ello there and a very warm welcome to the latest edition of our wonderful publication which is sure to put a smile on your face from the time you open the front cover and begin reading the diverse range of editorial we have to offer! In this edition, we feature a fabulous refurbishment project in Mount Merrion which saw a house being turned into a home. Jackie Tracey and her team at Jackie Tracey Interiors were the creative geniuses behind this project.

“This three bedroom semi-detached home is situated in Mount Merrion overlooking Dublin City. From it’s elevated position the property benefits from stunning views of the Dublin City skyline,’’ said Ms Tracey. We also feature an interview with the ever fabulous Kerry Hiddleston of Hiddleston Interiors who discusses her involvement with the RTÉ One show ‘DIY SOS.’ Richard O’Neill of Drumlargan Construction worked alongside Declan Scullion of Scullion Architects to create a 1930’s inspired semi-circular glass extension to the rear of a house in Goatstown. The brief was to reposition the kitchen in a manner that reflected its centrality to family life and was supportive of the original house. I’m sure you will agree that the end result is pretty fabulous. We feature a second project by Jackie Tracey Interiors due to the fact that her creativity has no bounds and as we say here in the office, the quirker the project, the quicker it will feature on the pages of this publication! This project saw a protected structure being completely renovated after the existing structure had become completely dilapidated. “The owners were keen to preserve the character of the house and so following consultation with the Local Conservation Authority, we set about preserving as many of the original features as possible,’’ she remarked.

Our favourite red-head and well known builder Peter Finn discusses the importance of discussing the physical and mental well-being as Construction workers in current times. Recently Mr Finn has become a part of the team on the ‘Constructive Voices,’ podcast where he discusses this issue along with various other construction based topics and it certainly makes for interesting listening. From whole room renovations to outdoor construction projects, the RTÉ show ‘The Big DIY Challenge,’ allows DIY-ers to test their mettle for the chance to win the grand prize of €10,000. The popular show is presented by the undoubtedly funny and much loved Comedian, Radio Presenter and all round good guy PJ Gallagher who very graciously gave up some time to have a chat about the show, his career, the future and how the last year has played out for him. This interview is sure to give you a few chuckles and it will most certainly put a smile on your face. Personally, I was left with pains in my face from smiling and laughing throughout this interview! We also feature interviews with various companies including

Bell Heather Interiors, Metro Tiles, O’Gara Woodcraft, The Tile Factory, WBS Ireland and Cedar Craft Carpentry. The team would also like to offer a sincere word of apology to both Josh Maguire of The House Architects and David Doyle of SKON for the misprinting of incorrect editorial. We always endeavour to publish editorial our customers are 150% happy with. Our best wishes go to both Mr Maguire and Mr Doyle for all of their future endeavours. It’s an edition that is most definitely bursting at the seams and we hope that it will inspire you when it comes to some of your renovation dreams! Until the next time, stay safe and thank you for your continuous support; it means the world to us. Don’t forget to check us out on Instagram @build_and_ renovate for some snippets of what we’re working on behind the scenes!

I would find it easier to work out how to do an

entire magic than to put show up a shelf !

Funnyman turned Radio and Television presenter PJ Gallagher talks to Build & Renovate Words: Emer Kelly

Images: RTÉ Press Office

osted by PJ Gallagher, The Big DIY Challenge showcases DIY-ers from all over Ireland who simultaneously take on DIY projects.

From whole room renovations to outdoor construction projects, the show’s DIY-ers test their mettle for the chance to win the grand prize of €10,000. The competition is fierce but only one can be crowned Ireland’s best DIY-er. The show is a nationwide competition and all projects are completed over 10 days. Providing tips and advice (and a critical eye on the projects!) are TU Dublin Lecturer in Construction, Jennifer Byrne and Ronseal’s decking dynamo and all round DIY hero Jimmy Englezos.

The judges have the tough decision of choosing a winner and awarding the cash prize as well as additional prizes for best small project, best inside project, best outdoor project and best upcycling project.

I’m the worst when it comes to DIY, I couldn’t put up a shelf or fix anything! I used to think I good with electrics because I could change the flex out of a hoover and a friend of mine once asked me to put an extra socket into his garage but whatever I did, everytime you turned off the light in the kitchen, the entire garage died as well so it just shows you that I haven’t got a clue what I’m doing, revealed a laughing PJ Gallagher.

“There is no point in me lying and saying I’m great at DIY because I would have been caught out. I’m two seasons deep in this show and people are asking questions as to why I don’t help out with the projects and the answer is I don’t help because I can’t help! The show is being very well received and I’m delighted with it. “I’m fascinated by how the contestants are able to do DIY! It’s like magic to me. I would find it easier to work out how to do an entire magic show than to put up a shelf,’’ enthused Mr Gallagher. Mr Gallagher currently co-hosts Radio Nova’s ‘Morning Glory,’ show with Jim McCabe. He can also be seen in the massively successful television series The Young Offenders on RTÉ and BBC as Principal Walsh; how has PJ

found the last 15 months?

“It’s been absolute shite and there is no other way of saying it. I’m one of the lucky ones in that I have worked constantly through the pandemic and that has saved me and my sanity. “I have counted my lucky stars in that I have the radio show to keep me busy but things are starting to get busy again now so it’s going from one extreme to the other. I honestly don’t know how busy I want to get again and the answer is probably no as there is some kind of middle ground that I’m trying to find.

“I miss going to football matches so much, I really miss going to Hill 16 and that is the thing I miss the absolute most,’’ he added. “I think a lot of people much like myself won’t want to go back to the full on pre-pandemic life. Who can imagine what this world will look like in another 12 months? We just have to hope it’s going to be better than it is now. We need to stop being so hard on ourselves, stop worrying about the extra few pounds we have put on, the few extra chocolate bars and drinks we have been having, we all need to take it one day at a time. I’m coming out of this pandemic less healthy than I went in but I’m not going to worry about it. “I’m just going to say f**k it, enjoy the sunshine and live my life!” He is widely known for the huge success of many characters in the hilarious and sometimes outrageous hit TV show Naked

7

I’m coming out of this pandemic less healthy than I went in but I’m not going to worry about it.

Camera, alongside his DVD of the same name which received triple platinum sales. With countless television appearances, he has become one of Ireland’s most recognised Comedians. A regular at Vicar Street and at the Cat Laughs Festival in Kilkenny and Electric Picnic, his most recent tours Concussion and Separated at Birth with Joanne McNally have received critical acclaim and played to sell out audiences.

8

PJ is a graduate of the Gaiety School of Acting and performed in the 2016 Dublin Theatre Festival in Alien Documentary directed by Una McKevitt. They worked together on Madhouse which premiered at the Dublin Fringe Festival in 2018. As to what the future holds for PJ Gallagher? “I don’t really want to go back to stand up again if I’m being honest but I probably will have to. I’m really, really happy doing radio and working with Jim (McCabe). I’ve done stand up for more than 20 years and to be honest this is the way I want to see my career out; I want to get up in the morning and tell people that it is okay to go to work and get out of bed whilst working as part of a team (on radio) rather than flying solo doing stand up,’’ imparted a reflective PJ. “I would love to continue doing radio and do the odd acting job here and there more as a hobby than anything else. There is no doubt about it, bills have to be paid so I will have to write a show again at some point but I want to delay it for as long as possible!

I would love to continue doing radio.

Stand up is the best paying job that I have but I don’t think that that is important any more. “I’ve been working in radio for six and a half years now, we have just moved to Radio Nova and the show feels like a really great fit, we’re enjoying the buzz and Jim and I are great mates,’’ he added. “I feel very thankful for everything I have done and for how they have worked out so you keep your fingers crossed and hope for the best. I would love it if there was a spin off to ‘The Young Offenders,’ called ‘The Repeat Offenders,’ or something like that so I’ll keep my fingers crossed for that! “I’m also unashamedly hopeful for seven (All Ireland titles) in a row for Dublin; to hell with the rest of the country when it comes to the football, all I want is for the Dubs to win 10 in a row, then I want 15 in a row, followed by 20 in a row and I’ll never be apologetic about that! It’s going to be a very, very emotional day when we get back into Croke Park for a match,’’ concluded PJ Gallagher.

The coming together of creative

Construction masterminds! Richard O’Neill of Drumlargan Construction discusses extension project in Churchtown Words: Emer Kelly

Images: Drumlargan Construction

rumlargan Construction’s portfolio includes many types of residential and commercial properties.

This company works with some of Ireland’s most respected Architects. Whether it’s a simple conversion, the addition of a new storey or a larger residential development, Drumlargan Construction are confident they can add value to any construction project. Here, Richard O’Neill discusses a recent project in Churchtown, Dublin 14 where he worked alongside Declan Scullion of Scullion Architects. The project was a 1930’s inspired semi-circular glass extension to the rear of the property with the project brief being to reposition the kitchen in a manner that reflected its centrality to family life and was supportive of the original house.

13

It is a very large space.

“It’s a very unusual design for the back of a house. There is circular steel that had to be manufactured after being designed by the Engineer. This project saw the Architect, Engineer and ourselves work well together as a team along with the clients. “The project ran well apart from COVID. We began working on this project before Christmas 2019 and the clients were in their house for Christmas 2020. It was a nine month project that took 12 months,’’ enthused Mr O’Neill.

“Our clients work in the construction industry so working with them and with their strong knowledge of the construction sector made it easier when it came down to discussions re changes in design etc, ” he imparted.

14

It looks completely different from the outside to the inside. Inside, it is a very large space with double height ceilings which you don’t really get with extension projects in Dublin because space is a premium, concluded Richard O’Neill. CONTACT LIST

ARCHITECT:

Declan Scullion, Scullion Architects, P: 01-5575212 W: www.scullion.ie E: mail@scullion.ie

The project ran well.

