In A New Home!

After flatlining during the economic downturn that began around 2008, housing markets in many regions of the United States have shown signs of recovery. Those in the market to buy and sell may find this year presents an ideal opportunity to do just that. According to the real estate listing website: Zillow, home values rose 5.1% across the United States between February 2012 and February 2013. Buyers will need to be prepared to purchase inventory right away, while sellers will need to price their homes right for the best chance of sale. The following are some guidelines. Buyers Having a plan is essential when buying a home, as such a purchase is not something buyers should take lightly. Establishing a budget is the first step. This means taking inventory of savings, expenses and borrowing power. It is advisable to sit down with a lender and do a run-through of what you can afford. By providing key financial information, including earning statements, existing debt and credit history, buyers can quickly learn how much they're qualified to borrow and how much they are comfortable borrowing. This helps buyers zero in on homes in their price range. Being pre-approved for a mortgage is advantageous when it comes time to make offers on properties. It shows sellers that buyers are serious and that they have been vetted by the bank. Many buyers conduct a lot of research online prior to stepping into a home. This research lasts an average of six to eight weeks, according to the National

Association of Realtors. Homework includes investigating neighborhoods and school systems, comparing the going rates of homes in the area, as well as figuring out which features are desired in a home. It also is important to hire a buyer's agent. Such professionals send buyers listings that fit their home-search parameters, which saves buyers a lot of time and effort. Some agents preview homes for their buyers, even going so far as to identify overpriced listings that can be avoided or finding sellers who are willing to negotiate. A buyer's agent works for the buyer, meaning there will be no conflict of interest. Agents assist buyers in the negotiating process, using their knowledge of the real estate market to help buyers make realistic offers that are likely to be accepted while providing a wealth of information about housing trends, area services and home improvement vendors. When sellers accept buyers' offers, buyers must then arrange home inspections. An inspection is oftentimes included as a contract contingency, and buyers have a right to cancel contracts if inspections find that a home is unsatisfactory structurally. Sellers Sellers competing for business in a thriving housing market also have to do their share of work. It is unlikely sellers will be able to list their homes for sale one day and have dozens of offers the next. Today's buyers are much more conservative, and homes will have to be presented in the best light and listed at reasonable prices.

Sellers can start the process of selling their homes by researching recently sold homes in their neighborhoods, paying particular attention to final sales prices. This information may be available through tax records, and some real estate sites publish the data online. Sellers can then compare this information to what they still owe on their mortgages if their homes are not paid off, and this should give sellers an idea of their potential profits. Sellers also can benefit from working with real estate agents, as it can be quite difficult and stressful for homeowners to sell their homes on their own. Agents have access to multiple listing databases and industry contacts, information that is quite valuable when selling a home. The Agent will do their own assessments of a home to help sellers price the home accordingly based on market conditions. In addition, real estate agents can inform sellers about which, if any, repairs or changes may need to be made to make a home more attractive to prospective buyers. Real estate agents also help sellers through the negotiating process, finding a balance between what the buyer wants to pay and how much the seller wants for the home. Housing markets are once again looking up. As the new year arrives, many people may find now is the time to find their next homes. Understanding the process and getting guidance from real estate professionals makes the process of buying and selling a home that much easier. ∑

Residential sales showed a slight increase in the total sales for the full year of 2013. The market has steadily increased throughout the year from a sluggish start. Interest rates have remained steady hovering right around 4% and this has helped sales. The average sales price is UP for the second year in a row, albeit slightly, which is a good sign. You can also see the percent of sales price to list price is down just a little bit meaning sellers are getting just a little less and have to be a bit more negotiable. Meanwhile buyers do have a little more leverage in terms of negotiation. The commercial market has seen a large increase in the average sales price but that is mainly due to a few large sales. some buildings finally selling after being on the market for an extended period of time. Usually when commercial picks up the Residential market is soon to follow. From the data and numbers, the Gillette market is healthy and appears as if it will continue to grow and move in a positive direction. With the increase in oil production and if coal will stabilize, Gillette could be in for a very nice 2014 for the overall Real Estate Market.

Resolutions That Can Save You Money New Year's resolutions are a tradition that many embrace but few stick with as the year progresses. The most successful resolutions are often those that make the most positive impacts on peoples' lives, such as improving their overall health or altering their career paths. Though saving money might not be the primary goal of many resolutions, savings can be an added benefit for those who resolve to make the following changes. • Quit Smoking Many people resolve to quit smoking to improve their overall health, as smoking has been linked to a number of health problems, including cancer. But quitting smoking also benefits your bottom line. Smokers who smoke a pack of cigarettes each day can expect to spend several thousand dollars a year on their habits. The cost of a pack of cigarettes depends on where a smoker lives, but a smoker who pays $10 per pack and smokes one pack each day will spend $3,650 in a year. Quitting smoking can put that money back in your pocket, potentially lower your insurance costs (the National Association of Health Underwriters estimates that smokers will spend 50% more on life insurance policies than nonsmokers) and improve your overall health considerably. • Eat Right and Exercise Making exercise a part of your weekly routine is another way to save money over the long haul. According to the National Association of Health

