SOCIAL HOUSING PROJECT OF THE YEAR SHORTLIST
BBS CONSTRUCTION: FRANCIS LANE DEVELOPMENT Built by BBS on behalf of Golding Homes, the development at Francis Lane is located on a redundant garage site close to Maidstone town and consists of nine distinctive contemporary three-story town houses with 2 and 3 bedrooms fronting a main road, with private courtyards and parking to the rear, providing much needed affordable housing into the area.
BEATTIE PASSIVE: HAYES PLACE Hayes Place is a fully modular development of 18 Haus4studio apartments and one Haus4two, built to provide a high quality, flexible temporary solution to Cardiff Council’s need for immediate housing for homeless people in Cardiff. Not only are these homes completely relocatable, but the use of timber has greatly increased the ease and efficiency of the build, and reduced waste whilst ensuring consistent quality throughout. In addition to this, the superior standards of Passivhaus results in a more comfortable living environment.
GREENCORE CONSTRUCTION: SPRINGFIELD MEADOWS We build houses to the Passivhaus energy performance standard, so use very little energy for heating & we provide lots of solar PV panels to generate electricity. These houses are more comfortable & healthier to live in as well as having the carbon benefits. Over the last 7 years, we’ve built 50+ houses. The economies of scale from our largest current project at Springfield Meadows has allowed us to develop our building system from zero-carbon, to Climate Positive.
STRATA HOMES: CHESTERFIELD DEVELOPMENT This is a development of fifteen homes constructed in MMC with structural timber as its key component. The development has been carried out as part of planning obligations on a wider scheme to deliver affordable homes on behalf of an affordable housing company. With the local authority stating a climate change state of emergency Strata took the decision to move away from traditional building techniques and use a far more sustainable and energy efficient MMC system.
TOPHAT: WHITE ROAD White Road is an exemplary showcase of offsite, timber construction. The project delivers excellent homes, at an affordable price, that are aesthetically pleasing and highly sustainable. The use of an offsite timber solution results in a home that has 1/27th the embodied carbon of a traditional, masonry built house, as independently verified by BLP. Further, the ongoing, operational carbon will be roughly a 55% reduction against traditional construction. This means that the new homes will have a significantly reduced impact on the environment, both today and in the future.

ADAMS+COLLINGWOOD ARCHITECTS: THE BOATHOUSE Known for their inspired designs, the Adams+Collingwood team were immediately excited by the idea of building a home that would function as a practical family residence while also respecting the outstanding natural beauty of its surroundings using materials that were not only imported by the owner’s timber import business but also to be shown off in the building. The species of timber included in the build and used for different purposes ranges from the Douglas Fir for the timber frame and flooring, Yellow Cedar for the cladding and roof shingles and Sitka Spruce for the curved corridor bench.
INNOVARÉ SYSTEMS: LITTLE KELHAM Through the use of advanced structural timber technology, Little Kelham has been created to act as a catalyst for change and a model for developing sustainable homes. An offsite manufactured Structural Insulated Panel solution was specified to realise the environmental vision for attaining the lowest possible carbon footprint. Innovaré’s BBA Approved i-SIP system achieved the challenging design brief to deliver 153 exceptionally sustainable and energy efficient homes in line with Passivhaus guidelines.
NEIL DAVIES ARCHITECTS: GARDEN BUILDING, GRADE II LISTED COTTAGE The client wanted a contemplative and immersive space to enjoy views over the garden and the surrounding countryside, which would also serve as a room to cut and arrange flowers in. Set within the garden of a Grade II listed cottage, we designed a building that is a counterpoint to the Tudor oak- framed house. A contemporary timber framed structure was the natural choice for the studio, that would create the warmth of exposed timber, set against an exposed concrete slab and black Valchromat wall panelling.
STREIF UK: HURSTPIERPOINT COLLEGE’S NEW BOARDING HOUSE Hurstpierpoint College’s new Boarding House encompasses a three-storey boarding house with an internal floor area of 2496m2, providing 76 beds across single rooms and shared dormitories, together with ancillary facilities and three staff flats. With its traditional design to help blend in with the existing buildings in the area, this project really highlights the flexibility of the Streif system, as the resulting building is anything but traditional with a low carbon, low energy, and sustainable timber core, enhanced by triple glazing and finished externally with sections of contemporary zinc roofing.
WB TIMBER INNOVATIONS: PRIVATE HOME The client wished to combine benefits of timber frame and natural insulation materials for zero energy living - but with extensive glazing and limited roof area for PV arrays this was always going to be a challenge. This site now contains a single-storey “statement” home in a contemporary style, achieving net zero energy and with extensive glazing to enjoy impressive views out across countryside vistas.

