What to ask an estate agent WHETHER YOU’RE BUYING OR SELLING HERE ARE SOME OF THE KEY QUESTIONS YOU SHOULD ASK. hen you are looking to sell your home, it can be a difficult task to compare and decide on which estate agent is best for you and your property. It can also seem overwhelming when you are viewing a house as to what questions you should ask the vendor or sales consultant to ensure the potential home is right for you.Therefore, below we have outlined some of the key questions to ask an estate agent from both selling and buying perspectives.

SELLING What are your fees? The first question any seller is likely to ask themselves is; how much money is it going to cost me to sell my home? Most estate agents will differ in the fees they charge, however this can also be a reflection on the service you may receive. The national average, as of 2022, for estate agent fees in the UK is 1.18 per cent +VAT* (*statistic sourced from movewise.co.uk) , but of course, there is more to selling houses than simply fees. Choosing an agent solely on the lowest fee can be tempting, however it is important to fully understand the level of service and extent of marketing that you will get and determine how this could effect the sale of your property.

How will you market my home? In recent years, there have been a lot of advancements in the marketing methods that estate agents can offer, it is no longer just a shop window and newspaper advertising like it was many years ago! be proactive in ensuring your home reaches the maximum amount of buyers through not only listing on Rightmove but also other property portals, their own website, social media promotions and digital/magazine advertising.

How will the negotiations on my home be handled? Estate agents are there to maximise the value of what is most likely your biggest asset, and not just tell you to accept the first offer that is placed on the table. Experienced negotiators will work hard on your behalf to secure the highest possible price for you and this is where an agent with a higher fee will earn it several times over.

Will my sale be managed beyond accepting an offer? When an offer has been accepted, it is important that an agent’s work doesn’t stop there. Tying up a property sale can be a long and frustrating process for both the seller and buyer. It is imperative that your estate agent will be checking up weekly on the progress of your sale with solicitors to make sure there is no outstanding information required or any other matters that could hold up the sale.

BUYING Is there a chain involved? Knowing the seller’s position in the market is just as important as your

buying position. A long chain can prolong the buying process further as there are more people/properties to manage and more pieces that need to fall into place. Although, a chain shouldn’t completely put you off buying a home if it is the one for you, it may just mean that you could need to wait longer for that moving day!

What’s included in the sale? It is always good to ask the sales consultant showing you around what is included in the sale. This is because when it gets to the offer stage, some items in the house may be negotiable, which would mean you need to pay extra or stipulate within your offer for that specific item/s be included. It is also important to confirm the property’s boundary to make sure you know exactly what you are buying. Sorting these details out in the early stages can help avoid confusion later down the line and in terms of fixtures and fittings, can also give you an idea of what you will need to purchase for your next home.

Is there anything I should know about the area and what is it like? Estate agents have good knowledge of the local areas in which they operate. Therefore, asking about the location of the property might highlight some details that you didn’t know, such as which schools fall into the catchment, great local restaurants or popular outdoor spaces like parks and walking trails. It is also worth asking if there are any plans for development in the vicinity.

The Queen’s Platinum Jubilee Celebrations FIND INSPIRATION CLOSE TO HOME OR FURTHER AFIELD. BY MARIA ILIFFE. er Majesty the Queen will become the first British monarch to celebrate a Platinum Jubilee, marking her historic 70 year reign. Ascended to the throne on 6 February 1952, when she was just 25 years old, it has now been seven decades of reigning for Queen Elizabeth II. Encouraging us to celebrate this most momentous of occasions with her, the majority of events fall on the extended bank holiday, from Thursday 2 to Sunday 5 June.The four days of celebrations will include public events and community activities, as well as national moments of reflection on The Queen’s 70 years of service.The government has written to local councils encouraging them to organise events and to help residents arrange their own exciting events, gatherings and street parties.The

extended holiday allows time and opportunities for neighbours and communities to celebrate together, meet one another and form closer relationships whilst commemorating this historic milestone. Windsor Castle, from 12-15 May, will see more than 500 horses and 1,000 performers taking part in a phenomenal show.With special displays from actors, artists, musicians and dancers, alongside global equestrian/international military displays, people are eagerly awaiting the celebrations. Performed live to an audience of over 5,000 each of the four nights, the event will also be broadcast to the nation on Sunday 15 May by ITV. National celebrations will be truly underway from 2 June, after the Queen’s Birthday Parade, lasting until 5 June with the Big Jubilee Lunch.

