Were you lucky enough to have a treehouse to play in as a child?
Perhaps it was to establish a topsecret clubhouse similar to where Calvin and Hobbes plot their water balloon attacks on poor Susie. The tree fort is the location of all meetings of G.R.O.S.S.
Guess what? Tree houses are not just for kids! Thanks to architects and designers who realize that some of us want to reignite our greatest childhood dreams, there are some unbelievable treehouse hotels on offer. There are also parts of the world where treehouses are not exotic, but an every-day part of life, born of a need to help protect food and belongings from animals and floods. And there are unique homes too, tree houses that are meant to be lived in all year round. But back to the kids and their treehouse! It appears this outdoor amenity can be very popular with homebuyers, can make a property seem much more luxurious, and even add dollars to a sale price in some cases. Having a treehouse can make a property as desirable as having a park nearby. Family friendly features are highly sought after by many buyers at all different price points,
be they parents, grandparents or yet-to-be parents. Homes with exciting outdoor amenities have proved even more attractive through times of lockdowns and travel restrictions, with families wanting to make the most of their own private spaces or have ‘staycations’. It has been noted by some agents that homes on the market mentioning back yards, play equipment and specific play spaces sold even faster than expected, compared with those described as having a park or a playground nearby.

It would appear that it is a good tactic to make the most of such features if taking a property to the market. If you read ‘treehouse’ in a property listing, it may, of course, refer to a small ‘cubby house’ built by the family or it might be a full-on guesthouse with power, five-star luxury and amazing views… such is the great diversity in terms of both size, design, and level of comfort. Are you an urban buyer – or would you know how to appeal to one? Property writers are good at coming up with names, or better put, finding labels to describe things be they house types, trends or buyer groups.
A large portion of this age group is financially stable and ready to buy a house if they haven’t already got a foot on the property ladder.
Here’s one – the urban buyer. (Urban – relating to or characteristic of a city).

This is a category not meant to relate to a particular age group, background or monetary wealth. It is not a demographic.
• Open floor plans - open spaces that are versatile and seamless with privacy in bedrooms and bathrooms while other major living areas to flow inside and outside.
So, what might this person be like, what properties might they favour and what might their budget be? It is possible that many of these buyers already live in the city they are house-hunting in. They love the vibe but seek new digs. There is quite a high likelihood that millennials will fit the urban buyer profile. Most demographers agree that millennials are people who were born between 1980 - 2000.
• Updated kitchens and bathrooms. • Dedicated workspace, as millennials are far more likely to work from home than other generations. • Kerbside appeal but minimal landscaping or need for yard or lawn maintenance. • Smart technology. • Walkability, with amenities like coffee shops, dog parks and playgrounds nearby. Whether the urban buyer that your home appeals to also fits the millennial demographic or not, these three characteristics might help identify them.
INFORMED The urban buyer is informed. Even if they are first time buyers, they have done their homework. Because they are so well-researched, they come across as very confident – the ultimate in calm, cool and collected.

They know what is happening in the market and what is on the market. If they can’t see it on the market, they won’t shy away from asking an agent to find what they are looking for. They are serious about buying the property they want, and that might be anything from a small olderstyle unit to a high-end home.
PREPARED The urban buyer is not fazed by a high-energy market. They are not alarmed by the frenzy or discouraged by fierce competition. They are highly motivated and can move quickly because they are prepared. The urban buyer would have financial pre-approval in place and is ready to make the offer necessary to secure the property they want.
VISIONARY There has been a huge shift in the way people have viewed the homes they live in, with many homeowners rethinking their values, priorities, and lifestyle. While all urban buyers will have different and personal reasons for seeking a new home, they will be making a purposeful move because they have a clear vision of the city life they want. They know exactly what they need in order to make their vision real – size, features, location, and so on - including how much they will need to spend.

