“I find younger people especially those who have ventured abroad and witnessed how other people live so they are leaning towards timber frame construction because they know benefits of it and they know the living benefits of a house like this,’’ added Mr McManus. “These units will last for more than 60 years with a bit of maintenance along the way,’’ he enthused. As to the future of Premier Timber Frame Homes? We’re actually targeting America and Canada with our flat pack kits as people are buying them every day over there as it is the norm. Since the first lockdown was lifted, we have been out the door even though we’re always busy but there has been a lot more interest and people were purchasing over the last number of months. I’m positive about the future and looking at the brighter side of things!’’ concluded David McManus.

“We set up the business in 2017 and I have a lot of experience between Ireland, the UK and Australia when it comes to erecting timber frame housing and that is why I started manufacturing and there has been no stopping us since then. ello there and welcome to the latest edition of Build & Renovate. We hope you are all well and enjoying the ‘Spring,’ feeling in the air and with the mornings becoming brighter and the evenings becoming longer, it is great to know that brighter days are only around the corner along with some light at the end of the tunnel in advance of what hopefully will be a belter of a summer! On the cover of this edition, we feature the fabulous home of Fiona Kelly who restored a Georgian townhouse which dated back to 1826. Having purchased a dilapidated Georgian terraced house in the heart of Phibsborough in North Dublin. With slanted door frames, crooked floors and a tumbling roof; Ms Kelly and her building contractor friend, Philip took on a building on the brink of collapse. She lovingly restored her new home to its former glory as well as transforming it into a modern, stylish inner-city home. We also feature a residential project in Harolds Cross which

saw Architect Graham McNevin. “When contacted by the clients who had just purchased this run down former Guinness workers terrace home from the 1930’s, they had a very clear idea of what they wanted. The house in its current state at the time was in need of some tender loving care,’’ explained Graham McNevin. Interior Designer Kerry Hiddleston chats to us about a recent project. Ms Hiddleston’s love of design eventually persuaded her to make the leap to interior design. She specialises in both commercial and residential design and her focus is on understanding the client’s needs and delivering a beautiful and practical space with the wow factor. She is also an Interior Designer on RTE’s ‘DIYSOS,’ renovation programme and her work has also been featured on RTE’s Home of the Year as well as in numerous publications. Last but by no means least, we feature the family home of Sarah and Barry Battle. The Battle’s live in a new build bungalow with their five children in Ballina, County Mayo. After finding their perfect site, they completed the build of their home in 2018. They describe their home as contemporary with a traditional mix. They have high ceilings throughout and introduced some period style features. The Battle’s wanted to make use of natural light as much as possible so they

have an impressive courtyard built into the centre of their house. Mrs Battle says the decor is very neutral and the colours compliment each other well. They wanted a house that works for their family and they have a playroom near the kitchen and the outdoor play areas are visible from the kitchen too. There is no doubt that there is a mixture of properties that are sure to grab the attention of our readers for different reasons. We hope you enjoy this edition as much as we have enjoyed compiling this edition and before you know it, the next edition of the magazine will be on the shelves in the blink of an eye!

We would also like to offer a very sincere apology to Kerry Hiddleston for the publication of incorrect images that accompanied our most recent cover property. It isn’t like the team to make such a catastrophic error but you can rest assured that it won’t happen again. In terms of words of wisdom Tara would offer potential customers in advance of them purchasing wardrobes? “You really have to take stock of what you own and how you like to store your clothes, do you prefer to hang or fold? Think about what you have had in a previous home whether it was rented or you owned the property; figure out what did not work for you storage wise previously as well as what worked best for you. Make note of items you can never find a home for, these are key pieces in designing storage that fits you, your home and your lifestyle,

