With an already extensive portfolio of prestigious venues across Newcastle, we are thrilled to announce our most ambitious project yet: the redevelopment of our New Bridge Street site. This groundbreaking venture will see the construction of one of the tallest buildings in the North East.
Sky high Taking Newcastle city centre to new heights…
Our vision for this development is to create a landmark destination that integrates a five-star hotel and private residential apartments, alongside other exciting developments we’ll be revealing very soon.
Partnering with FaulknerBrowns Architects, we are committed to transforming the outdated 1970s-era hotel on New Bridge Street into a vibrant, modern space that will complement Newcastle’s forwardthinking spirit.
Ben Sykes, Partner at FaulknerBrowns Architects, shares insights into the project, stating: “The brief starts with a vision to create a new city square at a key gateway, with a mix of uses to bring vibrancy from residents, visitors, and office workers. The site is complex with many environmental and technical challenges - including sitting next to the busy urban motorway and the Metro line passing beneath the site.”
The proposed design will replace the outdated 1970s-era hotel with a modern hotel, new residential buildings, and a refurbished Central House. Located at the eastern end of New Bridge Street West, often referred to as the ‘Blue Carpet Square’, the building will form an essential gateway to the city centre,
connecting pedestrians from Manors Station into central Newcastle.
“Our vision creates a west-facing public space –a new city square. This new space will provide an enhanced setting for the Laing Art Gallery and a new city gateway for those arriving from Manors and Shieldfield to the east. Buildings including a hotel, apartments, and a refurbished office pavilion sit to the east of the site, creating a protected and sunny space. The new apartments take the form of a tall building with spectacular views over the Tyne and create a new city landmark,” adds Ben.
The project aims to breathe new life into the area, with the design creating stronger pedestrian links to the city, opening up the site to the nearby square, and introducing vibrant ground-level activities with restaurants and cafés. This aligns with Gainford Group’s inspiration for mixed-use developments, focusing on creating new and enhanced public spaces for the city and the vibrancy brought by the building’s users and visitors.
“A project of this scale demands a large team of designers and experts,” says Ben. “In this case, we are joined by international engineering firm Arup, who can lead and coordinate an array of engineering and environmental project inputs. The project’s prominence and significance in the
city also means that specialist planning consultants - in this case, DPP - are central to ensuring project success. We are also working with landscape designers Colour and heritage specialists CBA.” FaulknerBrowns are no stranger to significant projects. Their urban regeneration team is engaged in redeveloping the historic Guinness Brewery, St James’s Gate in Dublin, and the regeneration of Bishopsgate Goods Yard in London. Closer to home, they have recently completed Hadrian’s Tower, Jesmond Assembly, and the Innside for Melia hotel on the Quayside. Plans are also underway for the renovation of Newcastle’s Grainger Market. Reflecting on the New Bridge Street project, Ben adds: “The most enjoyable part of any piece of design work is imagining how a space could be transformed through good design. With our project at New Bridge, we have a chance to work with Gainford Group transform a significant piece of central Newcastle, creating a much more attractive gateway to the city for local residents and visitors.”

