ello and welcome to the final edition of Renovate your Home for this year. Isn’t it so hard to believe that we are very quickly approaching the final weeks of 2020? It feels like we literally blinked since January and here we are preparing ourselves for Christmas! On the cover we feature the fabulous home of Damien and Lee Culligan in Blackrock, County Dublin. A new house and existing coach house are located within the garden, to the rear, of a protected structure in Blackrock Co. Dublin. The new build house is located between an existing 19th century coach house / stable building and a garden to the rear of a protected structure. The approach to the layout of the site is defined by the idea of creating a series of garden spaces to the front, middle and rear. Accountant turned Interior Designer Kerry Hiddleston lives in a delightful home in Sandymount with her husband Patrick O’Grady and their four young children Will, Vivienne, Harley & James. Ms Hiddleston decided to make the transition to interior design whilst on maternity leave and hasn’t looked back. Her focus on understanding the client’s needs and delivering a beautiful and practical space with wow factor. She often works on family homes and as a mother of young children understands the needs of parents to provide spaces that work for all the family and that they can be proud of; wait until you see inside their stunning Sandymount home. In Cork, we feature a property in Kinsale where the Architectural practice Conneely Wessels Architects were approached to re-organise and extend a 1970’s bungalow to take advantage of the stunning views over Charles Fort in Kinsale. The original dwelling was built as part of a development in Summercove entitled Haven Hill. “The bungalow was dated and required extensive refurbishment. A sun room, that was a later addition, was in poor condition, and blocked daylight to the kitchen. The layout also did not meet our clients’ needs for modern and open plan living, nor did it maximise the views,’’ said Architect Lizette Conneely of Conneely Wessels Architects. We have greatly appreciated your support in what was a rather peculiar year for us all. The team at Renovate your Home look forward to bringing you more exciting content in 2021. Wishing you all a wonderful Christmas and New Year. Renovate your Home will be back with a bang in January 2021!

I’ve always had an affinity and love for art, design and architectural design concepts

ture, on site design advice, lighting and colour consultancy, landscape design concepts to suit your budget and an architecture and space planning service. “I love with an absolute passion every single aspect of what I do and provide my clients. I returned home to Ireland from Milan, Italy in 1996 after completing my studies with distinction. I’ve worked consistently in this business since then. Prior to that I qualified and worked as a Cabinet Maker and a Furniture Designer in Navan, before I went back to college to study Interior Design and Architecture in Tiernan design school, Griffith College, Dublin 8, After successfully completing my studies in Dublin 8, I was given the opportunity to continue my studies even further in the IED- Istituto Europeo di design, Milano, Italy.

I am very proud even to this day knowing that I was the first Irish student to have successfully studied and completed the interior architectural, furniture and lighting design course there back in 1996. Even to this day I would take great inspiration from Italian trends and style and incorporate where ever I felt a property is looking for or needs just that something different. Before I went on to study in Italy,’’ said Declan J Kirwan. I just love being given the opportunity to create every aspect of architectural design from concept to ultimate completion. Business is going well and despite what’s going on all over the world, There’s still so much opportunity out there and it’s such an exciting time to improve all types of residential homes to suit the changes and how we live today !!!. There’s no two properties or clients the same so it’s so exciting to

5

have the opportunity to create one off interior design concepts; Currently a lot of my past clients are coming back to me, some after 20 years ago. It’s always such a satisfying and welcomed sight to see a past client come back to you because of the professional crevice they received,’’ added Mr Kirwan. “The most important thing to me is having happy clients and always trying to exceed clients expectations of what’s possible in architectural design. as well as having the opportunity to create something different.

I would never suggest something to a client if I wasn’t sure it was going to work. I give every job I do whether it is residential or commercial 1000% regardless of the budget. Depending on the persons budget I give them the best design solutions for their budget without compromising on the overall design concept of what we are trying to achieve.

“ After that little touches here and there and the correct mood lighting can make such a dramatic difference to any interior ,’’ imparted Declan.

I believe that every residential property regardless of size can have the

“Wow” factor

to suite every budgets In terms of the future for Declan J Kirwan Designs? “I am getting some amazing opportunities to work on incredible projects in the new year which I’m so looking forward to; and I really believe that the business is going to go from strength to strength. As I’m not really interested in mass produced anything; Whether they are interior or exterior or bespoke furniture. “I work all over Ireland and I work abroad too when given the opportunity. I’ve worked on and completed a house in Florida in ten days; Which was a challenging task but a rewarding experience. I’ve also worked on a house in Thailand and completed a hotel in Austria. It’s wonderful and so inspirational to see different interior architectural design trends in different parts of the world. There are no two nationalities the same, everyone is so different and you really have to respect where you are designing the property and your work has to appeal to everyone. The most important thing is to try and exceed clients expectations which is something I always try and do,’’ he enthused. One of the simplest and most dramatic ways of changing an interior or exterior design concept is by the use of colour. I love colour and you should imagine; Your wall as a canvas. I’ve often used six and seven colours on a wall to create a beautiful one off design feature; No two walls or clients are ever the same so it’s a perfect opportunity to create your own piece of personal and dramatic art.

My passion for all aspects of the architectural design process over the last 24 years, despite the rescission and some other difficult times has never diminished in the slightest way !!! In fact as the years go by “ I would have to say the passion for my chosen career and the endless possibilities of just what’s possible in all aspects of architectural design continues to intensified. “concluded Declan J Kirwan.....

A red brick beauty in the fabulous

surrounds of

Blackrock

The fabulous home of Damien and Lee Culligan Words: Emer Kelly

new house and existing coach house are located within the garden, to the rear, of a protected structure in Blackrock Co. Dublin. The new build house is located between an existing 19th century coach house / stable building and a garden to the rear of a protected structure. The property is home to Architects Damien and Lee Culligan and their two children Oscar and Isla.