CoreLogic figures have showed that somewhere between 2800 and 3000 + homes were taken to auction across the combined capital cities each week during May this year. If you are a buyer today, you need to feel very comfortable with auctions because there is every likelihood the property you want will go under the hammer. You also need a strategy. I have three simple suggestions: do your research, don’t be late and don’t bid more than you can afford. You also need a strategy for managing disappointment. There will be plenty of competition and you don’t have that property until the third and final fall of the hammer. In the past, we were familiar with auctions where things moved in relatively small increments even when there was bidder activity from the start. This year we are seeing properties reach their reserve and things go crazy in a flurry of bidder activity. This is not the time for the buyer to lose their nerve. Through greater people movement across states, especially Sydney and Melbourne buyers, auction-savvy people are active in markets they may not have entered before. Buyers at auction are now facing competing buyers with a degree of auction sophistication and know-how they may not have encountered before.
Auction or not, you really need to think about your strategy of purchase. If you have been constantly the underbidder, you need to reassess how you are going about things. If your ‘dream home’ is repeatedly snapped up before you have a chance to make an offer, is out-of-reach or never comes to market, you might reassess what you really need right now. Maybe getting into the market in an alternative area or property will work for you after all. That way you’ll already be in the market when you want to make your next move. As a buyer, you should become more familiar with ‘no price’ strategies, which include ‘for sale by negotiation’, ‘for sale by tender’, ‘auction’ or a ‘contact agent’ statement. Buyers, sellers and agents contend with different regulations around ‘no price’ in different Australian states. Rest assured, property cannot ever be marketed in a misleading or deceptive way. You should not be deterred or frightened by a lack of price. What it does is give all parties the opportunity to focus on nonprice issues. It allows you to focus on the property’s merits. Does it tick all the boxes? Is this a property worth pursuing? If there is frustration out there in the market right now, I am convinced that buyers will work through it. They will ‘rightsize’, renovate, upgrade, look at different markets and become increasingly more educated and in control of their strategy of purchase.
For you, the buyer, it has never been more important to have great relationships with agents. The volume and frequency of properties selling before they are advertised in traditional ways is much higher than before. I don’t think we’ve seen this many properties sell before going to portals. I recommend building relationships with sales agents, so they have a personal connection with you and know what you are looking for. Great agents will never make you feel ‘just a number with a dollar sign attached’.
Buyers have never been better looked after by agents. Buyer satisfaction is extremely high on the real estate agenda. Please do not think you are being overlooked or ignored by your agent who is managing huge volumes of work through increased buyer enquiry, greater numbers through open homes and multiple offers. Agents are fully aware of the frustrations that you are facing, which is why great relationships have never been more instrumental in achieving successful outcomes. I hope this information helps in some way to manage expectations, set your new buying strategy and help you secure the property that is perfect for you. Spot the neighbours: Enjoy a scenic walk along the beach and head on up to the lighthouse at Norah Heads and keep an eye on the horizon to spot whales passing through. All of us have our own reasons for selling our home. It may be that we need a home that is in proximity with our place of work or good schools, or we may want to have a bigger home for our growing family. Perhaps we may want to sell a home for financial reasons, to free up money for other things, to meet obligations or settle outstanding bills. Investing money in property involves considering risks and possible outcomes. To determine what makes a successful investment, you must collect and analyse various kinds of data. The best thing to do with closed eyes is to think. When you plan to sell, it is time to open your eyes to all the information that is available to you, the property owner.
No two markets are the same when considering either the sale or purchase of property; and, in either case, never rely or base any decisions on the data and statistics from a market other than the one the property is located in. When the time comes to sell your house, the logical first step is to figure out what it is worth. You need to be realistic about your expectations because even in the ‘craziest’ of markets, setting the price too high can put potential buyers off. Before setting a price, consider what the current market trends are, and what the demand is for a property like yours. The market will determine the eventual sale price, of course, but you need an accurate and realistic price expectation.
Do not blindly enter into the process of selling. Educate yourself. Knowing and researching your own local property market will go a long way to ensure you make informed decisions. Research comparable local sales, read up on the state of the property market, and make sure that you engage an agent you trust and comes with a thorough understanding of the local market.

I am closer to nature. The outer suburbs are often where you find more expanses of parklands and playing fields, and bike and walking paths. Getting out on day trips to mountains or the beach can sometimes be quicker too. Being outdoors is more conducive to physical exercise too.
I love being part of the community.
INNER CITY OR OUTER SUBURB We all know people who can’t imagine themselves living anywhere they can’t jump in the lift and step out on the pavement before the short walk to buy their coffee. And they probably know people who cannot imagine not being able to kick a ball around the back yard. It has been a long time since Eva Gabor exclaimed ‘Goodbye city life’ (in an American sitcom of the late sixties) and left her beloved New York City for Green Acres, a place well beyond the suburbs, but the past year has led some to take a second look at ‘the ‘burbs’. Real estate agents have been right there with the buyers and sellers as they made their moves - and sometimes questioned their relocation. Homeowners have opened up about their reasons for moving with: ‘I am tired of looking at this home and need a change.’ ‘I am so over this location with its people and traffic congestion.’
‘I don’t need to be near so many shops.’ ‘I’m spending too much time indoors.’
HERE ARE A FEW OF THE MORE COMMONLY PERCEIVED BENEFITS OF LIVING IN THE SUBURBS.
I have so much more space. If having a yard to play in with kids and pets is on the wish list, a house in the suburbs is more likely to deliver – along with the possibility of your own swimming pool, a grassed area to spill out on and somewhere to park the caravan or boat. And if gardening is your passion, just head to the local nursery!
I am buying more for my dollars. This is often the case in terms of the size of the home and block of land but should not be taken for granted. Take a three-plus bedroom CBD apartment and compare with a similar size home outside the city centre and it will vary greatly depending on which suburb you look at and how much land you are buying; and similarly when comparing a city cottage or terrace house with a suburban property. If it’s not ‘apples with apples’ then it is difficult to generalise.
Whether you take up residence in a new suburb with a shopping centre at its heart or an older suburb with strip shopping, such places bring a community together. It’s a fact that people stop and chat more on the street than they do in lifts!
I feel it is safer. Many believe that major cities have higher property crime rates, household burglaries, theft, etc. compared to surrounding suburban areas. A safe neighbourhood is a priority for many homebuyers.
I like that my kids can play with their schoolmates. Getting together before or after school in a backyard or local park is something seen more often in the suburbs, and suburbs with good state or private schools that children can safely walk to are highly sought.
Are there perceived downsides for people coming from the city? While there has been a greater acceptance of people working from home, some tell of dropping to a less corporate role in order to live and work from an outer city suburb. The large block may require a great deal more maintenance and upkeep, which comes at a cost of time and/ or money. A house may need more maintenance than the apartment too. Moving out of the city doesn’t mean you will never need to go there. Is there good public transport from suburb to city? Some city-to-suburb buyers realise they need a car! If you would like to say ‘goodbye city life’, there are homes and neighbourhoods in the suburbs beckoning. Research well before you make your move, whether you are selling or buying. On the other hand, don’t underestimate inner city living for affordability, public transport, city amenities and facilities, lifestyle, less time spent on home duties, more ‘me’ time, for instance.