Scullion Architects is a Dublin based Architectural Practice established by Declan Scullion MRIAI providing architectural services for both the public and private sector. Mr Scullion studied at Queen’s University Belfast and the Mackintosh in Glasgow and has worked in practice in Dublin and London for David Chipperfield, McCullough Mulvin Architects and Bennetts Associates before establishing Scullion in 2016. Scullion Architects work is characterised by a particular attention to user experience supported by an interest in things wellmade. Their ambition is to provide a dedicated and professional service delivering exceptional buildings. Scullion Architects are RIAI accredited Grade III Conservation Architects and are an RIAI Registered Practice. In re-planning this fabulous home, the kitchen is now at the heart of the family life whilst the original house is renewed and given space to breathe and be valued. As to Mr O’Neill’s overall thoughts on the project?

“My initial thoughts on the extension when we put the steel up was that I didn’t know how it would look in the space because it was so unusual but it really complimented the original house and the clients were very happy.

DT Office Designs reacting

Dean Walker talks to Build & Renovate by Emer Kelly

D

T Office Designs focus has been on commercial office interior products, furniture and acoustic treatments but over the past 12 months with the effect of Covid 19 on the construction industries we have had to react to the growing inquiries we have had from our client base for home offices for their staff that had to turn to working from home instead of the office.

it comes to making your home office work, it is important to consider your seating position as well as the table size to ensure that your desk is correct to fit your needs. Once you are set up in your seating position correctly with the support in your back of your seat correct and you have line of sight with your screen correct to where you are comfortable your desk and everything else will fit in around that,

It is important to consider your seating position.

Our design team have come up with some great new ideas and products such as home office desking, office chairs and acoustic solutions to help with Reverb for online calls. The home acoustic wall panels and desk screens are a great product to use when you are working from home especially for families who are juggling working and home schooling, the acoustic screens help to block out surrounding noise, reduce echo and help concentration, we can also personalise the screens by either printing custom designs or photos onto the panels or cutting the screens into shapes that suit the home office space. This along with other new product lines enables us to offer standard and fully bespoke tailored options for your home officeexplains both Dean & Terence. As with all offices, the chair is one of the most important parts of the set up as you need a good chair for ergonomics. So, when

The home acoustic screens are a great product.

I think the future is going to be a happy medium/split between working from home and working in the office

Your health is your wealth Pete the Builder talks about physical and mental health wellbeing as construction workers in current times.

A

ny person who works in the Construction industry knows that we are always working towards an end goal of completing a project or a job at hand, within a set time and to a set budget. This can be very rewarding in terms of getting that feeling of job satisfaction when you handover a completed project, but can also be quite taxing on us physically & mentally. Being under the constant pressure of meeting deadlines and of course the stress of meeting budgets, while try to make a profit, is not easy. These pressures and stresses can accumulate to a point that makes it feels like things are getting on top of us, add the fact that a lot of construction jobs are physically tough, so it is not unusual for our mood and our thoughts to be affected. This is why I feel we need to have a release from these pressures and during more normal times, we had our social outlets or sports & hobbies to give us this. Unfortunately the Covid pandemic has obviously restricted us from doing the things that gave us our outlets for some head space. We all need to keep the balance right between work, family, rest and good mind set.

Keep your head in the right Space

W

e all have our good days & bad days. We all have moments when things can get on top of us. This is when we need to be able to talk to someone and have a support network that can help.

This can be a close friend or a total stranger. It doesn’t matter who it is once you feel comfortable talking to them. I have purposely starting doing fun dance videos, with my work mates on my Instagram account @pete_thebuilder. I’m doing this to add a bit of fun to our working day and to hoping give people viewing a laugh. It also breaks any onsite tensions and gives us plenty of fuel for banter while we work. I am honoured to have been involved in helping some really good organisations that are pushing some great campaigns which are aimed at breaking down any stigma’s attached to mental health issues or feelings of depression. We have all heard the saying ‘Its Ok to not be Ok’. Well no truer words have been spoken. Ohana Zero suicide awareness group have an excellent platform where you can complete an on-line course that trains you to identify if someone may be having suicidal thoughts. I highly recommend everyone to take this training, as it may help you save someone from making a bad choice with a simple chat or goodwill gesture. Every person trained is another person who may help save a life. Go to www.Ohana.ie

xercise is also an amazing way of releasing built up energies and emotions. The feel good factor after exercising is REAL and has definitely helped me get my head clear and stay positive, during these difficult and uncertain times.

My sister Sue & I started doing early morning runs & workouts at the start of the first Lockdown and we have not stopped since. I really feel the benefits of this to my mental health and obviously to my physical wellbeing too. Getting out and getting moving is without doubt a seriously positive step in the right direction. I would also recommend that any person reading this article to make a wise decision and go get a medical check-up. We can’t let a year go by without getting our vehicles checked, so just think of it like an NCT for your body. I was part of a fantastic campaign lead by Chadwicks Builders Providers, that encouraged Construction workers to join the NTC – National Trade Check and advocates getting a medical check done. I am now part of the team on the ‘Constructive Voices Podcast’ and I will be discussing the items above, along with many other Construction based topics, so please tune in to hear more on these very important subjects.

We like to move it, move it

team at Jackie Tracey Interiors will expertly reflect your personal style and taste. Here, Ms Tracey talks to Build & Renovate about a project she was involved with recently. “This protected structure is a wonderful example of an arts and crafts cottage. The project was a complete renovation of the existing structure which had become dilapidated. We were recommended to the owners by a previous client and we worked on this complete renovation as part of the design team,’’ said Jackie Tracey.

The house was made entirely of wood.

As to the design brief for this project? “The owners were keen to preserve the character of the house and so following consultation with the Local Conservation Authority, we set about preserving as many of the original features as possible.

details by painting the coving and architraves a couple of shades darker than the adjoining tongue and groove panelling. We re-instated a picture rail to accentuate the high ceilings and we chose window treatments to showcase the stunning original wood windows.

“We chose a neutral colour palette with a modern take on a country cottage feel. We accented with pastels and natural fabrics. Splashes of geometrics and metallic accessories lifted the cream and contrasting dark wood palette,’’

We went with a mixture of both bespoke furniture and unique finds to furnish this unique space.

enthused Ms Tracey.

“In the hallway, we picked out the stunning architectural

“In terms of spatial planning, as all the rooms were relatively small in size, choosing the correct furniture proportions was critical! Storage solutions were also well considered and installed floor to ceiling to make the best use of the available space.

“Restoration work is most definitely a labour of love. It takes time and patience. There is lots of research involved, searching the internet for replacement fixtures and fittings, collaboration with the Local Authority, plus the actual restoration work itself is slow,’’ she enthused.

“In this particular project, the house was made entirely of wood, and each and every timber lovingly brought back to life. We worked meticulously to preserve as many of the features as possible such as the fireplaces, windows, doors, floorboards and tongue and groove panelling in the hallway.” In terms of the technical elements in this project? “We modernised the property by installing insulation and double glazing in the original wood-framed windows. Fitted wardrobes and floor to ceiling in-frame fireplace cabinets were designed and installed. We also installed a new kitchen, a new bathroom, a gas heating system alongside a wood burning stove in the kitchen’s stunning original fireplace. “We were delighted to be able to breathe new life into this one of a kind protected structure! There is something really magical about bringing back to life an old building and turning it into a liveable, much loved family home. The owners were absolutely thrilled with the results, affirming at the end of the project ‘it is even better than we imagined!,’’ revealed Ms Tracey.

We chose a neutral colour palette.

29

There is lots of research involved.

For anyone who may be reading this article and potentially about to embark on a similar type of project, what words of wisdom would Jackie offer them?

“Planning is so important when it comes to this type of work! I would definitely recommend you get in touch with the relevant authorities to ascertain what you can and can’t do before beginning any design works. Their input will dictate to a large extent the overall design and scope of works. “It can be fun to add a little texture and colour to a cottage scheme like this. Florals, stripes or geometrics can add a little personality and really add to the charm. “Here, we added modern geometric tiles to a country kitchen which brought in a little colour to the scheme and helped tie the room together in a fun way! Go all out with the finishing touches, a character property like this one can take quirky pieces so be as daring as you like!” concluded Jackie Tracey.

As a series, DIY SOS; The Big Build is famous for bringing out the very best in people- in each and every episode an army of volunteer builders, labourers, trades, suppliers, friends and neighbours come together giving their time, labour and materials to help a local family whose lives have been impacted by a significant loss or misfortune. Presented by Baz Ashmawy and his team set out to renovate the homes of deserving families, changing their lives foreverbut with only nine days to transform each home and solely dependent on the generosity of volunteer trades and supplier donations- the pressure is truly on! The philosophy of Hiddleston Interior Design is to approach every project with excitement and enthusiasm. This company is always seeking to come up with new ideas and to surpass their clients expectations. At Hiddleston Interior Design, the team focuses on understanding the client’s needs and delivering a beautiful and practical space with a ‘wow,’ factor. Whether a family home or commercial space, they will work with the best Architects, contractors and craftspeople to surpass their clients’ expectations creating a ‘wow,’ factor that you can be proud of. Here, Interior Design wizard Kerry Hiddleston discusses her involvement with DIY SOS; The Big Build.

It’s such a massive undertaking and such a lovely thing to do.