Images: Alice Clancy & Culligan Architects

Culligan, since then Culligan Architects has established a reputation for innovative and inspiring architectural design. They work closely with their clients to understand their needs and aspirations. The approach to the layout of the site is defined by the idea of creating a series of garden spaces to the front, middle and rear.

Culligan Architects is an Architectural Practice based in Blackrock South County Dublin focusing on bespoke design solutions for their clients. The practice has experience with residential, commercial and public projects with a keen interest in historical buildings.

These planted outdoor gardens and courtyards are positioned in such a way that creates a composition of differing spaces, allowing light in and views out from each room within the house and coach house.

Culligan Architects was established in 2010 by Lee and Damien

The house adopts three volumes, each of differing heights,

which are expressed internally within the section through varying ceiling heights and internal volumes. Both the ground and first floor have changes in their floor levels again creating a spatial interest to the house internally. The existing coach house, an historic structure, was maintained as a separate entity acknowledging its existence as a standalone building. An external courtyard, which takes advantage of the irregular geometry of the site constraints, was created between the existing coach house and the new house. This forms both an entrance space allowing light into both buildings and an interesting spatial sequence before one arrives at the front door to the main house.

9

“

The house adopts three volumes.

The renovated coach house is used as the architect’s own studio. The house makes the most of its orientation, windows and glazed doors are carefully positioned to ensure that the interior spaces reflect the changing light and seasons. Light entering the living room, to the rear of the house in particular, casts dramatic shadows across the internal brick walls as it passes through the rhythmical vertical timbers fins along the clerestory glazing. The house, both externally and internally, uses a restrained material palette and differing textures to create a rich environment within the home. The choice of the brick was driven by the existing context of the site and its surroundings. A buff red brick was chosen as it harmonised with the existing brick present in the coach house and also complimented the existing coursed random rubble granite walls which enclose the site on all sides. Exposed Douglas fir structural timbers are used in the ceiling of the main living room within the house. The external canopy within the courtyard and the fins to the rear clerestory glazing are a stained black Douglas fir timber. Load bearing concrete lintels and beams are all insitu, poured in conjunction with the U shaped rainwater hoppers which are also cast concrete elements. The coach house to the front of the site is used as their studio / office space.

silver lining.

In conversation with the lovely Lorraine Keane Words: Emer Kelly

L

Images: Webpress

orraine Keane is one of the best known names in Irish media; having begun her career working for AA Roadwatch before becoming an entertainment correspondent for TV3 news followed by landing a presenting role on the popular celebrity entertainment show ‘Xpose,’ before leaving that role in 2009 to spend more time with her husband Peter Devlin and daughters Emelia and Romy.

“It’s such a weird time and you have to think outside the box. I also have a renovation and refurbishment business called Finished Ireland and we launched the first virtual home show for that in June and that was a massive success and so many companies signed up to exhibit in this virtual home space. We have another virtual show planned for October.

Ms Keane has gone on to do a lot of freelance work as well as running her own ‘Fashion Relief,’ events as well as being a brand ambassador for Windsor Motors.

“A friend of mine, Matt Malone who is a hairdresser for the last 30 years is obsessed with hairbrushes and de-tanglers so he came up with the concept of ‘The Magic Hairbrush,’ and it was gifted to me by our mutual friend and hairdresser Dylan Bradshaw and I loved the brush that much that Matt and I decided to work on it together and we have created lovely pouches for the brush to protect the bristles and make it feel like more of a luxury item, it’s a little piece of magic and it would be hard to use any other hairbrush after using this,’’ enthused Ms Keane.

“Fashion Relief tv is now an International award winning television show and shopping channel thanks to the Irish tech firm Axonista. We won the US TV of Tomorrow Leadership Award for Innovation and Corporate Leadership in The Corona Virus era. Other winners on the night were Disney Plus, TikTok, NBC & Zoom. Fashion Relief obviously raises money for Oxfam and we’re raising about €2,000 a week which is incredible,’’ said Lorraine Keane.

12

It has been an extremely stressful time.”

“Renault Ireland would always lend me vans when I was moving stock or doing fashion relief shows so Windsor Motors said that they wanted to continue that support so they were so good and giving me vans for moving stock around for events and Fashion Relief tv. Personally I’m driving the Renault Kadjar and I love it because I get to drive around in comfort with my family. I love the Kadjar because it is safe and secure and it feels like a jeep as well as it being so luxurious with heated seats, the modern technology, the amount of space in the car for my two children, a husband and two dogs. I drive all over the country with my work and it is very efficient to run.

As to future projects? “I tried to move as much as I could with what I do to online and it just shows that can not only work but it can actually make something better. Fashion Relief tv is not just fashion relief the event that took place in Dublin, Galway and Cork; it is Fashion Relief worldwide and having won this big award it means that we have opened Fashion Relief right up and people are shopping in a more sustainable fashion now and preloved is something to shout about! “Absolutely it has been an extremely stressful time and we all have bills to pay but we really don’t know how long this is going to last and in the mean time we need to rejig our lives as much as we can to manage and get through it whilst remembering that every cloud has a silver lining,’’ imparted Lorraine. In recent weeks, Lorraine has also become a brand ambassador for Windsor Motors.

“My background is in cars as well, having started my career working in AA Roadwatch as well as working on a programme called ‘Drive,’ on RTÉ One and then I went on to ‘RPM Motorsport,’ on UTV. I actually do love cars,’’ concluded Lorraine Keane.

Fashion Relief tv is now an International award winning television show.