In the heart of Newcastle, nestled between the city’s cathedral and the Castle Keep, lies an architectural masterpiece that has been a significant landmark for over a century - Milburn House. This striking Grade II listed building, completed in 1905, is a
testament to the city’s rich history. Recently acquired by the Gainford Group, Milburn House is in a position to undergo exciting transformations that will blend its storied past with a dynamic future. Located on Dean Street, Milburn House boasts a central position that offers utmost convenience. It’s
just a minute’s walk from Newcastle city centre, the cathedral, and the Castle Keep, and a mere two minutes from an array of bars, restaurants, and shops. The building is also in close proximity to the Quayside, the Sage, and the Baltic, making it an ideal spot for both business and leisure.
The site of Milburn House has a rich historical tale that dates back to prehistoric times. Archaeological finds indicate human activity in the area long before the Roman Empire extended its reach to Newcastle. During the mediaeval period, the area flourished as one of the most important towns in England, driven by the entrepreneurial spirit of its residents and its strategic position on the River Tyne.
Designed to resemble the bow of a ship pointing towards the River Tyne, the building’s unique design pays homage to the city’s maritime legacy. The facade, an imposing yet elegant structure, opens into a fairy-tale interior adorned with ochre yellow and deep green tiles, typical of the rich Art Nouveau style. This attention to detail is carried throughout the building, where each communal area is marked with deck letters, evoking the feel of a grand ocean liner.
In the 19th century, Newcastle underwent significant transformations, and the area around Dean Street became a bustling neighbourhood of activity. Milburn House itself was a product of this era of prosperity. The building was designed by the prominent architectural firm of Oliver, Leeson, and Wood, who were renowned for their innovative designs and contributions to Newcastle’s architectural landscape.
Today, despite its period charm, Milburn House is equipped with modern amenities that cater to contemporary needs and provides state-of-theart office space. The building offers superfast broadband access through Virgin Media’s highspeed fibre network, making it an attractive choice
for technology-focused businesses. This blend of old and new is further exemplified by the recently created tenant ‘Hub’ area, which provides 3,000 square feet of space on Level E. The Hub includes dedicated bike storage, high-quality showers and
changing facilities, flexible meeting spaces, and communal kitchen areas, offering tenants a perfect blend of comfort and convenience.
But, what’s next for Milburn House? At Gainford Group, we have stepped in and added this historic building to our extensive portfolio with hopes of expanding on the modern offering this charming venue is capable of. This acquisition marks a new chapter in the building’s celebrated history. While specific plans for Milburn House are still under wraps, we can assure readers that exciting developments are in the pipeline which will enhance its historic beauty while introducing new, innovative uses.
This historic gem is set to shine even brighter, continuing to inspire and captivate all who step through its doors.

A NEW ERA
Announcing the addition of one of our latest acquisitions, Moot Hall…
Perched in Castle Garth with a commanding view of the Tyne Bridge, Moot Hall stands proudly as a testament to Newcastle’s judicial heritage and architectural beauty. Completed in 1812 and designed by John Stokoe in the Greek Revival style, this Grade I listed building has served as a courthouse, a meeting place for Northumberland County Council.
A storied past comes hand-in-hand with Moot Hall, which was commissioned to replace the inadequate facilities at Newcastle Castle used for holding assizes. The site, historically significant, was part of Pons Aelius in Roman times. The foundation stone was laid by Earl Percy in 1810, and by August 1812, the building was complete. Its design features a symmetrical eleven-bay facade, with a tetrastyle portico supported by
Doric columns.
Internally, the building housed the Grand Jury room, nisi prius court, crown court, and numerous prisoner cells in the basement. It underwent alterations in 1877 by Durham County Architect, William Crozier. Moot Hall served as a courthouse and a county council meeting place until 1910 and continued to hear Crown Court cases until the new court complex on the Quayside opened in 1990.
In March 2019, Her Majesty’s Courts Service deemed Moot Hall surplus to requirements and listed it for sale. By October 2019, Gainford Group acquired the building, adding it to our prestigious portfolio, which includes the nearby Vermont Hotel.
As Gainford Group embarks on new ventures with Moot Hall, the building’s legacy as a cornerstone of Newcastle’s history will undoubtedly
continue. The upcoming plans promise to respect the Hall’s historical significance while introducing contemporary uses that breathe new life into this iconic structure. And while the specific plans for Moot Hall remain confidential, we can assure you that exciting developments are on the horizon.

METHOD
Combine the Tanqueray Gin, Lychee Liqueur, mango syrup and fresh lemon and shake together well in a cocktail shaker.
Pour over cubed ice into a tall sling glass.
Fill with soda water.
Garnish with fresh lemon and a lychee.