SHED THE HUMBLE
I don’t have a shed. There, I’ve said it.
Before you start shaking your head and crying out ‘why not?’ – or are turning back to page two to get my email address so you can write and tell me all the reasons why I should have one - let me say that it is not by choice. There is simply no room for a shed on this block of land I live on! I believe that every single one of us should aim to have a shed. They have so many uses – from storing potting mix to lawn mowers, from buckets to building materials, from folding chairs to ladders, from golf clubs to bicycles … and so the list could go on. And a shed can be so much more with the right fit-out, like an office, a workroom, a music room or a playhouse. I’m not sure if the popularity of sheds has been on a sharp incline over the years or it is just that they are talked about more. It’s like they have become a status statement or an achievement, and cause for envy. I am a bit over hearing about man-caves. However, I love what the Australian Men’s Shed Association (AMSA) represents. This group supports men and their activities. Through AMSA, a shed serves as a place for men to socialise and build trust and respect. The organisation advances men’s healthcare. It helps men battle depression and mental illnesses. It assists men who are moving from fulltime work to after-retirement activities.
It rehabilitates disabled men through confidence building and skills development and helps them re-enter employment. That is really saying something important about the humble shed – far more than a place to store tools or watch the footy. Australian men have had sheds for as long as there has been a need to cut the grass, mend the furniture, or just store stuff. I accept that sheds have morphed from a simple backyard structure to something far more meaningful, and I know men who really do love their sheds. Some of their reasons are: ‘It’s a place to hide out and recover – a cathartic space.’ ‘It’s a place where I can be creative.’ ‘I use it to socialise.’ ‘It gives a place to escape, to have time out or to tune out.’ ‘It serves as an extra space in retirement.’ ‘It has become my personal gym.’ It has been said that sheds bring back the nostalgia of the working men’s club, which was founded in the 1800s and was used for training and activities like drinking, raffles and billiards.
or for any of the same reasons given by men. A shed is a place where we can be ourselves and do whatever we choose. Both men and women need/ love sheds. Obviously. Sheds for everyone. That’s equality. A colleague on this magazine pointed out that you don’t need a lifestyle block to have a shed - or is it that you still need a shed without a lifestyle block? She’s right, and I’d love to say there is a shed for every sized block. Except… I am shed-less! I have never been without a shed before. As a self-confessed hoarder, when it comes to sheds, the bigger the better is what works for me. So, I am truly envious of you shedowning homeowners and renters.
Be it ever so humble, there is no place like a shed.
All valid and justifiable, but why are sheds almost exclusively linked with men? I’ll bet there are as many women who have an affinity with their shed – as a potter, a writer, an artist, a gardener, a builder, a tinkerer…

It’s just peachy in the country Movin’ to the country, gonna eat a lot of peaches -First line in ‘Peaches’, released 1996 by The Presidents of the United States of America. Also titled ‘Peaches’ is Justin Bieber’s ode to different regions of the US including Georgia which is famous for its peaches.
Have you lived in a regional community all your life? Did you decide to move to a region over the past year? Are you hoping to move to a regional location sometime soon? Around eight million people live outside our capital cities, and the Australian economy is largely driven by its regions. They supply much of the necessities of everyday life—from the food we eat to the energy that runs our households and industries. Recognising this, the Australian Government’s Regions 2030 figured significant investments across the key areas of jobs and economic development, infrastructure, health, education and communications on its agenda. What people are seeing in regional centres today is mostly well-connected, welcoming and sustainable communities where housing is often more affordable and better quality than same-priced houses in a city. Certainly, we’ve left behind the days of STD phone calls and poor television out in the country.
Now we have many free ways to communicate, like WhatsApp, Skype and FaceTime, and ample to watch with Netflix, Stan and the like. There’s not much difference between city and country dwellers in terms of access to information, television channels and communication in general. And a general consensus on the ten best things about country living: peace and quiet; open space; you can see stars; friendly neighbours; safe environment; fresh air; no traffic; slower pace; pets, livestock, gardens, paddocks, orchards; and raising kids who learn about life, know how to live off the land and how to make things from scratch. There has been huge population growth in the regions over the past year. According to the ABS, almost 64,000 residents migrated from metropolitan urban areas to the regions between January and September last year. More than 10,000 departed the capital cities in the December quarter. There has been concern expressed over the sustainable expansion of regional areas. Is there a danger, with a growing population and their wants and needs, that regional centres lose the very character that made them attractive in the first place? Many are suggesting that regional town appeal will continue past this
year as Australians are attracted to improved work-life balance, lower living costs, access to open spaces, nature, and a slower pace of life. When it comes to planning for growth, developers, planners and local authorities will need to carefully consider the existing heritage, character and special features of country towns and villages to retain their appeal and uniqueness. Fortunately, experts are looking into how these towns and villages may be able to retain these as they evolve to meet the needs of newcomers. There is a realisation that they should not be replicas of fringe suburbs of our cities. Developers and planners risk facing local community backlash if they deliver things badly. We’ve fielded thousands of questions by clients on all things home loan over the years, so we thought we’d put together a list of our six most commonly asked questions.
1. Can I pay off my loan early?

