrushes and personal care items. Landmark Vacation Rentals prides itself on its professional laundry service, which provides bed linens and bathroom towels. A starter kit is in the home when you arrive that includes coffee, dish soap, dishwasher pods, a scrubbing sponge, laundry detergent, paper towels, toilet paper, and hand soap.

What about wildlife?

Western North Carolina has abundant wildlife (bears, deer, turkey, snakes, and more). Please do not feed the bears! Garbage disposal instructions are provided for each property. Garbage needs to be properly bagged; most homes do have garbage pickup. Please help us keep you and our wildlife safe by following our instructions.

What is your cancellation policy?

Please refer to our website for exact details - these may vary from property to property.

What if I arrive late for check-in?

We provide three after-hours check-in locations. You will be directed to the most convenient location for your rental property, where you will pick up your check-in packet. Your packet will include printed directions to your rental. Please follow the printed directions as GPS isn’t always reliable on the mountain.

Book Club

What type of reader are you? I seem to spend a lot of my time reading - from first thing in the morning to sometime after dinner. I thought I’d Google “what type of reader are you,” and I was given a list of 15 different types, none of which I would describe myself as - even though I could have been any number of them over the years.

As a child, I loved books. You know, the real thing. Sometimes they had that smell that you only get when you open an old book, sometimes they were heavy encyclopedias or books of knowledge and sometimes fantasy or adventure.

When I lived in the Caribbean, books were a scarce commodity. I was an avid fan of the local library - a few shelves at the local pub with a random selection of books left by passing sailors. “Take one, leave one.” This made me come out of my comfort zone and I’m thrilled I did because I learned a lot about things I’d never have otherwise tried to read.

Today, I’d say I was a ‘scattered’ reader. By that, I mean I’m all over the place and all sorts of things. My desire is to sit down in my comfy chair and read an actual book. It just doesn’t happen - at least for now. I tend to do all my reading from a

screen, whether it’s my phone, iPad or computer. Mostly I read articles, news, emails and predominantly about the ever-changing real estate market! Sometimes, listening to an audiobook on a long trip is somewhat pleasurable. That’s how I ‘read’ Loving Frank.

That was several years ago, but this book lingers. I chose this book for our Book Club review since it brings together things I am passionate about. Love, architecture and adventure. Our local architect, Jim Fox, offers some architectural similarities with Frank Lloyd Wright. Loving Frank is a popular book club choice because of its complexities and moral implications, which allow for a lively discussion.
