Established in 1921, the REALTORS® Association of Hamilton-Burlington (RAHB) represents more than 2,600 real estate brokers and salespersons from Hamilton, Burlington, and surrounding areas. Members of the association may use the REALTOR® trademark, which identifies them as real estate professionals who  subscribe to a strict code of ethics. The Association operates the local Multiple Listing Service® (MLS®) System and provides ongoing professional education courses for its members. In addition, RAHB is an active  participant in the Home Ownership Affordability Partnership (HOAP) and holds an annual auction in support of local charities. Quarterly Reports

Arbitration, Discipline and Professional Standards

There was one Arbitration claim submitted in the first quarter, which was resolved through the conciliation process. There were no Discipline Hearings. The Professional Standards Committee reviewed two new complaints: one was deemed to fall under RECO’s jurisdiction and the other is being investigated by RAHB. Government Relations

The Government Relations Committee met in March to chart a plan for the year. It will be a busy one for the committee with municipal elections across our jurisdiction, as well as the possibility of a provincial election. The City of Hamilton finalized the terms of reference for the Rental Housing task force and RAHB will have a seat at the table for the next four years. Contact: Ann Cosens

Membership Area Representation Committee (MARC)

MARC focuses on serving all members from all communities with in RAHB’s jurisdiction. The committee was again very active in engaging RAHB members at the Member Services area at REALTOR® CONNECTIONS. Further to the success of last year, the next series of Town Hall meetings have been set for April and May, and the details can be found in this issue of REALinfo. MARC has supported both Hamilton and Burlington

Chamber of Commerce events by way of event sponsorships, and continues to review other sponsorship opportunities. Contact: Rochelle Edwards

Professional Development

With the recent changes to RECO’s new mandatory continuing education requirements, the Professional Development Committee offered a combination of credit courses and information-only sessions, including a new designation course – Accredited Senior Agent Designation® (ASA) – and an information session on FINTRAC. Two new workshops – Building Relationships Through Facebook/ Working by Referral and the Paperless Office – and a panel discussion about industry issues were offered at REALTOR® CONNECTIONS 2014 held on Thursday, March 27. Regional Commercial Council (RCC)

The RCC set a focused work plan for 2014, based largely on an RCC member survey results. The work plan will concentrate on education, networking opportunities, promotion of the commercial practitioner and effective member services. Plans are well underway for the RCC’s premier event, the Commercial Summit. This event will be held on the morning of April 24 at the Royal Botanical Gardens. RAHB News

Scholarship applications now available Applications are now being accepted for the 2014 Karan Barker Scholarship. This scholarship is awarded to a student who is or will be attending university or community college and is a child or grandchild of a RAHB member or RAHB employee. This student must demonstrate academic excellence, a high level of involvement in school and/or the community, maturity initiative and/or strength of character. Application deadline is Friday, August 1, 2014. The application can be found in REALTOR Link® under the “Membership Information” tab.

Event RAHB Highlights Here are some of the highlights from REALTOR® CONNECTIONS 2014, held Thursday, March 27 at the Hamilton Convention Centre:

Education

The 2013 audited financial statements were presented by Audit Committee chair Bruce Moran and received by members. MLS® Committee chair Sean Morrison gave a brief MLS® report and noted in particular that the Single Sign On was ready for RAHB members. RAHB President Tim Mattioli and CEO Ross Godsoe presented a look at 2014 leadership initiatives, including the introduction of the online Realty Shoppe, the MLS® Home Price Index, discussions with other real estate associations about a shared regional MLS® database, member engagement, a review of member services and a review of core business systems. RECO Registrar Joe Richer provided a RECO update.

This year a CE-credit course on Fusion was offered along with workshops on Building Relationships through Facebook/Working By Referral, the Paperless Office, a GeoWarehouse demonstration and a professional networking panel.

Outside the exhibit hall, representatives from the RAHB Charity Auction were on hand to help members decorate the Christmas tree with RAHB dollars and take donations for the Children’s Fund. RAHB President Tim Mattioli and CEO Ross Godsoe were there to answer members’ questions. Members of the Membership Area Representation Committee (MARC) were also on hand to provide information about upcoming RAHB meetings, engage members to take part in the Photo Quiz and encourage members to have their say.

Verify, verify, verify!

he following case study is taken from the Professional Standards files of the REALTORS® Association of Hamilton-Burlington. The names have been changed. ~~~~~ A Salesperson submitted to RAHB a Property Information sheet which indicated “Yes” under the item “central air conditioning”. The Buyer, upon moving into the property, noticed there was no air conditioning system even though the listing indicated there was. The Buyer filed a complaint with the Professional Standards Committee. It was determined that the subject property did not, in fact, have an air conditioning system. The Salesperson had used information from a previous listing and did not verify the information from that listing.