SUMMER vows
Philip Barton and Isabela Santos-Barton first locked eyes back in 2018. Fast forward to August 2023 when the pair began their journey to happily ever after at The Vermont Hotel. Here they tell us about their special day and why this venue was ‘the one’...
The meet…
We first met on the Quayside Market back in February 2018.
The proposal…
On Valentine’s Day 2021, we went back to where we first met on the Quayside. We walked along the banks of the Tyne, just like we did on the first day we met, but this time with our dog, Toby. As we walked onto the Millennium Bridge, Toby had a special message on his collar: “Will you marry my dad?” Philip dropped to one knee to propose, and I of course, said yes.
We decided to say ‘I do’ at this venue because… We were looking for a place on the Quayside where we met and got engaged, and the Vermont Hotel with its new venue, Above, seemed like the perfect choice. Not only did we feel right at home overlooking the place where it all began, but the sensational views across the city and the outstanding service made it a no-brainer.
Our highlights from the big day…
The intimate setting of Above, where our ceremony took place with our closest friends and family, was the perfect start to our big day. The speeches in the Vermont Ballroom had everyone laughing and in tears, all at the same time. However, one the biggest highlights was the amazing band, Soden & Sons. They kicked off a fantastic night of entertainment with our first dance to ‘I’ll Be Watching You’ by The Police, followed by lively Brazilian dancing to end the evening.
The bride wore…
A gorgeous Toussaint by ÉLYSÉE purchased at Si Bridal in Jesmond.
The Groom wore…
A black gentleman’s three piece suit with a bespoke black patterned waistcoat and bow tie.
Setting the scene…
The flowers and decorations were supplied by Whole Sch-Bang. We decided on an elegant boho-glam style decoration with pampas grass and hints of ivory, with gold and soft pinks as our main colours. This all came together wonderfully creating the perfect wedding scene of our dreams.
Special details…
The band Soden & Sons was simply amazing and made our first dance so special. Charlotte Kennedy’s violin performance at the ceremony was utterly breathtaking, especially her rendition of our entrance request, ‘Nothing Else Matters’ by Metallica. Our beautifully pristine, sophisticated, and extra special cake was made by our talented friend, Kelly Terrezza. The 360 video booth supplied by AG Events enthralled guests in the evening with fun props and lots of laughs.

The Maven is named after a young explorer from Newcastle who embarked on a culinary adventure, travelling to eastern lands to discover new flavours, spices, and techniques. Upon his return, he shared his discoveries with his hometown. Nestled in the heart of the city with sweeping views across the Tyne, The Maven celebrates its North East roots while incorporating exotic flavours from the explorer’s travels.
Elegantly furnished with plush velvet seating, dark mahogany tables, and beautiful blooms, this luxuriously low-lit venue is ideal for romantic date night dinners, special occasions, private parties, mid-week suppers with friends, and weekend gatherings with family. The restaurant offers seasonal flavours from around the globe, an exquisite afternoon tea menu for all ages and occasions, and delicious Sunday lunch options to round off the week in style.
Sunday best
The experienced chefs at The Maven are known for experimenting with flavours, and Sundays are no different. If you’re looking to indulge in a traditional Sunday roast, you can expect to dine on the likes of Crispy Pork Belly, Slow Cooked Feather Blade of Beef and a Roasted Lamb Leg. All of which are served with a Yorkshire pudding, creamed potato, apricot and herb stuffing, duck fat roasties, seasonal vegetables and lashings of gravy. However, if you’re looking for something with a twist, you’re in for a treat. Enjoy dishes like Beer Battered Fish, Green Pea Risotto, Herb Crusted Cauliflower Steak or the classic Maven Burger. Whatever you go for, you won’t be disappointed.
Dreamy dining
Variety is the spice of life, and it’s a core part of The Maven’s food philosophy. Whether you’re visiting for lunch or dinner, as a meat-eater, vegetarian, or pescatarian, your taste buds will set sail on a global tour, sampling traditional dishes from the likes of Asia, India, America, and the UK. Starters range from Korean Fried Cauliflower and Pan Seared Scallops, to Traditional Prawn Cocktail and Game Terrine. Mains include Maple Breast of Duck, Thai Vegetable Green Curry, and the specialty ‘Maven Burger.’ For dessert lovers, options abound, from Sticky Toffee Pudding to Strawberry and Pink Peppercorn Panna Cotta.
Tiramisu
INGREDIENTS
For the Tiramisu
3 egg yolks
100g golden caster sugar, plus extra for the dish
1 tsp vanilla extract
whole nutmeg, for grating
150ml marsala
250g tub mascarpone
300ml double cream
200ml strong black coffee, cooled 24 sponge fingers
For the crunchy topping
100g golden caster sugar
1 tsp fine espresso powder
1 tsp cocoa powder, plus extra for serving
METHOD
In a heatproof bowl, beat the egg yolks, sugar, vanilla, a grating of nutmeg, and 50ml of marsala using an electric whisk.
Place the bowl over a pan of barely simmering water and whisk for 10 minutes until the mixture is pale and light.
Once whisked, transfer to the fridge to cool.
In a separate bowl, beat the mascarpone and cream together with an electric whisk until the mixture holds soft peaks.
Gently fold the cooled egg yolk mixture into the cream mixture using a spatula. Be careful not to over-stir.
Return the bowl to the fridge to chill.
Scatter a little sugar in the base of a glass tumbler.
Combine the cooled coffee and remaining 100ml marsala in a bowl.
Dip each sponge finger into the coffee mixture for a couple of seconds on each side, ensuring they don’t become too soggy.
Layer the soaked sponge fingers flat in the base of the glass.
Spread half of the cream mixture over the sponge fingers.
Dip the remaining sponge fingers in the coffee mixture and arrange them on top of the cream layer.
Finish with a final layer of the cream mixture.
Cover the dish and chill for at least three hours. This can be made up to two days in advance.
To make the crunchy topping, combine the sugar and a splash of water in a saucepan. Stir to combine.
Simmer over medium heat until the mixture turns into an amber-coloured caramel.
Pour the caramel onto a parchment-lined baking tray and tilt to spread it out thinly.
While still hot, dust with the espresso powder and cocoa powder.
Allow to set until hard, then break into small pieces.
Blitz the pieces in a food processor to create a rough crumb.
Sprinkle the caramel crumb over the chilled tiramisu.
Dust with a little extra cocoa powder before serving.

