A note from a Real Estate Friend... There’s nothing like a once-in-a-lifetime grand stressor event, like, say, a worldwide health scare, to remind us what is really important in life. What’s important to me includes a whole lot of ‘F’ words, especially: • Faith • Family • Friends • Focus • Fear-Free • Find Fun • Fearless Friends We’ve now been on a lock-down for six months with devastating consequences to both families and businesses. During this time that distanced us, I cried for friends who couldn’t be with their hospitalized loved ones, for grandparents who couldn’t hold their brand new perfect grand babies, and, for dying family members who were alone at the end. As a small business owner, I ache for the small ‘mom and pop’ shops who couldn’t hang on awaiting the ‘you may start your business again’ signal. I look for silver linings. For instance, I’m hoping the current practice of sterilized shopping carts continues forever. Airplanes are the biggest germ hosts, so I could see me wearing a mask on the plane during flu season. And, this curb service! You mean I can pull up at 4pm, still in my pajamas, and there’s no shame because the food is brought out to my car! Us PJ wearers must unite and vote for the staying power of this new value-added, shamereducing feature for work-at-homers!

I’ll admit, I’m not the best one at putting things together. I can spot something that’s well put together and know experts who I trust to put it together, but it’s not my strength by any means. However, I never back down from a challenge and accent walls are no exception.

For closer examination, I put on my glasses. Not only did I think it looked amazing, it made their gold light fixture pop. Of course, now I HAD to research this navy option. I quickly found that navy was one of THE most popular colors of 2020 — where have I been?! My perfect couple is so in touch! They swatched several other colors before choosing navy.
Navy was one of THE most popular colors of 2020! An active investigation began immediately. I asked everyone for feedback. I wanted to KNOW who liked it or didn’t like it. This turned in to a multiple-day ‘interview’ with coworkers, friends, former clients, new construction salespeople — basically anyone who stopped to talk with me! Armed with excessive knowledge about the navy paint color, and the hottest ways to accessorize with it with lots of examples of navy and gleaming metallic accents. I scrolled through one stunning image after another of bold accent walls — and even full rooms — with navy that breathtakingly mimicked the night sky and deep blue sea. Pairing this rich color with gorgeous, gleaming metallic accents is not something that was in my ‘safe’ decorating playbook but I was blown away.
When I started seeing examples of navy walls with rose gold metallics I was blown away. Those are the wedding colors of this perfect and brilliant young couple who are getting married this year!

What are some of the other jeweled tones that will catch your eye for 2020 and beyond? In this important color research of mine (!) I became obsessed with Hague Blue by Farrow & Ball. On the other end of the spectrum, as far as intensity, Romance by Sherwin Williams makes a statement with it’s soft blush tone that would pair beautifully with pops of teal furniture and accessories. unique idea, which came out of an executive leadership program he attended a few years ago. Mark explained that most of our offices function more as Meet and Greet locations for our agents across Dallas/Fort Worth. We began to explore ways to take that concept and make it better.
However, I admit I do have a favorite – it’s our Fort Worth office on Magnolia Ave. In my defense, though, it’s not what you’d call a traditional real estate office. It’s also an art gallery.
From those discovery meetings came the idea to blend art, lifestyle, and real estate all in one location that would provide real value to the community it served.

The first piece of art we collected specifically for this new concept came from a gallery in Las Vegas in 2017 while we were attending the Better Homes and Gardens Real Estate Fusion event. The art gallery/office was still a work
in progress, but Dana fell in love with a gigantic, two and a half foot tall, 57-pound limited edition book of Annie Leibovitz portraits (shown in image below). For months as our Fort Worth office came together, that art book lived on a tripod stand in our Preston Road location. Daily, every staff member, every agent, came by to admire the photos and carefully turn the pages to see what was next. It was proof to us that we were on to something. Art has a way of connecting us and pulling us in.
Our first piece of art was a gigantic, two and a half foot tall, 57-pound limited edition book of Annie Leibovitz portraits The book is center stage in the Fort Worth office but is now surrounded by beautiful paintings and photos from local Tarrant County artists, both established and new. Several TCU art students have had their first gallery showings in our office. That’s also why we chose to open this flagship office and art gallery in Fort Worth. It’s an incredible city with a rich history and growing local artist community that we wanted to support and be a part of. That includes being an active participant and sponsor of the annual ArtsGoggle event. This Near South Side neighborhood and Magnolia Avenue in particular, have given us the ability to bring visitors of this vibrant area into the gallery to view some beautiful artwork and at the same time connect with Better Homes and Gardens agents. What better way to show off a community’s lifestyle than surrounded by the art inspired by it?