Making your

Dream Home Come Alive despite the size... Images: Webpress

In conversation with JP Simpson by Emer Kelly

B

ig Man Tiny Homes was founded by JP Simpson, in 2018. After working on many different projects around the world and in Ireland, from bespoke cabins to large scale housing projects, Mr Simpson came to realise that peoples’ attitudes to homes and their lifestyles are changing. People now want a lot more freedom in their lives, and don’t want to be tied down to massive debts. Living big in small spaces is one way of making these dreams a reality. The tiny house movement has exploded all over the world, with thousands of people each year making the change and downsizing.

Their units are made in Ireland by Europe’s leading manufacture of SIPS (structural insulated panels), these units offer excellent thermal value and strength. All their homes are built to an A BER rating. Unlike some other types of units, their units do not rot. Big Man Tiny Homes do not offer a five-year guarantee, we do not even offer a 10 year guarantee, they offer a 20 year structural guarantee on all of their tiny homes.

“I am a carpenter for the last 25 years and it was always bog standard building in terms of extensions and renovations. I went and did a bit of traveling and I was always interested in the tiny house movement and cabins. For a couple of years, I was involved with groups that worked in natural disaster zones that so when I came home, I bought a cabin and converted it so I saw an opening for tiny homes,’’ said JP Simpson.

Our customers are at both ends of the property ladder.

I saw an opening for tiny homes.

Big Man Tiny Homes goal is to create amazing, beautiful, well designed living spaces and with more than 20 years building experience in their highly skilled team, the Big Man Tiny Homes team want to make your dream tiny home a reality! The team custom build each home to their customers’ needs and wishes. Choose from one of their mobile home designs, home offices and studios designs or modular tiny homes designs and customise your build with features and materials to your liking. If you have a different design in your mind you can contact the team with your ideas and together you can discuss how to create your ideal home or office space.

“The modular side of the business was launched just over 12 months ago and we’re booked out until the end of 2021. Our customers are at both ends of the property ladder; a young couple who are trying to get themselves on the property ladder and older couples who are looking for a house to downsize. All of our units are built to the minimum of an A3 energy rating. We are a one stop shop and we can help our customers from the planning right through to the design they want. We can turn around an 800sm house in eight weeks. In terms of the future of Big Man Tiny Homes? “In the next five years, we’re hoping to move to a bigger premises and have our products on display. Our aim is to get people into their own properties whatever way we can without breaking the bank,’’ concluded JP Simpson.

EvoVolt are bolting

towards the future!

In conversation with Stephen Dempsey by Emer Kelly Images: Webpress

E

coVolt Ltd is a fully Irish owned company founded in 2003 by Stephen Dempsey. They pride themselves on their excellent customer service with their tech support fully understanding what is needed in todays energy sector. One of EcoVolt’s key specialities is the heating, hot water and renewable energy sector and are leading the charge with their innovative products. Quality and innovation are two key attributes that apply to the EcoVolt team and their products.

Here is what you can expect from EcoVolt; • Quality manufactured products • EIFI award winning company • Commitment to customer service and after care support • Qualified professional service team • Trusted by more than 6,000 satisifed Irish customers and trade electricians • 100% Irish owned and supporting Irish jobs.

EcoVolt are a SEAI Registered company, NSAI certified, nZEB professionals, Passive House Designer certified, an Enterprise Ireland HPSU Company, EMDA registered, MREF accredited and winners of several awards for their products in Ireland and the UK. “I’m in business since 2003 but turned my focus to electric heating in 2009 when I started to import some electric radiators from Germany to sell to Irish customers. These heaters had terrible controls so I started to build our own controls to integrate into them to make the user experience easier for my customers. In 2011, I put my first design together for my own suite of electric radiators with wireless radio controls. This product was called JouleTherm and in 2014, I launched the product onto the Irish market. To date, we have sold more than 17,000 of these fantastic heaters and in 2018 we were awarded the top prize in the Electrical Industry (EIFI) Energy Efficient heating product of the year,’’ said Stephen Dempsey.

We will always remain electric.

“We have continued to re-invest in new and innovative products in EcoVolt and our suite of products has grown to include some very efficient and excellent products for the homes of the future.

“In 2015, I developed one of the best electric heating products on the market and there is nobody else out there that has it. The product is called CeP and it stands for Carbon Electric paint. The paint is a conductive electric carbon paint and we screen print it on to plasterboards. The plasterboard is then installed on the partition wall and then plastered over and painted any colour of choice. This product is the go to product for high performance buildings with low heat losses like a passive house. The CeP is invisible and only heats up when required. When you couple this in a passive house with a mechanical ventilation with heat recovery system then it is a marriage made in heaven! The CeP has an international patent pending on the manufacturing process which is all done in Dublin and has picked up several international awards and interest,’’ enthused Mr Dempsey.

As to the future of EcoVolt?

We have continued to re-invest in new and innovative products.

“I was the overall winner in the Enterprise Ireland Sprint Program in 2017. Our company is 100% electric and it is also 100% efficient in how we practice business. We will always remain electric as this is the future for heating, hot water and transport,’’ concluded Stephen Dempsey.

ECOVOLT

CeP Heating System EcoVolt CeP fabricated panels are designed to integrate seamlessly into plasterboard system construction. Mounted on metal or wood partitions, the CeP panel is installed like industry standard plasterboards, with the exception of fitting screws to fix the electrodes. Once installed, 24V electrical connections can be made by using the CeP foil gripper system. A paper tape and joint or 4mm skimcoat finish is then applied before the final layer of water based decorative paint. The champion of new builds! Off site construction of the pre-fabricated heating system, integrated into the plasterboard means: - Rapid build construction & super fast installation - Nearly Zero Energy Building standard - Solar PV compatible - Low energy input for large surface heating area - Lower labour and material costs - Ideal Passive House Product - Low Heat Load When the heating system arrives to the site it is already embedded in plasterboard. It is quick and easy to install, EcoVolt CeP saves money on expensive labour and material costs in comparison to other systems.

