The number of closed sales in the 12 months ending September 30, 2021 for the Naples and Bonita Springs Area increased 38% year-over-year (10,596 vs 7,702).

There were 42 closed sales, priced above two million in September 2021 compared to 45 in September 2020, a 7% decrease. During the 12 months ending September 30, 2021, sales in this category increased 120% over the same time period in 2020 (1,027 vs 467 units).

NEW LISTINGS / INVENTORY •

During the 12 months ending September 30, 2021, a total of 10,542 new listings were added to the market, this is a 1% increase vs the same time period 12 months ending September 30, 2020.

Available inventory as of September 30, 2021 consisted of 2,259 units, a decrease of 41% vs the same time period in 2020. Current inventory represents 3.7 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price for the area was $965,452 a 37% increase vs the same time period in 2020.

The median sales price for the area in September 2021 increased 23% to $545,000 vs September 2020.

There were 20 closed sales priced above two million compared to 28 in September 2020, a 29% decrease. During the 12 months ending September 30, 2021, sales in this category increased 72% vs the same time period in 2020 (340 vs 198 units).

NEW LISTINGS / INVENTORY •