Build & Renovate: How did you get involved with the show and how do you find being a part of the show? Kerry Hiddleston:

The production company approached me early last year and asked if I’d be interested in being involved. I had seen the UK version many times and didn’t hesitate to say yes as I think it’s such an amazing premise and I love the way it’s all the neighbours and locals that get involved and give up their free time and donate materials. It is such a massive undertaking and such a lovely thing to do for someone who is having a tough time. Build & Renovate: It must be incredible to see the generosity of people giving their time, how do you remove yourself from the situation and keep your head in the game? Kerry Hiddleston:

It’s incredible, but really spurs you on to provide your ‘A,’ game. I mean, if I think I’m working hard and then I see the guys there working away until 3am, I have it easy!! Yes it’s emotional, but I think sometimes we are preconditioned to think that emotion is counterproductive, whereas I think it means you are truly invested and want to do your best. There’s a great camaraderie amongst the crew and all the trades. Many people turn up on day one saying they’ll try and give a day’s labour and they stay for the duration as it’s impossible not to want to.

33

Build & Renovate: How have you found the response to the show? Kerry Hiddleston:

Brilliant, I was taken aback by the ratings and the huge numbers of viewers. I think especially last year in the midst of restrictions we all needed something that showed the best in human nature and positivity.

That, combined with the way the show is produced and Baz presenting, makes it a winner. Build & Renovate: Are you looking forward to the second series of the show? Have you any idea as to what we can expect from the projects due to appear in the next series? Kerry Hiddleston:

Can’t wait! I’m delighted to be involved again and working away on it at the moment.

CONTACT

Can’t tell you what to expect as that would ruin the surprise but like the last series, there will be a few surprises and a lot of tears! :) :

George Tracey talks to Build & Renovate by Emer Kelly Images: Webpress

T

he Soot Doctor Ltd is a family run Irish run company based in Bray, County Wicklow. They are specialists in chimneys, fireplaces, stove and heating appliances. This company prides themselves in being the leaders in flue system and chimney requirements for the home or business. The Soot Doctor Ltd was founded in 2011 by George Tracey. Mr Tracey founded the company as a response to the amount of chimney and house fires caused by poorly installed solid fuel appliances and chimney systems. All of these were unfortunately preventable. George is a qualified professional firefighter with extensive knowledge on fire safety, building regulations, chimney fire investigation and fire training. He is passionate about both historic and new build construction methods.

10 years on and I employ nine staff, have a big shop in Bray and we sell all kinds of beautiful things,’’ said George Tracey. “I’ve found people have slowed down a lot and people have realised that it is about spending time with family at home and being cosy. Our business is going really well, we’re flat out as people are investing in their homes and our work is all mainly word of mouth. We employed two more people in recent weeks. “We’re a nationwide business; we would do a lot of work for the Office of Public Works (OPW) also,’’ enthused Mr Tracey.

We sell everything.

This company specialise in all aspects of chimney construction, chimney investigation, chimney relining and rebuilding work. Through years of experience, they can recommend the best chimney lining solution for your boiler, gas, fire, stove or open fire; resulting in a seamless installation and guaranteed work that you can trust. Their attitude is that anything is possible, carrying out work to your specifications. The Soot Doctor Ltd are certified by OFTEC and HETAS to install, inspect and service all stoves and flues. This company uses only the highest quality, leading brands of chimney products to ensure all work is finished to Building Regulations Document.

It’s an exciting time!

At The Soot Doctor Ltd, the team are not simply suppliers of high quality stoves and range cookers. As part of their complete service, they offer a pre-site survey and installation programme, the design and supply of complete flue and chimney systems, post fire investigation and repair service. This company’s promise is to offer experienced professionals, certified experts, technologically innovative products as well as being reliable and secure. Their services include chimney restoration, bespoke chimney builds, consultancy and design, fast and reliable installation and service, pioneering technology and equipment professional chimney sweeping services, chimney surveys and post fire investigations. “I started to assess chimneys and then organically I started to survey old houses and I invested in camera equipment and I took over the surveying of castles such as Slane Castle and Powerscourt and then I set up a shop.

As to what are popular purchases currently? “We do a high efficiency open fire which is a combination of an open fire and high efficiency. With this fire, you don’t lose the picture, the flame or the sound of the crackle of the fire. It’s similar to a stove with no glass and it is free standing. “We sell everything from the ultra, ultra modern in passive houses to open fires and commissions. We do a lovely electric fire with 5D technology and it has glass on three sides and you can see a flame which is deadly,’’ imparted George. As to the future of The Soot Doctor? “We have just opened Flamestyle which is the retail end of the business and The Soot Doctor is the service end of the business so we’re now known as Flamestyle by The Soot Doctor. “We are just about to launch our outdoor range of outdoor heating, wood burners, pizza ovens. We’re looking forward to the next few months and it’s an exciting time!’’ concluded George Tracey.

House Architects

The

are all about

innovative design approaches Josh Maguire talks to Build & Renovate by Emer Kelly Images: Webpress

T

he House Architects practice provides an architectural service focused on the design of homes for families. Based in Dublin and with offices in Kilkenny and Clare, they can service clients nationwide. The practice is RIAI registered and was founded in 2010 by Josh & Viv Maguire with the aim of providing a specialist architectural home design service. The practice is acutely conscious of the central role that the house occupies as the stage for family life through their professional practice as well as their own personal experience, and this informs their approach to every project. The team of expert residential Architects are passionate about helping our clients to crystallise their vision for their dream home, whether that be through extension and renovation of their existing home or the design of a new self-build home on their own site. The House Architects are conscious that the essence of a great family home is an architectural design and layout that meets the needs of all family members. In many cases Ireland’s standard housing stock, or even the ‘off the plans’ self-build houses, do not meet the needs of modern family daily living or reflect the family life cycle from infant through junior, teenage and mature years. The practice considers that the process of developing a design that best meets their clients own ‘family’ needs is a collaborative process. They have worked with many clients to guide them through the design process and to help them tease out the best bespoke solution for their project, within the limitations of the existing site, bringing light and space into the house along with your own personality and style, within their budget. This approach ensures that budgetary considerations are equally balanced with design objectives. The team generally strive to achieve the maximum impact solutions even with modest budgets, through innovative design approaches, such as floor level changes, bespoke rooflights, clearstory windows and materials choices. The House Architects provide expert architectural service for self-build one-off house design, home renovations and house extensions. “From an early stage, I always had an interest in residential design. The design of bespoke homes for private clients offers the opportunity to work at varying different scales from very large self-build projects to bespoke alterations of existing houses. As an architect I enjoy the architectural design freedom that working on private commissions offers.’’ said Josh Maguire.

“When we are engaging with private clients, we are actually working with them to tease out the ideal architectural design solution for them, for that particular brief, for that particular site and for the family unit, and that is an enjoyable process.’’ “Fundamentally the quality of the design is crucial to any architectural project. it is particularly important for a residential project that the design responds well to its orientation, and the surrounding landscape, as well as how the spaces within the house work with each other,’’ enthused Mr Maguire. “Our clients often have very different style preferences for both interiors and exteriors. As their architects we strive to develop a bespoke design that is unique and which reflects the clients’ personalities and preferences as much as our own design style.’’ “The most significant evolution in home design is the increasing role of the kitchen/dining/lounge space as the heart of the home, where many activities and interactions take place. When designing a self-build house, it is essential that this space is well considered. The main driver for our renovation/extension clients is to adapt older house layouts to achieve this modern open-plan family living space.’’ As to the future of Architecture in Ireland? “As noted, the spatial qualities required of a modern home have evolved. In addition, the construction standards required have advanced significantly, with low energy A-rated homes and innovative technology such as Air-towater heat pumps now the norm. In addition, we are helping our clients to embrace the opportunity to introduce more innovative and contemporary materials, such as copper, zinc, stone, timber and acrylic render and innovative construction methods, in order to create bespoke homes, which reflect their own character and personality. “People are becoming more aware of the life cycle of a house and the need for the layout and design of spaces to work for the family in the early stages, while being able to evolve to cater for teenagers and mature years, with spaces for home-working, home gym, playroom and multifunctions space whose use may change over time. These trends are being reflected in the architectural design of good homes now. Combined, these developments and trends offer the opportunity for good architectural design to yield comfortable, functional, and flexible open-plan homes for the future that can adapt to changing demands.’’ In terms of the future for The House Architects? “We are delighted to have recently set-up satellite offices in Kilkenny and Clare which will allow us provide a great architectural service to clients in the midlands and beyond. We are also expanding our team in Merrion Square to continue to cater for increasing demand for high quality architectural services like ours in the greater Dublin area.’’

Residential Architects & Designers

More and more people are recognising the role that good architectural design can play in helping to make their house a home that is unique to them. We have worked with many happy clients in the past and we are looking forward to taking on many more exciting projects in 2021. concluded Josh Maguire.

ackie Tracey Interiors is a full service residential design studio assisting clients with a wide range of design challenges including selection of architectural details and finishes and collaboration with architects and building contractors. This company brings together a team of professionals to suit the design requirements and individuality of each project. They will source all internal finishes, fixtures and fittings, furniture, fabrics, accessories and custom pieces curated especially for your unique living space. Jackie Tracey Interiors mission is to create beautiful functional spaces to be lived in and adored by our clients. From large scale development projects to a simple, quick makeover, the design team at Jackie Tracey Interiors will expertly reflect your personal style and taste. Here, Ms Tracey discusses a refurbishment project in Mount Merrion.

“This three bedroom semi-detached home is situated in Mount Merrion overlooking Dublin City. From it’s elevated position the property benefits from stunning views of the Dublin City skyline. The owners had recently bought the house and we were recommended to them by other family members for whom we had previously done work, and so we were engaged to project manage the complete refurbishment of their home,’’ said Jackie Tracey.

