Getting to know… Sarah Jayne! Sarah Jayne is a blogger from Sunderland! So, for the Vibe winter edition, we thought we’d ask for her expert opinion on her favourite places to eat, get merry and shop in Wearside this season. Here's how she's vibing in Sunderland this month...

My favourite place in Sunderland to visit during Christmas?

@the_mackem_foodie One of the perks of living so close to the beach is that I get to visit all of the lovely independent cafes and restaurants along the promenade! One of my favourites is @funkybeachoffical under what used to be the Fat Buddha (now house of Zen Seaburn)

Anywhere that has reindeer! Richardson's Garden Centre and Mowbray Park are two personal highlights. Petting and feeding Santa's helpers really gets you in the festive spirit.

I'll be shopping the January sales at...

Boots. You can't beat a half price gift set can you? Maybe River Island too, because my favourite jeans always get reduced to £10!

You can catch me getting in the festive spirit…

Over at Hadrian's Tipi this winter! It's a great place to get cosy, catch up with friends next to a roaring fire and sip on mulled cider! No.2 Church Lane is also on my foodie radar this winter. It's one of my favourite places to visit and I can't wait to see what festive creations they have on offer! Instagram: @plainsarahjayne Twitter: @sarah_adams24 WE’D LOVE TO HEAR FR O M YO U! WANT TO F E ATUR E IN O UR NE XT E DITION OF VIBE O NL INE ? G E T IN TO UCH VIA TWITTER, INSTAG R AM AND FACE BO O K !

Keep us up to date with @joshbewickphotograph One of my top images that I’ve taken throughout my photography journey so far! I can still remember the morning of this shot, so many colours and not one sight of civilisation. Always and forever will be one to remember #PenshawMonument 4

Tracy Woodhouse and Helen Lumley of Breakfree Counselling

New beginnings, new opportunities The North East Business and Innovation Centre (BIC) is on a mission to inspire and drive entrepreneurial activity and accelerate innovation in Sunderland. For 25 years the BIC has supported the start-up of 4,000 businesses, creating 7,500 jobs. One of those organisations is Breakfree Counselling Services who recently celebrated their first year in business before winning New Business of the Year at the Sunderland Echo Portfolio Awards. Entrepreneurs Tracy Woodhouse and Helen Lumley decided to work for themselves rather than a larger organisation. Recognising the hard work and commitment the ladies had and the potential challenges ahead, the team at the BIC was keen to help. “We wanted a business that would meet our needs both within and outside work whilst still delivering a personal service for our clients,” explained Helen. “We both have families so needed flexibility and to create something that worked for us.”

Understandably nervous about setting up their own business and becoming selfemployed the women turned to the BIC for start-up advice and for potential business space. “We felt as though we had an arm around our shoulders with the BIC,” said Tracy. “I’m not a ‘business’ person but we got help with how to manage our cash flow and how to market our new business. “Our business adviser helped us reevaluate our ideas and rethink our structure. We were signposted to a digital marketing course and learnt how to value the service we were offering and to create a sustainable business plan. “Within weeks we’d moved into our office at the BIC and now we’d never go anywhere else. From a practical point of view there’s parking for us and our clients but most importantly it’s a safe and private

place for our clients to come.” Paul McEldon, chief executive of the BIC said: “We’ve delivered business support programmes to local start-ups and entrepreneurs for the past 25 years. Tracy and Helen are a fantastic example of this and a real inspiration to anyone thinking about changing their career.” FOR MORE INFORMATION ON BUSINES S SUPPORT AND OFFICE S PACE, VIS IT: NE-BIC.CO.UK

Why we believe 2019 has been a fantastic year for Sunderland

By Paul Airey

2019 has been a landmark year for Sunderland. Despite the uncertainty that Brexit has ladled upon all of us, as a city that for two generations has suffered from adversity, we believe that the green shoots of regeneration and investment are starting to break through. 18

ADVERTISIN G FE AT U RE

We can now appreciate a new gateway into the city via the A19, Northern Spire bridge and the Sunderland Strategic Transport Corridor. These projects are cutting their way through our industrial dead-lands to reveal our majestic river, which was once peerless both nationally and internationally; it will now play its part in opening up our city centre and port for business. The significance of Keel Square, the Vaux site and the ‘Cultural Quarter’ is now

readily apparent, as links between The Bridges and Park Lane Interchange become visible. These projects are a combination of both public and private investment, and thanks must be given to three of the city’s leading business people who have invested tens of millions of pounds, on their own initiative, to breathe new life and employment into Sunderland. With projects such as the award-winning Tombola HQ, Hays Travel HQ and the impressive redevelopment of the Fire