Zero1 Ductless MVHR Zero1 Benefits. Simple installation, no ducts required. Ideal for new builds and energy retro-fits of buildings. Designed to work in airtight buildings. Extremely low running costs, low noise operation and remote control included.

De-centralised MVHR

Quick & Easy Installation

Ceramic heat exchange core

The Zero 1 is a de – centralised ductless mechanical ventilation system with heat recovery. With a heat recovery efficiency up to 90% and extremely low running costs of only 6 watts (€10/year) on high speed the Zero 1 is very energy efficient for new and retro-fit air tight buildings. Excellent indoor air quality is achieved as each Zero1 unit can deliver a maximum ventilation rate of 60m³/h. The Zero1 uses a brushless bi – directional motor and has 3 modes of operation, fresh air mode, exhaust air mode and cycle mode. In the cycle mode, the motor switches its cycle every 60 seconds and as the stale air is being exhausted out it passes several filters and a ceramic heating core. The ceramic heating core is heated up waiting for the motor to swtich to fresh air mode. The fresh air passes through the heated ceramic core and recovers up to 90% of the heat and sends it back into the room.

When it comes to building an air-tight building, mechanical ventilation is one of the most important pieces of kit required to allow the structure to breathe. It is essentially the lungs of the building. Detailed planning is required to plan duct routes through web joists and attic voids back to the central fan. This is all very achievable on a completely new build dwelling when there is a blank canvas to work with. When working on an energy retro-fits or extension to the property, the luxury of having exposed ceilings and routes for the ducting is not always there. This is where the ZERO 1 will have a greater advantage over the centralised system. The installation is very straight forward. A core hole in the location where the unit is going and a small power cable is all that is required. Installation can be less than 30 minutes for each unit.

At the heart of the Zero1 is the ceramic core heat exchange unit. This core is protected either side by special filters that trap VOC’s on exhaust and supply mode and only allow air to flow through. Every element inside the Zero1 is removable for cleaning ensuring quality fresh heated air is supplied into the building. This feature also eliminates the requirement for expensive service professionals to carry out maintenance works as it can be easily done by the homeowner. It would be like cleaning out a domestic vacuum cleaner. Designing a ventilation system for a new home or renovation could not be easier and be in full compliance with the new building regulations and nZEB. One Zero1 unit is capable of extracting 60m³/h (16.6l/s) at high speed. According to the TDG Part F 2019 regulations the minimum extract rate for a kitchen is 13l/s.

ru Joinery is an Irish owned business and we were established in 2007, they are part of the Aru Grupp who have been producing timber – alu clad windows & doors since 1995.

Aru Joinery has grown well in the domestic & new build markets whilst cautiously choosing their commercial projects. Their years of experience on site with builders, architects & structural engineers will give you peace of mind when you choose Aru Joinery. Today Aru Joinery is a noticeable force & leads by example in the windows & doors market whilst keeping a very personalised service ” to ensure your house becomes your home.” They offer a simple yet detailed process & they will arrive on the given date that they confirm at the order stage and all their products are custom designed and plenty of colours to choose from. “We moved to Dun Laoghaire in 2013 and we opened a showroom in Patricks Street and we opened our second showroom in Dun Laoghaire in 2018 and that showcases our steel and aluminum products,’’ said David Fitzgerald. “It’s nice to have both of our showrooms so close together as well as being able to showcase our products. We thrive on the sevice that we provide to our clients and we have a fantastic follow up service. As to the future of Aru Joinery? “We will stick to what we are doing right, the products that we sell are fantastic and the service we offer is great. I would like to secure Aru Joinery into one big showroom rather than having two premises as it would be a bit more manageable. We’re going to stick with the products we have and as we specialise in a specific area I’m determined to continue doing what we’re doing and doing it to a good standard,’’ concluded David Fitzgerald.

We will stick to what we’re doing!

The last few months have been testing for the company but since coming back to work after lockdown, there has been a boom and it is very hard to keep up with the work! We’re a nationwide company so we will travel to wherever our products are needed.

ever evolving service

In conversation with Lukas Kadlik by Emer Kelly

M

asterTherm Ireland is an Irish owned company and it is part of the MasterTherm Europe group. MasterTherm has over 25 years experience in residential, commercial and industrial heat pumps manufacturing. The company operates a ‘factory to client,’ strategy, making sure that all projects are carefully planned and implemented to optimise heat pump system performance and lifespan. “We believe that a heat pump is not something that should be purchased off the shelf but built and optimised to suit both the client and the building needs. We can use the purchase of a new car as an example. You can pick any major car brand model but then you also choose performance and accessories based on your needs (automatic gear box, air conditioning, colour etc),’’ said Lukas Kadlik.

A heat pump is not something that should be purchased off the shelf.

“It is also important to control the heat pump and heating distribution correctly and reduce or eliminate third party control systems. This maximizes efficiency and also allows features such as cooling via under floor heating, system self-learning, auto-adaptation and many others. “Our range of heat pump systems cover all variables, whether it is a contemporary house on the coastline with aggressive and highly corrosive sea air, a mid-terrace house in the middle of city, a building with no outdoor space or large houses with big heat demands,’’ added Mr Kadlik. “We encourage our clients to connect all systems to the internet for fine tuning and reporting. Data from all systems are then logged and used for optimization or troubleshooting. Once connected online, each MasterTherm system comes with a 7 Year manufacturer’s warranty, giving each client peace of mind.

We provide products and services for existing or new build houses.