“The house itself was in pretty good condition throughout to begin with. However, it lacked any personality, it was pretty much a blank canvas! The client brief was to create a warm and welcoming family home, to maximise use of the available space, and to incorporate ample storage for all the family. They also loved dark décor and vintage inspired pieces so this was very much the basis for the design. “Every surface in the property was given a new lease of life, the complete house was painted inside and out, the kitchen units repainted to give them an updated look, new tiling, new wooden floors, new carpets, sliderobes, bespoke panelling and cabinetry designed and installed. A similar palette is echoed throughout the property, creating a feeling of interconnectedness between the spaces. There is a wonderful flow to the property now, and each space communicates nicely with the adjacent space,’’ enthused Ms Tracey.

In terms of whether or not, any difficulties or delays were encountered along the way?

“Yes COVID created a few difficulties! However, we were lucky to be able to arrange for most of the on-site works to be completed during a gap in restrictions. In terms of on-site works, hiccups invariably occur when you get to site. It is impossible to pre-empt every little detail or decision that will be needed.

40

Storage was a big requirement for this project.

It was an absolute joy of a project to work on!

41

“During this refurbishment, when we took up the old cracked tiles in the kitchen, the wooden floor underneath had started to deteriorate leaving holes and so we needed to install concrete slabs to reinforce the floor and create a strong foundation on which to lay the tiles and prevent future cracking. Issues like this will arise, that is why it is always recommended to have a contingency fund,’’ she imparted. “In terms of technical details, storage was a big requirement for this project. Room sizes were tight in places in terms of fitting in required furniture and adequate storage. We installed a window seat in the playroom with storage beneath to create a dual functioning storage solution, which meant more floor space for the little ones to play on. A bookcase was designed and installed over boxing to utilise dead space, again providing much needed storage in this family home.” As to overall thoughts on the end result? “We were delighted with how the house turned out! I definitely think the house is very much a reflection of the owners and their personal tastes! It was an absolute joy of a project to work on and very much a collaboration between client and designer.

“During this last lockdown, the owners commented that it was so nice to be in lockdown in a house they love. ‘You turned a house into a home,’ they have since said to me. It’s always so lovely to hear positive client feedback, it’s what makes my job so worthwhile,’’ said Jackie.

When it comes to any perils of wisdom Ms Tracey would offer anyone in advance of them undertaking a similar refurbishment project?

“When undertaking a total refurbishment it can be daunting and often homeowners don’t know where to start. I would suggest creating a wish list for each space and then prioritising those requirements in terms of what is absolutely needed, and what is nice to have. This will help you to define the scope of works and what is achievable within your budget! “In terms of deciding on an interiors style for your home it is helpful to start looking through magazines, Instagram, Pinterest etc to start collating images of what you like and don’t like. This will then start to give you a sense of what kind of style you would like your home to be. “If you lack confidence in your ability to create full schemes in one go, start with a piece you love and gradually build your room, introducing another layer each time. This will help avoid a ‘contrived look,’ in your home and also adds the personal touch to your interiors!” concluded Jackie Tracey.

The business is flying and we have 34 employees. The company is going from strength to strength. “The amount of renovation work that is coming in is great. People are looking at their homes and they are thinking about what they can do to improve their homes considering a lot of people are working from home. There are a lot of home offices and attic conversions being done. Last summer we noticed a lot of patio work coming in as well as their driveways. We also partnered up with Flexifi last year,’’ added Mrs Lynch. “Our work is a good mix of residential and commercial. At the moment, we’re working on a massive project with Cairn Homes in Citywest.” In terms of the future for A Lynch Construction? “There is never going to be enough houses and everyone wants their dream home so we’re here to supply it! Bell Heather blazing a trail in interiors

In conversation with Alish Pender Words: Emer Kelly

47

I intend to expand on the range of Irish craft and design that we showcase.

B

ell Heather Interiors is a fabulous intimate space filled with the textures, colours, sounds and scent that we all love and enjoy based in Enniscorthy, County Wexford.

“I opened the doors of Bell Heather Interiors for the first time on the 20th June 2020. We are situated at the top of the towns historic ‘Seven Steps,’ just across the road from the impressive 12th Century Norman Castle in Enniscorthy,” said Alish Pender.

As to what attracted Alish to the world of interiors? “I have been collecting and sourcing for many years, always on the hunt for the unique and decorative. It often occurred to me that I would love - “a go to place,” where I might find that something special. Look - we should all endeavour to live life well and surround ourselves with all those quality things that make life lovely - be that a lamp, a natural rug, a cushion to brighten a sofa, a piece of art for the wall or simply a nice jug in which to arrange some wild

flowers from the field, hedgerow or garden. For me, Bell Heather Interiors was born out of a real interest in all things beautiful for house and home. We live out in the foothills of the Blackstairs Mountains, here in North Wexford. We walk every week on the mountain and in summertime, I regularly bring back a big bunch of purple ‘Bell Heather’ stems for the kitchen table. Bell heather grows all around us here. I suppose the name suggested itself, really. Also, the fact that heather features in the rich history of County Wexford was a bonus. I mean, heather features in Wexford’s most famous song Boolavogue, while the success of his second novel, ‘The Heather Blazing’ launched Enniscorthy’s own Colm Tóibín, as a fulltime writer of fiction. So, Bell Heather Interiors was chosen to be our name, it for me, capturing a sense of nature, history, art and story,” she enthused.

48

What does the client experience at Bell Heather? “A walk through Bell Heather is, for the most part, a feast for the senses; the scents of candles and diffusers, the ambient lighting, the eye-catching displays, the textures and furnishings. Upon entering at the ground floor level, you will find an exquisite collection of objects for home, such as soft throws, quirky lamps, beautiful picture frames, wall sculptures, candles and holders, all a feast for the eye. “In the hanging art, the animals of the countryside feature prominently, while the flora and fauna of the hedgerow feature in the many print patterns on fabric, pottery and ceramics. On the second floor is “The Gallery at Bell Heather”, an intimate space, which we hope will host many exhibitions and gatherings to celebrate the wonderful artwork of Wexford and beyond.

tainable, coupled with the realisation that good design and workmanship never gets old has rekindled our interest in our artisan roots and enables us to create an interior that has a considered balance of old and new pieces. “Nature, and all it has to offer, will continue to inspire our interior choices in the coming months. Our need to feel grounded, calm and connected to the great outdoors will see lots of botanical prints, tropical leaves and florals. Houseplants and pots are also making a big comeback over the season, in keeping with all things botanical.

“Today, the home office has become a feature of our lives and home environment. I think people no longer see it as temporary, but something that deserves time and consideration, in terms of lighting, storage and seating; if we can add a few stylish touches,

Currently the work of Nadia Corridan, Danny Brennan,

Maeve Doherty, Sylvia Hemmingway, Laurence Joyce, Aiseling Noone, Desmond McCarthy, Vincent Smyth, Joseph Kelly, Peter Cunningham and Flexo are hanging, featuring familiar landscapes, horses & horse racing, bluebell woods and other tranquil spots best known to our artists.

On the third floor is “The Rug Room”, containing a fine selection of jute, wool, and cotton floor rugs. Our braided rugs are made from 100% organic jute. Jute crops three times a year, requires little water to grow, needs no fertilizer, and supports farmers & jobs in developing countries,” enthused Alish.

“Additionally, we are really delighted to have “Weaver Green” as part of our range, a company making floor rugs, throws and cushions from 100% recycled plastic bottles! Adjoining the rug room is “The Vanilla Fly Room” which has to be experienced to be fully appreciated. Not forgetting out back, where there is a small courtyard area with a fine collection of well-chosen pots and lanterns to lift any garden or patio area. “Since opening, people that have visited have expressed their delight in our lovely offering and are returning again and again. We have experienced tremendous good will and kindness, which is wonderful and certainly suggests a bright future,” she explained.

When it comes to trends, what does Alish think we’re going to see as big hits in the coming months? “The global circumstances will continue to influence our desire for heritage inspired accessories for our homes. The trend towards nostalgia and tradition is keenly felt right now as we seek out pieces with person meaning. Antiques, vintage and salvage are having a huge resurgence right now because we are slowing and in truth, making better choices. Once upon a time, “buy once and buy well,” underpinned the purchases made by our parents. However, our wish to be sus-

Into the future, I hope to work with architects and designers.

then all the better!”

In terms of the future for Bell Heather Interiors? “I intend to expand on the range of Irish craft and design that we showcase at Bell Heather. A childhood of summers spent entertaining and accompanying American relatives on trips around Ireland, taught me from an early age that Ireland’s creative industries are highly respected both near and far.

“I am really proud of our heritage brands here at Bell Heather. There’s Cushendale Woollen Mills Graiguenamanagh, crafting natural textiles for six generations; Rathbornes, the world’s oldest candle maker, established in Dublin in 1488; Foxford Woollen Mills, weaving in Mayo since 1892; Jars of Clay Ceramics, hand crafting in Thomastown. These are just some of the unique pieces that excite our clients. “Into the future, I hope to work with architects and designers, sourcing the accessories that will transform a home into something really special for their clients,” concluded Alish Pender.

beautiful stone from all over the globe. Fossil Stone’s mission and passion is to bring to life the vision of their clients and to select the right materials according to their designs and tastes. They also work very closely with architects, designers and builders having built up great relationships with them over many projects. For specific orders that require special attention, they have material cut overseas in any format, thickness and finish desired. It is shipped in a matter of weeks. We do everything from kitchen worktops to natural stone staircases.

“We supply and fit and we do everything ranging from vanity tops, kitchen worktops, external and internal tiles, a lot of handmade products as well as natural limestone and natural stone staircases. We can custom make all of our limestones and marbles to suit any area,’’ said Sonya Watsham. “We are based in Dublin but we supply nationwide and install in Dublin, Kildare and Meath. The business is going brilliantly and we would get a lot of work through word of mouth.

