These Keller Williams pioneers have trained thousands and developed amazingly accurate systems that have served them well over the years to quickly spot the next rising star REALTOR®. I asked, ‘If you knew then what you know now what would you tell someone just getting started in real estate? And, what are some traits or characteristics you see in rookie REALTORS who go on to make it big time?’ We decided we need more chairs to bring in more KW pioneers to talk about those early, adventure-filled days spent clearing the path for the next generation in real estate!

IN THE STUDIO with Keller Williams’ Susan Hubek and Jan Richey

Getting Real With Friends In The Studio! by Nancy Holzwarth, Publisher

R

aise your hand if the thought of interviewing real estate icons on camera simultaneously frightens the bejesus out of you — and invigorates you to that ‘runner’s high’ level of happiness. Me! I’m over here - raising my hand!

I had the immense pleasure of sitting down and casually chatting with Keller Williams’ Susan Hubek and Jan Richey in the beautiful, high tech recording studios at Supreme Lending’s American Dream Team’s office. [I can’t thank them enough for their generosity in allowing us to use their fancy schmancy new studio for this taping.]

However, any fears I had were quickly dashed with these two, who are lonnnnnng time friends, and are as downto-earth, funny, and thoughtful as can be. They have fun-filled stories for days! There was lots of laughter and some eye rolling as they traipsed down memory lane talking about the really early days of Keller Williams in North Texas.

Look for our video soon, but here are a few fun take-a-ways: • In 1994, while Susan was at an MLS meeting, it was announced that Mike Brodie left RE/MAX to start KW in Dallas. Mike wanted Susan as a Team Leader, but Susan said she couldn’t leave the office where she was working to turn it around. Although Susan knew she HAD to at least check out KW. The rest is history! In November, 1994, after 14 years of sales, Susan became a Team Leader for the first KW office in the North Texas Region. • Jan entered the real estate industry in 1983. Prior to real estate, Jan was a corporate jet pilot and flew a Lear 25 for a Houston oil firm! Susan and Jan - let’s get the whole gang together for more stories! I’ll bring the Fireball whiskey!v

Susan Hubek, Nancy Holzwarth, Jan Richey

Anyone who knows me knows I can chat with the best of ‘em. But put that video camera in front of me and suddenly words escape me, any preparation I practiced is out the window, and I’m fighting off the ‘deer in the headlights’ look of fear. Page 4 | March 2020 | Real Estate and Friends Magazine

There were a lot more suggested communication phrases which I will conveniently save for our next disagreement, but if you’re curious try it out for yourself. Marissa Benat is the spunky co-owner of The Benat Team Family of Realtors. She contracted and built her first home at the age of 18 after a brief struggle with cancer in 2000. She quickly learned the importance of having an experienced advocate guiding a transaction and became obsessed with learning. Since then she has sold thousands of homes by fiercely chasing her passion and staying on purpose. She is recognized by D Magazine as a Top Realtor and serves on the Collin County Association of Realtors Board of Directors.

OPTION Period Horrors

The struggles are real. We may as well laugh.

by Joshua Vernon, REALTOR®

A

s a REALTOR® I often describe our job as multifaceted: we can be a babysitter, a hand holder, a cheerleader, a shoulder to cry on, a therapist - unlicensed, of course, a legal advocate - definitely unlicensed, and so on, and on, and on... If you’ve ever had a stubborn client that doesn’t receive instruction well, then you most certainly have worn all of those hats described above. You know the client — the who knows more than you about real estate.

Like that time I had a buyer whose cup was always half empty and she knew everything. In her great wisdom, DURING the option period, she decided to change employers, finance a new car, order furniture on a credit card and finance a fridge! I kid you not. The only thing she didn’t pile on was having taken on a spouse!

DURING THE OPTION PERIOD

Joshua Vernon A real estate agent based in DFW with Dave Perry-Miller Real Estate Park Cities Office

Direct: 214-226-2287 joshuavernon@daveperrymiller.com

she decided to change employers, finance a new car, order furniture, on a credit card, and finance a fridge! As you can imagine, this made getting her loan funded slightly problematic! Luckily, with great responsibility comes wisdom. I have a great team that makes the dream work — even in nightmarish situations!