Underwriters, men and women who combine a healthy diet with exercise three times per week can decrease their prescription medications costs by 70% and their overall medical costs by 3%. Exercise greatly reduces a person’s risk of diabetes, high blood pressure, high cholesterol, and heart disease. Each of those conditions is not only unhealthy but costly as well. But each also is largely preventable when men and women adhere to a healthy diet and exercise regularly. • Eliminate Debt Debt costs money, and research has shown that debt can negatively affect quality of life. The longer men and women carry balances on their credit cards, the more interest they’re paying on those debts. The dawn of a new year marks a great time to resolve your debt issues. If your debts are substantial, contact your creditors to discuss a payment plan that may help lower your obligations. Some credit card companies are willing to work with cardholders who are overwhelmed by their debts. Such companies may devise payment schedules that keep interest from accruing on existing debts so long as cardholders make predetermined minimum payments on time each month. • Start Saving More Money Resolving to set more money aside for savings can save men and women money over the long haul. When they have more money in savings accounts, men and women are more capable of handling emergencies or other unforeseen expenses on their own

rather than relying on credit cards or lenders to help them make it through rough patches. Credit cards or bank loans come with interest charges, which will only make emergencies more expensive. If you are in a position to handle such emergencies on your own, then you won’t feel the financial pinch like you would if you needed to borrow or take on debt to handle such situations. ∑

Mudrooms Keep Weather Messes at Bay

People who live in multi-season climates know how invaluable a mudroom can be. When snow, mud, rain, and even summer sand gets lodged in footwear and gear, a mudroom is the perfect place to keep it from spreading throughout the rest of the house. Unfortunately, not every homeowner or renter has the space available for an entire room devoted to sloppy boots and wet mittens. However, a mini-mudroom can be created even in a small alcove. Thinking creatively can help you turn an entryway -- or even a closet -- into a small mudroom. Equipped with just the essentials, this space will not lack in form or function.

Keep in mind that you may be able to find an antique

Stow a few wicker storage bins under the bench. These can be assigned to each member of the family and be used to hold backpacks, gloves and hats or even sports gear. If there isn’t much room beneath the bench, purchase inexpensive boot trays that can keep wet shoes from puddling right on the floor. You will find that well-placed wall hooks can tidy up a mudroom or foyer quite easily by having a place for just about everything. These hooks can be used to keep coats until they are dry enough to hang in the closet. Hooks can hold hats and tote bags. To make the space look more like a home and less like

interior walls a complementary color or use bead board or wallpaper for texture. Slip in a free-standing bench that fits the width of the closet, or create a bench that attaches directly to the interior wall. Add a coat rack and a basket to store shoes, and you have a functional space. Keep in mind that while mudroom items are primarily meant to be functional, that doesn’t mean they can’t be stylish, too. Coordinate fabric patterns or wood colors with the decor in the rest of your house. If and when you cannot find pieces that fit the dimensions of the space you have, think outside the box and build them yourself.

A Happy, Heal t Soon is the time when people make their New Year’s resolutions. A statistic I read was that 45% of American’s make them, and 8% of those are actually successful in achieving them. 3 of the top 10 resolutions are health related. As a trainer at a local gym, I see so many come in with these goals in mind and then revert back into old habits. Knowing the numbers are low for those who attain them, and realizing that many articles on this, are steps to succeed, I wanted to talk about a different approach of setting a health related goal and more effective ways for achieving it. Finding a reason for these goals is important. Losing weight is the number one resolution. I really hate to hear from clients and members that they are there to lose weight, I understand they probably do, but don’t make this goal just because your friend is, your spouse is nagging or hinting, or even just because it’s “that time of year”. Unfortunately it’s always measured by that number on the scale, the amount to lose (which

is usually a larger number than what should initially try to be attained), and then they always put a time frame on it (which is usually unrealistic). I see these people and I hear their goals and I think to myself, how hard it will be, especially since they are so far from the lifestyle that will get them there. My first suggestion is find another way to measure your “weight” loss. Focusing on how your clothes fit and even measurements is a much more positive and effective way. Many who only have 10-30 pounds to lose, who start exercising and eating better, rarely see the numbers they expect. Changing how much fluid your body retains by drinking more water, eating better, quality exercising, and replacing a few pounds of fat with gained muscle can really keep the scale from moving. And could do as much as lose a pant size, a couple of inches, or even help you sleep better! Aside from “Losing weight” I wanted to challenge you to find 3-4 health related benefits of a more active lifestyle with healthier food choices, and make THEM your goals alongside, or instead of losing weight. Because “Losing Weight” does not encourage a lifelong change. Most