Ecofast, is a whole house engineered timber MMC System that utilises a Glulam post and beam portal frame as its primary structural core. With the combination of offsite manufacture and onsite assembly & the entire structure fabricated from Engineered timber products such as Glulam, open web joists, and OSB sheeting in factory prior to flat pack delivery. The level of precision, quality and accuracy in the building is exceptional, as well as its carbon neutral performance.

MBC TIMBER FRAME: SELF-BUILD DWELLINGS, MALMESBURY These 2 super insulated self-build timber frame projects set in the beautiful town of Malmesbury boast some amazing and unique features, the largest using an MBC Passivhaus standard timber frame system and the smaller using our super insulated 0.11 U value 140mm stud closed panel system. The pair feature a large over sale roof extending from a flat roof structure. This along with the open plan layout and large areas of glazing really demonstrates what can be achieved with timber frame.
PASQUILL: SINGLE DWELLING, CRANNOG On the shores of Loch Lundie in the Scottish Highlands there is a single dwelling built in the traditional Celtic style of a crannog, using natural materials to help it blend in seamlessly with the surrounding environment. Creating the illusion of a perfectly round roof from timber while ensuring it was also strong enough to support a sedum grass roof weighing several tonnes and a central skylight was the challenge presented to Pasquill. The resulting intricately designed and manufactured 16-side roof is a showcase in the versatility of timber and precision off-site manufacturing.
SIZZLL: SIZZLL STUDIO Sizzll Studio is a self-build, design / maker creation devised and built during lockdown to meet multiple needs including: business office and storage for Sizzll Ltd; additional living room and dining room accommodation. It incorporates many timber features including, Douglas fir board cladding, structural timber frame, pine windows and internal birch plywood - all carefully designed to create symmetry to the building and within the cladding pattern.