Page 22 | March 2020 | Real Estate and Friends Magazine

After lots of yelling and threats - on her part, and maybe a cocktail or two - on my part - and having jumped through every hoop one possibly can, our team was able to get her loan closed only two days behind schedule! In this wacky world we’re lucky enough to work in, if everyone can work together: Seller, Seller’s Agent, Buyer’s Agent, the Buyer, Mortgage, and Title - there generally isn’t much we can’t over come. Take a minute today to thank a client, affiliate, or real estate colleague for not being that person — that one who can’t take direction. If you are working with one, remember there’s always the magic of cocktails and the small comfort of knowing there are about 120,353 REALTORS® in Texas who can relate!

Social Media Simplified Fear Not! Suggestions to simplify creating social media content

by Kristen Robinson, REALTOR®

S

ocial media and tech tools have become crucial across the board in almost all industries. For real estate, they have become some of the most important aspects in marketing and lead gen. Apps are an easy and convenient way to shape, mold, create, and step up your social media game. If you only read the following three tips, you will help your social media campaigns:

1) I often see the use of scheduled posting management apps being pushed to agents ‑ stay away! See Tip #2 to understand why! 2) Track your insights, post at the best times for engagement, and keep track of which posts perform the best so you know what future content to distribute that your audience enjoys seeing. You want to know when it’s best to post to your audience - that’s something the scheduled management apps can’t do as well as you.

Kristen Robinson A real estate agent based in DFW with Simply Texas Real Estate

3) Cross posting the same content to all your platforms is a big no-no! Each platform has a different feel and way of distributing information. Change up your posts, wording, and content to keep your audience engaged - especially if you have duplicate followers across the different platforms.

IT’S A LOT RIGHT? Fear not! I have suggestions to simplify your strategies with some of my favorite apps for creating social media content. Check these out! Canva: create custom flyers, market-

ing material, infographics, and stories. With the ability to choose and save brand color hex codes, upload your logo, and easily create templates to modify; Canva will completely transform your posts, how you market your listings and open houses, and your industry knowledge.

Viruses and the Risks to Real Estate Agents by Jlyne Hanback, Keller Williams REALTOR®

B

y now, you have undoubtedly heard about coronavirus and its potential dangers to the public, but have you considered the risks that real estate agents face everyday during flu season? Agents typically come into contact with a variety of people, places, and objects on a regular basis, adding an increased risk of

catching a virus. Furthermore, many agents have no health insurance or savings, which can be a financial disaster in the event of infection/quarantine.

You may be thinking that it is not necessary to be concerned with coronavirus; however,

there is also the risk of catching influenza which has claimed more than 4,800 lives and

hospitalized more than 87,000 individuals in the U.S. in 2020 alone.

CHANCES OF INFECTION FROM A VIRUS:

• Set client expectations – Explain to your clients that you are concerned about their health

and are implementing precautionary measures to minimize risk of infection.

• Create your own personal care kit – Carry the following: tissues, disinfectant spray, hand

sanitizer, booties to cover shoes, antibacterial hand soap, alcohol-based wipes, and bathroom tissue.

Spray lockboxes, door handles and keys before entering a home. Wear booties to prevent your

shoes from coming into contact with potential virus

According to the World Health Organization, a coronavius is a type of virus that is transmitted from animals to humans. When a new strain first infects humans, it is known as a ‘novel coronavirus.’ Other famous illnesses caused by coronavirus include Severe Acute Respiratory Syndrome (SARS) and Middle East Respiratory Syndrome (MERS). COVID-19 (coronavirus) first discovered in 2019, is a novel coronavirus.

them before you get into your vehicle. Use your own tissues and bathroom tissue to avoid contact with paper that may have been contaminated by droplet sprays from sneezing, coughing, etc. • Minimize your person-to-person contact – Avoid holding open houses, consider working from home instead of an office, and offer virtual showings

This allows you to be courteous while minimizing physical contact. • Wash your hands often while singing the ABCs Wash at least 20 seconds!

HOW IS THE FLU DIFFERENT?

Both COVID-19 (coronavirus) and the flu cause similiar symptoms, but the flu is caused by different strains of the influenza viruses, whereas COVID-19 is caused by a single virus. The biggest difference between the two seems to be that COVID-19 may be able to be transmitted through cold air, even after the ill person is no longer near. The flu, on the other hand, typically requires closer contact, through a sneeze or talking.
