Hello there and a very warm welcome to the brand new and incredibly shiny edition of Build & Renovate - at least something is brightly around here these days as the sun certainly isn’t! In this edition, we have a mixed bag of properties and content that is sure to catch the eye as well as the attention of our beloved readers. First up and acting as our cover property, we feature the fabulous home of Stephanie and Graham O’Sullivan and it is most certainly mind blowing! This couple sold their home in London and were looking at properties that would suit both themselves and their young daughters Sally & Sofie. What was originally a leather goods warehouse was soon to become the site that would become their forever home.

were both working full time when trying to design it and with two kids really was hard. We hired a technician to take on the detailing once we had planning permission which was an incredible relief. We did enjoy the process once we got past the early stages,’’ said Stephanie O’Sullivan.
Next up we scoot over to marvellous Malahide where Interior Designer Jackie Tracey discusses a new build project. This four-bedroom semi-detached home is situated in a cul-de-sac, in a beautiful country setting off the back road in Malahide. It was a new build and so a complete blank canvas. We were hired to provide a full interior design service for this project, selecting & sourcing all fixtures & fittings, furniture and finishes including flooring, tiling, & window treatments,’’ said Jackie Tracey.
“The client brief was to create a warm and cozy, light-filled interior with a soft neutral palette. They wanted it to feel homely yet light & airy. They also wanted a classic interior that would stand the test of time,’’ she added. For something a little bit different, we talk to David McManus of Premier Timberframe Homes about a recent four bedroom project he has worked on. We also feature the home of Richard Rodgers and a project by Damien Harrington of Cook Architects. Our favourite builder, Peter Finn aka Pete the Builder discusses how the construction industry is going through dramatic advancements both on site and at office level. “We are living in a time when a foundation can be dug, or a wall can be built, and you can see it all actually happen on social media before the cement has even set,’’ said Mr Finn.

S
tephanie & Graham O’Sullivan most certainly are the dream team as one is an Interior Designer and the other is an Architect! Mr and Mrs O’Sullivan had sold their home in London and were looking at properties that would suit both themselves and their young daughters Sally & Sofie. Here Mrs O’Sullivan discusses her fabulous family home in Cabra in the heart of Dublin. “We were looking for a doer upper in and around Phibsborough, Stoneybatter and Glasnevin. We were really drawn to

Stoneybatter as it has a lovely local feel with some gorgeous houses with massive potential. It is so central within walking distance of the city centre, but also easy access to the M50 and on the doorstep of Phoenix Park,’’ said Stephanie O’Sullivan.
“We went to view a house on Aughrim Street which left us feeling very disheartened as it needed so much work and had already had offers way over asking price - and that was what seemed to be the case for all properties that were available so that night we discovered the warehouse on the estate agents website in the

commercial section and knew it was a much better option for us,’’ added Mrs O’Sullivan.
What was originally a leather goods warehouse, was soon to become the site that would eventually house the O’Sullivan’s home. They bought the site and the house was derelict as well as hidden behind a row of houses. The building was knocked down with the couple opting to pay homage to the site’s original purpose by keeping the look of their home industrial.
We did enjoy the process once we got past the early stages.
As to advice Mrs O’Sullivan would offer to anyone who would like to begin work on a similar site and turn it into their home? “Don’t worry about the challenges and work with an architect from the start to plan everything. Check past planning permissions for the sites and access or ask your architect to. It is increasingly difficult to get sites like ours now so if someone should have the opportunity then grab it with both hands!”

In terms of how the project went for the O’Sullivan’s?
“Overall the project ran very smoothly for us as we had put a lot of detail into the drawings leaving very few decisions to be made prior to building. There were no major difficulties, just some delays with the glazing and concrete pouring, but we still managed to build it in only 15 months which is good considering it was quite a brave build process for such a restricted site,’’ she imparted.
When it comes to the layout of this stunning property?
“The ground floor is mostly open plan. The main door opens into the entrance hall which is zoned by a central joinery unit which also doubles up as the kitchen on the other side. The kitchen table is central to the space which opens out to the internal courtyard and the living area has a double height space snug area. “The only ‘room,’ on the ground floor is the main bedroom which has access to the ensuite without accessing the bedroom by way of a dividing screen which doubles as the headboard. The concrete stairs lead off from the main entrance up to a landing with our office, laundry (with terrace), main bathroom, open flexible space and a kids bedroom,’’ continued Stephanie.