EDUCATION PROJECT OF THE YEAR SHORTLIST
ANDRIS BERZINS + ASSOCIATES: THE WILDLIFE DISCOVERY CENTRE (WDC) The Wildlife Discovery Centre (WDC) at Fishers Green is a public body sponsored educational and leisure activity project enabling a holistic wildlife enjoyment experience for both visitors and bird enthusiasts. The WDC is set within the heart of the 1000 acre River Lee Country Park , where it is hard to believe 50 years ago much of the area was derelict and neglected, but now is a diverse and scenic nature attraction, open to the public.
AVANTI ARCHITECTS: MOSSBOURNE RIVERSIDE ACADEMY Mossbourne Riverside Academy is a 3FE primary school and nursery delivered on the Queen Elizabeth II Olympic Park. Accommodating 655 pupils aged 3-11yrs, the project was delivered under the Targeted Basic Needs funding supplemented by London Legacy Development Company (LDDC). The school is a catalyst and beacon for the residential quarter developed at East Wick as the first education facility on the Olympic Park - bringing together the existing community at East Wick and new residents.
B&K STRUCTURES & STORA ENSO: UNIVERSITY OF CENTRAL LANCASHIRE’S (UCLAN) NEW STUDENT CENTRE The University of Central Lancashire’s (UCLan) new Student Centre creates a landmark gateway building for Preston and a dramatic ’front door’ to the University that firmly establishes the campus in the city centre. It is the final element of UCLan’s £200m masterplan transformation and much of the decision to use CLT was driven by the client’s preference for a natural, warm appearance to the exposed structure, rather than the raw industrial aesthetic offered by concrete.
CONSTRUCTIONAL TIMBER: TAUNTON SCHOOL In collaboration with Wotton Donoghue Architects, Constructional Timber were commissioned by CG Fry construction to develop a Glulam frame for their Staplegrove Road campus in Taunton, Somerset. The new building lies at the heart of the school’s listed campus, set between two existing buildings and set directly behind the Grade II Listed Main Building with feature stair tower. The new building replaces a former 6th form study space and various back of house catering areas which were poorly arranged, preventing enjoyment of the adjacent central lawned areas referred to as Densham Green.
EURBAN, STORA ENSO, N’H INTERNATIONAL, NIALL MCLAUGHLIN ARCHITECTS, SMITH & WALLWORK AND COCKSEDGE BUILDING CONTRACTORS: THE NEW LIBRARY AT MAGDALENE COLLEGE The new library at Magdalene College required an architectural response sensitive to its historic context but also called for a bold, visionary design fit for generations to come. Niall McLaughlin Architects succeeded in creating a building that weaves seamlessly into the existing fabric of the College as well as launching it confidently into the future. The roof scape of the new library is a lively and playful reinterpretation of the surrounding College’s gabled roofs - The Cross Laminated Timber roof ‘lanterns’ define the exterior and interior of the structure giving the building its unique and bold character.

HEWITT STUDIOS: THE BRUNEL CENTRE Social mobility is at the core of SGS College’s mission. Students must feel inspired to stay in education, through campuses that feel like vibrant, working environments. The Brunel Centre was conceived as a demonstration of these principles. Cross-laminated timber sets a calming tone throughout the interior, its tactile surfaces ever-present in walls, soffits, stairs and beams. Externally, photovoltaic brise soleil pace along the southern elevation. These sculptural ‘wings’ showcase the college’s commitment to green energy, while nodding to the area’s world-leading aviation heritage.
INNOVARÉ SYSTEMS: TURVES GREEN GIRLS’ SCHOOL Turves Green Girls’ School is a non-selective secondary school with 750 students. The construction strategy was for Innovaré to be involved right from the outset to bring the team’s timber engineering expertise to the fore. The new building was constructed via a phased approach, allowing full operation of the current facilities and educational continuity. Advanced offsite manufactured Structural Insulated Panel technology kept the build schedule on track despite the challenges posed by the pandemic.
MACCREANOR LAVINGTON ARCHITECTS: THE NEW REFECTORY, IBSTOCK PLACE The new refectory at Ibstock Place, an independent, co-educational day-school for 1,200 pupils, is the result of a 2016 invited design competition. The school were enthralled by our vision for a reimagined grand timber hall with a lofty structure that would provide an uplifting space for the celebration of communal school life. The choice of a glued and cross laminated timber roof structure was instrumental in meeting the school’s aspiration to erect a celebratory and warm, yet functional and efficient space at the heart of the campus whilst keeping interference with its operations to a minimum.
NOTTINGHAM TRENT UNIVERSITY: THE LYTH, BRACKENHURST CAMPUS The Lyth situated on what was once an incoherent footprint of ageing 1960s ‘Clasp’ buildings is a stunning £8.4m development-featuring state-of-the-art teaching, research labs, offices and a refectory, which has transformed the Nottingham Trent University’s Brackenhurst Campus into a vibrant and cohesive environment. Sitting within a countryside estate and adjacent to a Grade II listed Manor House, it was important that the building design was sympathetic to its historic surroundings but also expressed a contemporary collegiate aesthetic.
STREIF UK: WESTVALE PARK PRIMARY ACADEMY Westvale Park Primary Academy is a brand new 2,250m² Primary School designed and constructed to support the children from the new Westvale Park Estate in Horley, Surrey. STREIF carried out the technical design, manufacture and installation of the building using our offsite integrated timber building system. The project is an excellent showcase of what can be achieved when high quality structural timber is combined with innovative factory production to deliver a large complex building without the need for cumbersome steel or masonry construction.