people want that loss, as soon as possible, and with as little work as possible. Unfortunately, for some, it could take a year to get that first 20 lbs off because of changing these lifestyle habits. None of us, not even me, can go from eating out 6-8 meals a week, not exercising, drinking energy drinks and coffee, and sleeping 5 hours a night to making most or even all of your meals at home, exercising 4-5 hours a week, drinking a half gallon to a gallon (4-8 bottles) of water a day, and getting 6-8 hours of sleep in a 6 month timeframe. Sometimes people even make shorter time frames for their goals. I’m going to name off 25 benefits of exercise and eating right. Then I’m going to make a list of ways to do this. My challenge to you is find 3-4 benefits, and track your life. See if you start to see some of those benefits. Also, pick 1-2 small lifestyle changes that you plan to work on and attain for the rest of your life. When you feel ready to tackle the next, pick 1 or 2 more. Work on them; know that every day, possibly even everyday for the rest of your life you may struggle. I still struggle to always make perfect choices, but I do it and continually work on it, because I know how it makes me feel and look and I know I am a healthier person because of it. A new year often begins with good intentions, as thousands resolve to make positive changes in their lives. Resolutions are easy to make when one is toasting at midnight and ready to take on the world. But resolutions can be harder to keep as the days turn into weeks and weeks become months. Researchers found that 80 percent of resolution-makers have given up by Valentine’s Day. A January 2012 poll of 3,000 respondents, roughly three-quarters of them admitted they were no longer confident they would stick to their resolutions for the rest of the month. There are several different reasons why resolutions fail, and recognizing potential pitfalls can help people stick with their positive changes throughout the new year. The following are a few ways to ensure your resolutions last the year. Don’t make an unrealistic resolution. Losing weight is a popular resolution. Some resolve to drop dozens of pounds in an effort to completely transform their bodies. However, when the weight doesn’t magically come off, it can be easy to grow discouraged. Weight loss is not instantaneous, and healthy weightloss plans advocate gradual weight loss, such as 1 to 2 pounds per week. It can take several months to see a considerable difference if you’re aiming to lose 50 pounds. Instead of setting such a lofty weight-loss goal, establish incremental milestones with tangible dates. For example, your resolution may be to lose 10 pounds by March 1st. That is an attainable goal. Don’t go it alone. You’re more likely to have success with keeping a resolution if you have outside support. Enlist a buddy to go to the gym with you or provide support as you attempt to quit smoking. Having a support system in place can motivate and inspire, knowing someone will be keeping tabs on you may instill enough anxiety to propel you through your resolutions. Make resolutions for the right reasons. Making resolutions for the wrong reasons can be counterproductive. If you want to lose weight for cosmetic reasons and not to improve your overall health, you may find your motivation waning as the weeks turn into months. Making resolutions for the right reasons often provides ample motivation. Avoid boring resolutions. Many people make boring resolutions that 32

often focus on the mundane instead of more positive things. Resolutions need not be changes that profoundly alter your mental or physical well-being. Making fun resolutions will probably help you stick to them. Perhaps you will resolve to spend more time with the kids or promise to try more adventurous activities. Maybe you decide it’s time to pursue a hidden passion, such as music or art. Enjoyable resolutions are much easier to keep. Avoid expensive resolutions. Before making a resolution, research how much a resolution might cost. Gym memberships or new hobbies may stretch your budget, and if you cannot afford a resolution, how can you keep it? If money is a concern, choose resolutions that are fiscally possible. Keep resolutions private if you so prefer. Many people are compelled to share their resolutions with friends and family. However, that can lead to feelings of competition or animosity if someone is realizing goals before you. Feel free to keep your resolution private as you go through the process. Once you have met your goal, then you can share your success with others. Don’t give up too easily. Some people are up for a challenge and others are not. Resolutions typically require a little extra effort, especially in the early stages. Resolutions will not necessarily be easy to keep, but the longer you stick to a resolution the easier it becomes to make it a reality, so resist the temptation to throw in the towel too early. ∑

everyday. Ranch owner Fred Whitten hauled sixteen foot logs from Bitter Creek to build this school (pictured below). The Whitten schoolhouse around 1925 was school for the Williams, Lloyds and Whiten children.

The Camel yearbook in 1930 highlighted several vocational classes available to students, including this Home Economics class. There was also a Home Economic Club organized during the 1925-26 school year. Girls who had completed one year of Home Economics or were enrolled that year were eligible to be in the club. Club activities included a bake sale, proceeds of which went to fill a Thanksgiving basket for a needy family.

Gillette’s Junior American Legion baseball team was organized in 1964 and is still going strong today.

Cottonwood Valley Elementary School was another very small rural school close to Rozet. Children packed their lunches in lard pails and took quart jars of water for their drinking water.

Campbell County High School students participated in more than sporting events. These eight young ladies pose in dance costume outside the high school. There were many very small schools on area ranches that provided an education to local children who lived too far from Gillette to go to town 34

Ingredients 1/3 cup granulated sugar 2 tsp unsweetened cocoa 2 Tbs fat free milk 2 Tbs Crunchy Peanut Butter 1/4 tsp vanilla 1/2 cup quick-cooking rolled oats Directions Stir together sugar, cocoa and milk in 4-cup glass measure or medium microwave-safe bowl. Microwave on HIGH 1 to 1-1/4 minutes or until boiling, stirring once. Stir in peanut butter and vanilla until blended. Stir in oats until combined. Drop by spoonfuls onto a waxed paperlined plate to make 6 cookies. Cool in freezer 10 minutes before serving.
