Hi there and a very warm welcome to the brand new edition of Build & Renovate magazine. We hope that all of our fabulous readers are keeping well and thoroughly enjoying the amazing weather that has decided to pay a long and very overdue visit to these shores, it really does put us all in such wonderful spirits doesn’t it?! In this edition, we feature some interesting property features and interviews with some incredible Irish businesses including A Room Outside, Coatek, Doortec, Galway Stone, Luxaflex, and Kavanagh’s Home. On the cover, we feature Jackie Tracey of Jackie Tracey Interiors who discusses her involvement with a fabulous refurbishment project in Mount Merrion which saw an average house being turned into an astonishing home. Jackie and her team were the creative geniuses behind this project.

The main objective of the client’s was to retain some of the period features of the home but mould this with very modern materials and design,’’ explained Gavin. In Booterstown, the Interior Design wizard that is Kerry Hiddleston completely transformed a house with her creative genius! “I loved working on this project, my clients trusted me and were happy to be adventurous when it came to colour schemes and I used bold colours and wallpaper in several spaces. I kept the hallway more pared back as a contrast. I am delighted with the end result,’’ enthused Kerry Hiddleston. For all of the above and much more, be sure to thoroughly go through the magazine from cover to cover as you never know what you may come across! “Some questions we get a lot are will it make my house dark? Or how do I keep as much light coming in as possible? And the answer is quite simple, we have a range of different strengths of film so it’s entirely up to you how light or dark you want to go. We are happy to offer advice when picking your film and will send you samples of each strength and where possible we will even organise a site visit by one of our team to discuss everything with you in person,” explains Mr Kenny. Another consequence of the popularity of large windows or glass additions to new builds, is the reduction in your privacy, particularly in locations close to roads or public walkways.

The Results were outstanding! Gavin Keogh discusses a renovation project in the heart of Dublin - by Emer Kelly

E

ssential Facilities Ireland is a construction and renovation company with a commercial division for facility management and maintenance.

Here, Managing Director Gavin Keogh discusses the entire renovation of a three bedroom semi detached house in Marino. “We were successful through a full tender process which was coordinated by Peter O’Shaughnessy from OSA Architects. We previously have worked successfully with OSA on other commercial developments so it was fantastic to be working with them again,’’ said Gavin Keogh.

“The project was a full renovation of a three bedroom semi detached house. The house was originally built in the 1930’s in Marino. The brief was to open up the ground floor of the property and extend the rear with a light filled extension. The main objective of the clients was to retain some of the period features of the home but meld this with very modern materials and design. “This is obviously a challenge in such a close quartered house. We however brought some of the original features back to life with some simple techniques of having the original doors dipped, and original period cast iron fireplaces were revived to their original state. We also added some mock period fittings like period looking radiators and layed oak herringbone flooring. The results were outstanding,’’ added Mr Keogh.

“The client’s eye for detail on this was second to none. It was such a pleasure to work with them.” As to whether or not there were any delays or difficulties encountered with this project? “The project was conducted through the midst of a pandemic which was a challenge to say the least but with constant communication and a full schedule of works we brought the project in on time and within budget. This was only achievable through excellent communication with clients/architects and the pure diligence of our staff and sub contractors which conducted all the works safely to our COVID protocols,’’ he imparted.

“Some of the new inputs into the house included a full new rewire, re-plumb of all the heating and hot water systems including a new combi boiler. All windows were replaced with high grade hardwood and beautiful aluminium crittall style double doors to the rear. All works were conducted as per Part L of the building regulations,’’ concluded Gavin Keogh.

The client’s eye for detail on this was second to none.

Here, Ms Tracey talks to Build & Renovate about a project she was involved with recently. “This protected structure is a wonderful example of an arts and crafts cottage. The project was a complete renovation of the existing structure which had become dilapidated. We were recommended to the owners by a previous client and we worked on this complete renovation as part of the design team,’’ said Jackie Tracey.

As to the design brief for this project? “The owners were keen to preserve the character of the house and so following consultation with the Local Conservation Authority, we set about preserving as many of the original features as possible.