CONSTRUCTIONAL TIMBER: THE GREEN AT ST RICHARD’S HOSPICE In the heart of Worcestershire, The Green at St Richard’s Hospice has been designed to provide a central courtyard at the heart of the hospice where patients, carers and their families can meet each other and relax. Working together with Speller Metcalfe and Associated Architects, Constructional Timber was tasked with the manufacture and supply of this amazing structure. The build utilises GL28h Spruce Glulam and was finished with a coat of Osmo 420 UV protection to provide enhanced resistance to weathering during the installation process.
EURBAN, STORA ENSO, Mæ AND N’H INTERNATIONAL: THE JOHN MORDEN CENTRE The John Morden Centre is a new care facility for the residents of Morden College, a care home in Blackheath, London. It provides additional space for leisure activities that are so vital for the residents. This extension to the original quadrangle buildings provides a less formal series of volumes within the landscape, helping to create a sequence of intimate spaces for the residents to interact with each other and with their carers, staff and visitors.
GROUP HUG HOMES: THE HUG HOMES Group Hug Homes LTD and Response Organisation aim to go a step further than the traditional model by creating an environment that is aimed at transitional, move-on housing to support independent living, this is an opportunity for residents to experience a real sense of personal independence whilst having therapeutic services wrapped around them in a safe, comfortable and enriching way.
STREIF UK: SOUTHBOROUGH HUB The Southborough Hub includes a new medical centre, library, theatre/hall, community rooms, and town council offices, together with retail space, forming a new epicentre for Southborough. This landmark building with a GIFA of 2,250m2 is of a unique design providing multi- functional spaces internally, whilst externally the landscape design plays a key role within the development to deliver a welcoming and inclusive public area with gardens that help create a cohesive community space.

COMMERCIAL PROJECT OF THE YEAR SHORTLIST
ASSOCIATED ARCHITECTS: CYBER QUARTER Cyber Quarter is a trailblazing multi-purpose centre of excellence in a highly sustainable building, utilising a CLT frame, timber finishes, and striking glulam structure. It aspires to be at the forefront tackling the ever-growing threats in cyberspace and will act as a catalyst for the ongoing development of the local cyber economy. Located within Skylon Business Park’s Enterprise Zone, the building is constructed using a glulam and CLT frame of Silver Fir, Larch, and Spruce from managed sources, with a high quality exposed visual timber finish.
CARPENTER OAK: BRIXTON WINDMILL Before the industrial revolution, the boroughs of London featured around 300 windmills. Built in 1816, Brixton Windmill is now London’s only working windmill. Squire & Partners worked with structural timber frame specialists Carpenter Oak to design and build the simple, versatile space that can accommodate school groups, adult education initiatives and community groups. As an operational mill, the new timber framed building supports the expansion of production to sell flour to local businesses, as well as running baking workshops.
HEYNE TILLETT STEEL: 16 CHART STREET 16 Chart Street is a redevelopment of a 1930s Hoxton warehouse. The project utilised timber to create contemporary and adaptable office space whilst retaining almost all of the original structural fabric. Using CLT panels and hardwood LVL beams, the four-storey building has been extended sideways over a new undercroft entrance, and upwards with the addition of a new third floor level.
PARAMOUNT STRUCTURES: LVL WAREHOUSE This is the first warehouse of it size constructed using only LVL and softwood. Timber has been used to create a large, storage facility that combines functionality and the warm aesthetics of exposed wood. The roof is supported on LVL purlins and the walls are infill standard studwork panels. The end bays are crossed braced with LVL and the moment resisting eaves connections on the portal frames are pure timber bolted joints.
TAYLOR LANE TIMBER FRAME: SHELL STORE, HEREFORD’S ROTHERWAS INDUSTRIAL ESTATE Built in the First World War as a munition’s factory, and later used as an ordnance site during the Second World War, it had lain empty and derelict for more than 50 years. As an ‘enterprise zone’, Skylon Park was keen to bring the building back into productive economic use with any development needing to be sensitive to its heritage. Beneath its roofline, following a £7.3 million redevelopment, sits 2,500 sq. metres of flexible and lettable business space housed within insulated timber frame pods.