“We spend a lot of time with our clients to get a desired finish and look. At the moment, we’re selling a lot of large format floor tiles which gives a lovely internal flow between internal and external flooring.

We try to steer away from fads which are going to date in 10 years, we opt more for pops of colour or something completely unique when we want to create something interesting and unique within a project,’’ added Ms Watsham.

As to the future of Fossil Stone?

“We’re very confident about the future and we’re a company that offers an all in one service that offers something a little bit different to their customers and we can work with customers no matter what their budget,’’ concluded Sonya Watsham.

Tommy McHale of Grand Venetian Designs talks to Build & Renovate - by Emer Kelly Images: Webpress

T

ommy McHale of Grand Venetian Designs has many years experience of working in plastering. Mr McHale gained a wealth of knowledge in the industry and decided to expand his offering to Venetian Plaster and Microcement. He has a keen focus on customer service and with great attention to detail, he is committed to delivering the best possible service and finished project to each of his clients. From design straight through to finish, Tommy is happy to offer professional and helpful advice to best fit the vision of the client. Grand Venetian Designs services include microcement, Venetian plaster, Marmorino and texture finish. Microcement, currently a global trending decorative material, is a micro-coating composed of high-performance cement, mixed with polymers, ultra-fine aggregates, additives and natural colour pigments. Microcemento adheres to almost all surfaces and for this reason, it is commonly used to cover concrete, mortar, tile, plaster, cement, metal, stoneware, plasterboard or plastic. Venetian Plaster not only provides a picture of timeless elegance, but also offers many other benefits as an addition to your home which include distinct and ultra smooth surface, durable and long lasting, versatility in application, environmental friendly plaster and absorbs C02. While there are many different types of plasters available for people to choose from, one of the lime plasters offering the most utility is Marmoriono plaster. The best part about Marmoriono plaster is that different techniques can be used in its application to give it a satin, glossy, matte, or stone finish as per your liking. “What led me into the plastering industry was the fact that my Dad was a plasterer and I went from being in school to working in the plastering trade. I do get good satisfaction out of leaving quality work behind me and I’ve many years plastering experience,’’ said Tommy McHale. “In recent years, I heard a lot of talk on polished plastering in a bathroom on Dermot Bannon’s show so I researched the product and I knew it was going to become popular so I did my training in the microcement and polished plastering with Darren Quinn of DQ Wall Designs in County Down and

he does training courses in partnership with Impera Italia in London and that is who I would source the materials from as well as they are the main distributor for Microcemento which are very good, high quality Italian materials.

“When you do a job for one person and someone else hears about it or when someone sees a job that you have done, it certainly has a knock on effect. Word of mouth is a big help to my business and people recommending you for work is something that you can’t buy or advertise for. Your last job is only as good as your next,’’ imparted Mr McHale.

As to why you should choose Venetian Plaster? Whether textured or polished, Venetian plaster walls are not only gorgeous, they are amazingly versatile. Real Venetian plaster can be applied to nearly any surface. Drywall/gypsum board, wood, brick and even tiled surfaces can be converted quickly and easily to any of the amazing Venetian plaster wall finishes that Grand Venetian Designs offer. “The last year has been strange business wise as well as on the slow front but at the same time there are plenty of enquiries coming in which is positive. “Everyone seems to want maintenance free and seamless looks when it comes to their houses. The microcement is the perfect product for that. It is ideal for bathrooms and it is also very durable and there is also a microcement that is heat resistant for use on countertops and islands and it looks very well with any kind of finish,’’ he enthused.

People are moving away from the more traditional styles of basic tiles.

The benefits of this type of plaster include the following; provides a distinct and smooth surface to walls, visually modern and elegant, available in various paints and colours, rock like hardness which means it is exceptionally durable, environmentally friendly as it is made of all natural components, absorbs CO2 as it is made from lime plaster. This CO2 absorption over time results in the plaster becoming harder, meaning less CO2 in the air and stronger walls! Regulates humidity- Venetian plaster is unyielding as rock, meaning it is breathable and allows moisture to escape from the underlying layer so your home will be less hot and humid. Venetian plaster is odourless, meaning no odour left in the air after completion compared to paint. As to Tommy’s future plans for the business?

“I’m very excited and positive about the future because these products are new to the market and people are moving away from the more traditional styles of basic tiles. “I’m getting a lot of satisfaction out of what I’m doing and I think I’m going to really enjoy the next few years when it comes to the business,’’ concluded Tommy McHale.

on the horizon for

Grey Trowel Construction

Daniel Grey of Grey Trowel Construction talks to Build & Renovate - by Emer Kelly Images: Webpress

In terms of what may be on the horizon in the long term for Grey Trowel Construction?

“I don’t want to limit myself to plastering even though it is my trade and what I’m known for. I would like to break into overall construction and building. With all of the new innovative products out there, it is an exciting time for construction and there is going to be so much work going on in construction including having to bring old buildings that are in disrepair up to speed and that is where external insulation, resins and flat roofs will come in to effect and they are amazing materials in comparison to what we had previously,’’ concluded Daniel Grey.

G

rey Trowel Construction are a Tipperary based company with more than 16 years experience specialising in traditional lime, mortar, render, acrylic, krend and external wall insulation. “I’ve been working on the building sites since I was a teenager as my family were involved with construction and I decided to go out on my own in 2015. I was young enough when I went out on my own and I had to build trust over the years as there is a stigma around a young person working in the building industry but I’ve definitely built up a lot of contacts over the years and with restrictions lifting, I’m hoping things will start to pick up,’’ said Daniel Grey. “Nowadays more than ever having an economical home and spending less on heating and trying to retain the heat in your home rather than allowing it to float out through the windows and roof is very important. We should all be trying to cut down on using fuels by maximising what we have in our homes so that is a huge benefit of external insulation. “You can save massively on bills with external insulation and it has to be the way forward and we need to become more reliant on our homes rather than on fuels as we all have to reduce our carbon footprint. You have to broaden your horizons when it comes to lightweight materials and so forth when it comes to your home and it has been proven scientifically that these products are even better than bricks and mortar,’’ he enthused. As to advice Daniel would offer to clients in advance of hiring a plasterer? “Plastering is the final finish on your home and it brings your property from being a house to a home and focus has to be put on the quality of the plastering work. Plastering is a skill and you have to do your research when it comes to who you are considering hiring when it comes to this trade and any tradesman worth his weight will have their work documented as it isn’t a cheap process to pay for so you want to ensure that it is done to a high standard.

You can save massively on bills with external insulation.

Plastering is the final finish on your home.

In conversation with Geraldine Folan by Emer Kelly

Their service is completely independent and therefore all their advice will be totally impartial. “I completed a B.Sc. in Interior Furniture and Industrial Design from the University of Ulster. During my final year of college I began working in a kitchen company which I really enjoyed and this was the genesis for my future career path. I took the decision to set up my own business and focus in on the design and the functionality of the space end of things. This has allowed me to share my vision with my many valued customers and has given me a sense of fulfilment which I continue to enjoy every day”, said Geraldine Folan.

G

rey Tree Designs has its roots in more than 15 years design and planning experience. It is the natural evolution of a focussed and determined commitment to the provision of high end interior design.

This company prides themselves on being an independent freelance design company which offers a uniquely tailored approach to kitchen, bedroom and bathroom design. Their sole aim is to work directly with their customers thus allowing you to reap the benefit of their experience and skill. Grey Tree Designs aim to get the right layout to suit your lifestyle; this is of the utmost importance to them. Their kitchen designs include layouts for all the essential elements of modern dining, seating and family areas. Layouts that consider all possible options including the removal of walls, the changing of doors and windows or perhaps the apportioning off of a space are all part of the bigger picture vision that they strive to incorporate.

Home owners also want everything concealed.

This dedication to design is carried right through into their plans for bedrooms, dressing rooms, studies and living rooms. In the case of new build and extension projects, having your kitchen designed before work starts on site will allow you to have all the services correctly located from the beginning. This meticulous approach allows many decisions to be made early on in your project thus eliminating unnecessary stress at a later stage. This is especially true of factors such as the positioning of sinks or hobs on or in an island, location of extraction ducts and underfloor heating etc. At Grey Tree Designs, the team allows you to take ownership of your dream home ideas. Their designs can be taken to any kitchen supplier of your choice. The team also understands that no two budgets are the same but their commitment to your dream home ensures perfection no matter what size your budget is.

If you have storage, you have a place for everything.

“With today’s hectic lifestyles everyone has become obsessed with organisation and storage and especially now as we have been at home for the last twelve months we really want to have everything organised and for everything to have its place. I’m getting a lot of requests for pantries and walk-in pantries.” “Home owners also want everything concealed within appliance units. They want their space tidy and easy to clean; with so much craziness going on in the world, it is nice to be able to control the chaos within our homes!’’ added Ms Folan. “If you have storage, you have a place for everything. It is important for homeowners to consider their storage options especially if you are building a new house”. In terms of the future of Grey Tree Design?

“I would like the business to grow as much as possible going forward. I want to see a lot more satisfied customers. This sense of achievement, both on our part and on their part, gives me the drive to continue’’ concluded Geraldine Folan.

From college graduate to entrepreneur

in less than a year! In conversation with Samya Byrne by Emer Kelly

A

ccording to House to Home Styling, your home is your place of comfort and safety from the world which is why it is important that it reflects who you are and what you love. The company’s Director, Samya Byrne’s passion is to bring about a home that reflects the family living there and embraces you as you enter the front door.

Starting my own company was a big leap.

I have a really big family so that really helped with getting the word out there about my business.