Spaces to store your hobbies and collections have also been trending since early 2020, so much, we have named it ‘A Home for your Hobby’. “We’ve found from spending more time in our homes, homeowners were tired of the lack of storage they currently have. Trying to organise, realising now is the time to finish little areas of the home so the space is used to its full potential. Projects such as walk in wardrobes from five year old builds or turning the smallest spare bedroom into a walk in wardrobe where they never had the spare time or money to transform are now becoming main priority to finish off those areas of their forever homes. Once restrictions lift our designer’s will carefully survey, order and install as all of the designs have been completed using our online design service. “In 2020 we seen a huge increase in demand for tv units and alcove units. We installed a lot of these units before the end of 2020,’’ enthused Ms McPadden. “Spaces to store your hobbies and collections have also been trending since early 2020, so much, we have named it ‘A Home for your Hobby’. We have designed games areas in bedrooms, shoe galleries, sliding wardrobes to store toys, Lego, board games, golf bags, ski equipment, crafting tables with partitioned drawers and record rooms completed with wall-towall shelving of a Clients music collection and media devices. People spent lockdowns revisiting hobbies and organising and these designs reflect massively on both.

We are lucky to manufacture our designs in our own factories and liaise directly with colleagues who are producing and building these, making it simple to design and customise your wardrobe with every inch, which is why we design from concept to completion, using our 3D software to guide you through how your space will be transformed,” she imparted. “Advise for people at the start of their new build journey would be to contact us early to receive a design and quote, to include storage in your original budget is important as most belongings you unpack will need to be stored on shelves, in presses or in wardrobes! Our software also allows you to see the space come to life from your floorplans which is extremely exciting when your future forever home is currently just a field! Designing early allows you to make changes and be fully sure of what your storage needs are! And of course, we will install before you move in! “Receiving a quote could not be easier, simply send us your floorplans or measurements and a photo of the space! As to the future of Komandor? “The company has been expanding every few years throughout Ireland, Spain and the UK but the lockdown has really shown that you can reach out to anyone with online design, things seem a lot quicker as measurements and photographs can be emailed in, followed by a design consultation through Zoom. Previously we were mostly face to face with our clients, however Online Design is something we will continue with once we fully reopen to the public providing a more flexible design service. “We’ve also used lockdown as an opportunity to touch base with our international designers, we’re swapping ideas and coming up with various colours and trends for 2022/2023 as well as seeing where Komandor wants to go. We’ve been brainstorming and showcasing our favourite designs, we have used the last few months to expand on ideas creatively, giving us a fresh approach in what we do,’’ concluded Tara McPadden.

Fiona Kelly talks to Build & Renovate Words: Emer Kelly

D

ublin born Fiona Kelly has serious ambition. Having purchased a dilapidated Georgian terraced house in the heart of Phibsborough in North Dublin, she had a mammoth project on her hands. With slanted door frames, crooked floors and a tumbling roof, Ms Kelly and her building contractor Philip took on a building that was on the brink of collapse. Once an impressive townhouse for a well-to-do tradesman, Fiona’s house has been witness to the passing fortunes and misfortunes of Dublin over the centuries and was occupied as a tenement home right up to the 1960’s. Initially her time frame for the project was a rather ambitious six months but with problem after problem, the timeline expanded to deal with the challenges the building presented. Rain-soaked and rotten in parts, this building presented big challenges but it

is now a stunning home thanks to sheer determination and a lot of TLC! “The amount of work that went into this house and the whole team that was involved in this project saved the house. I knew the house was in a bad state but it was only when we were in the final stages of stripping everything back that we realised how bad a state the house was in! If I hadn’t come along when I did, the house would have ended up falling down,’’ said Fiona Kelly. “I love architecture and I’ve always had a love of old houses, modern architecture and mid-century along with everything in between. I was familiar with this house and I loved it because it looked like it was a live in property rather than an office and the fact that it had great potential.

I didn’t find working on the house daunting at all.

“As this house was derelict and in such bad shape, it was a blank canvas but I had to really come up with creative solutions and answers to some of the problems and questions that the house posed for instance with the crooked floors on one side of the house! The house also came with a garden and that is quite uncommon in the city,’’ added Ms Kelly. “My mind was set on the house from the moment I saw it and I could see broadly what I was going to do with the house and the house is now what I thought it would be. My family, friends and even the contractor over the house had said that I was very patient but patience isn’t my virtue at all but I do love a challenge and there was no point in trying to convince anyone else of what I was going to do as the house was for me.