Paying off your loan early can save you thousands of dollars in interest repayments. However, some loans, like fixed-rate and interest-only loans, will limit the amount or regularity of extra repayments you can make.
Absolutely! Mortgage brokers are intimately involved with the home loan market and the systems and policies of a large number of lenders. Not only do we know where to find the best deals to suit your individual circumstance, but we are also in a unique position to be able to negotiate with lenders to achieve special rates and discounts on your behalf.
Variable-rate loans don’t usually impose penalties for early repayment.
2. Should I put extra repayments onto my loan or in my offset? Making additional repayments to your loan account has the same effect as making them to your 100% offset account. The advantage of using an offset is that you can access the funds again in the future if need be.
3. Can I increase my home loan? Yes, you can use the equity saved in your property to borrow additional funds. The amount you will be able to borrow will depend on your financial situation and how much equity is available in your property. There are no penalties for increasing your loan amount if you have a variable rate loan, but if you are on a fixed rate, you may have to pay a sizeable fee to break your loan and refinance.
5. How do I calculate how much stamp duty I have to pay? Stamp duty is a tax regulated by the state government, so the amount will vary depending on property location and value. Some states offer first-home buyer stamp duty concessions and some charge different rates on investment properties. Stamp duty is a significant cost, so it is important to get your calculations right. Contact us for a reliable estimate.
6. Will it cost me a lot to refinance? There are a number of fees involved with refinancing, so it pays to look at how long it will take you to recoup the costs of refinancing with the savings on the new loan. You can expect to pay stamp duty, as well as fees like discharge, registration, settlement, and valuation from your current and new lender. Lender’s Mortgage Insurance (LMI) will apply if your new loan is for 80% or more of your home’s value. When a buyer moves in, three things make the experience better. One is finding the property sparkling clean. Two is the thoughtful gift left by the agent. Three is the welcome letter from the seller, which has all matter of useful information, including any of the following...
KEYS
SMART HOME
Label which keys open which doors. Round up any keys that have been given to others. Even if the buyers change locks, they have what they need first up.
The buyers will appreciate your userfriendly instructions on how to set everything up, and any passwords, possibly more than the manuals themselves. If anything requires batteries, put new ones in or at least leave a note about how many and what types are needed.
PASSWORDS
AIRCONDITIONING Include warranties or service contracts. The maintenance history is helpful. Provide any special instructions needed to operate the system.
POOL The new owners may need your ‘Pool maintenance and equipment 101’. Leave contact details for the pool shop and/or pool service you have used.
MAINTENANCE
Often overlooked! If there is a key, leave it with explanation.
Leave information about who you have used for jobs such as landscaping, mowing, tree-trimming, and the irrigation system. Leave contact details for the termite and pest control company you have used.

GENERAL
Give the buyers instructions on how to get in if the property is in a gated community. Leave any key fob or remote in good working order. Same goes for access to shared facilities like the pool or tennis court.
Having all the manuals on hand for the new owner is obvious but they will be sure to appreciate any tips, tricks and shortcuts along with instructions, as well as contact details for appliance tech support.
A few business cards, brochures and flyers covering anything from local restaurants and take-aways to a plumber, electrician or antenna person you recommend makes for helpful information. And bin day!
Give codes and passwords needed for access to the home, garage, gates or other security devices. If relevant, notify your security service of ownership change.

