No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments. All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger. You must own your home outright – (False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage. The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish. You must have good credit and income for a reverse mortgage – (False) Since re-

ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy: We are finding it so difficult to buy a home! Every time we make an offer on a house, we are beat out by a cash buyer. It is so depressing. We told our realtor we are willing to waive the inspection period and appraisal, but she says that is a “bad idea.” We want a house and think she is being overly cautious in this market. Our lease is up soon, and we do not want to renew it. What do you think about waiving the inspection and appraisal? We are ready to roll the dice.
~ Anxious to Buy Dear Anxious: I feel your frustration. Yes, home buying has become very difficult, especially for those obtaining a loan when so many cash buyers have flooded the market. Waiving an inspection and appraisal gives you a certain level of risk. The inspection period allows you to do any inspection that makes sense to you and the property. If you waive it, you have looked at a house, made an offer and then are not giving yourself time to gather information from various experts about what you are buying. What if the air conditioning, roof or hot water heater are on their last legs? Maybe you are purchasing a property with a well and septic . . . wouldn’t you want those inspected? What about for termites? There are so many things to consider when making a major purchase, to forgo an entire inspection period with no ability to have any type of inspections is pretty risky. And if the house doesn’t appraise, you would be on the hook to pay the difference. Cancelling might cost you your earnest deposit. Yes, it is a challenging market, but persevere and you will eventually get a house. Your realtor sounds like she has your best interests at heart. Please listen to her.

Gurley St. Grill Gurley St. Grill is one of Prescott’s favorite neighborhood restaurants and bars where you can grab some light fare, enjoy a cold beer at the bar, catch up with friends for a weekend breakfast or celebrate that special family gathering. The historic brick building was originally the Mulvenon Saloon, which was destroyed in the Great Fire of 1900 that leveled most of downtown Prescott. ‘Toys!’ Exhibit to Highlight Form, Function – Not Just Fun ‘n’ Games T
oys have been around as long as civilization – maybe longer. Sticks and stones, whistles and dolls can be traced back 4,000 years and more. A new, interactive exhibit opens next month at the Sharlot Hall Museum that will go beyond the fun and fantasy associated with toys. “Toys are more than just items for fun and games,” explains Kylin Cummings, the museum’s curator of collections and developer of this interactive exhibit.

“For thousands of years, toys have been an essential development tool for young people, enlightening on cultural norms and nurturiing their social skills, while molding the child’s mind and dexterity,” says Cummings. “Games and toys have existed since antiquity,” she adds. Dolls, tops, marbles, whistles, and carved toy monkeys that could slide down a string – probably the first yoyo – can be traced to all cultures, providing both entertainment and development. Beginning in the second half of the 18th century, childhood was increasingly seen as an important time of preparing for life. The variety and number of toys expanded exponentially to support childhood as a distinct stage of life to be cherished. The new exhibit showcases a cornucopia of toy genre, from dolls to board games, and wagons and sleds to puzzles and tinkertoys. Spanning two centuries, these are the “building bricks” of child development. Illustrating gender distinctions, the exhibit features Raggedy Ann and Andy, Barbie and

The exhibit, which has its public opening on Saturday, March 20, will include items of historic significance, if only to make one exclaim, “I remember playing with one of those!” While nostalgic at first, the entire exhibit is intended to make the visitor aware that toys have always been more than items for play, fun and fantasy. They continue to provide leisure-time activity, as well as tactile tools for creativity and imagination. “Toys! It’s Not All Fun & Games!” will open March 20, at the Sharlot Hall Museum inside the Lawler Exhibit Center Gallery. The Museum is located at 415 West Gurley Street in downtown Prescott, two blocks west of the Courthouse Plaza. The Museum continues to observe safety precautions associated with the pandemic, including the wearing of facial masks, social distancing, and limits to the number of visitors in each of the buildings. Eagle Nesting Sites Protected Bald eagles, the emblematic bird of the United States, nearly became extinct in the mid-20th century but the species has been able to make a remarkable comeback in wild areas across the continent. The noble raptors have appeared in the Lynx Lake area in recent years and at least one breeding pair has settled there. Sections of trails in the Lynx Lake area and across the Central Arizona Highlands have been closed to the public this spring to protect bald eagle nesting sites. This is a temporary measure so these birds can thrive in our natural areas.