Feature by Station, Peacock and new auditorium, we feel that these developments are going a long way to re-establish the city’s profile and will put us firmly back on the map through the first-class redevelopment of strategic sites. This investment is not restricted to the city centre, and we have seen vision and great progress in the unleashing of neglected potential on the sea front, which many people regard as the jewel in the city’s crown. We look forward to seeing the STACK and hotel supporting a vibrant local economy which will hopefully turn the tide of people drifting to Newcastle, South Shields and Seaham. In addition to commercial development, we have witnessed first-hand the exceptional commitment and commendable work

undertaken by Back on the Map, a registered charity which is dedicated to enhancing quality of life for people living in Hendon and in the East End through delivering sustainable homes and encouraging activities which promote wellbeing. This project has been so successful that it has inspired similar initiatives in suburbs which face issues across the city. We are proud to be involved with Back on the Map and look forward to assisting them with their continued success. Back on the Map are not the only force to

show commitment to Hendon and the East End; we would like to congratulate the social enterprise Create Streets on their vision to revitalise a 2.5 acre brownfield site at Nile Street with a proposal to provide over 90 homes, together with 2,600 m2 of flexible workshop, office and retail space to be targeted at the creative community. Potential occupiers might include arts, high-tech start-ups, music, cafes, microbrewery and organic foods. We look forward to our continued partnership with Create Streets during 2020/21.

2019 Residential Market Overview Brexit uncertainty has led to a reluctance by some prospective vendors to market their property, and consequently a shortage of supply on agents’ books has resulted in strong residential values being achieved by the traditional three bedroom family homes. This is particularly the case in popular areas such as Tunstall, Barnes, Seaburn, Fulwell, Doxford Park, Moorside and East Herrington. In fact, we have seen growth of between 1.5% and 2.5% in these areas. The housing stock in Grindon, Silksworth, Ryhope and Farringdon has also performed very well and demand remains robust for all ex-local authority houses throughout the city. Unfortunately, there have been losers, and the market has been

tough for the traditional Sunderland cottages in the suburbs of Hendon, Pallion and Millfield. However, we feel that the market in these locations will improve once the planned initiatives, such as those >>>

conducted by Back on the Map, begin to make traction. This will be a long road, but as long as we attract some amazing people in support of these programmes there is no reason why

improvements should not be seen. It is interesting to note that in 2019 our sales department has achieved record prices and a greater volume of sales for high-value properties compared with previous years. Despite Brexit, this mirrors the improved image that the city is now portraying and we feel it displays a vote of confidence from people who share in the city’s vision. The announcement of the new School of Medicine, which joined our University in September, should not be underestimated. It has already proved to be a positive step in encouraging highly-paid professionals to relocate to the city and support the executive housing market.

2019 Commercial Market Overview The Q3 2019 RICS UK Commercial Property Market Survey points to a deterioration in sentiment, with 62% of respondents sensing a downturn phase of the property cycle. The bemoaning of the decline in city centre retail is a national problem which can be attributed to the increased prominence of online retailers and the reluctance of landlords and councils to readdress rent and rates. Until this is solved at a national level, there is very little that can be done locally. The high street needs to be reinvented and, 20

like most towns and cities, the initiative is to bring in more residential use on upper floors and break up retail frontages with residential change of use; this is, in our opinion, the only way to spare us from the swathes of charity shops and boarded up facades with which we are all too familiar. When disaggregated, the retail sector is the driver in this overall decline and, on a positive note, we have seen steady demand for well-presented offices within both the central core and business parks. Industrial workshop units of between

Paul Airey In Partnership With Hanover Auction House As a progressive estate agency, we have been the first to embrace the rapid changes in technology which we believe will enable us to take the marketing of your property to the next level. Initially, this involved our introduction of internal photographs, followed by floorplans and the use of GoPro video walkthroughs. Now we utilise ground-breaking Matterport virtual reality equipment which will become the norm in the near future; this is a service that we have been offering to clients for over 2 years. As the market has changed, we now see the advantage of the modern method of auction, and once again we have seen considerable success over the last 12 months. In partnership with Hanover Auction House, we can now provide a fee-free, swift and secure method of sale.

2,500 ft2 and 5,000 ft2 have also been popular. The regional outlook for ‘Grade A’ office space remains good, and we would hope that the lack of availability within the more traditional locations of the region will provide traffic to the Vaux site. Breathing new life into old buildings is essential and we are proud to have been involved in the reincarnation of Angel House into the Horizon Building of studio apartments which will assist in anchoring the Sunniside and Nile Street regeneration area.