Given how much we will be using it now - both of us - it would be great if it was on the ground floor with its own entrance to try to keep it seperate from the home but we are lucky to have the space we have anyway,’’ she explained. As an Interior Designer and with Graham being an Architect, how difficult was it when it came to designing your own home? Did they both enjoy the process or were there times when they would have liked to have had the opportunity to hand it over to somebody else like they would when they are working on a respective job?
“It was definitely challenging. We both have strong opinions and we were both working full time when trying to design it and with two kids it really was hard. We hired a technician to take on the detailing once we had planning permission which was an incredible relief. We did enjoy the process once we got past the early stages. “The cost of housing is an immediate issue and puts young families off city living. It’s impossible for young people to get sufficient finance together to purchase within the city. There is no lack of shops, schools and social infrastructure to hinder people living comfortably in the city. People just can’t get a foot in the door,’’ concluded Stephanie O’Sullivan.
“

“Our courtyard and main bedroom would be our favourite spaces. The courtyard plays such an important role by bringing light to the ground floor but it is also very sheltered so it really is so usable at all times of the day.
Having lived in their home for some time at this stage, is there anything that they would change or do differently in terms of layout etc? “We are lucky that we always factored in an office studio space. I think an open plan with working from home would be very challenging without another room to work from and to close the door on at the end of the working day.

It has mainly been through word of mouth and social media that the business has grown. “When it comes to the future of the business, I’m happy with how we’re progressing and I’m hoping to eventually open a shop where I can showcase what we can do as well as providing more people with our service,’’ concluded Tomas Walsh.

“I have always loved making stuff and with carpentry,I fell in love with it (carpentry) and it runs in my blood since I did my apprenticeship in cabinet making and courses in furniture design,’’ said Aaron O’Broin. “I started the business due to not being able to afford my now wife’s engagement ring. I worked Monday to Friday and then I took on an extra job at the weekend to purchase the engagement ring. I continued doing work on the side of my weekday job until I decided to go out on my own. “I always dreamt of having my own workshop one day and now I have that and it’s incredible,’’ he enthused.
“
I absolutely love what I do.
“Over the years I’ve built up my tool kit which then resulted in me being able to go out on my own and start my own business. When I’d finish a job, I would go off and buy myself a new tool as a reward. “I’ve been working for myself for just under two years and the business is flying thankfully. I took over the showroom a year ago and it was shut down again as quick with the restrictions but since reopening, it has been non-stop. I opened the showroom with my business partner Woitec from EcoFireplace.ie. Since we put our heads together we grew both businesses together because without his fireplaces I wouldn’t have such a good business! added Mr O’Broin.
“My work is mainly word of mouth and I can almost guarantee more work coming in from a job when I’ve finished it. I making doing something different, I can design jobs with a computer package but everything we do is done step by step with the customer. I absolutely love what I do,’’

As to whether or not there were any difficulties or delays encountered or did the project run smoothly? “It was a new build project and there were construction delays which can often be the case. This meant delays in us getting in to start on the interiors, and having to reschedule tradesmen etc.

“In terms of technical details, there was no fireplace in the property and the clients really wanted the cozy feel of a real fireplace, so we built out a stud wall to house a gorgeous white stove & placed a chunky piece of reclaimed wood above it to create the perfect focal point in the dreamy living room.This gave them the exact look & feel they were looking for with none of the mess of a real fire,’’ explained Jackie.

I know most people are so eager to get into their new homes and want everything moved in, unpacked & decorated straight away!, But if possible, it might be worth allowing a little grace time when lining up deliveries/ tradesmen to start,’’ continued Ms Tracey. “New builds can be daunting as they are such a blank canvas, and very often clients have no idea where to start! So I would suggest while waiting for your keys, start collecting images
“It is also important to make a priority list for the different spaces. That way you know where to focus your budget on, and even if you can’t buy everything you’d like all at once, the pieces you do buy are chosen within the context of your overall scheme. And bit by bit you can add to it, gradually creating your dream home,’’

No painting or treatment is ever needed externally. We’re manufacturing timber frame kit houses which are completely erect. We’re aiming at the self builder and it is up to the homeowner to do the wiring, plumbing, plasterboard and the finishing touches. These units are of marvelous value and there are a lot of positives to these units,’’ said David McManus.
“A lot of people are buying the units and they are building them in the countryside but it would be great to get them built in towns and villages and make them known to the public. “We would be hoping down the line to have housing estates of our units as they are so cost effective, especially with the housing crisis at the minute,’’ added Mr McManus.
“The unit is the same structure as a normal roof in Ireland and the structure will last between 60 to 100 years if you look after the unit. “It is also probably easier to add on a timber frame extension to a timber frame build than it is to add a block extension to your standard block frame home,’’ concluded David McManus.