“The house needed to be functional as well and I’m delighted with it. I have it restored to the way it should be. The old panels and plaster work is similar to the Tenement Museum in New York.

“When we were fixing the roof I did wonder if this project was too far gone and the two walls in one corner basically walked away from each other and you could see daylight in the corner but other than that I didn’t find working on the house daunting at all, I loved it,’’ she enthused.

People are always surprised when I open the front door and they see the inside of the house. So many of the original features were destroyed over the years so anything I could do to retain some of the remaining features but also marry it with the new was really important so the house is an eclectic mix of stuff but it works for what I was trying to achieve.”

As to whether she would change anything about the house? “I’ve never done any work to a house, let alone a restoration! The basement would be the most transformed part of the house. Upon reflection, there would be nothing major that I would change other than the placement of sockets but there isn’t anything that I would change drastically! We’re going to start working on the garden now. I’m adding bits of furniture and art to the house as I go,’’ imparted Fiona.

In terms of any advice Ms Kelly would offer to anyone who is about to embark on a project of a similar description?! “If it is a job like mine do your research for grants and tax breaks, don’t take no for an answer when it comes to different tasks being done and in most instances those tasks can be done even if it means doing some rescheduling and hire a Quantity Surveyor as they are invaluable to a project,’’ concluded Fiona Kelly. “It was a pleasure to work Fiona because her love for the building was evident in every decision she made throughout the project,’’ said Peter Finn of MDS Construction.

Here, she talks to Build & Renovate about a recent project... “The brief for this project was to update and style a property that had had a big renovation job done on it a few years previously but not completed in terms of decor. The project went very smoothly, massively helped by having very proactive, engaged and helpful clients,’’ said Kerry Hiddleston.

“There were a few delays which were/are COVID related. In fact, we have a few rooms awaiting completion as the joinery/painting couldn’t be finished but it’s nearly there.

We’ve also been dealing with some UK suppliers and some have stopped delivering to Ireland, elsewhere there have been delays! There was also a leak (legacy issue and the fun of older houses!) and the bathrooms had to be retiled and a room repainted but we got there,’’ enthused Ms Hiddleston.

In terms of Kerry’s overall thoughts on the project? “I loved working on it. The clients were lovely to deal with, with similar taste style and we gelled. It was a pleasure,’’ concluded Kerry Hiddleston.

“The project is still ongoing but all in, taking restrictions out of the equation it has taken us about between two to three months to get this project across the line.”

As to what the home owners think of their home? “They love it. It’s a beautiful home with a mix of original features and contemporary style. I think their kitchen/living room would be their favourite space in the house. It’s the old adage but it’s the heart of the home. They are social and like cooking and entertaining, it has a

How to achieve that High-End Finish Y

ou know when you see those amazing looking photos (in this magazine & online) and you think ‘Now that is high level of finish that I want on my project’ but the problem is, you are not sure how to achieve it!

Well, this your chance to get the inside word on how those high-end finishes are delivered and how to make sure that you get the finish you have always dreamed of, on your project. I have successfully completed numerous projects that have delivered that wow factor finish. I have also experienced a lot of different approaches to this end Goal. To be completely honest, some have been a seamless pleasure to be involved in and others have been an unenjoyable laborious battle from start to finish. My experiences have proven to me that, the secret ingredients to a successful project are Good Teamwork, Communication & Clarity. No surprises then when I say that those factors are also the key elements needed when aiming to get the high-end finishes you want on your project. Add in the correct material choices & some good organisation and then you are well on the road to a successful project.

Here are my Top 5 Construction Principles and Top Tips to getting that High-End finish, without having to go to war to achieve them: 1. Teamwork:

Top Tip

It is vital that every member on the Construction Team is on the same wavelength and are work with each other, not against each other. It so important that everyone from Client to Designer to Engineer and Builder, has each other’s respect and trust. This environment is the platform that is needed to ensure everyone wants to achieve that high End finish result for each other and not just for themselves.

