The Butterfield Farm & Livestock is a mixture of riparian creek bottom and irrigated farm ground. Approximately 189± acres are covered by the two pivots; the rest of the irrigated land is irrigated by flood. Cottonwood Creek runs the entire length of the property from west to east. The 1,897± BLM allotment is much different: mostly dry range ground with stock water provided by reservoirs. The allotment is available for use between July 10 through September 15.

SCENIC VISTAS

The Big Horn Basin is surrounded by mountain ranges. To the east lie the Bighorn Mountains; to the west the Absaroka Range; to the south, the Bridger Mountains; and to the northwest lie the Beartooth Mountains. Many spectacular peaks and mountains can be seen throughout the Big Horn Basin on any given day; it just depends on which direction you want to wander and which direction you are looking.

IMPROVEMENTS

The ranch enjoys sustainable populations of whitetail deer, mule deer, and antelope. Both turkeys and pheasants can be found on the property as well. The ranch has received two antelope landowner permits (LOP) in the past. Below are the hunt units for each species found on the ranch:

AREA HISTORY

The Big Horn Basin has a long and fascinating history. The region was shaped by ancient volcanoes, glaciers, and forces of erosion, leaving behind stunning rock formations, canyons, and waterways. Many prehistoric animals inhabited the region, including various dinosaurs and early mammals. Later, Native American tribes such as the Crow, Shoshone, and Arapaho called the area home for thousands of years.

By the late 1800s, both Worland and Thermopolis had been established, mainly as ranching and mining towns. But by the early 1900s, Thermopolis had become quite the tourist destination due to its hot springs, which were thought to have healing properties. Today both towns and the basin are still vital hubs for agriculture and tourism, and the region’s rich history can be explored through numerous museums, historic sites, and cultural events.

NEARBY ATTRACTIONS & ACTIVITIES

Thermopolis, Wyoming, is just a short 17 miles to the south of the ranch. Home to Hot Springs State Park, featuring the world’s largest mineral hot spring, where visitors can relax and soak in the warm waters. The Wyoming Dinosaur Center is another must-see, with an impressive collection of dinosaur fossils and interactive exhibits. One can also enjoy a fascinating day trip with the Wyoming Dinosaur Center and dig for a day under the supervision of the center. The average temperature at the ranch will see the high 80s in July, and lows in January will be around 27 degrees. The area sees an average of 8 inches of rainfall per year and approximately 23 inches of snowfall.

WATER SOURCES | WATER RIGHTS

The ranch has ample water rights dating back to 1904. The 301± irrigated acres are irrigated by two pivots, gated pipe, and flood. Both pivots are Zimmatic, one is an 11-tower which is 1,846 feet in length, and the other is a nine-tower, which is 1,456 feet in length. In 2007, the seller had a water rights consulting firm change the Point of Diversion and Means of Conveyance to consolidate the water rights and better accommodate the irrigation process. One bonus to the water rights is that they come directly out of Cottonwood Creek, so there is no additional cost to the landowner for the irrigation water.

MINERAL RIGHTS

All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is suggested that the buyer conduct a mineral search with a title company.