Spaghetti & meatballs
INGREDIENTS
For the meatballs
800g beef mince
100ml milk
6 garlic cloves, very finely chopped or grated
Large handful parsley leaves, finely chopped
1 egg, beaten
1 tbsp dried oregano
Grating of nutmeg
Salt & pepper to taste
50g grated parmesan
100g ciabatta, sourdough or other white bread, crusts removed, torn into pieces
For the sauce
4 tbsp olive oil
4 garlic cloves, finely sliced
Pinch of golden caster sugar
1 tbsp red wine vinegar
Splash of red wine (optional)
3 x 400g cans chopped tomatoes
2 celery sticks, diced
1 white onion, diced
2 carrots, diced
500g spaghetti, to serve
METHOD
Tip the beef mince into a large bowl and season generously with salt.
Set aside for at least 30 minutes, or for up to 1 hour.
Meanwhile, put the bread in a bowl with the milk and leave to soak.
Tip the soaked bread into the bowl with the meat and add all the remaining meatball ingredients. Season with plenty of pepper, then scrunch the mixture together with your hands until combined.
Roughly divide the meatball mixture into 18 portions, using your hands to roll into a ball.
Repeat with the remaining portions.
Chill the meatballs in the fridge for one hour before cooking.
(Can be prepared up to two days ahead and stored in the fridge).
Heat 3 tbsp of the oil in a large frying pan or casserole dish.
Fry the meatballs in batches, browning them on all sides, then transfer to a plate and set aside.
Pour the remaining oil into the pan and heat for one minute, then fry the sliced garlic for a few seconds.
Tip in the sugar, vinegar and wine (if using) and simmer for one minute.
Add the tomatoes, then season and cook over a medium heat for 10 minutes.
Tip in the meatballs and gently stir to ensure they’re fully coated in the sauce. Cover the pan and simmer on a low heat for about 20 minutes, spooning the sauce over the meatballs occasionally. Remove the pan from the heat and set aside, then cook the spaghetti.
To serve, divide the spaghetti between bowls, top with three warm meatballs each, spoon over the sauce and scatter with the remaining parmesan.