“I had worked in Hickeys (a fabric shop) on Henry Street in Dublin and I was working on the custom made floor where I gained so much knowledge from working there all through college so I know an awful lot about custom made curtains, fabric and so forth,’’ added Ms Byrne. “Word of mouth got around about my company and my first project was in Whitehall and the couple wanted a fresh feel in their house. This project was a challenge but I love a challenge and I was so excited to begin working on this particular project. I gave the client’s mood boards after the initial consultation and they loved my ideas. “This project began in March 2020 before COVID but obviously due to the pandemic there were some delays. Considering everything, the project ran rather smoothly and it was completed in June. The clients were delighted which was all I could hope for,’’ imparted Samya. “Since then, I’ve worked on a few other projects. I would work mainly in Dublin but I would travel to Wicklow, Louth and Meath for work also.” In terms of the future for Samya and House to Home Styling?

“I’m working on a few projects at the moment with clients and I’m also doing a lot of consultations through Zoom and I just hope to work on more entire property renovation projects to work on rather than just a room or two in a house,’’ added Ms Byrne.

“Getting to work on bigger projects will be a challenge but I’ll get there! There is great satisfaction at the end of a big project. I also offer the full service from concept to completion. There are a few different things that I can offer to clients that will suit them and their needs,’’ concluded Samya Byrne.

House to Home Styling was set up at the end of Summer 2019 by Ms Byrne, a graduate of Interior Design. The company’s services include House to Home initial consultation, an online E styling service and a revamp service. In choosing this company, you are guaranteed to get Ms Byrne’s full commitment to providing an excellent service and delivery of a beautiful end result. “I completed my BA in Interior Design in May 2019 and when I got my degree I was applying for jobs for months and I was told that my work was great but I didn’t have enough experience and the more I thought about gaining that practical experience where a company will want to hire me, I knew that I had the ability to produce the work so I decided to start my own company,’’ said Samya Byrne. “Starting my own company was a big leap but I was backed and supported by my Mam who is in my corner. I know all of the Adobe suites so I came up with my own logo and I designed my own website, Instagram, handing out flyers and advertising.

This project was a challenge

A garden continues to get better with time. Shane Murphy of Lavender Landscapes talks to Build & Renovate - by Emer Kelly Images: Webpress

L

avender Landscapes was founded in 2004 by Shane Murphy, a well respected garden designer from Cork. Prior to setting up this garden design and construction company, Mr Murphy gained a wealth of experience working in garden design and horticulture. His enthusiasm and passion for creating the perfect outdoor space led him to turning his idea for Lavender Landscapes into a reality. With the help of his team, Shane has grown Lavender Landscapes into a successful business renowned for excellent workmanship, top quality and innovative garden design. Prior to setting up his own business, Shane had gained invaluable experience working in various aspects of garden design and horticulture. His enthusiasm and passion for creating the perfect outdoor space is what led him to setting up his own garden design and construction company.

The design is the most crucial part when it comes to your garden.

Even the most contemporary gardens with clean strong architectural lines and features need to be softened with beautiful all year round interest planting. Structural planting is at the heart of Lavender Landscapes planting philosophy in order to provide full all year interest. This company provides planting plans outlining plant varieties, numbers, spacing and plant care. The team collaborates with the client (s) around sourcing and selection of plants and finally the setting out and planting of them. Lavender Landscapes works with a small selection of specialist trade plant nurseries in Ireland and Europe to source the best possible plant specimens for your garden. When it comes to their garden design, the team offer on-site consultation and take a collaborative approach to developing a design concept together with their clients. This company also tailor their services according to your needs and seamlessly merge your garden with the architecture of your home.

“We offer a full service to our clients so we will consulate, design and then build the product. People will come to us when they want something bespoke and different as well as it being just for them,’’ said Shane Murphy.

“All of our hard landscaping products are built in our workshop. Nothing is outsourced as everyone is a skilled tradesman within the company so there is a few hundred years of experience between timber, steel, stone and so forth. “It’s a seamless experience for the client as they are dealing with me or one of the designers all through the process. The service we offer is aimed primarily at the higher end of the market,’’ added Mr Murphy. “Our design and consultation work is nationwide and our building work is primarily in around Cork. The design is the most crucial part when it comes to your garden and we can come up with a garden that will maintain your interest all year around with minimal maintenance. Patience is the secret to every good project,’’ he enthused.

As to the future of Lavender Landscapes?

Outdoor spaces have been given a new found love as people have learnt how important a well designed garden can be as well as how they can enhance your life and how beneficial an outdoor space can be to your mindset when you are spending extended periods of time at home.

“Going forward, I would like to continue offering the services we offer. A well maintained garden adds value to your home and a garden continues to get better with time, concluded Shane Murphy.

It’s a seamless experience for the client.

Over the next little while, I’m looking to open a shop to supply everything to the customer myself,’’ said Lee Kavanagh. As to words of wisdom Mr Kavanagh would offer to homeowners in advance of them undertaking a bathroom renovation?

“A company like ours is better off taking on the project as I’ve had a lot of calls from customers who have begun to do bathroom renovation work themselves and they are calling me to fix what they have done! We design everything for the bathroom and we purchase and use the correct equipment whilst advising the customer. If anything ever goes wrong with the bathroom, we guarantee our work. We like to take control of everything when it comes to a bathroom renovation project as we really are a one stop shop,’’ he imparted. In terms of future plans for LMK Bathrooms?

“Other than opening the shop which will be happening soon, I would like to grow the business and build up a client base. I also want to start sourcing my own products such as tiles and bathroom suites rather than going through other companies,’’ concluded Lee Kavanagh.

I would like to grow the business.

CVR Designs are experts at creating 3D visuals in both interior and exterior from single rooms to large scale developments, all VR compatible. Based in County Limerick they offer a nationwide service. This company specialises in the creation of real time immersive visualisation for your home using the latest rendering technologies. MCVR Designs build these scenes by using the measurements provided from your architectural drawings or by visiting the site of your build and retrieving measurements from there.

I started college studying a game development course and it went on from there. My final year project was having to build the University of Limerick in 3D and I then decided to set up my own business last year and things are going okay, said Kevin McNamara.

I create the custom models.

From your back garden to the front door and everything in between.

This allows the team to quickly build your 3D model also gives the ability to interact with colours, materials, lights and furniture enabling the client to change any aspect of their design as they see fit at any stage of the project. No matter what the size or type of the project, this company’s 3D work improves design, enhances communication between all interested parties and strengthens decision making. These project objectives result in significant time and money savings and in a final product that meets the expectations of everybody involved in the project. “The residential end of the business is very slow as a lot of clients but in saying that I am getting a lot of enquiries about my work and the services I offer. A lot of enquiries are coming in about interior design but I’m not an Interior Designer but I know where to place a kitchen and a television unit and so forth.

“I create the custom models and whatever goes in the middle of the house is entirely up to the client. A lot of enquiries are also coming in for colours to paint the rooms within your house and when you think about it, when you go to a shop how many different colours would you pick out and how long would you spend choosing them? I can select the colours for the rooms within your home with the click of a button for thousands of colours without the client having to leave their house,’’ enthused Mr McNamara. When it comes to the services MCVR Designs offer to the residential market? “In the residential market, I can build the whole house for you from top to bottom. We also provide 360 tour service again these are create from architectural drawings and are fully Virtual Reality compatible,’’ concluded Kevin McNamara.

Metro Tiles

Padraig Gillespie talks to Build & Renovate by Emer Kelly Images: Webpress

P

adraig Gillespie of Metro Tiles who supplies and installs metro tiles in Dublin and further afield!

“I have more than 20 years experience in tiling industry and over the years I have worked with a lot of tiles and I’ve found out recently that every time I would arrive at a job, it would be a Metro tile that I would be working with so it has given me a good feeling as it is a very versatile product,’’

them feel good is what matters at the end of the day. No matter whether it is a strange design, colour, grout; whatever is going to make the customer feel like that they are going to love that space and that tile selection is the main thing to go after. “I try to manage the clients expectations within the boundaries of what can be done. At the end of the day whatever the choice, they are going to have to live with it,’’ he said. As to the future for Metro Tiles?

“We supply and fit our own tiles and we order in from Italy so we’re looking forward to using different types of trims and designs. I love going on the internet and looking at the different designs and hoping that I will get the opportunity to fit those kinds of jobs as well. “At the end of the day, I want to leave the room and keep looking back and I want to continue looking back at what I’ve done whilst being proud of my work. The future is much like the past, I want to continue doing stuff and doing it as well as I can,’’ concluded Padraig Gillespie.

said Padraig Gillespie.

“You can do so much with a Metro tile and we have realised that we wanted to create a niche within the Metro side of the business. The versatility of these tiles is incredible and there are so many colours to choose from. Not only can you lay them flat, you can lay them in different patterns as well. These tiles are also suitable for use in residential and commercial settings. “Over the years, I’ve seen such a wide array of products come and go but now there is such a wide range of grouts as well as people breaking up bathrooms with their designs whilst creating a space that will have such a ‘wow,’ factor with tiles.

Every day is different.

I like to surprise people with the detail that we dedicate to completing their job. I love my job and I like seeing people react to the finished product. Every day is different when it comes to my job which gives me a great appetite for my profession,’’ added Mr Gillespie.

“Not only do I work with the Metro tiles, I also work with the large format tile which I can see really taking off in the next few years. People are going for a large format tile when they are working on a small space as well as using them for backsplashes and counters,’’ he enthused Padraig.

“The quality of the material is important as the quality does show when you are laying the products and it is important to use a good adhesive.” In terms of advice Mr Gillespie would offer people when it comes to choosing tiles? “At the end of the day, the customer is the one who is going to be looking at the tiles! Whatever they want and whatever makes

You can do so much with a Metro tile.