ARUP: INTERNATIONAL QUARTER LONDON (IQL) At the heart of a 22-acre development, the Pavillion provides a gateway between the International Quarter and the Queen Elizabeth Park. Situated over the Woolwich Line tunnels, only a timber building would be light enough to not overload the bridge structure. Showcasing the construction benefits of mass timber, the striking architecture was achievable with glue-laminating timber into the required shapes and CNC cutting of CLT panels to fit the ‘stingray’ geometry of the frame below.
B&K STRUCTURES & BINDERHOLZ: LEEDS SKELTON LAKE SERVICES Leeds Skelton Lake Services is a ‘new concept’ for motorway services providing a healthy, light and airy environment for motorists to rest and recoup. The key design element of the scheme is the dynamic, undulating living-roof. Beneath this curvilinear roof form, whilst appearing to be separate from it, sit the Facilities Building complete with RSPB viewing platform and a 100-bedroom Ramada hotel. Internally, the clear span created by the hybrid roof structure results in a large, double height open plan central space, around which are arranged major branded food outlets.
ELLIOTT WOOD: HOXTON CINEMA Elliott Wood was appointed to redevelop the Hoxton Cinema into a 3-screen cinema, restaurants and 18 flats. The project involved the construction of a new six storey building plus a new basement. The existing façade is retained and CLT frame was designed to form the structure above the 1st floor level. The material’s low embodied carbon was the driving factor behind the specification of CLT but was also chosen as it provided practical advantages over steel and concrete.
ELLIOTT WOOD: SANDS END ARTS AND COMMUNITY CENTRE Sands End Arts and Community centre is a new community space in the London Borough of Hammersmith and Fulham. The centre consists of a completely restored Edwardian Park keeper’s lodge surrounded by a newly built cluster of pavilions. The building is constructed using large-scale whitewood spruce cross-laminated timber (CLT) panels and glue-laminated beams. The timber use in the build is PEFC and EPD Cradle to grave certified. The centre’s façade is from a pale nougat brick made using 70% post processed ceramic waste.
OVE ARUP & PARTNERS: EBURY EDGE Ebury Edge is a temporary work and community space at the heart of Westminster, providing affordable workspace and retail units, a cafe, community hall and public courtyard. As part of the redevelopment of Ebury Bridge Estate, Westminster City Council was keen to give the local community an immediate sign of the regeneration. The meanwhile buildings include a community hall, cafe and workspace and will be in place while the renewal of the estate progresses for about five years.

GREENCORE CONSTRUCTION: SPRINGFIELD MEADOWS We build houses to the Passivhaus energy performance standard, so use very little energy for heating & we provide lots of solar PV panels to generate electricity. These houses are more comfortable & healthier to live in as well as having the carbon benefits. Over the last 7 years, we’ve built 50+ houses. The economies of scale from our largest current project at Springfield Meadows has allowed us to develop our building system from zero-carbon, to Climate Positive.