No Dictatorship has ever ended well! Remember that you want to be able to call on your team if you need them in the future.

2. Good communication

How can you expect a high-end finish if the team does not know exactly what the end goal is? It is imperative that the designer understands what is in the client’s head and relates this to the Engineer & Builder in an understandable way. Only then can they make the clients vision become a reality.

Top Tip We live in the Communication age, so let’s communicate with each other every step of the way. Our current technology allows us to instantly relay information to each other in lots of forms, photos, emails, texts etc.

3. Clarity

The Devil is 100% in the detail. You must be truly clear about what you want, especially when it comes to shadow gaps or having certain elements of a build lining up with each other. These details must be thought out at design stage and talked through regularly during the construction stage. Give absolute clarity if you expect to accomplish the best finish. Sample pictures and detailed drawings are also vital on this one.

Top Tip

do not forget to consider corners and transitions because this is where a lot of details fail. Think in 3D not straight lines!

4. Materials choices:

You cannot expect a high-end finish if you are using the wrong materials. Some material simply can not give you a finish that looks good and stays that way. Plaster work has its limits, timber can twist, some materials are not compatible with other materials and so on. Using the right material in the right environment and setting is paramount. Sometimes simpler is better.

Top Tip The materials do not always have to be expensive but quality is imperative. When doing a show piece detail use a small amount of an expensive material but really express it, therefore eluding that this material has been used more than it actually was.

5. Good organisation:

Sounds obvious but being prepared and organised can eliminate the nightmare of having to move services. Re-doing works and therefore causing plaster patching works is very difficult to hid or blend. An organised site can help ensure that each trade knows what the parameters they must work within, therefore reducing potential of trades crossing over each other’s workspace. Make sure the trades are sequenced correctly to minimise risk of damage to sensitive products or details.

Top Tip Do a sample room and get sign off on finishes and details. This really helps as clients get to see the finishes and the sets the standards going forward. Every one of the above principles where needed to ensure we got the level of finish needed to make this a standout project. There is also definitely a lot more pattern and texture coming through,” she enthused. In terms of what the future holds for Jackie Tracey Interiors? “Things are great at the moment so long may that continue. I would like to continue doing more of the same but I especially enjoy working on the individual projects as there is more scope for creativity. I really enjoy working on an entire house or a big renovation project as I can really get my teeth into it, it is more challenging and there is a lot more scope. I’m very lucky to love what I do as well as being so busy so long may it continue,’’ concluded Jackie Tracey.

I chose to head off to Art College for a few years and pursue a career in secondary school teaching but in the end returned to the family business,’’ said Eamonn Hughes. “The time spent in Art College has been invaluable when it comes to background for design and making shapes work. “I think the market has changed a lot as younger people are more specific about what they want as they have much more information about what heating appliance they want as well whereas going back 10 years ago people put in an ordinary fire opening and they couldn’t always get the appliance that they wanted. “In the last year, there has been a lot of emphasis put on electric fires. Electric fires have improved so much; the quality and the realism of the fires is superb and they are a great focal point in a room. People have underfloor heating in their homes now as well as air to water pumps so they have a constant temperature in their house and really all they are looking for is a focal point

in their house so I can see electric fires becoming more popular and home owners will relax in front of them with a glass of wine whilst watching the television,’’ added Mr Hughes.

As to the future of Eamonn Hughes Marble & Granite Design? “I’m looking forward to seeing what comes down the tracks. We’re a very adaptable company and we can adapt our designs to suit the various appliances. Some of the designs that we do are quite classic yet they sit very well with the modern electric or gas fires. Due to the fact that we are doing this so long, there are very few companies that offer the services that we offer, Our customers come to us from all over Ireland but mainly we would have customers travelling to us from Galway, Mayo, Limerick and Sligo,” concluded Eamonn Hughes.

I see wide and horizontal type fires becoming rather popular. Gas is still popular enough but electric fires are the way to go.

I don’t see anything changing massively over the next three or four years apart from the electrical appliances improving.

