Established in 1921, the REALTORS® Association of Hamilton-Burlington (RAHB) represents more than 2,600 real estate brokers and salespersons from Hamilton, Burlington, and surrounding areas. Members of the association may use the REALTOR® trademark, which identifies them as real estate professionals who  subscribe to a strict code of ethics. The Association operates the local Multiple Listing Service® (MLS®) System and provides ongoing professional education courses for its members. In addition, RAHB is an active  participant in the Home Ownership Affordability Partnership (HOAP) and holds an annual auction in support of local charities. Arbitration, Discipline and Professional Standards

There were no Arbitration or Discipline hearings during the second quarter. The Professional Standards Committee reviewed six new complaints, two of which are being investigated by RAHB and four which were deemed to fall under RECO’s jurisdiction. Government Relations

The Government Relations committee had a busy second quarter. Between a call-toaction to members to oppose the spread of the Municipal Land Transfer Tax, CREA PAC Days and planning for the municipal election in the fall, the GRC has been active at all levels of government. In May, the committee heard about the campaign for a Complete Streets policy in Hamilton. Planning is underway to hold an information session for members interested in learning more about Complete Streets and the implications for real estate. Contact: Ann Cosens

Membership Area Representation Committee (MARC)

MARC hosted three town hall meetings in April – in Ancaster, Burlington, and Grimsby – and plans to visit Dunnville and Burlington this fall. MARC enjoyed strong support at REALTOR® CONNECTIONS in March, thanks to the RAHB members who visited the MARC booth in the Member Services area. MARC continued its review of various sponsorship opportunities within the RAHB market area, and recently supported the Caledonia Canada Day Celebrations, the Dunnville Rotary Golf Tournament and the Burlington Chamber of Commerce Small Business Week Breakfast and Economic Forecast. Professional Development

The Committee offered 11 CE courses during the last quarter. New course topics

included iPad Hands-on, Smart Videos, Tarion and Canada’s Anti Spam Legislation. In addition, RAHB offered the ConsumerCertified Real Estate Consultant® (C-CREC®) Designation course. There are no CE courses scheduled during the summer months and courses will resume in the fall. The Accredited Senior Agent (ASA) Designation course will be offered September 10 and 11 at RAHB. Professional Development Days will be held at RAHB October 7-9 – view the brochure under the Education tab either in FUSION, on Message of the Day (MOD) or through REALTOR Link®. Regional Commercial Council (RCC)

Over 100 attendees, speakers and sponsors enjoyed a full morning of education and networking at the RCC Commercial Summit on April 24, 2014 at the Royal Botanical Gardens. The theme of the Summit was “Regional Growth Opportunities”. The RCC recommended a number of commercial education courses and two will be offered at RAHB’s Professional Development Days in October. RCC members and the commercial REALTOR® brand will soon receive additional exposure when the One-Stop for Businesses department at the City of Hamilton makes RCC promotional materials available to their clients. The RCC Election will return as a morning event later this year – watch for details regarding the Election Breakfast. Please consider volunteering your time on the RCC – full RCC members who have been members in good standing for at least one year may be nominated for the election. Contact: Paul Martindale

was first called Griffintown, after United Empire Loyalist Richard Griffin and his family, who settled on 9th Concession on the Twenty Mile Creek in Grimsby (later South Grimsby) Township. The village was renamed Smithville, in memory of Richard Griffin’s wife, whose maiden name was Mary Smith. ● Richard’s son Ned, who chose the village site, built the first house. ● Smith Griffin built a treadwheel in 1810 and later built a dam and mill on the Twenty Mile Creek. Smith also started an ashery, while his brother Ned opened a general store. ● By 1849, Smithville had reached a population of about 150 and was granted a post office. By this time, the settlement had a grist mill, saw mill, carding machine and cloth factory, four stores, a machine shop, tannery, two blacksmiths, two tailors and two shoemakers. ● Smithville became a police village in 1887; however by 1889 the village again became part of South Grimsby Township. It was not until 1914 that Smithville was reorganized into a police village on a more permanent basis. ● In 1884, the Ontario Legislature granted the TH&B Railway Company the right to build a rail line from Toronto to Buffalo, and the rail line ran through Smithville. A station was built and in 1895 the first train stopped in Smithville. The station was unfortunately struck by lightning and burned; a new station was built around 1903. It continued as a passenger station until 1981. ● By the 1950’s Smithville’s population had grown to approximately 1000. ● Smithville, along with the remainder of South Grimsby Township, was amalgamated into the Township of West Lincoln in 1970.