“Restoration work is most definitely a labour of love. It takes time and patience. There is lots of research involved, searching the internet for replacement fixtures and fittings, collaboration with the Local Authority, plus the actual restoration work itself is slow,’’ she enthused.

“In this particular project, the house was made entirely of wood, and each and every timber lovingly brought back to life. We worked meticulously to preserve as many of the features as possible such as the fireplaces, windows, doors, floorboards and tongue and groove panelling in the hallway.” In terms of the technical elements in this project? “We modernised the property by installing insulation and double glazing in the original wood-framed windows. Fitted wardrobes and floor to ceiling in-frame fireplace cabinets were designed and installed. We also installed a new kitchen, a new bathroom, a gas heating system alongside a wood burning stove in the kitchen’s stunning original fireplace. “We were delighted to be able to breathe new life into this one of a kind protected structure! There is something really magical about bringing back to life an old building and turning it into a liveable, much loved family home. The owners were absolutely thrilled with the results, affirming at the end of the project ‘it is even better than we imagined!,’’ revealed Ms Tracey.

For anyone who may be reading this article and potentially about to embark on a similar type of project, what words of wisdom would Jackie offer them?

“Planning is so important when it comes to this type of work! I would definitely recommend you get in touch with the relevant authorities to ascertain what you can and can’t do before beginning any design works. Their input will dictate to a large extent the overall design and scope of works. “It can be fun to add a little texture and colour to a cottage scheme like this. Florals, stripes or geometrics can add a little personality and really add to the charm. “Here, we added modern geometric tiles to a country kitchen which brought in a little colour to the scheme and helped tie the room together in a fun way! Go all out with the finishing touches, a character property like this one can take quirky pieces so be as daring as you like!” concluded Jackie Tracey.

In conversation with Ciara Jordan by Emer Kelly

s a full-service interior designer, Ciara Jordan offers a variety of packages to suit every budget, specialising in full house renovation and design.

Ms Jordan offer’s a personalised and practical interior design service, providing the complete package from build, to project management to full interior design. Ciara started her career as a Tiler at the age of 19. She quickly gained in experience, got involved in picking and supplying bathroom ware and began giving advice and suggestions on Design and Layouts. After 13 years working on the site, Ciara decided to turn her head to the retail side of the business. She wanted to gain more experience in Design and Project management. In this time, along with selling, Ciara project managed jobs ranging from single rooms up to full house Fit outs. After three years, Ms Jordan went back out and set up her own business Amour Design.

I am working on some exciting new ideas.

“I have building experience so if you want to gut your house, I will bring in a builder and do an all in one package. I supply all of the materials needed for a full house fit out at competitive prices,” said Ciara Jordan. “I’m more comfortable on a building site than I would be in a boardroom meeting! I would have been on site from the time I was a young child with my Father who worked in the building industry. “The business is going brilliantly, people are appreciating their homes more than ever .I’m a firm believer that there is always work to be done and I’m not afraid to get my hands dirty when needed, I like to be busy, busy,’’ enthused Ms Jordan. As to future plans for Amour Design?

“Going forward, I would like the business to continue to grow and to meet the needs of my clients. I am working on some exciting new ideas for my own brands of fabrics, and maybe my own joinery brand. Amour Design is a very bespoke business and customers can purchase all of the materials needed for a full house fit out directly from me specialising in fabrics and bespoke furniture.

She has high standards when it comes to building and likes to have full control of her own projects to ensure things run effectively and efficiently. Ciara loves what she does for a living and is known to be great at sticking to budgets and giving realistic time frames for building work where possible. Always eager to meet new people, Ciara has thoroughly enjoyed her experiences with clients to date and has met some pretty amazing people along the way.

The business is going brilliantly.

“We’re currently building three properties where I can show clients everything that I can do with nine working bathrooms that will be on show for my clients as well as a huge selection of fabrics and wallpapers and high-quality carpets. One of the most important things when renovating your home is to be realistic on budget , I price for an overall finish and not just a builders finish. Clients are often surprised that the finish can cost as much as the build. If you get your budget right from the start it keeps a lot of stress out of the build,” concluded Ciara Jordan.

