How Is Working With a Real Estate Agent Better THAN FINDING A HOME ON YOUR OWN?
Selling your home without an agent is often an appealing idea because you can forego the commission rates. The major downside, however, is you lose out on all the important qualities and experience an agent has when they do the work themselves. Here are four reasons why selecting a reputable, local real estate professional is beneficial for sellers:

NEGOTIATION SKILLS Your real estate agent knows how to get the buyer to make the purchase as close to the asking price as possible. They do this work for a living, so agents understand the ins and outs of contract and price negotiations. Another factor is the market conditions—agents have to stay on top of changes, so they can make the most money on commissions. They know what items they can negotiate and what things are best to avoid. NO EMOTIONAL CONNECTION One of the biggest things about hiring a professional that sellers find appealing is the fact that an agent is not biased. They’re not connected to your property, so they see it at face value. Things like older home equipment, cracks in the sidewalk or areas that you can improve before the open house are more visible to the agent than the person who has lived in the home for years. With no emotional connection, the agent can make decisions that many homeowners are afraid of or unwilling to make. ACCESSIBILITY Does your schedule afford you the time to talk with every person interested in your home? Probably not. Additionally, agents must accommodate the schedules of prospective buyers and show them your property when they’re available. If you go the For Sale by Owner (FSBO) route, then you must handle screening buyers and scheduling showing times yourself. LEGAL RESPONSIBILITY One thing most people do not realize when they choose to go the FSBO route is that they’re legally responsible for anything they don’t disclose to the buyer. Even inadvertent omissions can cause you to incur a lawsuit. Breach of contract may occur when the owner accidentally forgets to mention something hazardous about the property. Property agents and brokers have insurance that covers them if they miss something a buyer finds a nuisance or danger after signing a home contract. You have nothing to protect you should you miss something. Agents spend a lot of time and money earning their real estate license. Knowing the local market and laws is a necessary part of the business. If you’re not a legal professional, you could put yourself in danger of a lawsuit if you decide to sell your home on your own rather than hiring a professional to handle the process. Since concrete can be molded, it can be molded to your unique taste, whether your want something more contemporary or traditional. With concrete, you can even integrate things like built-in shelves or seating.
CONCRETE FLOORS – Heating your home with a furnace and vents isn’t your only option. You can harness the power of rising heat with radiating concrete floors. By having the floor itself distribute the heat from the ground up using a radiant in-floor heating system, you will save energy and create a more comfortable living environment.
The science behind radiant floor heating is simple: tubes that circulate hot water or electrical heating elements are installed in a concrete slab when it’s poured, fusing the concrete into a source of evenly distributed heat. And even if you don’t have the option of installing brand new concrete floors, there are other ways you can take advantage of radiant heat. You can incorporate it into existing floors using ultra-thin electric heating mats are that can be embedded in thin-set cement overlays, allowing retrofitting over existing slabs without significantly raising the floor height. This process is a great way to warm floors in cold bathrooms, bedrooms, dressing areas and entryways. You can even retrofit cold basement floors with radiant heating to make them more comfortable. SELLER’S MARKET In a seller’s market, there are more buyers looking for a home than there are houses available. That means sellers may have an advantage, since multiple buyers may be interested in purchasing their home. If you’re looking to buy a house in a seller’s market, it’s important to know what to expect and to be prepared so you can avoid common pitfalls.
Get Pre-Approved Before you start shopping for a house, you should get pre-approved for a mortgage. That means you will submit your financial information and supporting documents to a lender, and it will review them to decide how much you can afford to pay for a house. Being pre-approved will demonstrate to a seller that you are in a good financial position, can afford a house and will be able to move forward quickly.

The amount a lender pre-approves you for is not necessarily the amount you should spend. The lender may not consider all your monthly expenses, such as childcare, or other costs of homeownership, such as property taxes, private mortgage insurance, homeowners insurance, maintenance and repairs. Assess your overall financial circumstances to figure out how much you can comfortably afford to spend for monthly mortgage payments.

Make a Competitive and Realistic Offer You want to get a home at a good price, but in a seller’s market, you may be competing with one or more other buyers who are interested in the same house. To have a better chance at becoming the new owner, you need to present a competitive offer right off the bat. If you try to start negotiations by submitting a low bid, you may not get a chance to negotiate at all because the seller may simply choose a buyer who made a higher offer. Don’t make an initial offer for the maximum amount you can afford. In a seller’s market, bidding wars are common. You may find that because competition is fierce, the only way to win a bidding war is to offer more than the list price. That doesn’t mean you should go over your budget—it means you should focus on homes with asking prices below the amount you can afford so you will have room to negotiate. If another buyer submits a bid that is higher than what you can afford, be prepared to walk away and look for another house that’s a better fit for your budget.
Get Help From a Knowledgeable Real Estate Agent An experienced real estate agent who is familiar with the local market can guide you through the process of looking for a new home. An agent can help you decide how much to offer so you can hopefully get the house you want at a competitive price without being outbid by another buyer. If you can’t find a home with the features you want in your price range, your agent may recommend that you consider another neighborhood or city with lower home prices.