We provide products and services for existing or new build houses. If you have considered a heat pump for your existing house but you are not sure about suitability, get in touch, we will be able to advise you and provide full support on your journey to sustainable living. ROOM to improve in

KILDARE A beautiful renovation in Athgarvan Words: Emer Kelly Pics: RTÉ Press Office & Coco Content LTD

D

avid and Nessa Conlon’s split level house is in a cul-de-sac, close to The Curragh in County Kildare and was full of interesting quirks, like curved interior walls, a corridor with seven doors leading into bedrooms and bathrooms and most alarmingly - a 600

square meter garden, with a 40 degree slope rising to a height well above the roof of the house. With a budget of more than €220,000 Architect Dermot Bannon had a huge challenge on his hands both inside and outside the house. This jovial couple appeared on the most recent series of the RTÉ programme ‘Room to Improve,’ last September and here, Mrs Conlon talks to us about the beautiful home she ended up with. “When we applied up to participate in Room to Improve we never thought that we would be selected. It was always a pipe dream that we would ever have a house designed by Dermot Bannon,’’ explained Nessa Conlon. “When we got the call to say that we were selected I nearly crashed the car with excitement. We did however have to think twice about it because obviously you are exposing yourself to the nation but the pros well outweighed the cons. The programme went down very well and rather than the show being focused around us it was focused around the house, the garden and the involvement of Diarmuid Gavin as well. We pinched ourselves when we heard Diarmuid Gavin was getting involved, he had a vision for the garden to do something different and we didn’t need a football pitch for a garden. There is a large green area just down the road from us. The garden works so well for us, it is unique and relatively free from hard work. It needs to be pruned once a year along with a bit of weeding. “It was very easy to work with Dermot Bannon and he is an expert at his trade. We trusted Dermot and I think he may have felt more pressure because we didn’t really question his decisions but he didn’t push his decisions on us either. We worked together,’’ added Mrs Conlon. With this being the Conlon’s third move, it was imperative to them that they ended up with a forever home in Kildare and seeing as these houses don’t often come up for sale, it is a rather unique house to live in. “There is nothing we would change about the house and it just works for us as a family. We have four bedrooms, the open plan space isn’t too big and it works for us. We have the den area which can be closed off when either the kids or us are using this space. I think it is very important to have a separate space that you can close off (like our den) especially when you have open plan living,’’ she enthused.

IMPROVE IN KILDARE

In terms of what attracted David and Nessa to buying this house? “A couple of things caught our eyes about this house and location was one of them as very few properties like this one come up around the Newbridge/ Athgarvan area. We were after a house where you have your own privacy but you also have neighbours and the layout of this house was also rather different. “We didn’t want to live out in the countryside or to be isolated but we also didn’t want to be on the road night and day with the kids either. There is also a local link bus that they will be able to use when they get that bit older. The house is a split level bungalow and in my opinion it is an attractive house,’’ added Mrs Conlon. As to any advice Nessa would give to anyone who is about to embark on a renovation project? “I definitely think people are naïve when it comes to the cost of renovating. When you are doing a project like this (our house) you want to do it properly and you want to finish it, you don’t want to finish it off six months later and luckily we were in the financial position that we could do that through hard work and saving really hard. “The biggest thing to understand is that you are going to spend more than you think you are going to spend. It is clients expectations that drive the budget and that is so true. To get good quality stuff (appliances, flooring, kitchen etc), you will pay for it. Everyone that worked on the project was fantastic,’’ concluded Nessa Conlon.

C

onneely Wessels Architects is an architectural practice based in Kinsale, County Cork. Their practice aims to provide a responsive, imaginative and professional service, tailored to the aspirations of each of their clients, and to deliver quality results regardless of commission size or type as well as seeking to develop sustainable designs which fulfil the expectations of building users, address their physical and cultural context and allow effective solutions for procurement and construction. Their work includes all types of planning, design and their range of services extends from acting as consultants, providing strategic advice on development, regeneration and conservation, to providing full architectural services for building projects from inception to completion.

They advise and enable clients at various stage of their projects from initial project definition and feasibility through to general estate and facilities management. They also offer clients the cost benefits, ease of management and synergies of a single point of contact for all construction services from project inception through to completion. In 2018 the practice were approached to re-organise and extend a 1970’s bungalow to take advantage of the stunning views over Charles Fort in Kinsale. The original dwelling was built as part of a development in Summercove entitled Haven Hill. “The bungalow was dated and required extensive refurbishment. A sun room, that was a later addition, was in poor condition, and blocked daylight to the kitchen. www.hom ea nd b uild .ie

The layout also did not meet our clients’ needs for modern and open plan living, nor did it maximise the views,’’ said Architect Lizette Conneely of Conneely Wessels Architects. “A standard approach would have been to extend the existing building footprint to the back of the existing house, or even to extend upward, with a first floor footprint, to provide the additional footprint the brief required. “However, our innovative design solution was to extend the house to the front with a wrap around extension, to maximise the opportunity for stunning sea views from house. This inventive design approach also provided the dated bungalow, with a new frontage,’’ added Ms Conneely. The extension re-organises the house, placing the living spaces to the south taking advantage of the Harbour Estuary and Kinsale town views. The design of the new wrap around extension, is conceived as a ‘framing’ or ‘viewing device’ that frames the panoramic view over Kinsale harbour and out over the Atlantic to the Bulman Rock. The views are framed through a series of fin walls that echo the angular em-battlements of the nearby Charles Fort. “The layout of the existing house was also improved, by reorganising the accommodation. The bedrooms are aligned in a bedroom block, with the master bedroom awarding sea views and views onto a private courtyard, that is sheltered from the elements,’’ enthused Lizette. “The kitchen, dining, living room and snug rooms are reorganised to along the front of the house to maximise sea views with access to a sheltered terrace along its frontage.