Smithville train station suffered years of neglect after it ceased operation as a passenger station. The station was eventually purchased and restored by the Lincoln Historical Society and is presently the site of the West Lincoln Chamber of Commerce. ● The Murgatroyd Parkette at the corner of Griffin and St. Catharines Street features the town clock (from the original post offices) mounted on a pedestal. ● Smithville Farmers’ Market runs from May to October annually.

Fusion Experience app discontinued CoreLogic is no longer offering or supporting Fusion Experience. Users who want to continue using a virtualization solution to access Fusion can download the Puffin Browser or Photon Flash browsers from the App Store. Once Puffin or Photon is installed, users can navigate to the login page and enter their regular user name and password to log in. Members using devices that don’t support Flash and who want to be able to access Fusion from the Single Sign On (SSO), go to the SSO (rahb.starrs.ca) using Puffin or Photon, and then open Fusion in a new window – no more going back and forth between the SSO and Fusion Experience.

New regional MLS ® Database in the works

R

AHB will be part of an expanded regional MLS® database as early as spring of next year.

RAHB and the three other STARRS associations (Niagara, Brantford and Simcoe) will be joining with the Oakville/ Milton, Cambridge, Kitchener-Waterloo and Guelph real estate associations to create a new regional MLS® database. This new shared database will allow members from all eight associations to access listing information from any of the eight regions. CoreLogic, RAHB’s current MLS® supplier, is building the regional database on the new Matrix platform. The new Matrix system is proving to be a more intuitive, userfriendly system than Fusion. All eight associations will be equal partners in this new venture. Representatives from each association have already met to work out the data sets, data forms, the business plan, rules and regulations and MLS® policies. It has been agreed that members of all associations will use the same data forms and be subject to the same rules and regulations. RAHB’s Board of Directors has appointed two members – the MLS® Chair (currently Sean Morrison) and member-at-large Dan Gies – to the governing board of the regional database.

RECO has a new app

ECO unveiled its new mobile app, MyRECO Certificate, at its annual general meeting on June 19. The app allows registrants to display their RECO registration certificate on their mobile device, in real time. MyRECO Certificate can be used in lieu of the paper registration certificate. Members of the public can also download the app and use it to verify the registration of a real estate professional by scanning the QR code on the registrant’s digital certificate. MyRECO Certificate is available for iPhone and Android devices. A Blackberry 10 version will be released soon. Contact RECO for more information.

National Association of REALTORS ® Looking for Canadians

he National Association of REALTORS® (NAR) is inviting Canadian REALTORS® to attend the 2014 REALTORS® Conference & Expo from November 7-10, 2014 in New Orleans, Louisiana.

The REALTORS® Conference and Expo is NAR’s biggest annual gathering and the largest meeting for real estate practitioners. It is four days packed with education, networking, motivation and fun. ophie Salesperson got off the phone after a heated conversation with Mary, who was new to the real estate business and worked for a different Brokerage. Sophie had been dealing with Mary over the last several weeks and they just did not see eye to eye. Mary had proven to be very aggressive when things did not go her way, and seemed determined that Sophie was now her enemy. Sophie had to put her annoyance at Mary aside, however, as she was running a bit late and had to get to the public open house on her newest listing. As bad luck would have it, Mary showed up at the open house, along with her buyer. Mary immediately went on the attack. Sophie tried to take the high road – she moved to an adjoining room in the house, hoping that Mary and her client would leave soon.