The Palladio range of composite doors that we do would be our main seller as well as lift and slide bi-folding patio doors,’’ said Mr Kenny. In terms of what the future holds for Kenny Windows and Doors? “Due to the fact that we have a skilled team of trades people as well as a lot of contacts in the home improvement game, we have been approached doing some home improvements to accommodate clients and that end of things has gained a lot of momentum for us so we’re going to do a full home improvement service because we have renovated entire houses as well as small extensions for people as well. It wasn’t something that was planned but we’re basically accommodating our clients and if they want us to do something else in their house then it won’t be a problem,” he enthused.

tephen McManus Decor is a painting and decorating company based in Leixlip, County Kildare.

“I’m 33 years in the business, I started off my apprenticeship with my Father and I’m a third generation painter, it’s in the breeding! It’s a very rewarding job. I work mainly around Dublin, Kildare and other parts of Leinster. I was also the head painter on the Leixlip episode of ‘DIY SOS,’ which was very rewarding and reminded me that I’ve alot to be thankful for, as well as being on my doorstep it was great to help a family in my community,’’ said Stephen McManus. “The business is going very well, I’ve a lot of very loyal customers, we’ve a few months work ahead of us and we’re ready to rock and roll when the current COVID restrictions lift. I’m seeing a lot of people doing a lot of work on their homes now, a lot more than they were previously, as they are living as well as working in their homes and probably fed up of looking at the four walls but it’s great to see such an increase in home improvements, it is obviously great for my business and we will continue to grow and prosper from it,’’ added Mr McManus.

I’m positive about the future.

As to colours that are going to be popular over the coming months? “Grey was the new magnolia but now people are mixing it up a lot with dark blues and dark greens. Those colours will only last so long and then it will change again, it comes around in circles. One of the worst colours I’ve ever used was an illuminous orange on a bathroom. You can only lead the customers a certain way and you have to put the colour on the walls that they want but the main thing is that the customer is happy with the end result and I take great pride in my work!”

In terms of the future for Stephen McManus Decor? I am positive about the future and it’s looking rather bright. Hopefully by the summertime we will be over the worst of this pandemic and we will be getting back to some type of normality, concluded Stephen McManus.

We are seeing a rise in the demand for our semi-polished (lappato) tiles as these are much easier to keep with the half ground polished surface that doesn’t require any buffing. We have an extensive range of semi-polished (lappato) tiles.

In terms of the future for Tailored Tiles? “As people are spending more time in their homes and because we had such beautiful weather last Spring and Summer, there is going to be a big emphasis on bringing the indoors outside and we have a lot of collections in our showroom where the tiles that are in your dining room are available in the exact same colour and style but anti-slip are laid flush in your patios giving an extended look to bring your indoors out. I have seen a surge in the demand for outdoor living and have completed a few renovation outdoor projects. The restrictions on travel is giving people more time for thought, investing on outdoor living spaces will becoming more and more popular throughout 2021. “We registered Tailored Tiles Limited in February 2020 but only got opened in November 2020 and the business is going very well. If we were able to do well in the year that was 2020, then we will be able to do even better this year,’’ concluded Mark Stewart.

I worked in Australia for 4 years in the plumbing and electrical industry, ”said Stephen Walshe When I returned to Dublin I re-joined my previous company for a further 5 years. With 16 years experience under my belt I made the decision to start my own company. Thankfully business has been great, even throughout the pandemic we have had very little time off as we are involved in a lot of essential work such as emergency call outs, heating breakdowns ,boiler changes etc. “We work all over Dublin and surrounding areas “ enthused Mr.Walshe.