3. Work out how you are going to clean and with what. Thankfully technology has made cleaning a little less time-consuming.
It is a time of new life, right? So, why not get rid of all the stuff that no longer serves a purpose and is cluttering our lives. After the winter chill, it’s just a nice time to open up our homes and breathe new life into them. In winter, often we simply don’t have the energy to clean - shorter days bring on sleepiness; once the days start to get longer our energy increases. But how did the ‘spring-clean’ become an annual tradition…or should that be job? And why does it need only happen once a year? The history of spring-cleaning is actually rooted in religious and cultural traditions, and while they may not necessarily be the same reasons why you kick start your spring clean, it is interesting to consider how it all came about. In the Northern Hemisphere, where spring comes in our autumn, a deep clean was part of many religious customs. It has been linked to Jewish Passover, Christian families preparing for Good Friday and the lead up to Lent for those within the Greek Orthodox Church. In Iranian culture the Persian New Year falls on the first day of spring, and part of this was a traditional ritual known as ‘khooneh takouni’ meaning ‘shaking the house’.
Leading up to the Chinese New Year, families would often rid their homes of negativity and lingering spirits. Prior to electric heaters and reverse cycle air conditioners, warming the home often required indoor wood fires, oil or kerosene lamps heated with wood or coal, which would leave homes coated in soot and grime. Proper cleaning could only be done once warmer weather arrived.
Where to start on that big clean? 1. First things first, make a plan. Lists are your friend when it comes to breaking down a large task. Plan your time per task and make it manageable. Whether cupboard by cupboard, room by room, try not to set yourself unrealistic goals.
2. Before you kick in to cleaning mode, remove clutter. Decluttering can feel overwhelming but it can also feel rejuvenating. There are plenty of ways you can go about removing things that aren’t necessary – for example, separate into boxes what you need/use frequently, what is sentimental, and what you could do without. Make sure you have space for this task and be prepared for things to look worse before they look better.
If you are going room by room, make sure you finish one room before you move on to the next. Shut the door when you’re done and forget it.
4. Should you ease into it with small and satisfying tasks first? Or jump straight into your least favourite job? Well, the answer to that is up to you, but either way, once it’s done, it’s going to be satisfying. If like for many of us, the idea of a thorough deep spring clean or big declutter is a little overwhelming, why not adopt some regular regimes throughout the year to lessen the burden of a big task come September? There’s no reason it all has to be done at once. Why not sort through your office space/filing at tax time – you’ll be sorting throughout paperwork then anyway. Or when the jumpers start to come out, why not sort through your wardrobe and donate any items that someone else could enjoy? Or use the visit from the in-laws as the time to deep clean your bathroom. No-one will be judging the state of your house come the end of spring. Take your time to sort through and clean as you wish. Don’t miss all the best fun of the season to stay home and do something you may not completely enjoy. Remember when you’re in the midst of decluttering, you’re improving the space for yourself to enjoy.

Sell? Whether it’s a buyer’s or seller’s market can affect your decision to buy or sell first.
2021 may be remembered for being, amongst other things, a year of rising house prices at a level most had never-before experienced. Record growth has mostly been driven by the record-low interest rates, improved household savings, low listing volumes, post-lockdown lifestyle changes, returning cashed-up expats, government incentives and soaring consumer sentiment. At present, demand is strong with buyers hungry for housing, but it is unreasonable to expect anyone to accurately predict how long this will go on for. While most commentators are optimistic that the property market will remain strong over the next couple of years, a few have suggested that the best period could potentially be over. Property markets are booming around Australia; however, those property markets are very fragmented. Each is unique so there is no one-size-fits-all answer to the question of whether any one location is experiencing a buyer or seller market. All over Australia there will be homeowners facing a dilemma. Should they sell before they have purchased elsewhere? Should they sell after they have secured their new home? Should they sell now or wait for the market to change?
FOMO is rife. ‘Fear of missing out’ is leading to emotional decision-making based on perceptions of the market. Selling a property before buying another to live in is generally considered to be the less risky and safer approach, and it gives you more certainty when it comes to knowing how much you can spend on your new home. It means you will be in a cashed-up buyer position, which means you can act decisively. It can give you the chance to get to know an area before you buy. However, it might then put the seller-come-buyer under pressure to find another property quickly. With rising property prices, there may be a large gap between the selling price of the sold property and the asking price of the next one. And how easy will it be to find temporary accommodation should it be needed after the day of settlement. It’s tough out there in the rental market. How long might it take to settle on the new home? Selling after buying is generally thought of as the riskier strategy. To buy first relies on the homeowner having a much stronger financial position. Funds from the sale are not in the hand. This is especially true in an upgrading scenario.

If a loan needs to be secured to make the purchase, things may even get trickier. Bridging finance is an option that works for many people, but not all. Other factors include overestimating the value of the home being sold and underestimating how long it will take to sell.
Buying first might work well in a seller’s market. On the positive side, there is time to buy the ‘right’ home because there is no panic buying or time pressure. No short-term renting and only one move. If house prices are still rising, both homes may be increasing in value. The new home is already secured while the market upswing is adding to the value of home yet to be sold. Buying first might work well in a seller’s market while there is a good chance the original home will sell quickly and for a good price, assuming, of course, buying and selling are happening in the same market. However, in a slowing or buyer’s market there may be more pressure on dropping the sale price on the original home because it is taking longer to sell than expected and putting the homeowner under financial stress.
Is it a buyer’s or seller’s market? A seller’s market means that there are more buyers in the market than properties available. A buyer’s market means there are more homes for sale than buyers. Whichever it is can have a huge impact on your decision as to buy or sell first. Selling before buying might be the safest option, but it is not always the right one. For instance, upgrading homeowners might face a widening gap between two properties as the more expensive properties in their chosen market grow faster in value than homes in the mid-range. Downsizing homeowners may see their yet-tobe-sold home increasing more in value than the smaller home or apartment they have purchased. Ultimately, there is no single ‘right’ answer about what the best move is, and every homeowner must consider their scenario within the framework of the market, or markets, they are active in and focus on choosing an experienced agent with local market knowledge.