McMahon Design Paul McMahon of Paul McMahon Design talks to Build & Renovate by Emer Kelly Images: Webpress

He has qualified as a Certified Passive House Designer and has received certification and recognition for taking part and completing various other courses in energy efficient design. As a Certified Passive House Designer listed on the international database and a member of the Passive House Association of Ireland, Mr McMahon has a proven track reckon in helping clients heat their home for less than €1 a day. Without the sound advice and the right design expertise that Paul can offer, it is easy for you to spend a lot of money and not add any real value to your project.

P

“We specialise in one off houses and extensions. We can design houses that people can heat for €50 a year if their budget allows. We are really passionate about energy efficient & Passive House design and even where a client’s budget does not allow for a full Passive House, we will always incorporate elements of the Passive House into each and every design.

As a team of chartered professionals, this team recognise their professional duty to deliver creative, cost efficient designs for their clients, all whilst incorporating sustainable technologies to future proof their clients’ dwellings.

A lot of these elements cost very little to implement and come down to workmanship and the correct advice and knowledge from the likes of ourselves,” said Paul McMahon.

aul McMahon Design is a Chartered Architectural Practice made up of a team of award winning designers working nationwide to bring your dream home from concept through to completion.

With their unique and informed approach to each project, the team provides bespoke design solutions inspired by the context, site and a clear understanding of their clients’ brief and ambitions. The team works closely with their clients to design exceptional buildings, ranging from small renovations to extensive restorations & fully bespoke homes.

The practice was established on the ethos that good design responds to its surroundings in turn enhancing the life of its occupants. The team endeavours to create consistently bright, open and inspiring designs, helping their clients realise the greatest potential for their space.

We’re busy as ever!

Paul McMahon Design is a CIAT Chartered Architectural Practice providing a full and dedicated service ranging from outline proposals, conceptual design, planning applications, building control applications, detailed design and tendering, site management to final certification of the project on site. He has also been involved in a large number of residential projects from initial sketch design through to completion. Paul has a passion and enthusiasm for energy efficient design.

“We have jobs from Cork right through to Donegal and the business has been building up over the last few years. 18 months ago, myself and my colleague Ciaran McBennett, who I was in college with, established a new CIAT Chartered Architectural Practice based in Belfast called McMahon McBennett. McMahon McBennett was established to tap into the Northern Ireland market and so far has been a massive success, with projects stretching right across Ulster and further afield. Collectively Paul McMahon Design and McMahon McBennett cover the island of Ireland in its entirety. “You don’t need to have a massive budget to create these homes as it all comes down to a simple thought process and maximising the potential of the space you have along with fully understanding the site, the best views and the proposed dwellings orientation towards the sun. This is one of the first aspect we consider when viewing a site initially and it allows us to create these bright spaces which provide that link and connection back to the external areas of our homes, elements which are overlooked all too often when dwellings are being designed in Ireland. The feeling we create within a space will help our clients mental wellbeing into the future and to me that it priceless” added Mr McMahon. As to the future of Paul McMahon Design? “We’re busy as ever, which has seen the practice built up from nothing over the last few years. All of our work comes through word of mouth and our projects are all bespoke designs to suit each client’s requirements.”

“Going forward, I would like things to continue in the direction they are going. Enquiries aren’t stopping and when we begin working on a project, we are involved from the design concept right through to completion. We want to build and maintain a good relationship with our clientsbecause we are working with them for an extensive period of time, so client satisfaction will always remain key at Paul McMahon Design and McMahon McBennett,’’ concluded Paul McMahon.

RMI Interiors are a one stop shop for all your joinery needs

Robert Moorehouse talks to Build & Renovate by Emer Kelly Images: Webpress

R

MI Interiors is a well established team of specialists in joinery and carpentry based in Enniscorthy, County Wexford. As a dynamic company with more than 30 years of experience, they have developed a strong client portfolio, working on domestic as well as commercial projects. Their fully equipped workshop can produce custom-made furniture, timber windows including up and down sash windows, doors, bespoke joinery, modern and classic staircases, kitchens, fine timber moulding and a full design service.

“Carpentry and joinery is my life and I’m a workaholic! Work has been very busy since the pandemic began, believe it or not. I’ve done a lot of vertical sash windows for Victorian houses in Dublin and I’ve done a few kitchens as well so we have been very fortunate. As to the future of RMI Interiors?

“I really think people are going to go mad spending and investing in their homes over the next few months so I’m positive about what the future holds and the future of the business,’’ concluded Robbie.

We have been very fortunate.

“At the moment, we’re still working on a lot of pubs and restaurants in Ireland. We have worked on pubs in America, Moscow, Hong Kong and other places in Europe and that work is done through an Architect in Dublin. In terms of the residential end to the business, we do stairs, fitted kitchens and sash windows to name but a few things,’’ said Robbie. “From the time I was 10 years of age I wanted to be a carpenter and as a young child I would have got proper tools as presents when my friends were receiving scalextric cars! “I started serving my time when I was 15 and I was qualified at 19 and I then set up my own business working out of the garden shed in my parents garden where I made kitchens and shop units which then escalated from there,’’ he continued.

Carpentry and joinery is my life.

Mainly, we do the entire house from start to finish if you want us to. We have worked

on a project recently where we did the roof, to the kitchen, wardrobes, stairs and floors!

We’re not jacks of all trades but we would

be a one stop shop when it comes to joinery. I’ve a wonderful joiner, Joe Kelly who has

worked alongside me for a long time. Joe has more than 30 years experience in the joinery industry,

enthused Robbie.

The Elite Fence is their standard panel 6x8 wide with prices varying depending on colour and finish. This fence is guaranteed to provide you with immediate relief from the pain associated with painting your fence annually! No risk of damage from rotting, high winds or excessive moisture. Strong, tough and weather resistant steel fencing that looks great and lasts. As this is an investment in your property; don’t settle for a temporary solution. Elite Fence provides the widest range of coloured steel available anywhere in the market and they also offer ‘wood grain,’ steel styles.

E

This type of fence is so adjustable and flexible that it can be retrofitted to existing post configurations, steel or concrete. Their material has a superior durable abrasion resistant front and back colour coating. Its galvanised steel substrate is extremely corrosion resistant.

In the early years, the principle activity was carrying out fabrication, repair and maintenance work for the local farming community.

The colours will match the new steel garden sheds which have become very popular in the last few years. Their maximum capacity with this product is eight metres which is the perfect length for those who want to cover an old building, wall or shed.

liteForm Manufacturing Ltd was established in 1974 by Victor and Georgia Whyte and traded as V.Whyte & Son Ltd until 2003 when the company was renamed as EliteForm Manufacturing Ltd, producers of EliteFence and SmartFence, under the leadership of the Managing Director and Owner, Sandra Byrne.

Since then, with a lot of hard work and investment, EliteForm has developed into the successful specialist engineering company it is today offering a European and nationwide service.

The Smart Fence panels are a simple, cost effective way of turning your garden from an eyesore into an eye-catching space! The steel Plastisol coated panels are guaranteed for 25

years. They are maintenance free, wind and weather proof, they can’t blow out.

Today, EliteForm is a family run business that is big enough to be competitive and small enough to give every order their full attention. The company manufactures a wide range of products for the roofing and cladding industry as well as the engineering and construction sectors in Ireland and the United Kingdom. They stock a variety of colours of steel making them the obvious choice for your fencing needs, along with also supplying to trade and individual customers. From their modern premises, using the most up to date machinery available and a vast stock of raw materials, they are unbeatable for quality and service. They also have their own fleet of vehicles which allows them to have a delivery service which is second to none. With their entire business based on a 20,000 m2 site in Castlebellingham, County Louth they have direct control of all production and administration on one site which is expanding all the time. “The company is absolutely flying. People are investing in their homes and future proofing their property and by purchasing our products they are more inclined to use their gardens,’’ said Damien Keenan. The company’s products include the Elite Fence and the Smart Fence.

The eco-friendly Smart Fence increases the desirability of your home while giving peace of mind by making your garden safe, secure and private. The steel panels slide between fence posts set on top of another and complete with a finishing rail. It keeps its looks, shape and colour for decades. “The reason our Smart Fence is so popular is because it is maintenance free and it comes with a 25 year guarantee. It’s a DIY project and if you have existing concrete posts, you don’t have to dig them up. It really is a very simple fence to install, all you need is somebody that is handy with a drill! Customers have come back to us telling us how satisfying of a job it was to do!

“People want our fences as they are exhausted with the wooden panels blowing out and rotting away on them, our fences are wind tested and rated to 130 kilometres an hour so they are a good, safe, sound and one time job!,” enthused Mr Keenan.

As to the future of EliteForm?

“Our research department is working on new products that will complement the fencing. We also want to branch out(with our products) to the European Market and the countries that have a similar climate to Ireland,’’ concluded Damien Keenan.

Terrakon Mark Farrelly talks to Build & Renovate by Emer Kelly Images: Webpress

T

ERRAKON is a light gauge steel frame manufacturer and construction company based in Navan, County Meath and with offices in London.

This company provides certified light gauge steel shell and core systems to builders and self builders. They also provide turn key full build projects to NZEB standards to self builders around Ireland only. TERRAKON has a team of fully certified professionals who tackle everything from complex large projects to smaller scale jobs. Fueled by their commitment to excellence, they go the extra mile to make sure their clients are completely satisfied with their work.