Granite Tops became a reality in 2004 when Colin Sullivan took on a lease for a worktop workshop in a repurposed mushroom shed. From here Colin turned people’s dreams into reality and made worktops affordable and accessible to everyone. This small cramped space proved to be a blessing in disguise, it forced the team to develop a process to provide short turnaround times from template to installation and allowed them to finesse perfect techniques to give perfect finishes. Even with the increased level of business over the years the team have managed to hold onto our customer service values and level of satisfaction from sale to fitting.

anya Lee Conroy and Noel Conroy live with their two daughters in a modernist home in County Galway. The house is built on Tanya’s parents’ land and where her Grandmother’s cottage used to be. Tanya and Noel were involved in every design detail of the home. They both work in a commercial property development company and project managed their self-build themselves. The design process started in 2015 with their architects, they broke ground in March 2018 and completed it in December 2019. The house has a timber frame and a flat roof rubber mem-
brane. The materials they used are materials you would expect to see in the West of Ireland; dry field stone in keeping with the Connaught landscape, and a Corten steel hat which is typical of rusted roofs you see in a traditional farmyard. They both have a passion for mid-century design and good craftsmanship. They have a lot of bespoke furniture and they wanted their home to be bespoke to their family. They describe their style as a mix of mid-century and modern design. Tanya’s Dad did a lot of work in the house and built their 6.5-metre-tall board mark concrete wall that is an important feature in their home.

“We always loved Mid- Century design and open plan living. We wanted to marry these styles with materials that are both sympathetic to where we live in the Galway Countryside and materials that would help ground the design. We were so lucky to have a working relationship with our architects Taylor McCarney so I think this made the process so much easier,’’ said Tanya Lee Conroy in relation to the design of the property.

“We were maybe three years between design and planning, which to be honest gave us plenty of time to really live with the design and tweak anything. We built the house by direct labour, so we managed the build ourselves. It’s not something I would recommend if you don’t have any building or project management experience, we were lucky, Noel works in the commercial building industry so he was well used to managing projects. From the day we broke ground the build went very smoothly, we didn’t put any pressure to have it finished under a certain time frame, we wanted it to happen as organically as it could. Every trade we hired and materials used we tried to source them as locally as we could. Building such a large building we were conscious that we wanted to build it as sustainably as we could. “The build took 19 months from the time we broke ground,’’ added Tanya. As to the layout of the house? “Our home is our modernist take on a West of Ireland Shed. The house was positioned around three important focal points, an old pig shed I grew up playing in, an apple tree the last remaining apple tree of my Granny’s orchard and Knock Ma (the hill of the fairies).
The house is a series of three rectangular blocks, the living block, the bedroom block and the master bedroom/office block which sits on top. The outside is clad in Dry field stone from the field beside the house and the first floor is topped off with a Corten steel cladding as a nod to rusted old sheds which are synonymous with the West of Ireland landscape.
When it comes to Tanya’s favourite part of the house?
“I love the open plan space, it is bright and airy and it’s full of our favourite furniture and art work and it’s always a hive of activity. I also love our entrance hall, the board mark concrete wall that my dad created, you get a real sense that it’s the spine of the home,’’ enthused Tanya. Having lived in their home for less than two years, is there anything that the couple would do differently?
“We are really happy with how everything turned out in the house, I think this is because we took our time in design stage and we didn’t rush any decisions, I also think the project turned out so well because we asked each trade for their opinions, we wanted them to be as invested in the project as we were and I think this is very evident throughout the house.” In terms of any advice Tanya would have for anyone who may be about to embark on a similar type of project?

“Pushing boundaries in design is not the easy option, it is more detailed, time consuming, costs will be higher and a bigger contingency will need to be considered.
Self build wouldn’t be something I would consider in projects like this if we didn’t have experience in the construction industry. An architect is not an extravagance in a design like this; they are what makes a design like this,’’ she explained. And to conclude; “The build of our home was a joy of a process from start to finish for us, honestly I found planning a wedding more stressful! Building and design is in our DNA you could say with both our families in the building trade so it was never a question of will we build but when.
“I am so proud of what we created, the mark we have left on Irish architecture and this was a collective by ourselves, our Architects Taylor McCarney Architects and all of the trades that worked on the house and the incredible site which has always been home to me,’’ finished Tanya Lee Conroy.

velyn’s Lighting and Creations is a lighting and interior shop of curiosity, lighting, interior decor and much more! “I worked as a designer for more than 20 years in the family business Gardiners Carpets. The shop was situated at the house so from a young age I was involved in sales and advice on flooring which branched out to general interiors,’’ said Evelyn Reilly. “I left the family business when I turned 40 and decided to go my own route. The shop I picked mainly because of the old building is on the Main Street in Cavan. I cover a large range of lighting which I provide a free service off fitting from a qualified electrician. I do all home interiors from small couches, art, candles, occasional chairs and loads of household items. I’d refer to it like Aladdin’s Cave as there is something for everyone. “I started the business the Christmas before lockdown which as you can imagine it was trying times but with local support and people buying locally has been amazing,’’ enthused Ms Reilly. “I am very fortunate to work with amazing people like Charlene Flangan, Kieran Corrigan and one of my favourites Don Mescall who is renovating an old church and I had the pleasure of supplying lighting accessories and furniture there. “My website is being launched in two weeks with social media, I have been busy. It’s a humble wee shop and I’m a humble person. I don’t charge consultation fees as I love what I do and I do what I love.”