I’ve always had a flare for design since I was very young. When we bought our first house in 2006 it was a renovator’s delight and as we fixed it up I really got a taste for it. We went on to renovate and flip six more properties in the space of 10 years and so it was just a natural progression from there. Before I knew it friends and family started asking for my advice and help with their design projects. So I decided to study interior design,’ said Helen Fayne.

“Our renovation projects took us between Ireland and Australia which gave me a real different perspective on house design and a life journey in the process. After all, life is supposed to be interesting.I enjoyed working on those properties so much I turned a passion into a business!

“There is a huge boom at the moment in the home improvement industry which is really exciting. People are really taking an interest in making the most of their spaces. ee O’Neill has more than 20 years experience in Interior Design. Ms O’Neill resides in County Galway and has successfully completed many projects both commercial and residential. She prides herself on creating an interior that is functional, easy to maintain as well as aesthetically pleasing. “Interior Design is a creative profession,from a young age I knew I needed to work at something that involved being creative.I studied Art and Design In Cluain Mhuire College in Galway and followed on from that with several Interior Design courses in both Ireland and England,’’ said Lee O’Neill. “Although there are many roads that can be taken with art and design I always loved using techniques that make the best visual and physical use of space. I was lucky enough to be picked as the first Galway Designer to appear on the RTE Showhouse programme in 2006, this was an amazing experience although I was very pregnant at the time it was super exciting. I now have four children so life is busy but incorporating interior design as a career is amazing. I feel blessed that I can forge a career out of my passion.

Although based in Galway, what parts of Ireland would Lee cover for work? “It really depends on the job, but most of my clients are based in Connaught, however we have all learned through COVID that working remotely is also a viable option even for Interior Design. Although there is nothing like having at least one walk through to feel the essence of a house. I am lucky enough to be the colour consultant for Fleetwood Paints in the Connaught area and this often involves working with clients on phone, Whatsapp or Zoom only, and it is generally very successful,’’ she enthused. In terms of big interior trends coming down the tracks over the next number of months? “I think creating a multi-functioning home often including an office and entertainment area ie. Bar or outdoor cooking areas are becoming a trend. The whole COVID experience has given some of us a new perspective on life and more of an awareness of using more sustainable and environmentally friendly products and materials.

“Of course COVID had a negative effect on the interior design business as has with so many businesses however on the plus side It also seems to have people looking at their homes differently as we have spent so much time there and for lots of people working from home, has now become a normality,’’ enthused Ms O’Neill.

“I think that we will start seeing less of the cool grey shades and whites. There seems to be a bit more emphasis on colour and perhaps more fun! People are certainly getting more adventurous with colours outside as is evident in all the lovely pops of colour that are appearing on front doors around the country,’’

“A lot of people now are adjusting and adapting their homes to suit those needs. Our social lives also have changed and there seems to be a move towards creating areas to entertain and relax, assuming our virtual entertainment will soon be a thing of the past!’’

In terms of the future of Lee O’Neill Interiors? “I feel that the future is bright for Interior Designers and involving an Interior designer in your project at the early stages is becoming more the norm.

In terms of the service Ms O’Neill offers when it comes to her Interior Design business? “The needs of every client are different as is their budget. I approach each project with enthusiasm and excitement no matter how big or small. I believe that everyone no matter what

“Having said that, the clients were incredibly easy to work with and understanding and so what could have been quite a stressful project was a pleasure to work on. “My clients have said how happy they are with the results and their home has been transformed and the change in the open plan living area and the library/den is incredible,’’ she imparted.

“It has the wow factor and is a great space for entertaining. “I loved working on this project, my clients trusted me and were happy to be adventurous when it came to colour schemes, and I used bold colours and wallpaper in several spaces. I kept the hallway more pared back as a contrast. I am delighted with the end result,’’ concluded Kerry Hiddleston.

