President’s Address With your 2016 President, Kim Alvarez In 2016, RAHB celebrated its 95th anniversary! What started in 1921 as a small association of like-minded real estate brokers has grown into a thriving modern association of over 3,000 members. While the world has changed in so many ways over the last 95 years, what hasn’t changed for RAHB is the Association’s and members’ commitment to high standards of professionalism, cooperation among members and the pursuit of continual and evolving professional development. RAHB’s founders had a vision that has proved to be timeless, and in 2016 we continued to reap the rewards of what was begun all those years ago. What follows in this annual report tells the story of how your Association strove to meet the standard set out in our Mission Statement: Empowering REALTORS® to Succeed in 2016. It’s the story of how your Board of Directors, RAHB committees and task forces and staff worked together to bring you the services you value, to inform and engage you, and to raise the profiles of REALTORS® and the Association in our communities. CEO’s Address with RAHB CEO George O’Neill I am pleased 2016 was a busy year with improvements starting to be realized across the association. Here for my first full calendar year at RAHB, I have now been involved in all aspects of delivering our services. A considerable investment of time and resources has been made upgrading Fusion to Matrix to work toward sharing listings with the boards and associations around us. Please rest assured we are also looking to improve all aspects of member service via our operational model, MDSEE, which stands for Member Development, Service, Engagement and Enablement. There are many ways to talk about what lies ahead. For sure there will be change, perhaps even disruption of some sort within our industry. But there will always remain opportunity and that is where RAHB is focused in serving you. Simply put, RAHB helps our members thrive, and looks to remain doing so into the future. This coming year RAHB will focus on three areas. First, we will be purpose driven. That means everything I and RAHB's staff do will be aimed to help you. Second, we will be performance focused to deliver the best services that are continuously improved. Third, we will be principles led, focusing on collaboration, accountability and integrity. We are here for you.

RAHB Member Services Empowering REALTORS® to succeed
RAHB’s prime objective is to provide our members with the tools and resources they need to succeed in their chosen profession. It is also our mission to elevate the profile of the REALTOR® as a real estate professional who is the champion of home ownership and homeowners. Read on to see how RAHB served your interests in 2016.
FUSION MLS® Services MATRIX RAHB’s focus changed in 2016, from cutting over to a regional MLS® System to upgrading to our own Matrix MLS® System, a significant improvement over Fusion. However, the original aim of sharing listing information across the region is still a high priority and is expected to be in place by the launch of RAHB’s Matrix .
In any event, during the upgrade of RAHB’s Matrix system, members continued to benefit from access to all regional listings. Throughout the year, the MLS® Committee reviewed MLS® services with a view to adding to and improving the member experience with the current and future technology. The committee: Reviewed
requirements for implementing an Internet Data Exchange (IDX) Reviewed various service delivery models and applications to augment the current MLS® System
The MLS® support team helps members with their MLS® and MLS® System questions of all kinds. How many calls do they receive? In September, 2016, RAHB staff answered an average of 94 support calls per day!
Investigated
statistical software to complement the MLS® System Promoted REALTOR® safety by posting safety tips on Fusion’s Message of the Day, the regional Matrix’s News and Alerts and RAHB’s member-only Facebook group.

Government Relations Government Relations is a core member service that puts RAHB in the offices of municipal, provincial and federal decision makers. RAHB, with our provincial and federal counterparts OREA and CREA, takes on the issues that affect REALTORS®, home buyers and sellers. Home ownership remains a priority for many Canadians and RAHB strives to make a difference. In 2016, RAHB participated on the City of Hamilton Rental Housing, LRT, and Open for Business Sub-committees; Housing and Homelessness Action Plan group; Hamilton Chamber of Commerce LRT Task Force; Burlington Chamber of Commerce Political Action Committee; and the Halton Housing Alliance.
MPPs throughout the year and during OREA’s Political Action Conference (PAC) in Toronto. RAHB representatives lent their support to the proposed increase in land transfer rebate to first-time home buyers, and expressed their concerns about the proposed implementation of Home Energy Rating & Disclosure (HER&D), which would require energy audits be performed at the time of listing a property. Federally, during CREA’s PAC Days in Ottawa, Government Relations representatives met with local MPs to encourage them to support two initiatives of importance to home buyers and home owners: indexing the Home Buyer’s Plan and allowing Canadians to use the Home Buyer’s Plan for major life changes.