34

“Simple and straightforward measures were IMPLEMENTED.” The kitchen, dining, living room are linked in an ‘enfilade,’ with large sliding doors. The open plan space can be subdivided, into discrete zones as family life dedicates to provide acoustic and visual privacy. “Apart from the innovative design solution of extending to the front of the house and providing the house with a new frontage, the building fabric was also improved to exceed current building regulations standard,” she added. As to whether or not there were any problems encountered throughout the project? “The most challenging part of the transformation, was to set-out the fins during the construction stage, to insure that each view is framed precisely to maximise the stunning views,’’ enthused Miss Conneely. The elevation of fins, frame panoramic views over Kinsale harbour, acting as camera lens. The fins also serve to support the roof overhang and provide shelter to the terrace and solar shading. The architectural practices approach to innovative sustainability solutions on the project was to make substantial environmental benefits from a number of quite simple and straightforward measures to reduce resource consumption.

They are here to design a home that works perfectly for their clients and their family, not a project that will just look great in a portfolio. This can only be achieved by truly listening to what the client has to say, both positive and negative. They adopt an approach of hold your hand throughout the entire design and construction process, taking clients step by step from developing the initial design through the final construction. Throughout their unique process, they can design a home that meets their clients needs, lifestyle and budget, achieving successful results while eliminating the unnecessary headaches and possible projects that can typically arise during construction. Their design process commences with detailed site analysis that informs initial concept sketch designs. CWA develop several design options for discussion with their clients. They also utilise 3D computer models throughout the design phase to allow clients to visualise the clients new home better and therefore make more informed decisions. This provides the comfort of knowing exactly what their new home will look like, before starting construction, eliminating unnecessary change orders and saving you money. Through their professional experience and efficient design, they can help their clients maximise their investments by reducing the cost of construction, reducing energy consumption and potentially increasing the future resale value of their property. They can also streamline the construction process by assisting in the selection of qualified contractors and monitoring the conditions on job sites (when selected.).

These measures ranging from re-using as much as possible of the existing footprint of the original dwelling to reduce foundation works, high levels of insulation and exploitation of building mass through use of external insulated render system with air-to-water source heating, provision of heat recovery system, passive solar control, low energy controlled LED lighting and choice of sustainable building fabric materials and finishes. Conneely Wessel Architects believe in design excellence through carefully listening to their clients needs and goals, not by imposing their overall ideas onto your project. www.hom ea nd b uild .ie

35

TREASURE IN CAVAN

“The LAYOUT of the existing The practice works thoroughly throughout the design detailing phase to develop a set of accurate drawings and specifications based on the projects’ exact wants and needs. Their detailed tender and construction package preparation allows them to eliminate the change orders that typically increase cost of construction. They view the lifetime characteristics of the project with equal enthusiasms as the initial commission. The practice design buildings which are thoroughly worked out both inside and outside. Internal space will function for their intended use with their objective to exceed the high expectations of their clients and the people and families who will settle in the buildings that they design. Conneely Wessels Architects bring specific skills to the design process to achieve a quality, innovative and cost effective solution or our clients and these include: project leadership, effective communication, sustainable environment, extended skill sets and thought leadership. The floor was insulated and the floor build-up was finished with a polished concrete floor. Polished concrete is an ecofriendly floor finish solution that, combined with underfloor heating, provides a thermal mass that retains and radiates heat. It not only is an aesthetically pleasing finish that reflects light, but also a cost effective floor finish solution. Simple and straightforward measures were implemented to improve the sustainability of the house such as installing an external insulation system, a heat recovery system including an air to water heat pump was fitted, a polished concrete floor

HOUSE was IMPROVED.” with underfloor heating was introduced throughout the house and sustainable building fabric and materials were introduced includeed low energy controlled LED lighting throughout the entire home. As to Ms Conneely’s overall thoughts on the project? “Generally, the definition of an extension is considered as an add-on to the side or back of an existing dwelling. By extending the existing house to the front, we added value to the house, not only by adding additional space, light and maximising the views, but by providing the house with a completely new front façade,’’ said Lizette. “Internally, remodelling and re-imagining the interior layout, by creating flexible open plan living spaces that responds to modern family life has greatly improved the functionality of the home. The living spaces are now filled with light, maximising the sea views and extending to the front, has given the existing dwelling a completely new lease of life. “Externally, the introduction of fins frames the incredible views over Kinsale Harbour and Charles Fort, is very successful. The fins resembles the angular embattlements of the nearby Charles Fort, but also serve a functional purpose, i.e. supporting the roof overhand and providing solar shading to the South Facing windows,” she enthused.

“The home owners are delighted with the transformation of their home. Not only does the new layout respond to their way of living, maximises the incredible views, but the improvement and upgrade of the existing building fabric to meet current building regulations, resulted in a much more sustainable home. This has reduced resource consumption and has made the house a much more comfortable and low maintenance to live in,” concluded Lizette Conneely.

Your journey to

zero-carbon living starts here Starting with the easy wins and going solar by Emer Kelly Images: Webpress SolarShare’s mission is to enable Irish homeowners to successfully make the transition over the coming years to zero-carbon living. Today that can start with generating and harnessing their own electricity from sunlight using solar PV panels and energy storage batteries. Technology and legislation are evolving that will allow communities to come together to generate and share their own clean electricity. Known as a Virtual Power Plant (VPP), a community of homeowners can join together and collectively share in the ownership of a clean energy producing resource. The good news for homeowners is that an investment in a solar system is like the investment in your home, an asset that offers attractive returns over its lifetime because it is providing an essential service. SolarShare can assist you when it comes to plugging into solar energy. Here’s how to start your journey; The first step on your journey to a zero-carbon lifestyle is to arrange a FREE online rooftop demo, carried out using satellite images of your home. The session is your chance to get all of your questions answered and to see what solar PV can do for you. Once your order is placed, your SolarShare Energy Consultant will handle all of the required paperwork and coordinate the installation on a date convenient for you. It may seem like a big commitment having solar PV panels installed on your roof, but that’s where SolarShare’s expert installation teams come in. A typical installation can be completed in a day. Disruption is kept to a minimum, and your Energy Consultant is on call throughout the process. Once the installation is complete, your Energy Consultant will walk you through the operation of your solar PV and battery system and they will be your go-to person for any system-related questions. Because your solar system will eventually be connected to the SolarShare Virtual Power Plant, it is in their best interest long-term to make sure that your system is always operating at peak performance.