Asking for a friend! If you’re a real estate agent in this insanely hot market who is also handling “remote learning” with their at-home kid(s) — you understand! After only a week of juggling the hot real estate market - including anxious buyers in multiple offer situations, tending to popular listings (while ShowingTime was down), and clients under contract, AND while also having to find time to help a 6th grader at home for virtual school — I was ready to throw in the towel.

Technology issues in both real estate and the school district had everyone coming to me to problem solve - like the day my 11 year-old was left in the Zoom ‘waiting room’ for her entire social studies class. While I am honored that my daughter thinks I have a degree in technology — I do not. I’m also honored that my clients think I can make anything happen — but I can’t control a seller’s decision when choosing from multiple offers. By the time Friday afternoon FINALLY arrived, I felt like I had crossed a marathon’s finish line or as exhausted if I had climbed Mount Everest.

Let’s not forget to also mix in having to provide meals and clean clothes for my family — and the week truly felt like it was a month long. I felt so victorious for having survived the week that had tested me in every possible way. I was savoring a great moment celebrating my success until my husband said, “Stacy, you know it’s just the end of the first week of remote learning — and it was only 3 days long.” I quietly poured myself a reward and headed to the pool for quiet time — away from school and work technology. Cheers to the my real estate friends who are also parents juggling life, this crazy real estate market — and remote learning. Oh, and if you’re experiencing a monthlong week, I’d say go with about a 1/4 cup of vodka for your omellete!

inally, my undergrad degree in Sociology and Marketing feels relevant. I have become an anthropologist of sorts. Being quarantined at home is new to almost everyone, and with it comes a plethora of epiphanies worthy of discussion.

As a real estate broker, I am privy to daily tales of how people are interacting within the confines of their homes and how that’s really going. Going on half a year of getting to know their chosen homes on a whole new level of intimacy, my clients are rethinking their search criteria for their next home.
My clients are rethinking their search criteria for their next home As any good, pretend anthropologist does, I have created a report of my findings. Here are the results:
• One home office is no longer enough. Sharing the space is not working, and both spouses want to have a space that is uniquely theirs from which to Zoom. Virtual backgrounds are not the answer! One person in the household shouldn’t have luxurious, knotty alder built-ins and a corner fireplace while the other is carefully balancing the cat, the laptop, and the laundry hamper as they telecommute from the upstairs hall closet. Preferably on opposite sides of the house, two studies are the new non-negotiable. • Creatively placed nooks can make great home offices. Hearth rooms, for example, have the window seat/banquette, the fireplace, the bay windows, and the great natural light. Easy access to the kitchen for quarantine snacking around the clock, and recessed lighting on a dimmer lets one not notice the pounds packing on. • Post Snack Binging, a home gym is a must. Not the all-in-one piece of equip-
ment (otherwise known as the ab/elliptical/climber/surfer) in the corner of the bedroom serving as a catch-all for random blankets, but an actual dedicated room for a gym. A wall of mirrors to watch your progress and form, ceiling plugs for the TV, surround sound for motivation, and reinforced floor joist systems (if it’s located upstairs) are things to consider when planning. • A place for pets. Rufus has been a saving grace during this time of isolation and deserves his own nook. A trend that was already in play pre-apocalypse was to incorporate pet nooks into plan design. Wainscot-lined open trundle pet beds, stain-resistant flooring, dog runs with artificial turf, and even built-in feeding stations are now a thing. • Serenity now. When stuck inside, no better place to be than outside. People are taking stock of their outdoor space, and it’s everything. My dog was walking me the other morning, and I spotted my neighbor sporting yoga clothes and sitting on her covered front porch conducting a Zoom meeting. She looked relaxed and happy, enjoying a latte in her favorite mug and pointing to a nearby (rare) green heron that had landed in her front yard. Later that same day, a former client called with a wine-inspired notion and wanted to start looking for a home with a pool, and room for a tiki bar and a koi pond. I got right on it, no questions asked. • Smaller closets. Not a typo. The pandemic may not be the new normal forever, but a positive thing that has come out of it for many is the realization that less really is more. Recovering shopaholics are seeing their stockpiles of leopard, bling-encrusted wardrobes with clear eyes now and wondering what they were thinking. Square footage can be better used elsewhere and the built-in boxes for Manolos that only cause bunions and vertigo would be better suited toward more pantry space to feed
the family. Decluttering isn’t just for staging anymore. And stop kidding yourselves with the internal dialogue that they are back in style - those acid-washed jeans don’t bring you joy. The 80’s called…you are a sucker. • Vaulted ceilings, skylights, and windows. Remember at the redline meeting with your builder when we told you that they would be worth the upgrade? Well, who’s claustrophobic now? Natural light and fresh air is the pandemic panacea. What’s on your list? One of my favorite things is to tackle wish lists when home searching with clients.
