ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy: My husband and I have had marital problems in the past, but have worked things out and are making a “fresh start” in a new town. Now we are moving to Prescott and buying a home together, but he wants the title in his name only. He claims the reason is because I have some lingering student loan debt and his credit score is higher, so he can get a better interest rate. I objected, but he said how we take title doesn’t really matter, since Arizona is a community property state and “people do this all the time.” I am a nervous wreck and not sure what to think. We only have joint banking accounts, and most of our money is combined. Your thoughts?

~ Suspicious Wife Dear Suspicious: I hear your frustration and feel that the best people to answer your question is not a realtor, but an attorney, mortgage broker and title officer. Yes, Arizona is one of nine community property states, which means that assets purchased and owned with marital monies is owned 50:50 by both spouses. If a purchase is made by one spouse with inherited money, or funds made prior to the marriage, then this could be an exception to that rule. Yet, some lenders will want to factor in both spouses credit scores, a lawyer would offer you a better opinion on how taking title impacts future planning and a title officer can provide details on the various ways to take title in Arizona. Researching the best way to hold title and future implications is important and hopefully, can offer you a sense of security in you and your husband’s decision making. Welcome to Prescott and let me know if I can help further.

Delivering Kindness on Wheels By Diane Meehl, Public Relations Program Manager, Desert Financial Credit Union “I just wanted to help.” That’s what motivated Daniel Swartz, an American Sign Language professor at Yavapai College, to get on his bike every day for the last year, weathering the elements and an encounter with a mountain lion once. But he’s a man on a mission to help students impacted financially by the pandemic. During his daily journey, dubbed Daniel’s Ride, he pedals his way through an 8-mile stretch until he reaches his goal of 365 consecutive days on the road. Then, an unexpected random act of kindness found its way to his cause. He was all smiles underneath his mask on March 24. On that day he had been invited to stop at the Yavapai College (YC) Foundation when another set of wheels pulled up. It was the Desert Financial Fiesta Bowl Kindness Arizona Caravan, and the group presented a check

42

for $5,000 to benefit his cause to raise money for the YC Foundation. In five days, the bus made 25 stops across the state. Rolling through Metro Phoenix, Flagstaff, Prescott, Tucson and Phoenix again, the bus full of kindness ambassadors delivered support for education, youth and front-line workers — just some of those most impacted in the wake of the pandemic. The tour was filled with emotional moments, hard work, laughter and goodwill. While the annual Desert Financial Fiesta Bowl Parade was canceled in 2020, the bus instead drove the spirit of community connection across the entire state. While visiting Prescott, stops also included St. Vincent de Paul’s to gift hygiene kits and a donation to help the unsheltered; Raven Café for another random act of kindness

with generous cash gifts for servers and kitchen staff; and then an afternoon with stops to Prescott High School to drop off a trickedout massage chair and Taylor Hicks Elementary School to unveil another dazzling teacher’s lounge. During the ribbon-cutting, Kelsey Secor, principal at Taylor Hicks, reflected on the moment and offered gratitude. “It’s been such a challenging year with COVID, and it’s so nice to be able to spoil our teachers with such a special place where they can take a moment to relax and recharge before going back to the students. We appreciate being recognized and acknowledged,” she said.

Arizona Philharmonic = Music, Art, Healing, Transformation Arizona Philharmonic, lovingly called AZ Phil, is Prescott’s own hometown professional orchestra. A rather new organization, founded in 2018, our mission has been to provide quality symphonic musical events with collaboration with fellow art organizations, auditioned musicians and innovative programming. We bring top-notch talent to the Prescott area and have had great success and positive reviews. We are happy to present three more concerts this summer! The unprecedented times of COVID-19 has not only put a damper on our personal lives, but has caused many businesses and nonprofits to struggle to survive. The art community of Prescott, and throughout the nation, has been hit very hard. The limit on gatherings to enjoy events and the restrictions placed on venues have created unprecedented cancellations. So it is with gratitude, compassion for those whose lives have been upended, and excitement that we at Arizona Philharmonic are proud to celebrate 2021 as the year that “we can gather.”

The music is once again playing and we want to invite the residents of Prescott to join us as we move forward with our wonderful concerts:

• Sunday, May 16, 2 & 4 p.m.: Sonoran

Brass Quintet at the Highlands Center for Natural History amphitheater.

• Sunday, June 20, 3 p.m.: manos : can’t

knock this at the Ruth Street Theater with the energetic percussion trio manos.

• Sunday, June 27, 3 p.m.: épocas: by

Jácome Flamenco at the Ruth Street Theater.

During social isolation, we are reminded of the ways in which we are connected. We are like a tapestry of many threads, creating our vibrant community. Music brings people together! It is the bridge from social distancing to joy, comfort, inspiration and magic . . . and what we need right now!

The postponement of AZ PHIL’s performances and concerts has put a strain on our talented musicians and organization. If you are able, please consider a donation to AZ PHIL so that we can sustain our musicians and programs after coming through these difficult times. Visit our website, www.AZPHIL.org if you can help. And visit our website to order tickets. As in life, the tune may change, but the music continues. We hope to see you at our upcoming concerts to celebrate life, music and 2021! Prescott, it is with gratitude, that we thank you for your support of AZ PHIL.

CHECK CONDENSER COIL: Clean if necessary, foreign material on the condenser coil reduces the system’s capacity to remove heat from the space. So your air conditioning system must run longer, increasing energy consumption.

LUBRICATE ALL MOVING PARTS WHERE NECESSARY: Poor lubrication causes drag on the motor and drive shaft, thereby requiring more electricity to overcome resistance. Lack of lubrication can ruin the bearings and burn out a motor.

CHECK VOLTAGE & AMPERAGE ON MOTORS: Improper voltage and amperage can reduce significantly the life of the compressor, condenser and the blower motors.

CHECK SAFETY CONTROL WHERE APPLICABLE: Essential for proper protection of the unit.

CHECK OPERATING PRESSURES FOR PROPER REFRIGERANT CHARGES: Improper refrigerant charge- too much or too little – could damage the compressor, and could cause high electric bills through a containment of system efficiency. CHECK ALL ELECTRICAL CONNECTIONS: Resistance caused by loose connections will create excessive heat at that point, causing improper voltage to various components and making either inoperative or causing eventual failure.

CHECK THERMOSTAT CALIBRATION: An Improperly calibrated thermostat will call for more or less cooling that is desires, costing money and/ or comport CHECK FOR CORRECT AIR FLOW: This is one way to assure maximum efficiency of the cooling unit. CHECK STARTING CAPABILITIES: Assures system will start and operate when needed. CHECK AIR FILTERS: A dirty air filter can substantially reduce the air flow over the evaporator, resulting in inadequate cooling. A dirty filter could cause high energy usage and compressor damage.