This company also uses the latest BIM technology to design their buildings. This 3D modelling software allows them to build the whole building on their computers before a hole is dug in the ground. This gives the company all of the information they need to produce construction drawings for the client, Architect, Engineers and building control. It also gives TERRAKON a secure building cost for both the client and themselves ensuring smooth contractual agreements and delivery. TERRAKON also engineers structures to the latest in EuroCodes and all their design teams are in-house so any queries can be answered immediately. Their engineers liaise with both client and architect until the frames are completed ironing out any potential issues that arise.

We’re concentrating now on one off houses.

“We started in 2000 initially in structural steel and we moved to light gauge steel in 2007. In 2008 we then went to the UK for the last 10 years building mainly social housing in London and we came back to Ireland two years ago mainly because I was still living in Ireland and flying to London every week,’’ said Mark Farrelly.

“We’re concentrating now on one off houses. We have a lot of knowledge about NZEB standard homes and passive houses. We are basically offering a service where we go in and insulate the foundations, shell and core for self builders.

We try to keep the costs down.

We will clear the site and install an insulated raft foundation system and then we will design, engineer, manufacture and build the light gate steel frame which is highly insulated and a high performance building structure which reduces any cold bridging. “At the minute, we’re still doing a few jobs in the UK but we’re doing more and more work in and around the Leinster area. The interest and the demand is there from people to build their own homes especially over the last 12 months,’’ enthused Mr Farrelly.

“Materials and labour have gone up in price so we keep everything in house and we’re able to work on a customers plans and so forth. We try to keep the costs down for the client whilst giving them a building that feels like concrete,’’ he enthused. In terms of the future of Terrakon?

“We would like to grow the company and give our offering to the self build market because people are looking to build their own homes and there is a large demand in general for houses,’’ concluded Mark Farrelly.

in the demand for what we do and we have invested in our capacity to enable us to handle the workload. As well as working in the residential market, we are also working on a couple of commercial projects,’’ the owner enthused.

“Everyone has a preconception of what they want but at the end of the day they rely on our expertise to achieve what they want, so we bring them into the showroom and discuss the various elements of what they would like and we make sure what they end up with is right with the component parts that they were looking for. We have a great eye for detail. “We would have a lot of clients coming to us where their house has just been contracted to the builder and they might be 12 months away from putting the tiles down and they might come in a few times over the 12 months to change various elements, but we will manage the project from beginning to end. We would get a lot of referrals from Architects and friends and family of people who are currently building houses so that means a lot,’’ the owner. “We have grown over the years and we have our own inhouse qualified electricians, plumbers and tilers and we would have up to three crews out at any one time working on various projects.”

We have a great eye for detail.

We feel our timing is right.

“We are just about to open an extension to the showroom which is looking lovely. We are very well known down here for doing bathroom renovations and we have our own crews on the road. We start a job on a Monday and finish the job on a Friday,’’ said the owner of the store. “We would have approximately 35 bathroom displays in our showroom. We have displays that go from entry level bathroom displays (for wheelchair access) right up to gold plated bathrooms. “With the lockdown, we were quite innovative as well as being conscious of the fact that we have to go into people’s homes and businesses so we invested in sanitisation ware and as we leave our various projects we sanitise and we have an active sanitisation policy in house,’’ they added. “We use a specific sanitisation machine with all of our vans been sanitised which has led to our customers being very comfortable when it comes to allowing us into their homes and so forth. “Over the last few months, we have found a serious upsurge

In terms of bathroom trends that are expected to be rather popular in the coming months? “For the bigger sized bathroom that you may find in a selfbuild, a stand alone bath is becoming very popular and it is a feature of the bathroom,” they imparted. In terms of the future of The Tile Factory? “Surprisingly because we have added on the extension and invested so in both our showroom and increasing our capacity, we feel our timing is right and we certainly feel that the next 12 to 18 months as being very strong for us with the demand that is in the market place along with the traction that we have in Clare and the surrounding area,’’ concluded the shop owner.

These trends are coming a long time and we’re delighted to be embracing such trends, otherwise, new builds often look for large picture windows with minimalistic frames, as they seek to brings a contemporary charm to their home, this can also be observed in the front door market”

Cormac Tully of Tully Doors talks to Build & Renovateby Emer Kelly

T

ully Doors are a family business based in Portumna, County Galway who supply and fit internal and external doors and windows.

This company is knowledgeable and up to date with building regulations and designs and they consider themselves experts in door quality and door fitting. The expertise come from the owner, Vincent, who has been 30 years in the industry, both running a business and fitting on site. They know that a high quality door only works correctly if it is fitted to perfection and that is why they are proud to say they have both. To help ensure that you get that perfect door for your home, the company offers an advanced door builder on their website which allows you to build your door the way that suits you. “The business is going well and it has been steady despite COVID 19. We have a diverse range of styles and brands, we do traditional and contemporary style doors,’’ said Cormac Tully. “This helps us cater to a large customer base, where the more urban houses go for the contemporary style whilst the country houses tend to stick with the more traditional style of door” “We have noticed how the construction industry in general has increasingly become more online focused, customers see an online presence as an important factor when it comes to choosing the right company. Although a lot of our work comes from referrals, new customers love building their door on our website as it helps them to visualize what exactly it is they need,’’ explained Mr Tully. “We deal with suppliers and manufacturers across Europe as well as in Ireland so we offer a vast variety of door styles and products, we are well versed on every product available in the market, so can offer advice as well as a good service” Cormac added.

A new front door transforms the entrance.

In terms of any perils of wisdom Cormac would offer customers in advance of them purchasing windows and doors? “The Window and Door market is very competitive, with new entrants actively starting up, and this makes it difficult for customers to choose the right company to go with. It would be advisable to go with a reputable company that has been in the industry for a long time with plenty of experience. Make sure to take a look at company reviews and try to get a referral before making a decision,” imparted Cormac. As to the future of Tully Doors?

“We intend to remain a reliable option for customers this side of the country. We want to continue to deal directly with the customers ourselves, and remain flexible, so that we keep up with the trends within the market,’’ concluded Cormac Tully.

A new front door transforms the entrance to your home, so this is a really good feature to have on our website. From the moment a customer builds their door on our website, they have already started the process

The business is going well.

Rory Best said, “I’m so pleased that I made the switch from oil to gas heating. We now have a cleaner and greener way of heating our home. It was so quick and easy, and I just love the control we get from cooking with gas.” Your LPG is conveniently stored in a tank beside your house and the Flogas remote monitoring system is assurance that you’ll never be in danger of running out. Darragh O’Se said, “When you’re off the natural gas grid, LPG is the smart choice of fuel for your home.

It’s clean-burning, efficient and easier on the environment.”

Bijou Bathroom Solutions

with VADO

Despite being the smallest room in your house, the downstairs toilet is one place where you can really show off your individual style. Through incorporating stylish accessories and functional storage, even the smallest of bathrooms can be a unique yet practical space for your guests to explore.

1. Make a Statement with creative bathroom tile ideas

Bathroom wall tile ideas are endless and there is an option to suit every aesthetic. Tiles are an ideal way to create a feature in a small space through a pop of colour, fresh pattern or unconventional shape. If you are planning on keeping your wall décor simple, statement floor tiles are a great way to add some personality to a compact space. Mosaic tiles create a contemporary and stylish feature in any small downstairs toilet in need of a splash of colour, perfectly complementing a simple wall hung basin with space saving towel storage. There are a host of colours, prints, patterns, shapes and sizes to choose from and anybody looking for something a little bit different will love the hexagon trend that’s coming through.

2. Reflect light using mirrors

Mirrors are an essential addition to your downstairs toilet décor, to create the illusion of space and light. Line the wall behind your basin with mirrored tiles or add extra storage with a mirrored cabinet. Pair with a simple chrome tap for a sleek modern appearance.

3. Go wild with wallpaper

The bathroom is the perfect place to add some fun into your home. You may have limited space but it’s an ideal area to experiment with bold décor through your choice of pattern, colour and texture. Wallpaper allows you to have some fun with design and transform a functional room into a sophisticated retreat or a statement space. Create a quirky downstairs toilet using colourful bathroom accessories, patterned tiles or statement wallpaper. Any wallpaper can be used in a bathroom, but it is important it doesn’t come into direct contact with water. If you are wanting something highly durable there are also splash-proof and anti-bacterial ranges available.

4. Add a personal touch

Stamp your personality and bring the room to life, whether it be through decorative accessories that reflect your personal style or displaying treasured memories by hanging up family photos. If you love the coast then escape to the beach anytime with seaside hues of ocean blues and greens, sandy beiges, soft pink and white shell colours. Add natural textures, distressed wood and striped textiles to create a fresh and relaxed nautical look. Personalise with treasures such as postcards and photos and add nautical accessories such as a porthole mirror, pretty glass jars or seashells to conjure happy holiday memories.

5. Stand out accessories

101

The addition of decorative accessories can make even the smallest of spaces look completely different. Complement your bathroom fittings and fixtures with a matching toilet roll holder, toilet brush and soap dish in the same shade and finish as the room. Complete your design by carefully selecting your hand towels to complement your chosen décor. Match colourful bold patterns and textures with your bathroom tiles or statement wall or add blue and white stripes for a nautical aesthetic. Or if you are wanting to keep it simple an assortment of classic white and neutral shades creates a luxurious feel and timeless setting.

6. Maximise space

A vanity unit adds functionality whilst neatly optimising the space you have. Creating essential storage space, reducing clutter and helping to keep the focus on decorative elements. A floating vanity unit not only improves your storage space it will also help to make the room appear bigger.

8. Heat your downstairs toilet in style Add style and warmth to your luxury cloakroom with a heated towel rack or rail with warm dry towels on demand.

As a downstairs bathroom is usually quite compact you may find this will provide sufficient heat, however if you have the luxury of a larger room you may want to consider underfloor heating.