LOWFIELD TIMBER FRAMES: SARN DEVELOPMENT Commissioned to provide much needed council homes for social rent as part of the Council’s Corporate Improvement Plan ‘Vision 2025’. Lowfield Timber Frames designed, manufactured, and installed a Larsen Truss timber system for the development. Located in the centre of the popular rural village of Sarn, the 628m2 development comprises two-bedroom bungalows and two & threebedroom homes. Each is designed to offer affordable, environmentally sustainable accommodation for those on the Common Housing Register.
SNUG HOMES: FOREST ROAD SNUG HOME The Forest Road SNUG home is the first of its kind: an offsite, custom-build, net zerocarbon home, built with the community that challenges the idea of what a ‘house’ is. The SNUG is the first house type designed and built by SNUG Homes and is a two-storey 44m2 1 bedroom, 1 person home. ADDERSTONE DEVELOPMENTS: MEADOWCROFT MEWS Where formerly stood a binstore now stands a beautiful one bed dwelling. Meadowcroft Mews was built in house by Adderstone Group, as opposed to going to tender. This was primarily due to the complex issues with it’s situation and size. Attention to detail was paramount. Timber saved the day! Getting us over loading hurdles, allowing us to create a striking pitched roof with an unsupported cantilever corner and enabled the build to progress during a pandemic.

WIEHAG: INTERDISCIPLINARY BIOMEDICAL RESEARCH BUILDING (IBRB) IBRB is a multi-million-pound, state-of-the-art research building for the University of Warwick that fully embraces offsite construction, with 50% of construction cost going to offsite systems. The 7,000m2 area, four-storey hybrid structure is a mixture of concrete frame and CLT and glulam timber, with WIEHAG’s package taking on detailed design, supply and installation of the structural timber package including the stairs.

HEWITT STUDIOS: THE BRUNEL CENTRE Social mobility is at the core of SGS College’s mission. Students must feel inspired to stay in education, through campuses that feel like vibrant, working environments. The Brunel Centre was conceived as a demonstration of these principles. Crosslaminated timber sets a calming tone throughout the interior, its tactile surfaces ever-present in walls, soffits, stairs and beams. Externally, photovoltaic brise soleil pace along the southern elevation. These sculptural ‘wings’ showcase the college’s commitment to green energy, while nodding to the area’s world-leading aviation heritage.
MACCREANOR LAVINGTON ARCHITECTS: THE NEW REFECTORY, IBSTOCK PLACE The new refectory at Ibstock Place, an independent, co-educational day-school for 1,200 pupils, is the result of a 2016 invited design competition. The school were enthralled by our vision for a reimagined grand timber hall with a lofty structure that would provide an uplifting space for the celebration of communal school life. The choice of a glued and cross laminated timber roof structure was instrumental in meeting the school’s aspiration to erect a celebratory and warm, yet functional and efficient space at the heart of the campus whilst keeping interference with its operations to a minimum.
Mæ: SANDS END ARTS AND COMMUNITY CENTRE Sands End Arts and Community centre is a new community space in the London Borough of Hammersmith and Fulham. The centre consists of a completely restored Edwardian Park keeper’s lodge surrounded by a newly built cluster of pavilions. The building is constructed using large-scale whitewood spruce cross-laminated timber (CLT) panels and glue-laminated beams. The timber use in the build is PEFC and EPD Cradle to grave certified. The centre’s façade is from a pale nougat brick made using 70% post processed ceramic waste.
MEB DESIGN: GUEST COTTAGES AT SLG CONVENT The three Guest Cottages at SLG Convent are a series of beautiful timber cabins utilising CLT structural technology as well as prefabricated composite en-suite bathroom pods. Designed to “Passivhaus Principles” with super insulation and airtightness, the CLT structure has been an integral part of this approach. Set in the extensive grounds of the historic Convent, the Guest Cottages are designed to create a place of peace and tranquillity in high quality, self-contained accommodation.