The Secret To Selling Your Home Before you market your property, you have to decide how serious you really are. For instance, have you seen the house of your dreams? Do you need to move for personal reasons, whether it be an additional member of the family or financial circumstances? Or is it just that you fancy a move? If it is the latter, then this should be the only reason for marketing your property at an ambitious or over-inflated figure. If you are selling for any other reason, then you must take advice from an experienced valuer who can justify your market

valuation with comparable data based upon recent sales of similar properties within the locality. If you have a unique home then you should seek expert local advice, preferably from a firm of chartered surveyors who should then be able to discuss the many factors that can have effect on value; this may involve development potential, alternative use or may uncover unforeseen issues which may not otherwise have been apparent. At Paul Airey, we have experienced valuers and chartered surveyors on hand who are

qualified, regulated and widely regarded as being experts within the Sunderland housing market. We are renowned for selling interesting and individual properties with success. Equally, we have an enviable record of achieving asking prices and above in all categories. This success is down to accurate market valuations, first-class marketing (incorporating professional photography and immersive digital tours) and a high degree of due diligence from our experienced staff once we have gained the instruction to sell the property.

The Process 1. The process begins with a pre-inspection desktop market appraisal which includes gathering data from our own office records, the Land Registry database and the use of Rightmove, Zoopla and OnTheMarket. This enables us to build up a picture of competition and recent sales. 2. At the inspection itself, measurements and photographs are taken, and your requirements are discussed in detail. 3. We then provide a customised marketing report to suit your individual requirements. This report contains data which will justify our valuation figure. 4. If instructed, our marketing department will prepare your sales brochure, register your property with online advertising portals and commence a scheme of social media marketing. 5. Once offers have been received and a sale concluded, our highly experienced negotiators will liaise with vendor and purchaser, together with solicitors and other parties involved within the chain, to ensure that the sale completes. It should be noted that nationally 30.6% of agreed sales fail to complete (Property Wire, 2018). Here at Paul Airey, we achieve a completion rate of almost 90%.

The future is bright

Big news klaxon! Sunderland’s cityscape is transforming with £2 billion of investment confirmed. A staggering £500m will be pumped straight into the city, breathing new life into the heart of Sunderland. Residents, visitors and businesses can expect a dazzling new riverside complex brimming with new housing accommodation, pubs, bars and riverside restaurants, as well as stunning public amenities!

24

THE BEAM, the first building on the former Vaux Brewery site, now stands tall and has welcomed two businesses that will create more than 300 new jobs over the next year. A stunning rebirth of an iconic city centre site, this new investment programme will see prime city centre locations reimagined. Riverside Sunderland - a vision for the former Vaux Brewery site, Farringdon Row, and Galleys Gill which will all be connected to a reimagined Sheepfolds via a new pedestrian footbridge - has been hailed as the most significant investment announcement in decades. With the backing of a major investor, bringing with it £120m of cash, the vision will pave the way for three buildings on the former Vaux Brewery site, including the new City Hall development, a new civic hub that will be home to a number of resident support services.

The investment will have a ripple effect into the city centre, creating a more vibrant High Street during the daytime and evening - great news for local businesses, visitors and residents! Led by Sunderland City Council, stunning CGIs show a totally reimagined riverscape, with commercial and housing developments that will see the area burst back to life. Committed investment means that there will soon be three buildings standing alongside THE BEAM. City Hall, and an additional 180,000 square foot of Grade A commercial office development, which is more than three times the space that THE BEAM created when it opened its doors earlier this year. Chief Executive, Patrick Melia, spoke to Sunderland Vibe about the recent developments: “Make no mistake, this is the single most significant investment story to come out of Sunderland for decades. We are absolutely delighted that the vision we have created for this city is attracting the enthusiasm, support and most importantly financial backing of investors.” The development is expected to get underway in 2021, another exciting step forward for Sunderland. “The vision we now have, coupled with the cash needed to deliver key parts of it, will supercharge plans to transform our city centre, creating a magnet destination that will attract more people to live, work and play here. Sunderland has been something of a sleeping giant, but it has awoken, and we’re absolutely determined to ensure this city realises every bit of its vast potential.” “This vision is a huge step forward, but there’s more to come. We are absolutely determined to create the healthy, dynamic and vibrant city our residents deserve and want to see, and we will keep building on each success, to transform Sunderland and

Among other exciting new city centre developments is a 120-room Holiday Inn hotel on Keel Square; a 450-seater auditorium, that is now under construction in the city’s Minster Quarter; a new business centre, in

Students with style It’s been another exciting 12 months at the University of Sunderland. From the opening of the new School of Medicine, to the announcement of the first ever University Enterprise Zone. Here we take a look back at just some of the student success stories – and forward to a happy and successful 2020.