In terms of flooring trends, what are set to be popular over the next while? “Oak flooring has always been a popular choice as it stands the test of time. We have seen a huge increase in Parquet herringnone style flooring in the last year or two- so much so, that laminate alternatives are now available making this style of flooring a more affordable choice. In terms of colour trends, we find that it depends on the time of year- lighter colours and tones in the spring with walnut and dark tones more popular coming up to Christmas time,’’ she enthused. We also partnered up with Flexifi last year,’’ added Mrs Lynch. “Our work is a good mix of residential and commercial. At the moment, we’re working on a massive project with Cairn Homes in Citywest.” In terms of the future for A Lynch Construction? “There is never going to be enough houses and everyone wants their dream home so we’re here to supply it! Alan’s whole motto is that you’re only as good as your last job and he has serious OCD when it comes to his work, he is very particular and everything has to be done right which is great for his clients because they know that they are getting great work,’’ concluded Lisa Lynch.

he Soot Doctor Ltd is a family run Irish run company based in Bray, County Wicklow. They are specialists in chimneys, fireplaces, stove and heating appliances. Mr Tracey founded the company as a response to the amount of chimney and house fires caused by poorly installed solid fuel appliances and chimney systems. All of these were unfortunately preventable. “I like thinking outside of the box or something that is a little bit out of the ordinary and I like running with different ideas that customers present me with. I would get inspiration from the likes of Instagram and Pintrest as well as taking inspiration from different parts of the world such as America, Canada and Australia,’’ said Brian Black. “Bespoke as my work is, it has to tailored to my clients needs as they are the ones that are going to be left looking at it. Sometimes things can get lost in translation so it is important to find a happy medium between my clients and myself. “I began working as a Carpenters apprentice when I was studying for my Leaving Certificate. I did site work for the guts of 10 years and then I was made redundant and I was out of the trade for 10 years and then three years ago I started my own business beginning with small carpentry jobs around east Meath beginning with a roof on an extension and it snow balled from there! “I do all domestic work and it is self generated through word of mouth and Facebook. I’ve two employees and I’m possibly looking for a third employee, the business is going from strength to strength.

As to the future of Brian Black Carpentry? “Going forward, I’m going to be introducing a new wing to the company called Brian Black Construction. I’ve never forced this business in any direction and it has just grown organically. I want to build good quality and well insulated, good performing extensions and attics in the domestic market so that is the direction that I want to push the business in as well as keeping the carpentry going. The construction side of the business is the next step on the ladder for me and after that God knows,’’ concluded Brian Black.

onran Interiors is a family owned boutique furniture and accessories store nestled at the foot of the picturesque Blackstairs Mountains in Rathnure Village, Enniscorthy, County Wexford. The doors of their 1,000 square meter store first opened in 1998 and over the course of the following 21 years under the guidance of owner/ manager Noreen, Conran Interiors developed into a truly stylish and modern retail establishment. Unfortunately, following an illness, Noreen passed away in May 2020.

“We’re beyond excited about re-opening and we have a really loyal customer base that has been built up since the stores inception. We have lots of beautiful new stock in store and we’re eager for people to see it. Everyone is spending so much time at home these days, they can see all of the little cracks and flaws. As to trends that are going to be big over the coming months? “The darker colours and the more muted palettes seem to be coming to the forefront a bit more; aiming to give a real sense of calm in this crazy pandemic world seems to be key. “We all like to follow the trends but my advice to people when it comes to designing their space is, back yourself.

Trends will come and go but you will be living in this space for a long time, so go with what you like rather than what Instagram tells you your space should look like. Of course, get advice from the experts but at the end of the day only you can decide what works for you, so back yourself,’’ she enthused.

In terms of the future for Conran Interiors? “It is fitting that I am talking to you during International Women’s Week and in advance of Mother’s Day as I have been influenced hugely throughout my life by incredible women, none more so than my amazing mother, Noreen who built this business from an unused grain store to a successful interiors store, whilst also raising a family and looking after other sides of the family business with my Dad, John.

“Lockdown has given us the opportunity to do some renovations and redecorating to our store. We’re excited to invite people back to let them see what we have been doing and how we have reinvigorated the showroom,’’ said Julie Conran. “Lockdown has also given us the chance to develop our online presence. We’re updating our website and utilising our social media channels to interact with and support our customers, as well as complete some virtual sales. The last few months has allowed us to evaluate where we are in the market to date through my Mam’s good work, and how we can develop and grow in the future.