Research shows that an absence of working smoke alarms increases the risk of dying in a house fire by an incredible 80 per cent. That is a terrifying statistic. Most fatal fires are caused by electrical faults, smoking materials, heating appliances and open fires. They will often start without notice and will quickly become a danger to health and life if there are no warning systems in place.
It is not enough to just install smoke alarms in houses. To work reliably, they need to be the right type, installed in the right place, and tested regularly. Compliant, functional smoke alarms are critical for the early detection of a fire in a home and could mean the difference between life and death. This is so important that it is worth repeating. It is not enough simply to have alarms installed. They must work! With most fatal fires occurring at night when people are usually asleep, working smoke alarms will give you and your family vital extra minutes to escape from disaster. When correctly positioned and fully functioning, they can limit fire damage and cost through early detection. The truest smoke alarm test involves testing with artificial smoke to ensure the smoke detection mechanism is working. Regular smoke alarm maintenance requires more than simply changing a battery and pressing a button. A smoke alarm might emit a sound when you press the test button, but that does not necessarily tell you if it will work in a fire. A smoke alarm that is working but is outside of its expiry date is not only non-compliant but runs the risk of suddenly not functioning. If you are a landlord, you and your property manager have strict obligations to meet when it comes to fire alarms, their installation, and maintenance.

Each state has its own set of regulations. Regardless of which state, every landlord’s duty of care extends to the installation and maintenance of compliant and working smoke alarms. The company launched when the installation of smoke alarms became mandatory for all residential properties in NSW, with similar legislation implemented in other states. RE/MAX Australia Director Chris Chapman says, “For the safety of all concerned, and due to the complexity and structure of the various legislative requirements, we believe that smoke alarms should be placed in the hands of trained compliance specialists, and through partnering with SAA, we give our landlords and tenants a better, safer experience.” SAA was excited to launch a specialty app designed for tenants in June this year, which assists property managers in their duty of care and creates a safer tenant experience. Installing and maintaining smoke alarms is inarguably one of the most important aspects of protecting your home and its occupants from a fire.
Data for properties serviced by Smoke Alarms Australia shows that more than 50 percent of homes are not compliant on the first service. Close to half of all home fires attended by fire services are at properties where a smoke alarm does not work.

We are fortunate to have ready access to water and sewage; but, even living in modern areas with excellent infrastructure, having access to these amenities is not something to take for granted. While we enjoy the modern advancements of plumbing and, of course, the luxuries the great minds of the industry have created, the concept of waterways and systems are in no way modern. What is your dream bathroom? Spa bath here…double shower here… self-cleaning vanity here (has anyone invented that yet?). Thankfully, our plumbing systems have come a long way in the past few centuries and (almost) anything is possible. If we look back a few centuries (think 4,000 – 3,000 BC), systems that allowed citizens to carry water inland and dispose of waste were a part of the first concepts developed in ancient cities. Egyptians, for example, understood the need to access water in such a dry and arid country, creating clay pipes and developing systems to carry the water inland. The modern-day sewerage systems now in use across the globe were first developed in Britain and through Europe in the 1700s and 1800s. In Australia, Adelaide was the first city to develop a fully functioning, water-born sewerage system.
That was in 1881, when the average life expectancy of Australian adult was 47.2 years. Fast forward to 2021 and we have easy access to water and rarely give a second thought as to whether our sewerage systems are working effectively. Homes in cities, towns and less populated areas have water and waste systems, albeit the latter tend to run to things like septic, which may require more maintenance attention from the owner. Like most things in the home, there’s no set and forget. Regular plumbing maintenance is just as important as the home’s paint job. Just because you can’t see it, doesn’t mean it’s any less important. If you are in home buying mode, taking note of the condition of the plumbing should be part of the process. So, what should you keep an eye out for come inspection time? There are a few tell-tale signs that your new home’s plumbing might need an expert’s look-over. D-I-Y plumbing jobs are one of them – if it looks poorly done, chances are it is.

Check for signs of mould or moisture and rust on pipes, in particular flexi pipes as these are often the source of leakages. Other common issues homeowners face come from the age of the property - look out for roofing issues in older homes - or certain systems - if your hot water system is over ten years old, be prepared for it to fail soon. The infiltration of tree roots can also wreak havoc on underground pipes, causing blockages and damage. Subsidence can have a particularly detrimental effect on a property’s underground plumbing. Take a look around for cracks and other signs of ground movement. While it may not be causing damage now, it is worth being aware of. The resultant damage from plumbing issues can be varied and expensive, so ensure matters are dealt with promptly by the right professionals. Thankfully, when it comes to plumbing in 2021, problems are often quickly detected and rectified… unlike previous centuries and impacts of deadly water-borne diseases, for instance.