Local Events: Derbyshire Library Service is helping to celebrate the Queen’s Platinum Jubilee with a range of events in libraries across Derbyshire. Right Royal Stories, held thought June, will bring two of the Midlands’ most courtly and courteous storytellers, Rachel Murray and Tim Ralphs to venues near you for a magical and mythical journey. The Royal Memories Collection provides a great opportunity for people to contribute memories of royal occasions and celebrations, that will to be included in the archives at the Derbyshire Royal Office. The city-wide ‘Design a Celebratory Flag Competition’, directed at kids, is a healthy challenge to get young ones creating and learning. Additionally, the majority of Derbyshire libraries are hosting fun and creative Jubilee celebratory events for children and families to get involves. Fresh and inventive HAVE RECENT CHANGES IMPROVED THE MAYNARD? WE SENT CHIARA BRUNO TO FIND OUT. ocated in the picturesque village of Grindleford, The Maynard boasts a reputation as one of the finest hotels and restaurants around. With newly refurbished bedrooms and bar area, in addition to its magnificent Chatsworth Suite, it really does have something remarkable to offer. Our night started with the best seats in the house – a table for two nestled in the far corner of the restaurant, overlooking the gorgeous view of the Peak District. The slow setting of the sun provided the perfect backdrop. We opted for wines from The Maynard’s vast wine list. I chose an Australian Chardonnay (£7.95 for 250ml) and my husband opted for a rich Rioja 2010 (£12.50 for 250ml).These made for the ideal aperitif whilst we spent time perusing the menu. And one thing was apparent, The Maynard’s ethos is clear: always have the customers’ needs at the forefront. Not only do they have a wide selection of fresh and accessible dishes, but impressively, most of their menu is gluten free. My starter of Hoisin pheasant salad (£8.25) was lusciously light, yet the deep, rich flavour of the locally sourced pheasant intensified the whole dish. The pickled ginger and sesame seed dressing added a crunch to the delicious salad of mixed leaves, spring onions and carrot ribbons.

My husband’s seared scallops (£10.95) were prepared with a refreshingly modern twist. Cooked beautifully, they were finished with a fiery wasabi and seaweed butter, adding a delicate layer of heat, whilst the butternut squash puree, and rocket and pomegranate salad balanced the dish by creating a welcome coolness. We then moved onto our mains. My pan-fried duck breast (£20.95) was wonderfully tender and its crispy skin was cooked to perfection. The wasabi duck ball complemented the dish by serving yet another helping of duck in an exciting way – shredded and spicy. It was served with carrot purée, pak choi, shitake mushrooms and vegetable crisps, with the option of drizzling an orange sweet and sour sauce to finish it off expertly. My husband opted for another meat main with the rump of lamb (£23.50). It was cooked exactly as requested; medium-rare. The meat simply oozed with succulence and melted in the mouth. Served on a bed of sautéed cavolo nero, the meat also came with roasted heritage carrots and a Cheddar potato croquette which was soft and sticky inside and deliciously crisp on the outside. The red wine spiced jus was an excellent accompaniment. When the time came for desserts, we were spoilt for choice and decided to

share the Grindleford Gourmand with an espresso (£9.75). This selection of miniature desserts included the stickiest of toffee puddings and creamy pistachio ice cream, yet this changes daily. If you’re feeling a little more adventurous, you can opt to replace the coffee with a glass of fizz for £12.75 or a glass of sweet dessert wine for £13.75. We also couldn’t help ourselves to sampling the chocolate brownie. The gooey sweetness of the brownie contrasted perfectly with the airy Japanese whisky and miso banana parfait and an orange sorbet, which cut through the whole dessert. Simply scrumptious. If you’re looking for somewhere which uses fresh and local ingredients, creates simple yet inventive dishes and offers a unique dining experience, then a visit to The Maynard is an absolute must. building which now houses the Old Original Bakewell Pudding Shop. This 17th century dwelling, once owned by the Duke of Rutland, came into the ownership of the town’s tallow chandler, Mr Wilson, around 1821. In 1860, his wife became aware of a new pudding creation that had been made by accident at a local inn, then called The White Horse. The pudding was the result of a misunderstanding between the inn’s mistress, Mrs Greaves, and her cook; visiting noblemen had ordered a strawberry tart, but instead of stirring the egg mixture into the pastry, the cook spread it on top of a layer of jam. The result was so successful that Mrs Wilson recognised the possibility of producing the puddings to sell and acquired the original recipe in order to commence a business of her own.