Sustainable lifestyles are better, and inevitable.

Despite the relative youth of the renewable energy sector, and solar in particular, the SolarShare team’s combined experience spans decades, with a strong focus on community energy, having overseen large portfolios of both groundmount and rooftop solar. SolarShare’s mission is to help Irish homeowners on their journey to zero-carbon living. Ireland is one of the worst performers in the EU on per-capita carbon emissions and Irish homeowner’s account for about 30% of the national total energy-related emissions. The goals set to meet climate objectives by 2030 and beyond can only be achieved if homeowner’s get on board in large numbers. Over the next two decades, SolarShare wants to help communities make the transition to zero-carbon living as simply and cost-effectively as possible. Their vision is a country with the lowest per-capita carbon emissions in the world, a leading example for all. “I did a Masters in Renewable Energy in UCC in 2006 as I could see the scale of the transition ahead of us, the last time it happened was the era of Edison and Tesla,’’ said Richard O’Rourke. “ The average home in Ireland is generating about 13 tonnes per year of carbon emissions. Installing a solar system in your home could generate up to 80% of your own electricity and reduce your carbon emissions by nearly two tonnes. “Our national ambition should be to get every home in Ireland to an A energy rating by 2040,’’ added Mr O’Rourke. As to the future of SolarShare? “We want to continue inspiring people to start their journey’s to zero-carbon lifestyles today,’’ concluded Richard O’Rourke.

Join us on the journey.

SWAV.ie is a painting contractor within the midlands region and Dublin. Swav is an interior and exterior painting service for both private and commercial customers. “As a contractor and painters I do my best to finish the jobs with specific specifications. I’ve been doing site work as well as private residences, new builds, extensions and renovations,’’ said Swav. “Over the years, I’ve realised that the key point is to know exactly what the client needs, wants and their real budget. Only then all works can be done with satisfaction on both sides making it a win/win situation. “I really enjoy working on private houses and renovation jobs instead of big site works. I like to be focused on quality, precision and appreciation of the hard work which is required to get the houses done in the proper way,’’ he added.

Most of the time my clients words are; “you have transformed this space,’’ as many times they are not able to choose colours and find the perfect match that suits themselves and their house as well, concluded Swav.

I’ve realised that the key point is to know exactly what the client needs.

A Marvellous home in

SANDYMOUNT www.homeandbuild.ie

47

KERRY HIDDLESTON Originally, Kerry wanted a white box, but then she decided to add some curves for interest, including a curved wall in the living room and a curved stairs, and the builders obliged in every way. She also wanted a wall of glass in the new kitchen and light wherever possible. The house now has a large open-plan, kitchen/dining/ living space and a study on the ground floor, while upstairs there are four bedrooms, one en suite.

A

ccountant turned Interior Designer Kerry Hiddleston lives in a delightful home in Sandymount with her husband Patrick O’Grady and their four young children Will, Vivienne, Harley & James. Ms Hiddleston decided to make the transition to interior design whilst on maternity leave and hasn’t looked back. Her focus on understanding the client’s needs and delivering a beautiful and practical space with wow factor. She often works on family homes and as a mother of young children understands the needs of parents to provide spaces that work for all the family and that they can be proud of. Here, Ms Hiddleston talks to this publication about her marvellous family home. “We lived in a flat in Sandymount and Pat saw this. It was very higgledy piggeldy, with lots of little extensions and in a terrible state,’’ explained Kerry Hiddleston. “We bought the house and continued to live in the apartment until baby number two was on the way and then we decided to make the house a home. The house was a 150 years old, but it had no original features - the 1970s hadn’t been kind to it. There was nothing to keep, so we knocked everything except the front wall and a side wall. “The roof was fine and we added the kitchen extension. We’re very lucky, it’s more like a new-build,’’ enthused Ms Hiddleston.

“In terms of the interior of the house, I am crazy about art and there are some things that I will spend money on and there are some things that I won’t spend money on! For instance, I found the green chesterfield sofas on Done Deal and I bought them off a farmer in Meath for little or nothing,’’ revealed a laughing Kerry. “Our hall is dark blue and that is because I bought a really nice seascape that I absoultely adore and I thought that if the hall was blue that it would be interesting to arrive in through the front door to a dark space before moving on to a light filled space and that the dark blue would make the painting really pop. “Similarily the green room is quite dramatic but that colour was picked because green is a relaxing colour and it is a reading room. I also bought another amazing painting that has gorgeous shades of red, green and blue in it and I thought the green would really make that painting stand out. “Our home is very much a convivial space and it is somewhere that you want people to enjoy being in rather than having them thinking that they have to stand on ceremony,’’ she added. As to Kerry’s overall thoughts on her home? “We love our home because it works for us and it functions really well for our family. There is a spare room upstairs that we haven’t done any work on yet but it will be tackled! My favourite space in the house would definitely be the front room because it is a reading room and I love reading, there isn’t a television in there so the kids tend to leave me alone when I’m in there! “I loved renovating the house and we had a really sound builder working with us. The process wasn’t stressful, it was really enjoyable,’’ concluded Kerry Hiddleston.

