Here are some helpful ways to prepare yourself for your first house hunt: Take a class. There are many first-time homebuyer education courses available, many of which are offered online. They provide potential homebuyers with detailed information, advice and budgeting tips on how to purchase a home. And upon completion, some provide a homebuyer certificate, which may allow consumers loan products that might otherwise be out of their grasp.

Save, save, save. And then save some more. Prospective homebuyers need to save as much as possible toward the purchase price of the house and closing costs. Though minimum down payments start around 5 percent, the greater the down payment the more favorable the borrowing terms. If you can purchase a home with at least 20 percent down, you probably will save even more because you won’t need to buy private mortgage insurance (PMI).

Find an agent. First-timers should ask around or look online to find a trusted real estate agent. An agent’s job is to know how much properties are worth, facilitate the sale process and bring an offer to the seller’s agent—and help guide you along the way.

Research your mortgage options. There are a lot of mortgage options out there, each with their individual pros and cons. If you’ re having trouble saving up for a larger down payment, check out: xx Conventional mortgages that conform to standards set by governmentsponsored entities Fannie Mae and Freddie Mac., which require as little as 3 percent down. xx Federal Housing Administration (FHA) loans, which permit down payments as low as 3.5 percent. xx Veteran Affairs (VA) loans, which sometimes require no down payment at all. Shopping around for your mortgage can lead to real savings. Saving even a quarter of a point in interest saves thousands of dollars over the life of a loan.

Families with children under the age of 18 are confronted with a unique set of needs that play out in the home-buying and -selling process. Those include: A larger home. Buyers with children tend to purchase larger homes than their childfree counterparts. The average buyer with children under 18 purchases a 2,100-squarefoot home with four bedrooms and two bathrooms, while the average buyer with no children chooses a 1,750-square-foot home with three bedrooms and two bathrooms. Both groups prefer a single-family, detached house. Factoring in schools. The quality of a neighborhood school district is very important to buyers with children, while it probably isn’t much of a consideration to those without. In addition to the schools themselves, convenience and proximity to them is important as well. Childcare. Childcare expenses can certainly delay the process of buying a home. Those expenses also have an impact on the buying process, forcing buyers with children to make compromises on the house they purchase, whether it’s the size of the home, the price of the home or the condition of the home.

You may have to sell if your family grows. Families with children are also more likely to sell their homes as they outgrow their current home – whether it be from having more children, or children growing up and needing more space. And if you sell, you might have to sell more quickly. Urgent is the word that most often describes the selling situation of sellers with children. If you must enroll a child in a new school, or only have the summer to move, major decisions and moves will have to be made at a much faster pace.

Having children is wonderful, and it’s exciting to move into a new house that your family can call home. But it’s important to consider these factors during your search and when planning so that everything can go as smoothly as possible.

Four ways smart home technology can help are: Randomizing lights A smart burglar can quickly notice when lights are turning on at the same time in the same rooms every night. While smart to put your lights on a timer, a static schedule isn’t enough. Smart lights, however, can be set on a much more random schedule that varies from day to day and room to room, making it look like someone is actually home. Motion-activated lights Don’t just install motion sensing lights at the front door; place them near the garage, back entrances and the backyard to thwart burglars coming from any direction.