Tanya Hedley left a career in law around 12 years ago to pursue her dream of working in weddings. She had to learn from the bottom up, often finishing work at the office then heading to her second job in a local hotel until closing. Everything fell into place when she joined The Vermont Hotel in 2013 and before long, they were winning awards year after year.
My morning routine is… quiet. I live by the coast with my dachshund Travis Barker. I’m an early bird so I’m usually awake at 5am. I’m a creature of habit so I start my day with a ritualistic coffee, then after walking the dog, I head off to work around 8am.
My work day begins with… Lukas and I plan our day together with a brief morning meeting to plot out the day’s appointments and allocate tasks. We work really well as a team; I’m the Monica out of the two of us and Lukas balances me out.
Meeting the couple… When we meet a couple for the first time, we can’t help but ask how they met and of course, we want to see the ring. Sure, we’re a bit nosey, but we really want to know what makes our couples tick, so we can create a wedding day with them at the forefront of everything we do. We’ve created fully vegan menus and sushi canapes, we’ve crafted bespoke cocktails playing on the Groom’s surname and we’ve even translated menus into Italian. Whatever they desire, we work to make it come true.
The big day looks like… Make sure you’ve had your morning coffee because things get busy really fast! The first thing we do is check in on the wedding party (has the makeup artist arrived, has the bride eaten and have there been any changes to guest numbers overnight – yes, it does happen.) The venue quickly becomes a hive of activity as our team makes finishing touches and vendors arrive with the cake, flowers and décor. Bit by bit the stage is set. Laughter fills the hotel as the guests arrive; old friends catch up and families spend precious moments together eagerly awaiting that moment when we ask them to take their seats. Our role is to discreetly facilitate your day so that you can take centre stage – quite literally, because before you know it, it’s time for speeches, cake cutting and the first dance.
Favourite part of the day… Many wedding coordinators will tell you the same thing - it’s those
brief moments alone with the bride or groom just before the ceremony begins. When the room falls quiet and you’re standing outside for just a minute. Getting the bridesmaids in order and giving dad a reassuring smile. It’s the time when you feel most connected to your client and it’s a privilege to be part of such a private moment.
My afternoon is filled with… On a typical day, after lunch, I head back to my desk and check off my to-do list. With a clutter-free inbox, it’s time to check in with my clients and give any updates necessary about their big day. As the weekend draws nearer, we meet with our operational staff for one last meeting before the big day.

When not running, you’ll find me walking Travis on the beach, at hot yoga or at Pilates. With an early start and a busy day, it probably won’t surprise you that I’m in bed by 10pm.

Teriyaki chicken skewers
INGREDIENTS
180g chicken breast
20g garlic
20g ginger
10g coriander
20ml sake
30ml mirin
30ml teriyaki sauce
METHOD
Cut the chicken breast into small cubes.
Mix together the remaining ingredients to form a marinade.
Coat the chicken in the marinade you’ve made and leave in the fridge for at least four hours (for best results marinate overnight).
Place chicken onto skewers (soak skewers in water for 30 minutes to avoid burning).
On a medium high heat place the chicken skewers into a pan and cook until the internal temperature reaches 74 degrees. Serve and enjoy!

INGREDIENTS
25ml Midori
25ml rhubarb and ginger liqueur
25ml lemon juice
25ml kiwi Monin
Mint sprig
Sliced kiwi
METHOD
Using the spirit measure pour Midori, rhubarb and ginger liqueur, lemon juice and kiwi Monin into a cocktail shaker filled with cubed ice.
Securing the lid, hold the shaker with both hands (one on each piece) and shake vigorously over your shoulder.
Shake for a slow count of ten or until the outside of the shaker frosts up.
Then, strain the contents into a rocks glass filled with crushed ice.
To finish, garnish with a vibrant mint sprig and slice of kiwi and enjoy.

METHOD
Pour half of 12.5ml Blue Curaçao Gomme into a sling glass filled with cubed ice.
In a separate Boston, put the flesh of the watermelon slice, and add 12.5ml lime juice, 12.5ml Triple Sec, 25ml apple juice, 37.5ml Malibu and the rest of blue curaçao.
Shake and double strain into the sling glass.
Top with lemonade.
Stir and enjoy.
To finish, garnish with a vibrant mint sprig and slice of melon and enjoy.