investor BORDERLESS
Property commentator, Michael Yardney*, wrote of the ‘borderless investor’ earlier this year. This is the person who invests in property that is located anywhere in Australia, which may be intra-state or inter-state.
He was quite in favour of the notion, suggesting that investing in a location other than your own may be a wise way to spread risk across multiple markets and take advantage of growth cycles that may be stronger than occurring in your local area. Investing interstate may also serve you well through lowering your land tax bill as each state has its own land tax threshold. Investors may narrow their opportunity by narrowing their geographical focus. Sometimes investors convince themselves they can get better results if they invest in a place they are familiar with. But living in an area for your entire life, or even many years, doesn’t mean you have to restrict yourself to investing there. Yardney made the point back in April that this was especially relevant to investors living outside the largest capitals where capital growth is likely to be higher over the long term – namely Sydney, Melbourne and Brisbane. Though, he did suggest that even if you do live in one of these, it may still be worth looking interstate if rising property prices continued to make it hard for investors to get into the market. When you are investing in property, anywhere at all, there are important factors to consider, with key ones being: your budget, its location and selecting the right property in that location.
Diversification of location may help reduce your risk as a property investor. Any property investment should be part of a long-term strategy because property investment is a process, not a one-off event. Any property investment, no matter where it is located, needs to strategically fit in with long-term goals. Consider being the investor who is prepared to move out of their comfort zone and buy outside their own suburb, city or state. This investor accepts that they may not be able to easily visit the property and see it with their own eyes. This investor is basing their investment decision not on their proximity to the property, but on evidence, facts and research. Remember that Australia is made up of many different real estate markets. Each has its own cycle, and they won’t always be moving in sync. Even within a city, one suburb can be experiencing growth, while a nearby suburb may not.
What research truly involves is investigating the right property, in the right location, at the right price. Interstate investing may open up those opportunities immensely, whereas just looking locally may only turn up underperforming properties to purchase. As an interstate investor, or someone investing in any market other than the one they are familiar with, you may need to be more focussed on your due diligence and do additional research to gain the best understanding about what is happening in the market you are considering. This includes taking in historical prices, rental yields, development plans, employment opportunities, population growth, infrastructure development, and so on. Accept that you may not be able to visit the property yourself, in person. Form relationships with agents who have the on-the-ground perspective, with comprehensive local market knowledge and experience. Now is the time to take advantage of the opportunities that current property markets are offering.

With an area of some 2.9 million square kilometres and a population of more than 12 million, Western Canada consists of the country’s four westernmost provinces: British Columbia, Alberta, Saskatchewan and Manitoba. The desire for more child-friendly amenities has hugely increased since we experienced working from home and home-schooling as part of everyday life. Deposit Saving for a deposit can take a very long time and put a lot of pleasant things out of your reach while you are trying to save. But if you have been able to do this, with or without the help of incentives such as the First Home Loan Deposit Scheme or the federal government’s scheme that allows first-home buyers with a low deposit allows to purchase a home or save money for their deposit through their superannuation, you have certainly proved yourself ready.
Employment When you have a secure job, it is generally much easier to save for that deposit. Try budgeting before you buy. Review your bank statements and bills for at least three months and determine how much you are spending PLUS how much you will spend on mortgage repayments. Having a wellpaid stable job means you should be able to cover all the costs associated with owning a home and your daily living expenses as well. If you believe you can do this, there is a very good chance to are ready.

Affordability Here’s an early question: How much of my weekly/monthly income can I realistically put towards paying off my mortgage? Experts suggest if you are spending more than 30 per cent of your pre-tax monthly income on mortgage payments, you might be putting yourself at risk. Mortgage stress looks and feels different to different people. Mild stress can come in the form of worrying about meeting future repayments. Extreme stress might mean using credit cards to meet mortgage repayments or skipping repayments altogether. If you are comfortable with what you determine is affordable, you may be ready to enter the property market.
Knowledge Before you launch into buying, you must be as informed as possible about the market and the myriad of legal and administrative matters that buying a home entails and do everything you can to put you in the best decision-making position.
Fees and charges Along with the deposit on your home are quite a few other expenses related to buying a property. Some are one-off payments, including the deposit, stamp duty and legal charges. Others are ongoing expenses, like those mortgage repayments, council rates, body
corporate fees and maintenance costs. If you have got your head around all these, you may be prepared for that purchase.
Finance How’s your credit-rating? This score tells lenders about your credit health, shows them how well you manage your finances, and represents your reliability as a borrower. Informed and ready buyers tend to have preapproved finance, which determines early in the buying process just how much you can borrow. With preapproved finance in place, you are clearly ready to make your move on the right property.
Commitment When it is all said and done, there is no point jumping into the property market if you are not committed to homeownership. It is a responsibility that is one of the most significant financial decisions you will ever make, and a significant step to financial security. For generations, young firsttime buyers have had parents, grandparents and others tell them: ‘Hang on to the first property you buy’, often speaking with the benefit of hindsight. The view is that no property will have as much capital gain over your lifetime as that very first, very modest house you bought.