ARUP: INTERNATIONAL QUARTER LONDON (IQL) At the heart of a 22-acre development, the Pavillion provides a gateway between the International Quarter and the Queen Elizabeth Park. Situated over the Woolwich Line tunnels, only a timber building would be light enough to not overload the bridge structure. Showcasing the construction benefits of mass timber, the striking architecture was achievable with glue-laminating timber into the required shapes and CNC cutting of CLT panels to fit the ‘stingray’ geometry of the frame below.
OVE ARUP & PARTNERS: EBURY EDGE Ebury Edge is a temporary work and community space at the heart of Westminster, providing affordable workspace and retail units, a cafe, community hall and public courtyard. As part of the redevelopment of Ebury Bridge Estate, Westminster City Council was keen to give the local community an immediate sign of the regeneration. The meanwhile buildings include a community hall, cafe and workspace and will be in place while the renewal of the estate progresses for about five years.
PARAMOUNT STRUCTURES: LD-44 The LD-44 is a bespoke, purpose-built salt storage facility which combines functionality with aesthetics to provide a pleasing yet practical structure for long term usage. As salt is a very corrosive material, no steel was allowed in the barn. The brief from the client was therefore to use timber, to create a simple dome with clean lines and striking visuals. There was also a dimensional challenge, as the minimum height needed to be 16m in the middle to allow plant to operate on 12m pile height.
RAMBOLL: CYBER QUARTER Working for Hybrid Structure, in collaboration with Cundall and the Design team, Ramboll provided the timber design for Cyber Quarter, a trailblazing multi-purpose centre of excellence for tackling the ever-growing threats in cyberspace. The highly sustainable and aesthetically striking building utilises a CLT frame, timber finishes, and striking glulam structure. Timber is used as the visual language throughout to create a natural aesthetic that provides a calming and inspirational environment for working and collaboration.
THE OXFORDSHIRE WOODLAND GROUP: THE CRUCK BARN The Oxfordshire Woodland Group built a woodland cruck barn with low cost eco-friendly timber-framing floor instead of a concrete foundation. All timber employed, including 60-year-old Douglas Fir, European Larch & Western Red Cedar, has been grown, felled, extracted, converted in the woodland using hand hewing and mobile saw conversion as appropriate.

CREATING ENTERPRISE: PASSIVHAUS STANDARD BUILD SYSTEM – NORTH WALES Beattie Passive have been working closely with Creating Enterprise since 2019. We quickly discovered that Creating Enterprise’s values and ethos as a social enterprise, and their commitment to high quality homes accessible to all with a lower carbon footprint, align very closely with our own. In 2020, we signed a contract with them giving them exclusive rights to our Passivhaus standard build system in North Wales until 2025. Since the signing of this contract, Creating Enterprise have announced ambitious plans to build nearly 350 carbon zero homes.
GOLDING HOMES: FRANCIS LANE Built by BBS on behalf of Golding Homes, the development at Francis Lane is located on a redundant garage site close to Maidstone town and consists of nine distinctive contemporary three-story town houses with 2 and 3 bedrooms fronting a main road, with private courtyards and parking to the rear, providing much needed affordable housing into the area.

EURBAN: THE NEW LIBRARY AT MAGDALENE COLLEGE Samuel Pepys, one of Magdalene College’s best known graduates, bequeathed his personal library to the College. Today his 3,000 books are still arranged in the same oak book cases he designed for them in 1666. The rest of the College’s library outgrew this building, so a new library, adjacent to the old, was commissioned to hold 10 times as many books as Pepys’ original collection. The new library required an architectural response sensitive to its historic context but also a bold and visionary design for generations to come.
MINT CONSTRUCTION: THE PARK PAVILLION IN ELEPHANT & CASTLE The Park Pavilion is the landmark of a complete revamp of central Elephant & Castle. Constructed from CLT and glulam supplied by Stora Enso and Hybrid, the installation was extremely challenging due to the building being positioned in and around 3 large trees with low hanging branches. The building boasts large span cantilevered CLT decks supported by glulam posts and CLT walls below. The finished product contains visual CLT walls, stair treads, glulam columns.

The concept for K:port derives from the Japanese notion of “Komorebi”; the dappled light which occurs when sunlight shines through the leaves of a tree. The essence of the tree is apparent throughout the design, from the form of the canopy itself and the timbers which make up its structure, to the collection and use of solar energy and rainwater - this is photosynthetic architecture.