Fashion forward University of Sunderland student, Matthew Maltas, is making a big impact in the fashion world. The North East designer is currently in his final year studying Fashion, Design and Promotion at the University. The 21-year-old has recently caught the eye of Sunderland-based fashion company, Port Independent, who have gone on to add his range of uber-cool T-shirts to their clothing line. Having attended St Aidan's Catholic Academy in the city, Matthew hopes to one day to work for an international clothing company like Levi’s. 30

Matthew explained: “It’s great to be involved with Port Independent, they are a local company so to be joining them as they grow is very exciting. "A University placement has now evolved into a collaboration between designer and the company. The artwork itself is based on photography taken all across Sunderland, making this a home grown collaboration.”

Skincare superstar! Rifah Tasnim has transformed into a beauty superstar after helping turn an ethical skincare company into a global success story, adored by A-list celebrities such as Perrie Edwards and Beyoncé. This all came about during a successful sandwich year on the University’s Cosmetic Science programme. Rifah was given a unique opportunity when she volunteered for a placement with Donna McCann-Turner and her daughter Kim Cattin, to help expand their innovative Soapbrows product. Donna and Kim founded West Barn Co in 2016, after Kim had worked as a make-up artist on an exclusive photoshoot. Her passion was ignited, and Kim wanted to try something a little different to the groomed brow look that was trending on Instagram. Soapbrows was born and the product instantly won fans from all over the globe, including some of showbiz’s most famous ladies. Fast forward 12 months and Rifah has seen West Barn Co flourish from a dedicated small team into a vibrant multi-dimensional task

force and a brand new business headquarters in Durham. After moving into a much bigger premise in Durham, Rifah and the team began selling their products to more than 100 countries worldwide. This fantastic opportunity has now allowed Rifah to gain a full-time role with West Barn Co once she graduates next summer.

A sense of community…

Washington Village

Sunderland is a special place in the UK. We’re blessed with a stunning coastline, a fabulous city centre and a tightly-knitted community. In recent years, more people are starting to give back to the community and this is a trend that shows no sign of stopping. This winter, we took to the streets of Sunderland with Gentoo to observe first-hand the fabulous volunteering work going on in our local communities. Fulwell Community Library Standing tall on Station Road in the middle of Fulwell, amazing work is going on behind the scenes to transport Fulwell Community Library into the area’s epicentre of community activity. The library has been open for over three years now and it’s fair to say that the library is booming! Ran by dedicated volunteers, the library provides an enhanced community service and works closely with local organisations. Supported by Gentoo, the library has recently received funding to replace a dilapidated heating system in the library and more improvements are in the pipeline too. The library exists solely on volunteers and local residents giving up their time to create an overwhelming sense of community. By operating a community cafe stocked full of delicious treats, sumptuous snacks, piping-hot drinks and performance space, the library is able to welcome

diverse sectors of the community over a cup of tea and shared love of music. Visitors have enjoyed spell-binding performances from youth clubs, local choirs and the Evangelical Presbyterian Church. A shared love of music and a good old cuppa’ isn’t the only thing the library offer, the volunteers recently clubbed together and provided the area with a Christmas tree as well as gorgeous furnishing planters along the Sea Road area - helping improve the street scene. Aiming to encourage and bring the local community together with support, activities, and resources to make positive changes, Fulwell Community Library is a shining example of how successful volunteering in the local community can be. Open Mondays, Wednesdays, Fridays and Saturdays, why not pop along, kick back with a coffee and take a good nosey round all the amazing work going on.

Another shining example of community spirit can be found over at Washington Village. Local residents are celebrating after winning Best Village in the Northumbria region and awarded gold in the Northumbria in Bloom awards for the third year running! The prestigious prize is awarded for exceptional work in environmental responsibilities, community participation and horticultural knowledge. An amazing accolade for all those involved, volunteers worked together throughout the spring and summer to ensure that the area stood out to judges. Over the past year, local residents have worked together on a number of projects to help the village stand out. This included a poignant solider tribute on the village green, seat installation for the elderly and the maintenance of four bug hotels too! Fancy getting involved in the action? Want to get involved and help shape Sunderland’s future? Check out Gentoo’s Ustoo Scrutiny Group. A group of dedicated volunteers who independently scrutinise the superb services offered by Gentoo, with the prime focus of improving Gentoo’s services for the people of Sunderland. Working closely with volunteers, community groups and other organisations across the city, create partnerships working alongside customers and help shape the future of Gentoo. This fantastic voluntary group of people regularly choose what topics to investigate, identify key areas for improvement based on customers feedback, giving up spare time to help improve the services for the local residents of Sunderland - all decisions are made with customers needs and aspirations at the core.