When Cyrenne Khaliq returned to the North East after 14 years in London’s fast-paced finance sector, she brought with her a vision to transform family entertainment in Newcastle. Her brainchild, Hopscotch Cafe, has quickly become a beloved spot on Gosforth High Street, blending luxury with family-friendly amenities in a unique way.
Hopscotch opened its doors in September 2023 and the response was nothing short of spectacular. “We’ve attracted families from all over the North East, and even had guests from Canada and Australia, all thanks to word-of-mouth recommendations,” Cyrenne shares. With its sleek design, cosy cafè, vibrant play area, and enticing menu, it’s safe to say it’s been a hit with both adults and children alike.
The café’s play sessions are frequently booked out in advance, and the venue hosts up to six parties every weekend. Seasonal events have been a huge hit, with Halloween and Christmas celebrations drawing large crowds. Cyrenne highlights the café’s diverse events, from family steak nights, date nights (with the kids!), to wreath-making workshops and many more in the pipeline.
The play area at Hopscotch is perfectly designed to cater to various age groups. “Hopscotch has five main areas,” Cyrenne begins. “The Frame is our stylish play space for children under six, featuring a climbing area, a rope bridge and slide. For the littlest ones, we have The Gym, a soft mat area with sensory equipment. The Arches offers puzzles, dressup, and a blackboard for creative fun. The Den
provides a quiet reading nook, and we even have a retro arcade machine that’s a hit with both kids and their parents. Outside, The Yard is a sun-drenched space with a mud kitchen, shop, and playhouse.” Hopscotch is primarily aimed at preschoolers, but older siblings and parents haven’t been forgotten about. “Our main soft play area is perfect for little ones, but we’ve included elements to keep older kids entertained as well,” says Cyrenne. The goal was to create a safe, luxurious environment where
children can have fun while parents relax. The menu here is a testament to Cyrenne’s commitment to quality and local sourcing. “We use local suppliers where we can,” she notes. A good coffee was a priority and their Morpeth based supplier Northside does not disappoint. Their talented in-house baker, Lola, creates a mouth-watering display of cakes that are hard to resist and cater to most dietary needs. The Kids’ Menu features crowd-pleasers like pancake stacks, toasties and chicken goujons, while the Adult Menu is where parents and carers can indulge in a delicious breakfast or brunch or catch up with friends over one of the speciality Grazing Boards.
A new Afternoon Tea option, complete with a glass of fizz, has become a popular choice.
Hopscotch is also fully licensed, making it an ideal venue for private events such as birthday parties, christenings, and baby showers.
The versatility of Hopscotch is unmatched. “We provide the perfect backdrop for any celebration,” Cyrenne says. The cafè’s party package offers afternoon tea or pizza for kids, a variety of food for adults - and a full bar. Hopscotch collaborates with local suppliers to create beautiful balloon displays, character visits, and even UV discos with glow sticks, ensuring every party is memorable. What truly sets Hopscotch apart from other play areas is its dual focus on children and adults.
“We’ve created a space where kids can play and parents can unwind,” Cyrenne explains. The café’s comfortable setting and thoughtful design make it a standout destination for families.
Looking ahead, Hopscotch has plenty of exciting events in the pipeline. “We’re hosting more steak nights and summer events, including a Rockpool School event in September. Santa brunch tickets will be available in October, and we’ll have our annual Halloween party,” Cyrenne reveals. The success of Hopscotch has also sparked plans for expansion, with potential new locations in the North East and beyond. “We’ve even had interest from Dubai!” she adds.

East Denton Hall is located in the quiet residential area of East Denton, just outside of Newcastle city centre. The home, which is due to open in the near future, will provide long-term residential care to those with learning disabilities. The aim of East Denton Hall is to provide a homely, comfortable and pleasant atmosphere for every single service user.
East Denton Hall will offer all of the facilities associated with a modern care home. Here, residents will have their own private bedrooms, each with a nurse call system, an en suite and entertainment system. A team will be on-site 24 hours a day and will work closely with all residents to ensure that they receive the best care, support and encouragement appropriate to their individual needs and wishes.
All residents will be encouraged to maintain their own lifestyle choices, in addition to participating in the running of the home. To achieve this, a regular programme of activities will be put in place, which will help residents develop their own individual skills and lifestyles. Located close to many local amenities, East Denton Hall residents will be offered the option to expand their social and recreational skills by visiting nearby pubs, clubs, shops, library and churches. Gainford Care Homes have chefs who pride themselves on catering for a variety of specialised diets, and
each home’s manager and chefs work to provide a well-balanced nutritional diet for all residents. As well as running the kitchen, chefs will find time to introduce themselves to the residents to obtain information regarding their likes, dislikes and any special diets they may require. They will also liaise with the care staff and adapt menus to suit all individual needs. Family and friends will be encouraged to partake in mealtimes with their loved ones to feel at home here too.
Gainford Care Homes operate an open visiting policy, usually between 8am and 10pm, depending on individual needs and East Denton Hall will follow suit. The intention is for visits to be pleasant and enjoyable, with visitors welcome to use one of the comfortable lounges or private areas around the home if preferred.