Here, Ms Hiddleston discusses a fabulous project she recently completed in Dublin.

I find social media and word of mouth bring in most of my client base. This client has seen some work I had done previously and then reached out to me for a consultation and we took it from there,’’ said Kerry Hiddleston.

view to doing in the most cost effective, high impact as they knew it wasn’t their forever home and so didn’t want to spend money improving the property that wouldn’t be realised in the eventual sale. To add value basically, but also make it a gorgeous home for them to enjoy and be proud of in the interim. I was also conscious of that, although we wanted to make it “wow,” we had to do so in a reasonably pared back and classic way that would appeal to potential buyers.

“I loved this project. The owners had great faith in my abilities and trusted me to make decisions for them if needed and to bring them in as required. It is a gorgeous period property and I love the process of bringing a house with character back to life,’’ enthused Ms Hiddleston. The project involved a full refurbishment, new floors, kitchen, bathroom and wiring. “The clients have very busy jobs and young children and so moved out for most of the build to a family holiday home and so I carried out full project management of the renovation as well as the design. The project ran pretty much to time. I said I would have the project completed in two months which is a very fast timeline, but I scheduled everything as tightly as possible and was on site to deal with any issues as they arose. In the end there was a delay of a couple of weeks, but that was only due to unforeseen issues with leaks encountered when old floors were taken up and also some asbestos in the garden that had to be dealt with and halted the renovation for a short while. As is often the case with older houses, you don’t know what’s going to appear until you start work,’’ revealed Kerry.

It was a pleasure to work on this project.

As to Ms Hiddleston’s overall thoughts on the project? “I think it was incredibly successful. To be able to achieve that much work and transformation in that period of time and for a family with busy lives and young children to be able to move out for a couple of months and arrive home to a refurbished house is no mean feat. The homeowners have said they are very happy with the result and the way we worked together and have since recommended me to many other friends of theirs, which is the ultimate compliment. I don’t think there is anything I would have done differently with this project as we achieved what we set out to achieve. There were some small hiccups which are always part of the learning curve but I don’t think a project like this in an older proerpty is likely to go ahead without any surprises. It’snot the issues occurring that are the issue, it’s dealing with it quickly and knowing who to call to sort it out and getting it done. “It was a pleasure to work on this project and for me the ideal project is one when you have a great working relationship with the homeowners and they trust you to get done. I also really love bringing older properties back to life and am a big fan of combining original features with a contemporary twist. I also love being able to design from scratch and have a free reign, it always gets the best results,’’ concluded Kerry Hiddleston.

arah and Barry Battle live in a new build bungalow in Ballina, County Mayo. They live in their beautiful home with their five young children Isabella, Alexander, Matilda and newborn twins Blaise and Theo. They describe their home as contemporary with a traditional mix. They have high ceilings throughout and introduced some period style features. They wanted to make use of natural light as much as possible so they have an impressive courtyard built into the centre of their house. Sarah says the décor is very neutral and the colours compliment each other well. They wanted a house that works for their family and they have a playroom near the kitchen, and the outdoor play areas are visible from the kitchen too. Here, Sarah Battle talks to Renovate your Home... “For the design layout and concept of the house I got lots of inspiration from Magazines like beautiful irish interiors and pinterest , we worked with our engineer and had about 20 drafts from beginning to end. I always had the idea of a courtyard in mind. It is the centre of the house and allows the hall to be flooded with natural light. There is nearly two parts to the

house, the front and back the front is where all thebedrooms are and the back is the living section,’’ said Sarah Battle. “We always wanted lots of natural light in our home, and highceilings . Due to planning restrictions we were only able to build a bungalow. Yes I loved having the input for the design (and the experience of building our home), I was pregnant at the time so found that a little bit stressful and also getting around to pickimg things for the house. It was great to watch the build from start to finish and be so involved,’’ added Mrs Battle. “In terms of the the style (of the house) is a mix of period features. I love Georgian houses and I love high ceilings and lots of contemporary modern features such as the glass corridor and sliding doors. Again I wasn’t on Instagram when building so relied on magazines and others Instagram accounts and Pintrest. I also love neutral décor and styling. I think my home has changed so much in the last year. But I have a very much a neutral tendency. I love fabrics and prints and patterns,’’ enthused Sarah.