The Salesperson opted for an Abbreviated Hearing for breach of the REALTORS® Association of Hamilton Burlington Rules and Regulations, Section 2 MLS® – Sub-Section 2.05:

Anti-spam legislation effective July 1, 2014

anada’s anti-spam legislation will take effect July 1, 2014. CREA worked with the government to ensure that REALTORS® would be able to use critical electronic marketing practices in the course of their businesses. There are nine significant changes to the legislation that will make it easier for REALTORS® to maintain and build client relationships (details at https://www.votervoice.net/RAN/1/campaigns). It is likely that additional interpretations will be provided by the government before the legislation takes effect.

CREA continues to follow the issue closely in order to deliver resource materials well in advance of when members need to comply. Two new member services Two new member services are available to RAHB members: the Single Sign On (SSO) and online Realty Shoppe. Both services were announced at the recent RAHB Annual General Meeting. ~~~~~

RAHB Upd ates

paying a RAHB bill or signing up for an education course. Once on the site, click on “Online Store” and you can browse through current Realty Shoppe merchandise, fill up your cart and checkout.

Two things to note: first, orders must be paid online by Visa, MasterCard or American Express. Secondly, once you have ordered online, you can pick up your order at the Realty Shoppe or have it delivered to your office, provided your office is on a regular RAHB delivery route. If you have any questions about the online store, please contact the Realty Shoppe at 905.529.5979.

Single Sign On

To use the SSO, go to http://rahb.starrs.ca, where you will be asked to sign on with your usual login credentials. Once logged in, you can navigate to the various sites in the “Applications” section. As long as you are logged in to the SSO, you will not have to log in again to any of these applications and you can move back and forth between them. The SSO also includes links to Point2 Agent, Property Panorama, Canada Post, the Cities of Hamilton and Burlington, RECO, the RAHB public website, the online Realty Shoppe and other RAHB sites. These links are provided for your convenience; if the site you want is secured, you will still have to sign in. The Single Sign On is a work in progress – we will continue to add more applications such as GeoWarehouse and others you will find useful. (Please note that until GeoWarehouse is added to the SSO, you will continue to access it through Fusion.) The SSO also gives RAHB a platform for developing new applications such as a YouTube channel for webcasting town hall and other membership meetings – but these are in the plans for the future. RAHB’s Single Sign On does not replace direct access to Fusion; you may still access Fusion at http://fusion. starrs.ca. If you have any questions or comments about the Single Sign On, please contact the MLS® department.

Online Realty Shoppe

RAHB members can now browse or purchase Realty Shoppe merchandise in the comfort of their homes or offices. By using the link in the Single Sign On or the SmartLink in Fusion, you will be taken to Membership Director, where you will have to sign in as you would if you were

Broker loading listings co-listed with a non-RAHB member Members are reminded that when they are broker loading a listing which is co-listed with a non-member, the following process must be followed. Once the listing is broker loaded and receives an MLS® number, the name of the non-RAHB member salesperson and their Brokerage name and phone number must immediately be provided to the RAHB MLS® department at 905.667.4650.

RAHB listing package deliveries Please note that effective April 1, 2014, members who order supply items for delivery to their RAHB-provided depot location, will be charged a shipping fee of $ 15.00 (+ applicable tax) where the supplies ordered are deemed oversize or overweight in nature. Examples of oversize items include multiple open house frames or multiple inserts, or cases of lockboxes. The customary contents of RAHB’s listing packages including communications, correspondence and standard supply items, will continue to be delivered free of charge as a RAHB member service.

RECO elections Voting for RECO directors will begin the week of April 7. Members should watch for an email from “@cpucommunications.com” with the subject line “RECO Election of Directors – Online Voting” for their voter control number and a link to the virtual ballot centre. New resource materials are available to help members more easily comply with FINTRAC obligations, including the new regulatory requirements that took effect on February 1, 2014.

CREA’s resource materials include the new comprehensive Proceeds of Crime (Money Laundering) and Terrorist Financing Act and Regulations 2014 Compliance Regime manual that explains obligations – both existing and new -- in a user-friendly, fill-in-the-blank format. Of note, section 3.1.2.11 of the manual specifically pertains to the new regulations. Once completed and tailored to the brokerage’s business, this manual can be used to satisfy FINTRAC’s requirement for documentation of a brokerage’s policies and procedures. Revised CREA forms, which incorporate the new requirements, are available for download on REALTOR Link® and will be available shortly in WEBForms®. CREA’s FINTRAC FAQ has also been updated with instructions on how brokers may wish to implement the new forms into their brokerage. Through an easy-to-implement format, these new materials complement the over two years of lobbying, which resulted in ten changes and clarifications that significantly and substantively reduce the administrative burden of the new regulations. All new FINTRAC material is available in REALTOR Link® (use the “Money Laundering” link in the Compliance Centre on the RAHB home page).