We have invited our co-workers, business associates and even strangers into our home through virtual technology. These people have seen shots of our laundry, dishes, dirty windows, children, pets, and even the occasional sparsely clothed spouse. We’ve worked with the background sounds of birds, leaf blowers, delivery trucks, nannies and other inhabitants.
In a snapshot, it is about a woman who embarks on a journey through the American West after losing everything during the recession. Giving a little more away, it stars Frances McDormand (also a producer on the film) as Fern, a van-dwelling modern-day nomad who leaves her hometown after her husband dies and the sole source of employment closes down, to travel and work her way around the United States. Several real-life nomads appear as Fern’s mentors and comrades along the way, including Linda May, Swankie and Bob Wells. The film has won numerous awards this year including Best Picture, Best Director and Best Actress at the Academy Awards, Best Motion Picture-Drama and Best Director at the Golden Globe Awards, and Best Film at the British Academy Film Awards. As Fern experiences life outside of traditional society, she bumps into a younger friend’s teenage daughter who says to her, “My mom says that you’re homeless. Is that true?” Fern’s reply: “I’m not homeless. I’m just houseless. Not the same thing, right?” That is a question to reflect on. Both home and house refer to a place of
dwelling but differ in psychological and emotional meanings. ‘House’ means a particular type of building. It is a physical entity.
A home is an abode that provides peace, comfort, happiness, security, and confidence. Sanctuary. One might say that a house is a home only because of the people living inside it. We call people who do not have a place of their own to live ‘homeless’ but the point Fern was making was that she does have a ‘place’ that she belongs to, somewhere that her mind and heart feel at home. When we purchase a house through a real estate transaction, referring here to a dwelling we plan to live in, most of us take more into account than physical attributes, whether we realise it or not. We are buying into a lifestyle, a place that accommodates our hobbies and the recreational activities we enjoy, a neighbourhood that appeals to our social nature, and somewhere that will deliver us peace. In a sense, finding somewhere to live, to simply reside in, is easier than finding a home for the soul. This year, many of us have discovered we no

This makes it an important time to be thinking about where the soul wants to be. The idea of home is a concept that cannot be captured with one word or a single location. If you don’t, your soul may remain elsewhere, in a place, house or location that is deeply embedded in your bones.

Never make a threat unless you are prepared to carry it out. Good advice. Translating for investors: Never invest in property unless you are willing and able to follow through with your investment strategy. Let me explain.
But first, what is your strategy. Buy and rent the property out? Buy a property then sell if for a profit? It’s not so simple, as there are numerous approaches to investing and you need to work out which type of investment strategy best fits your objectives. Housing markets around Australia have continued to surge and property investors are loving the rapidly appreciating prices in an environment of record interest rate lows. Remember, not all property markets are the same, and they do not all rise at the same rate. The Herron Todd White property clock shows us that almost every capital city was in the rising market phase of its cycle mid-year. More so, the bulk of the regional centres around Australia were also in their rising market. What I’m seeing is a marginal easing of market frenzy (FOMO). The volume of buyer activity is levelling. REA figures for April supported this, showing buyer enquiry down. But while this may be the case, segments of the market are red hot. Also, some banks have begun to decrease interest rates for investors. So, what should all this mean to investors and what other factors should they be aware of? The ‘buy and sell for a profit’ investor should be aware of outside influences like getting hold of tradespeople and building materials.

These and rising costs are a real factor if you bought with an expectation to renovate and flip. You might find you cannot do it in the time frame you planned, which may make your strategy unfeasible. Price rises won’t disappear, but will the buyers be competing to the same extent when your property is on the market? If you are buying to renovate then rent out, you could still be caught out on the cost and the length of time your ‘income earner’ is out of service. Investors who can secure affordable property on decent size block in renter-attracting locations will be on a safe thing. A block with a low maintenance house in a good area is a key market, and this might mean looking 15 to 20km from the CBD. If yours is a knock-over-and-build strategy, investigate the time frames. Because of the building hold-ups and other issues, project timelines are being pushed out dramatically. Units and townhouses might be worth an investor’s research. There hasn’t been a massive rush on this sector yet but look at what happened post GFC. It is feasible that some markets, in Southeast Queensland for instance, might run the same course. The sweet spot here might be existing stock, possibly that has been sitting on the market for a while. Often olderstyle apartments are larger and can potentially offer better yields.
There is always debate around houses or units as a better investment. The land aspect favours houses, and they tend to deliver better capital growth long-term. Although you have to factor in ongoing fees with units, the buy-in cost is generally less. I say ‘generally’ though because be it house or unit, location will dictate the entry price. When everyone is fighting over land, it could make it a very good time to look at other options.
A case of ‘zig’ while everyone else is ‘zagging’! Rising prices are almost a worldwide phenomenon. Impacting markets are low interest rates, employment, rebounding industries, especially tourism and hospitality, the roll out of the vaccine and the eventual openingup of overseas immigration. All these are generally on track in Australia and the outlook for the economic market, including property, is encouraging. Regardless of the strategy undertaken, every investor must look to the fundamentals of affordability, yield, return and resale. Investors should not be fearful. The market, while rising, offers opportunity. If the economy continues to recover, that should give investors the confidence to make their move.