hat’s the difference between a Bakewell pudding and a Bakewell tart? It’s a question that the staff at The Old Original Bakewell Pudding Shop get asked on a regular basis. In short, the pudding was an original creation whilst the tart was developed as a variant on the pudding. The pudding comprises a buttery puff pastry case, topped with a layer of seedless strawberry jam and finished with a soft set custard of eggs, sugar and almonds. The tart, on the other hand, is made from sweet shortcrust pastry, which is then layered with seedless strawberry jam and finished with a pale, fluffy frangipane sponge filling of eggs, almonds and sugar. The latter is perhaps best recognised for being finished with a layer of white fondant icing and half a glace cherry. So, there you have it. The origins of the Bakewell pudding can be traced all the way back to the 19th century and has links to the

The upstairs restaurant

That recipe is only known by a handful of people and remains in the ownership of the Old Original Bakewell Pudding Shop and they still make their puddings by hand to this original formula today, although they are no longer made on site at the town centre premises but at a state-of-the-art bakery on the outskirts of Bakewell.You’ll find other claims to ‘original’ puddings in the town but only those sold by Old Original Bakewell Pudding Shop are made using the secret recipe. The Old Original Bakewell Pudding was bought by The Bakewell Bakery almost ten years ago and they have maintained the traditions of the pudding that were started over 150 years ago. The home of the Bakewell pudding, on The Square, retains lots of its original character; think low, beamed ceilings, stone floors and bare walls. Inside you’ll find the Bakewell puddings, of course, as well as a variety of baked goods, from delicious bread to cakes, scones and more.

On the first floor of the building is a restaurant and tea room - their afternoon teas come highly recommended but it’s also the perfect place to try an original pudding, preferably warm - not hot with a splash of custard or cream. One of the changes The Bakewell Bakery made to the building was to create a courtyard and deli in place of the old bakery; the former is perfect for indulging when the sun shines. The much-loved dessert has stood the test of time and is not just adored locally but globally too. The Old Original Bakewell Pudding Shop ship the puddings all over the world, although this was stymied somewhat during the recent Covid pandemic. Demand is increasing though and is getting back to levels experienced pre-2020. The flavours of the Bakewell pudding have transferred into other products too and the Old Original Bakewell Pudding Shop recently launched a Bakewell Pudding Gin, made in conjunction with

the Cuckoostone Distillery & Brewery. It took over a year to recreate those strawberry and almond flavours of the pudding but the result has been sensational and it’s been selling like the proverbial hotcakes. A Bakewell Tart Vodka is set to follow. It seems apt to be celebrating the longevity of a Derbyshire treasure in the year we are also celebrating The Queen’s Platinum Jubilee. The last time Queen Elizabeth and Prince Phillip visited Chatsworth House they were presented with a hamper that contained a Bakewell pudding. As part of the Jubilee, the Old Original Bakewell Pudding Shop will be preparing takeaway afternoon teas containing, of course, a Bakewell pudding. This is a dessert that has stood the test of time and continues to be sought after the world over - and loved by royalty too. Life after exams GAYNOR JONES, PRINCIPAL OF HOPE VALLEY COLLEGE IN HOPE, DERBYSHIRE WRITES THE SECOND IN A SERIES OF EDUCATION FOCUSED ARTICLES. This morning, I led an assembly with our current Year 11 cohort of 15-16 year olds during which we talked about the upcoming exam season. As I spoke to this group of 115 young people, who are on the verge of the most academically testing time in their education, I tried to remember how it felt to be leaving Year 11 and taking my next step. I recall a lack of understanding about how the decisions I made then may affect my future. Our young people in Year 11 have already made a choice about their next steps. Many of them have chosen to continue studying in Key Stage 5 (at a sixth form or college) or through an apprenticeship. At Hope Valley College, our Year 11 students are lucky to have a range of excellent options for their next step including having priority admissions status to Silverdale Sixth Form. Hopefully, the advice of parents, carers, older siblings, friends and teachers has allowed them to choose their next steps wisely. During my career in education, for many years I enjoyed teaching A Level English. I was also an A Level ‘marker’ which provided a greater insight into the expectations of Key Stage 5 examinations. A Levels are challenging, and they require a sustained and consistent approach. Our Year 11 students often talk about their surprise at the ‘step up’ to study A Levels, many agreeing that they wished they had developed effective study habits more fully in Year 11.

