Absentee owners (found by county records).

Hi. My name is John Smith and I am with Century 21 ABC realty. I noticed in the county records that you own a property in the XYZ area That is a real nice area and one that I specialize in. Have you given any thought to selling that property?

Calling Renters: Source, Court House records Hi. My name is ________________and I am with CENTURY 21 ______________.

I noticed that you are currently renting.

With the low interest rates and all of the special financing programs available, now is one of the best times I have ever seen to buy your own home.

Who do you know that may be thinking about investing in a new home now or in the near future?

Have you given it any thought?

I’d be glad to ______________ (Other things Agent could offer this renter: Home Buyers Guide Rent vs. Buy Analysis (available through many MLS programs and available on century21.com Information on homes that would give them approximately the same monthly payment as what they are paying for rent Phone number for several mortgage companies for them to get pre-qualified or suggest they go on century21.com)

Job Promotion: Hi. My name is John Smith and I am with Century 21 ABC realty. I saw that you (or your spouse) were honored at your company with a promotion.

Congratulations! Many times when people get a promotion such as yours, they start to think about a larger home. Have you given this any thought?

Handing out cards to everyone you meet: Hi. My name is John Smith and I am with Century 21 ABC realty. Do you know of anyone who is considering buying or selling any real estate?

Tip: Make a game of doing this. How many cards can you hand out today?

Try to beat your highest record. Challenge other agents in your office to see who can randomly hand out the most cards in a day.

Around a new listing your company has: Hi. My name is John Smith and I am with Century 21 ABC realty. Our company recently put __________________’s house up for sale. Would you know anyone who might be interested in buying a house in your neighborhood? Maybe someone you work with…? Or maybe, a relative…?

If “No”: In marketing the ______________’s house we will be getting a lot of calls from folks looking for a house in this neighborhood. In case the _____________’s house doesn’t work for them, would you know anyone else in the neighborhood who would be interested in selling if we had a buyer?

Around a Sold house Hi. My name is John Smith and I am with Century 21 ABC realty. We have just sold the _________’s house at 555 Elm street. Your new neighbors should be arriving in the next few weeks. I hope you will stop by and welcome them. In marketing the ____________’s house, we came across other potential buyers who really like this area. Would you know anyone else in the neighborhood who would be interested in selling if we had a buyer?

“Off the Market” or “Expired” from a while ago: Hi. My name is John Smith and I am with Century 21, ABC realty. I see that you were trying to sell your house a few months ago. Are you still interested in selling it? May I ask what changed your mind? (sometimes it was the market or the time of year…this might be a good time to try again).

Landscaper in your area: Hi. My name is John Smith and I am with Century 21 ABC realty. I see you do a lot of landscaping in the ________area. That is an area that I also specialize in for my real estate business. Let’s exchange business cards. If I come across someone who needs landscaping services, I can give them your card. And, if you hear of someone who has a real estate need, you could give them mine. Would that be of interest to you?

Relationship with Administrative staff of companies: Hi. My name is John Smith and I am with Century 21 ABC realty. I wanted to stop by and introduce myself to you and let you know that through Century 21 we can assist companies like yours with relocations across the US or in many other countries around the world. Would you keep me in mind if you come across someone who needs real estate assistance in buying, selling or relocating?

Up-sizers Hi. My name is ________________and I am with CENTURY 21 ______________.