“I was recommended to the clients from previous clients, which is typically where most of my business comes from. Word of mouth is so important and although I find any social media, internet or promotional work good for establishing what I can do, I find that the best projects come from word of mouth,’’ said Kerry Hiddleston. “The only major difficulties were COVID and Brexit related. We were due to wrap up at the end of last year and then with the restrictions the painters and carpenters couldn’t get in to install and paint. “There was a pretty lengthy delay which is frustrating for all involved. That coupled with Brexit meant a few of the items that were due for delivery from the UK were cancelled so we had to source replacements,’’ explained Ms Hiddleston.

orraine Keane is one of the best known names in Irish media; having begun her career working for AA Roadwatch before becoming an entertainment correspondent for TV3 news followed by landing a presenting role on the popular celebrity entertainment show ‘Xpose,’ before leaving that role in 2009 to spend more time with her husband Peter Devlin and daughters Emelia and Romy. Ms Keane has gone on to do a lot of freelance work as well as running her own ‘Fashion Relief,’ events as well as being a brand ambassador for Windsor Motors.

“Fashion Relief tv is now an International award winning television show and shopping channel thanks to the Irish tech firm Axonista. We won the US TV of Tomorrow Leadership Award for Innovation and Corporate Leadership in The Corona Virus era. Other winners on the night were Disney Plus, TikTok, NBC & Zoom. Fashion Relief obviously raises money for Oxfam and we’re raising about €2,000 a week which is incredible,’’ said Lorraine Keane.

“It’s such a weird time and you have to think outside the box. I also have a renovation and refurbishment business called Finished Ireland and we launched the first virtual home show for that in June and that was a massive success and so many companies signed up to exhibit in this virtual home space. We have another virtual show planned for October. “A friend of mine, Matt Malone who is a hairdresser for the last 30 years is obsessed with hairbrushes and de-tanglers so he came up with the concept of ‘The Magic Hairbrush,’ and it was gifted to me by our mutual friend and hairdresser Dylan Bradshaw and I loved the brush that much that Matt and I decided to work on it together and we have created lovely pouches for the brush to protect the bristles and make it feel like more of a luxury item, it’s a little piece of magic and it would be hard to use any other hairbrush after using this,’’ enthused Ms Keane. As to future projects? “I tried to move as much as I could with what I do to online

Personally I’m driving the Renault Kadjar and I love it because I get to drive around in comfort with my family.

“Absolutely it has been an extremely stressful time and we all have bills to pay but we really don’t know how long this is going to last and in the mean time we need to rejig our lives as much as we can to manage and get through it whilst remembering that every cloud has a silver lining,’’ imparted Lorraine.

I love the Kadjar because it is safe and secure and it feels like a jeep as well as it being so luxurious with heated seats, the modern technology, the amount of space in the car for my two children, a husband and two dogs. I drive all over the country with my work and it is very efficient to run.

In recent weeks, Lorraine has also become a brand ambassador for Windsor Motors.

It has been an extremely stressful time.

“My background is in cars as well, having started my career working in AA Roadwatch as well as working on a programme called ‘Drive,’ on RTÉ One and then I went on to ‘RPM Motorsport,’ on UTV. I actually do love cars,’’ concluded Lorraine Keane.

Baz & DIY SOS In conversation with RTÉ presenter Baz Ashmawy Words: Emer Kelly

is an Emmy and IFTA Award Winning Radio and TV Broadcaster who has been a truly exciting Talent on our airwaves for over ten years. Most recently, Baz’s show ‘Wingman’ aired to phenomenal praise on RTÉ One.

there was an element as to whether or not we could pull this off in Ireland and we were thinking are we too small of a country compared to the UK and its population and even from the point of view of companies coming on board and donating.

The show saw Baz guide many different characters from all walks of life on a journey towards making their dreams a reality. The show has been commissioned for a second series. In 2018, Baz took to the shiny stage of ITV to host their musical game show called ‘Change Your Tune’, He also created and presented ‘All Bets Are Off’, a documentary on the topic of gambling for RTÉ. For one of his epic adventures, Baz was joined by his Mammy Nancy for a whirlwind journey across the globe for the hit Sky 1 show, 50 Ways To Kill Your Mammy. His first TV adventure was the wildly energetic and hugely successful hit comedy/travel series How Low Can You Go? on RTÉ Two which ran for five seasons. After this his first solo project saw him delve into the weird and the wonderful, from witches to biker gangs and from eccentrics to people who lived only on road kill with his brilliant and insightful series Baz’s Culture Clash on RTÉ Two. With no time to stop Baz began his next project Baz’s Extreme Worlds traveling to a maximum security prison in Oklahoma, trekking through the Arctic and working on a Trawler ship in Ireland. On RTÉ, Baz followed his spiritual journey back to practicing Islam for The Lost Muslim. He also presented The Fanatics on Sky 1. He can be found regularly guest presenting on RTÉ Radio One. Mr Ashmawy was also recently announced as the host of the Irish version of DIY SOS which will air later this year on RTÉ One. Here, we discuss the show and the future with Baz who very graciously accepted our interview request and was very giving with his time. “I think because DIY SOS is such a huge show in the UK,