Professional Development RAHB helps our members stay up to date by offering a variety of professional development opportunities through workshops and in-class training. In 2016, RAHB held 45 professional development sessions and 32 computer training sessions for RAHB members.

Professional Standards RAHB holds our members to a high ethical standard and works to promote professionalism among our members. Members must adhere to not only the Code of Ethics found in REBBA 2002, but also the REALTOR® Code, RAHB’s MLS® Rules and Regulations and MLS® Policies. Members were reminded of topical ethicsor rules-related issues through “Ethics Corner” articles in REALinfo, RAHB’s monthly newsletter, as well as through reprinted articles from OREA and RECO.

Regional Commercial Network The Regional Commercial Network (RCN) worked diligently to provide the best possible services to RAHB members, with particular focus on the commercial practitioner and those RAHB members interested in the field. The committee initiated and hosted a number of Professional Development sessions throughout the year, and supported events offered by associated entities at the local, provincial and national levels. The year concluded with the RCN Networking Luncheon at the Scottish Rite Club, where over 50 RAHB members enjoyed a great afternoon of networking that also featured keynote speaker, Jason Thorne, from the City of Hamilton.

Karan Barker Scholarship Scholarships are presented annually to students who are children or grandchildren of RAHB members or RAHB staff, and who are or will be attending university or college. Since the inception of the program in 2000, $86,500 has been awarded to 65 students. In 2016, $2,000 scholarships were awarded to five deserving students: Annie Cupido (granddaughter of Mario Cupido, Century 21 Aberwin Realty Inc.) Amy Lewyckyj (daughter of Ron Lewyckyj, RE/MAX Escarpment Realty Inc.) Robin Martin (daughter of Todd Martin, RE/MAX Escarpment Realty Inc.)
Mackenna Mulligan (granddaughter of Bob Secord, Keller Williams Edge Hearth & Home Realty) Michael Taylor (son of Heather Lindsay, Harbour Properties Realty Inc.)
Realty Shoppe The Realty Shoppe continued its focus on being the convenient, go-to place for RAHB members to find the tools and supplies REALTORS® need in their day-to-day work. From open house products, marketing materials and business forms, the Shoppe strives to carry the unique items that are not readily available in many retail locations. Realty Shoppe staff are always available to assist with member inquiries, offer product suggestions, and even demonstrate how to set a lockbox! The Shoppe held its annual Member Appreciation Day on February 10, 2016. The shoppe also held two summer draws for local area attraction tickets and a draw for a gift
basket during Professional Development Days. Market Statistics

Every month, RAHB members received the monthly statistical (stats) release that summarized the real estate market of the previous month, and included links to charts and graphs that break down the information further. New in 2016 was the addition of the monthly social media statistics kit. Members can use the colourful images showing the number of sales and average sale price in RAHB communities in their social media marketing. RAHB members also received year-end statistics which took a look at the market activity year over year.

Milestones and Awards In 2016, RAHB welcomed a total of 52 members to the Long Service Club, consisting of 10 to the 40-year Club and 42 to the 25-Year. RAHB Service Awards are presented to members who go above and beyond in serving RAHB, their fellow members and their communities. In 2016, RAHB recognized two members for their outstanding service.

REALTOR® CONNECTIONS AGM, Conference and Trade Show 2016 REALTOR® CONNECTIONS continued as RAHB’s premier member event. Held March 23, 2016 at the Hamilton Convention Centre, REALTOR® CONNECTIONS attracted 499 members who enjoyed: RAHB’s Annual
General Meeting (AGM), where the 2015 audited financial statements were presented and RAHB CEO George O’Neill presented an MLS® update Professional development for members, with Rebecca Mountain’s session on Online Lead Generating: The Simple Solution; Rick Shelley’s presentation Multi-Residential: The Ins and Outs; Don Patterson providing a CREA Update and Info for Commercial Practitioners;
industry leaders and service providers sharing their expertise in Knowledge Pods in the Exhibit Hall; and a lunch panel of city planners discussing Planning the Future. CONNECTIONS Café, where RAHB President Kim Alvarez and CEO George O’Neill were on hand to meet and speak with members and RAHB Directors chatted with members about their ideas for RAHB The trade show, where members met with 51 suppliers of goods and services and left with great information and a few goodies Great deals and new products featured at the Realty Shoppe Draws and prizes! 14 members walked away with prizes from the AGM, Realty Shoppe and Charity Auction.