People haven’t gone on holidays so they are investing in a new kitchen or re-designing their living room; it has been a very busy few months for the business. “People are appreciating their homes a lot more as well as realising that they don’t have to spend a lot of money to have the space that they really want and investing in an interior designer can be money well spent in the long run,’’ enthused Ms Sorensen. As to the future of Aspect Interiors? “I’ve definitely got to the point where I would like to expand a team of more designers. I’ve just launched my new website which also showcases some handpicked interior products and that is working out quite well so I’m hoping to continue to build on that. I would like to open my own showroom in the future but I think for now making sure my clients are happy and looked after is what is most important to me and Aspect Interiors,’’ concluded Brenda Sorensen.

We would be looking to expand in to the green sector or the small home renovation projects,’’ he enthused.

We have a work force of close to 20 people and that is a mixture of office and onsite staff. Achieving client satisfaction

In conversation with Dermot Flynn by Emer Kelly

MCF

Projects is a full service boutique construction company specialising in ICF. Whether it is a new build, extension or renovation MCF Projects provide a second to none service to every customer along with trademark outstanding quality. “We specialise in ICF and we do new builds, extensions and renovations, offering the full build package which is tailored to the clients wants/needs. We use ICF as much as we can in our new builds as we find ICF very efficient and it results in a faster build in comparison to the more traditional building methods,’’ said Dermot Flynn.

Extremely energy efficient

Currently we’re working on an extension and renovation project in Ranelagh D6, a new build in Naas and we are completeing an ICF package of 30 houses in Youghal in Cork. In the pipeline we’re doing a demolition, Design and build in Kilkenny City and we’ve an extension project in Leopardstown,’’ added Mr Flynn. “When it comes to the business my biggest thing is achieving client satisfaction, because the clients are depending on you as they want you to deliver their end result & advise them along the way. We are straight with people from the get go and we always want to work well with our clients whilst ensuring the project runs smoothly ,’’ added Mr Flynn. “Every project is different which keeps the work interesting.

In conversation with James Gorham by Emer Kelly Images: Webpress

In terms of advice he would offer anyone before rushing in to purchasing solar energy products? “I would advise people to research the product they are getting and home owners need to know what product they are buying and investing their money in as some of these products have a five or 10 year guarantee. People need to make sure when they are buying a solar pv product that they know what they are getting for their money,’’ he enthused.

Neutrals will make a comeback.

B

orn and educated in Australia, Sinéad Kelly Studied Applied Design –Interiors in a leading Design college in Sydney.

With many years’ experience designing and staging residential and commercial properties around Sydney and NSW. Sinéad went on to become a colour consultant working with Dulux colour centres as an advisor for colour schemes for residential and commercial developments, including food and beverage and recreational establishments. Staging and styling Homes in NSW for preparation of sale continued her career. Relocating to Ireland in 2016 Mrs Kelly took on a role as Interior Design Consultant for large retail chain NEXT and as Home Design Consultant; covered many Homes and advised many home owners throughout Munster including Counties Cork, Limerick, Waterford, and Kerry. A qualified cabinet maker, Ian trained in Cork with Glen line fitted furniture. In his time with Glenline Ian was workshop supervisor before immigrating to Australia in 1999.

Mr Kelly quickly found employment with well-known and very reputable companies as a cabinet maker, manufacturing Kitchens and fitted furniture. This led to his appointment working with an architectural firm manufacturing and fitting bespoke furniture for very high-end budget, stately homes and largescale property development. Furthering his career Ian studied and obtained his construction certificate and license accessing all site safety tickets, including specialty confined space, and working at heights for all major commercial developments. Widening his knowledge led Ian to become a much sort after tradesman. Ian worked for a large construction company in Sydney NSW as a project manager for large scale property developments. Returning to Ireland after 18 years took some adjusting for us both, however Ian started back in his trade contracting to Cash & Carry Kitchens while putting the building blocks to establishing our own company. Ian fitted and installed kitchens and wardrobes throughout Munster, to date Ian continues to have a great working relationship with Cash & Carry Kitchens.

“I was always fascintated with interiors from a very early age and I started my career path in a different industry and then I realised that I wanted to work in interiors so I studied in a very prestigious college in Sydney and over the years I studied a lot of colour theory,’’ explained Sinéad Kelly. “I’m a regional consultant for ColourTrend and I am honoured to work alongside Colourtrend as I believe in their company ethos and genuinely adore the colour palette. “Myself and my husband Ian are married for the last 19 years and he is a cabinet maker by trade and we have created a company that incorporates both interior design and bespoke furniture so we are able to give our clients a very unique experience as in we can take care of a major portion of their home and how their home looks for them and it is also important for us to understand our clients. “We set our business up three years ago and business is going brilliantly. It doesn’t feel like Ian and I work as a husband and wife team and to be honest I think it is the passion of what we do that drives us. When we are in the office, we are colleagues but when we are at home we are a parents as well as a husband and wife. I know how Ian works and I know the pride he has in his bespoke work and equally he knows how I work and how much my clients mean to me. I don’t think we could do this work with anyone other than each other as we have a great understanding of what we both hope to achieve,’’ enthused Mrs Kelly. As to the future of the business? “We have a staff of cabinet makers that work with us and we’re very keen to give apprentices a start in the industry and we have a lovely apprentice that is with us at the moment and we’re enjoying showing them the ropes. In the line of work we do, a young person can’t get very far without experience so Ian has the patience to teach the apprentice. “We would like to expand the showroom, warehouse and the office if things continue to grow the way we think they are and then we would like to take on teams of cabinet makers and designers so as we can mulitply ourselves,’’ she revealed. In terms of interior design trends that are going to be popular over the next number of months?

Neutrals will make a comeback with a very organic feel. Real and faux foliage will feature as will light woods, wall paneling and lots of texture will be seen on a 2021 design concept. I think houses are going to start incorporating a study/ office space. The industrial trend is becoming a very big trend in Ireland as well, concluded Sinéad Kelly.

Business is going brilliantly.