The show is all based on good will and genorosity and the show wouldn’t work without a lot of people from catering to volunteers, to people getting supplies and bigger construction companies,’’ said Baz Ashmawy. “Recording the show has been amazing and I have always felt that Irish people are at their best when they are helping other people because it is just in our nature. You see these ladies and men on site; these men have big shovel hands and they are breaking their back for nothing and some of them have travelled two or three hours to come to site for seven o’clock in the morning and heading home at seven o’clock that night and returning the next day “There is a huge sense of community with this show and it is unbelieveable to see this sense of community and togetherness. My job is just to tell the story of the family from day one and how we are going to change their lives forever in the space of nine days. It’s very moving and powerful to be a part of something like this ,’’ added Mr Ashmawy. “The turn around of the projects in insane and I think that is why everybody loves it. Alan and John from Sycamore Construction are the head builders over the projects and I don’t know how they orchestrate the projects because the work is relentless for nine days.

I’m new to this show and I do get upset on site sometimes and I do relate things to my own family but that is only because I have a family and they are the hinge of my life so personally for me it helps me to relate to the masses because sometimes I am talking to a large group of people and I have to talk from the heart and everyone volunteering on the show is the same as they all have familes and to get the best out of them, I have to maybe tug a bit on the heartstrings and remind them that we all have families and maybe at times we take stuff for granted and until it is shown to you or you see an example of how it can go the other way you don’t really savour or appreciate what you have enough, he enthused.

“Sympathy does very little for people and pitying someone does very little for people but having empathy and feelings for someone and their situation isn’t a bad thing. There is something very special about this show, it’s as inspiring and great as it is sometimes upsetting and sad. Shows like this don’t come around very often and I love it. “Prior to COVID 19, we shot two episodes and then we downed tools. We are starting to film a new episode this month and it will be tricky enough due to restrictions and it will be like a military operation. There will be a lot less people on site so we will have to work on the projects over a longer period of time. Filming is going to be a lot more intense, it will be a bit more pressure but we will do the project. The show is going out around November,’’ added Mr Ashmawy. As to the future? “I’m working on my own podcast called ‘The Good, The Baz and The Ugly,’ and I’m working on other tv projects. I’m very lucky that I enjoy what I do and when I get up in the mornings going to work doesn’t feel like a chore,’’ concluded Baz Ashmawy.

The service we offer is aimed primarily at the higher end of the market,’’ added Mr Murphy. “Our design and consultation work is nationwide and our building work is primarily in around Cork. The design is the most crucial part when it comes to your garden and we can come up with a garden that will maintain your interest all year around with minimal maintenance. T

They use steel box iron frames for strength and structure. They use PVC coated profile sheeting which is available in a range of colours with a mortice lock in the door for security. I mainly do garden sheds.

“My Father & I used to build agricultural sheds in Scotland and then I moved over to Ireland in 2002 and I was working in construction until the boom happened and then I reverted back to agriculture. I wanted to start my own company so I started making garden sheds for family members and neighbours and the business grew from there,’’ said Stuart Seaton. “I started the company in May 2018 and we were only finding our feet when COVID hit but thankfully we have the lights back on and we’re working away. There is plenty of work out there and I’ve done quite a few odd sized bespoke sheds recently so I’m getting more and more of that work coming in now. “I mainly do garden sheds but I have started working on a couple of garden rooms for use as a home office,’’ enthused Mr Seaton. When it comes to the future of Seaton Steel Sheds?

“I hope the business is going to grow from strength to strength over the next few years whilst also involving my kids and allowing them to evolve the business and bring new ideas to the board,’’ concluded Stuart Seaton.