Mary, however, was determined to have the last word and she followed close behind Sophie. The open house was busy and people were well within hearing range. When the [CASL] legislation was introduced in 2009, Canada was the only G8 country without a framework to protect consumers from spam. In this context, implementation was a matter of when, and not if. CREA’s goal at the outset was to preserve critical electronic marketing practices of REALTORS® and to significantly and substantively ease the compliance burden. On July 1, 2014, the legislation and regulations take effect. Canada’s Anti-Spam Legislation (CASL) is a consentbased framework. This means that a sender requires the prior consent of the recipient of an email in order to send a commercial electronic message. Consent can either be expressly provided or implied according to specific scenarios in the legislation. CREA’s Efforts CREA and REALTORS® carved out nine significant changes that will make it easier for REALTORS® to maintain and build client relationship under CASL: • REALTORS are able to follow-up on third-party referrals. Provided the person making the referral has a relationship with the prospective client, a REALTOR® can send a single message to the potential client by including the name of the person who made the referral. ®

• A transitional provision allows REALTORS® to send electronic messages to clients without

This removes initial uncertainty about how this measure may be applied against businesses, particularly those who mistakenly contravene the law. • New resource materials are available to help REALTOR® members more easily comply with Canada’s Anti-Spam Legislation (CASL), CREA has developed both brief and detailed resources: Guidance on Canada’s Anti-Spam Legislation (CREA) for REALTOR® Members, provides a comprehensive description of CASL and what members need to do to comply. Resize your photos for upload Tech HelpLine has provided advice on how to deal with photos too large for upload. Many REALTORS® upload photos to their MLS® and other real estate web sites. Photos that are taken at a high resolution (High Quality) save as large files - sometimes, too large for upload to those web sites. Below are simple resize steps for both Window and Mac users. Windows Solution: Use the Image Resizer for Windows, courtesy of CodePlex. This utility will allow you to safely and quickly resize your photos. Although designed for Windows XP, this program should also install on Windows Vista, Windows 7, and even Windows 8.

Here is how: 1. Go to the URL: https://imageresizer.codeplex.com/ 2. Select the "DOWNLOADS" tab. 3. Halfway down the page, you will see a green icon and the words “Image Resizer.” Click on that hyperlink to begin downloading the utility. 4. You’ll be prompted to “RUN” it and “Agree to [their] Terms.” (Do so, and then give it a minute or so to complete the download). 5. Then, in your files, select the photo you would like to resize. (You may also select multiple photos by holding the “Ctrl” key and left-clicking on different photos.) 6. Once your photo(s) are selected, right click a photo and choose the “Resize Pictures” option from the menu box.

Clicking on this option brings up a dialogue box that gives you the size options. You can choose the default Small to Large sizes, or make Custom sizes that fit your needs.

• You’ll also notice that there is a ‘Replace the Originals’ setting. I do not recommend this setting because it is preferable to have both versions available: the smaller (lower quality) one and the larger (better quality) one, rather than having only the smaller (lower quality) photo.

Mac Solution: Macs have a built in process for resizing. It’s a five step procedure using the Preview App on Mac OSX. Here are the steps: 1. Select multiple pictures and open them using “Preview.” 2. Use the key combination “Command + A,” which will select all your photos. 3. Go to “Tools” and then “Adjust Size.” 4. On the window that comes up, you can choose what height and width you would like to make your photo. 5. Beware the Trojan!

Here’s some excellent information about ransomware trojans from Tech HelpLine – Have you heard of ransomware trojans? These are viruses that lock down your files and your computer and ask you for payment to restore your access to them. Some well-known ransomeware trojans are CyrptoLocker, CryptoWall, CryptoDefense and CryptoBit - all these come from the same developer.

This complex Trojan is notorious when it comes to locking down your files, as well as your ability to access it. To give you an example of how potent this is, it uses a DNS Sink Hole to cover its tracks; it redirects any possible way of routing to the source and throws it into limbo. You could lose all your files permanently – even if you pay the ransom.

3. Back up anything new worth backing up in a different external drive and turn the computer off.

Prevention: 1. Constantly back up all your files in an external hard drive or a cloud program.

What not to do: Unless it is in SafeMode…. 1. Do not plug in anything such as a USB Drive, Camera, SD Card.

2. Never open emails with attachments from unrecognized senders. 3. Be careful what you download from websites unless they are from a legitimate source. If you have been infected (and you choose not to pay the ransom): 1. These are not your average malware that can be removed with a scan. These are nasty, advanced ransomware that affect your computer in a way from which you cannot recover. Using a 2048-bit RSA encryption, it locks as many files as it can before you even know it is on your computer. Then, it asks you for payment to recover them. Payment demands can range between $300 to $2,300. Choosing to pay or not pay the ransom is your decision; nevertheless, I do not recommend it.