As to her favourite spot in the house? “The kitchen is my favourite space in the house, because I spend most of my time there. The playroom is just off the kitchen so the kids are always in view which is important as it is a family home. They love getting involved in the cooking and baking. We have a large dining table that we all sit around. The kitchen also has a vaulted ceiling with a rooflight so lots of natural light again.’’ In terms of whether or not the Battles would change anything about their home? “Yes loads, it’s not a good thing at all to be on Instagram I see so much fabulous inspiration daily but I think I would change the kitchen layout slightly and I’d change the decor in the bathrooms,’’ revealed Sarah. In terms of advice she would give anyone about to embark on building their home? “Take your time with decorating , don’t rush to get all bathrooms finished etc. I’d nearly just do the rooms you really need first. Live in the house for awhile to get a feel for it and what you like,’’ concluded Sarah Battle.

cNevin Architecture is a Dublin based design practice that predominantly work on projects in Leinster but have projects in their portfolio from all over the country. The practice prides themselves on building strong client relationships to ensure that every need is understood and met. Their goal is creating eco-friendly, light filled spaces to fill with joy. Here, Architect Graham McNevin talks to this publication about a residential project in Harolds Cross. “The clients in this project appointed me at a very early stage as we knew each other outside of the professional dynamic. When they were looking to purchase a house they had two houses (both circa 1930’s) in mind. One in Marino

and one in Harolds Cross. Upon viewing, both houses had a huge amount of character and it was a very close call but Harolds Cross came out on top. It was quite run down and could not be lived in its current state. These houses were former Guinness worker’s terrace homes from the 1930’s. When they got into it, the clients had a very clear idea of what they wanted,’’ explained Graham McNevin. “As previously mentioned, the house in its current state at the time was in need of some tender loving care and some serious work done to it. Together with the client, I am proud to say we really created a bright, energy efficient stylish home that maintained all of its original character and additions to complement and enhance it.

Both clients absolutely loved the process.

The internal decor was kept traditional.

I don’t think any project is straight forward and sacrifices needed to be made on many items, but these

sacrifices seemed to enhance the project in the end.

The site also dog-legs and any extension would have to follow this boundary. We used this as an opportunity to incorporate a set of internal steps thus creating ‘broken plan living,’ which is now becoming so popular, enthused Mr McNevin.

As to what the home owners think of their home? “Both clients absolutely loved the process from start to finish and were over the moon when they turned the key day one. I think the client, designer and builder were able to stand back and say WOW this looks different! It exceeded so many expectations. Believe it or not, the clients learned a huge amount throughout the process and due to a change in family circumstances and the pitter patter of tiny feet they needed to upsize. They brought those tiny feet, their experiences and thankfully me along to the refurbishment of their new property! This property was completed last year and is another project to be proud of. In terms of Mr McNevin’s overall thoughts on the project? “It was my opinion to try and complement the existing building and try not to ‘over modernise,’ it. The internal decor was kept traditional with a modern twist and the extension took traditional form.

Todd Architects and was an associate in RPP before joining Sean as an associate director at Anthony Reddy Associates in 2005. In 2007, he set up McCann Moore Architects alongside Mr McCann. “We started off in Belfast and after a couple of years, we moved from a mixed bag of work over to completely private residential projects. The business is going very well and I run the Southern side of things in Mount Merrion and Paul looks after the Northern side of things,’’ said Sean McCann. “From renovations to extensions and new builds, we have a good mix of residential work. At the moment, our clients still want that large family space in their home but they are increasingly asking for another flexible room that they can use as a second living room, the kids play room or the room that the parents go to where they can have some quiet time. This room isn’t connected to the open plan living space. “A home office is almost always on our clients wish list especially now with the COVID pandemic,’’ added Mr McCann. “It is all about the building’s adaptability and thermal performance,’’ concluded Sean McCann.