Open Forums The Member Engagement Committee’s prime focus for 2016 was to inspire RAHB members to be engaged in their Association and more informed of its many initiatives. Of particular success was the Committee’s rebranding and renewal of the RAHB Open Forum, formerly known as RAHB Town Hall meetings. The committee travelled to Grimsby, Dunnville and Caledonia in the fall and provided relevant information and addressed the “hot topics” of the day in an interactive format.

Nominations/Candidate Events The RAHB Nomination Committee offered two opportunities for members to learn more about the nomination and election process:
The Candidate Information session was held October 19, 2016. This informal meeting gave RAHB members who were interested in knowing more about being a Director the chance to talk to current directors and learn more about the responsibilities, time commitment and privileges of being a RAHB Director.
The Meet the Candidates meeting on November 21, 2016 combined the opportunity for RAHB members to meet the seven candidates for election to the Board with a social event at RAHB’s first-ever Chili Cook-off. The candidates were there, the chili-makers were there, and the winner of the cook-off was Scott Bouman (Ambitious Realty Advisors Inc. - the man shown below wearing the sombrero)!

Annual Election Meeting RAHB’s Annual Election Meeting was held November 30, 2016, and featured:
the annual election and swearing in of the 2017 Board of Directors presentation of Karan Barker Scholarships voting on Bylaw amendments a Year in Review by RAHB President Kim Alvarez and CEO George O’Neill
the CREA Open House, in which representatives from CREA discussed the research reports available to members, the national ad campaign, the REALTOR® Action Network, REALTORS®’ contributions to their communities and how RAHB members can participate on CREA committees.

RAHB in the Community RAHB and our members are proud supporters of our local communities. “Support” comes in many and various ways: sponsorship of and attendance at Chamber of Commerce events, providing scholarships for Mohawk College students, fundraising for The Children’s Fund, making donations to local shelter-related organizations, making a donation on behalf of all members to the Ontario REALTORS Care® Foundation and supporting local shelter-related groups when they apply for REALTORS Care® Foundation grants.

Number of local events RAHB sponsored
REALTORS®4Kids Annual Charity Auction The 2016 REALTORS®4Kids Charity Auction was held November 17, 2016 and built on the great success of the previous year’s format change. With close to 500 REALTORS® and supporters attending, the Auction raised $74,116 for the CHML/Y108/Fresh Radio 953 Children’s Fund. To date, the auction has raised $1,014,000 for The Children’s Fund!
Annual Charity Golf Tournament RAHB’s Annual Charity Golf Tournament was held June 23, 2016 at Copetown Woods Golf & Country Club. The tournament attracted 104 golfers and raised $4,523 for the Karan Barker Memorial Scholarship Fund.
Mohawk College Scholarships RAHB provided two $1,000 Outstanding Student scholarships for first and second-year Mohawk students with the highest grade point average in the Urban and Regional Planning program.

RAHB Donations to Local Charities RAHB is pleased to make direct donations to local shelter-related organizations in need of funding. In 2016, RAHB donated a total of $6,750 to local charities. Donations were made to: Good Shepherd Mark Preece Family House McNally House Hospice REALTORS Care® Foundation – Fort McMurray fire fund YWCA
Donation to the Ontario REALTORS Care® Foundation In 2016, RAHB donated $33,600 to the Ontario REALTORS Care® Foundation – an amount that represents $1 per member per month. That amount, along with $4,840 as RAHB’s share of the Fund’s interest, came back to our community by way of grants to local shelter-related organizations that applied for, and received, support from RAHB. 2016 REALTORS Care® grant recipients were: Carpenter Hospice Halton Women’s Place March of Dimes Mark Preece Family House Mission Services St. Peter’s Residence at Chedoke The Bridge The Salvation Army Hamilton Wesley Urban Ministries

A new record was set for all-property sales in 2016, with 16,556 transactions for a total dollar volume of $8.344 billion. The number of listings were lower than the previous year, and average days on market in the residential segment dropped to 26 days from 34 the previous year.