As teachers, we try to prepare them for university study; the skills and techniques for which will also stand them in good stead for their working lives. From the outset, we seek to provide them with the independence they need to use their initiative; in this way lies success. Students of Year 12 age welcome the freedom of sixth form or the workplace. These feelings are so important for everyone but especially for younger people, whatever their ambitions and expectations. Our own beautiful site is home to Hope Valley Pathways, our Post-16 provision which supports a small number of students with Special Educational Needs and Disabilities (SEND). There is a growing need for the sort of provision we offer and our aspirations for these students are exactly the same as for all other students in school. Our aim is to

provide opportunities for those young people to continue to develop independence and autonomy. Some of our students undertake supported internships alongside qualifications, to equip them for an independent life and career. Our aim is to be an inclusive school where everyone can succeed whatever their starting point. As Year 11 students all over the country begin the exam season, I hope that they can focus on the future that will open up for them after their exams. The realisation of their aspirations and dreams awaits.

80s and 90s extravaganza returns for Xmas The city’s celebrated Roxy night is back at the 02 Academy on Saturday 10 December. Sheffield’s biggest ‘80s/’90s Smash Hits Party will be playing hits across two decades. This is the fourth time the event has taken place with hundreds attending in fancy dress at previous events. Dean Brissett – better known as the Dean of Disco who amassed a legion of followers at his regular retro nights in the 1990s and 2000s – is set to spin the discs once more. Few people are more qualified to tackle the ‘80s and ‘90s. Dean said: “It’s going to be fantastic to return for the Roxy. I entertained tens of thousands of people over the years at the likes of Flares on West Street and Carver Street and, before that, Stardust at the NMB. But nothing tops the Roxy at the 02 Academy!” The event is also set to raise hundreds for the region’s most needy kids through its support of Hallam FM’s Cash For Kids. Sensory Sundays return to Crystal Peaks There will be a monthly atmosphere of calm at Crystal Peaks as Sensory Sundays make their return. The award-winning shopping is a supporter of National Autistic Society’s Autism Hour and that event proved so popular that it was decided that one Sunday in every month should be classed as a Sensory Sunday Shops, cafes and businesses throughout the complex were asked to implement a range of simple solutions to make the shopping experience easier for people living with autism and conditions such as Sensory Perception Disorder, Hyperacusis, Bell’s Palsy and stress - all of which can cause sound sensitivity. And now Sensory Sundays are making their return, taking place between 10am and 2pm on the third Sunday of every month. There are currently around 700,000 autistic people in the UK, as well as three million family members and carers. Being autistic means seeing, hearing and feeling the world in a different, often more intense way to other people. Autistic people often find social situations difficult and can struggle to filter out the sounds, smells, sights and information they experience, which can make busy public places like shopping malls overwhelming. Turning back time Back in 2011 three talented young actor singers took roles in Sheffield youth theatre company Splinters’ production of hit L-R: Sean, Josh and Adam musical The Wedding Singer. And musical history repeats itself as Sean Walker, Josh Holiday and Adam Walker return to the story in a new production for Woodseats Musical Theatre Company. Inspired by the hit Adam Sandler and Drew Barrymore movie, it’s a classic comedy romance about a wedding singer, a waitress and two weddings where things definitely don’t go as planned. In that 2011 production, Sean played the story’s number two groom, Josh played a drunken best man and Adam played a down and out. In 2022, though, Adam is now stepping up to play the show’s lead, Sean has been promoted to number one groom and Josh is playing the hero’s best friend. The Woodseats production runs at Sheffield’s Montgomery Theatre from 13-16 July and is directed by Ian Walker, with musical direction by Dominic Ridler and choreography by Lily Abram and Amber Parry. African visitors making their annual visit to Crystal Peaks Crystal Peaks is getting ready for the return of its annual international visitors. The shopping centre has installed six special nesting boxes for the migrating swifts which visit the site every year. And to encourage the birds to actually nest in the area, centre staff now use a little technological trickery. “We first decided to install the boxes after hearing how modern properties offer few opportunities for swifts to build their nests in the traditional ways,” said centre manager Lee Greenwood. “At first nothing happened so we took some professional advice and were told that the best way to attract the birds would be to actually broadcast their extremely recognisable call. “Since installing the system we now get regularly returning nesting swifts which are a delight to see as they fly around the southern side of the centre. “We just hoping that, in spite of sadly declining numbers that have led them to being put on the UK Red List for endangered species, the swifts return again this year.” The swift is an aerial bird that never lands and even sleeps on the wing, nesting only in the time that it is laying its eggs after returning to the north following a winter in Africa. It has been moved from the amber to the red list for endangered species due to an alarming decrease in population sizes, caused by multitude of threats as breeding grounds become less hospitable and suitable nest sites and food become harder to find. The Red List now accounts for 29 per cent of UK bird species - more than ever before.
