President’s Message

- by Jean Randolph-Castro

Greetings Cooperators, There comes a time when Board members and cooperators must view Rochdale as our home and we should be on one accord. My long-term vision is working together and simply being one big family in one big village. At times, as with any family, we will have disagreements but we must agree to disagree. It is possible for us to work together, respect each other and abide by the policies that are in place. In reality, we are working toward the common goal of protecting our home. I am very proud of the place that we call the Jewel of Jamaica. We richly deserve this place so we must do everything within reason to preserve the quality of life. Keep in mind we as Board members live here and we want the best for you as well as for ourselves. Remember we are not renters we are shareholders. We are supervised by the state. We are responsible for maintaining and up keeping of our home. One of our main responsibilities as cooperators is to keep up with our apartments while management focuses on the common arears. This enables management and the Board to keep carrying charges down. With electric, gas, heat and air conditioning included in our carrying charges, it makes it much easier for us to maintain our home as opposed to rentals. I am expressing my opinion. It does not make it easier for everyone, but this is just a prime example for us to say how blessed we are here in the Village of Rochdale. Income Survey It is very important that everyone turn in his or her income survey. As a cooperative that is supervised

by NYSHCR we must comply every year. Those of us that do not turn in our surveys will be subject to a 50% surcharge in addition to our carrying charges until we comply. Another important reason for submitting your income surveys is to ensure there are no discrepancies or hold ups when a household member files for succession. It is therefore important that everyone living with you is included on the survey. Air Conditioning We are looking forward for the air conditioning to be on very soon. Please be mindful to conserve as much energy as you can. Treat it as if you were paying a bill. By leaving our convectors on when we are not home, we are increasing energy consumption and throwing away money unnecessarily.

BOARD MANAGEMENT INTERFACE Opinion is sharply divided about whether and how staff should interact with board members. Managing agents often feel that independent board-staff contact undermines their authority and creates the potential for staff to give misleading or undermining information to the board due to a lack of context. They also worry that board members will give inappropriate information Artist’s rendering of future Rochdale Village Mall#1. to staff about financial problems It is taking shape as we speak. or what’s in the budget for staff inviting board members is not meetings. When misinformation such as this is transmitted, it leads to mistrust with some viewing management as an adversary instead of an ally. Management has a fiduciary responsibility to present all offers that we believe will benefit the community. It is the Board of Directors’ prerogative to say yay or nay. We will continue to leave the door open and cooperate with all that choose to walk through. ALWAYS ROOM FOR IMPROVEMENT As we assess the day-today needs of the development, we are continuously looking for ways to improve processes that ultimately contribute to overall efficacy. Through negotiations with the Public Safety union, there will be an increase in starting salary for officers to ensure hiring quality people and more training to boost productivity and professionalism. By outsourcing payroll, we will upgrade an antiquated system, strengthen reporting compliance and augment accuracy and efficiency. It is understood that buildings with an aging infrastructure will need consistent attention however, it is equally important to invest in the people that will be that provide service to the community.

When God sends you help... don’t ask questions By Ed Miller

.

Walking with her baby An adorable three year old The spring day ablaze With dandelions, yellow, gold.

She hurried to the pharmacy to get medication, got back to her car and found that she had locked her keys inside.

“Fwowers!” cried the little girl. “Not!” said her mommy. “Fwowers!” repeated the girl. “No!” said her mommy.

The woman found an old rusty coat hanger left on the ground. She looked at it and said, “I don’t know how to use this.” She bowed her head and asked God to send her some HELP.

I stood nearby in wonderment Should I intercede? For me and the child, a flower, To her mother it was a weed.

When we were kids on Mother;s Day Mom always made fried chicken Now that she is old and gray We get her out the kitchen. We take her to a restaurant Her children, girls and boys Can’t hear each other talk Because of all the noise Mom tries to appreciate Her sentiments are sweet Leaves food upon the plate There’s much to much to eat She’d much prefer to be at home Cooking up fried chicken What she calls her pleasure dome Her pots and pans, her kitchen

Within 5 minutes an old beat-up motorcycle pulled up, driven by a bearded man who was wearing an old biker skull rag. He got off his cycle and asked if he could help. She said: “Yes, my daughter is sick. I’ve locked my keys in my car. I must get home. Please, can you use this hanger to unlock my car?” He said, “Sure.” He walked over to the car and in less than a minute the car door was open. She hugged the man and through tears said, “Thank You, God, for sending me such a very nice man.” The man heard her little prayer and replied, “Lady, I am NOT a nice man. I just got out of prison yesterday; I was in prison for car theft.” The woman hugged the man again, sobbing, “Oh, thank You, God! You even sent me a Professional!”

Education Achieved but Target Career in Move By Anthony Blake From the very start, it was what schools to chose There were so many schools you became confused You were looking for schools that would meet your academic agenda Beginning from the start and graduation achieved But it was hard, but you sacrificed Yet you asked if education was worth it, and the answer is yes Look at you now you are in your Cap and Gown Tomorrow arrived being your present day Today is what I call “DEGREE DAY” It took persuasion and certainly a lot of praying Heaven’s wonder and education going yonder But you proved to yourself that you can achieve You are the witness to that This is nothing to sneeze at As you walk out of the educational institution doors being not for the last time, but always keep education in mine As you go out always remember to come back Whether it be education continuing or just encour age students But you are the mission that education does happen Success seems far off Yet it’s closer than you think Now education has pushed you in the career mov ing forward mode Decisions upon Decisions What career should I chose? Where your talent lies you shouldn’t be confused It will be challenging and discouraging Yet with your ability to present It will be your educational institution that you shall represent You are prepared to step out You know the concepts from theories that everyone will be talking about Apply and do your very best Success will be your testimony in confess However, except nothing for less Your educational institution achieved and you are their Scholar There are no goodbyes, but a commodity of excel lence being an everlasting good try.

Operation Prom at RV for 2nd year By Susan Van Brackle

R

ochdale’s Youth Planning Committee hosted their second annual Operation Prom celebration on Saturday, May 10, 2017. The committee is chaired by 2nd Vice President of the Board of Directors, Mario Turner. The Operation Prom initiative provides deserving high school seniors from Queens with the opportunity to select the prom attire of their dreams. What's more, the students receive pampering at the New Life Nail Spa that’s stationed right there in the grand ballroom after they choose their prom gear.

ROCHDALE VILLAGE FIGHTS THE FIGHT

It’s all in the Planning Planning for Operation Prom begins earlier in the year really and culminates once the event is underway. Candace Hutson is Operation Prom's Director for the Queens area. Days before an event, activities generally include storage of hundreds of evening wear pieces then hauling them to the event location. The team works well into the night as each of the gowns are separated, tagged, hung on clothing racks then organized so that students

may find what they want easily. Dress donations to the program have grown so much that warehouse space in New Jersey was required to house the excess. A caravan that included committee chairman Mario Turner himself, assembled to gather this year’s gowns and tuxedos readying them for the next day's event. "It's what I do. Anything to make this a successful event for these kids" stated Mr. Turner. He even helped style a tuxedo outfit with a graduating youth. As students exited the ballroom, finishing touches were provided for prom outfits at the accessories corner Designer shoes, evening bags and other ‘bling’ was displayed for the young ladies to choose from. Many seniors that are continuing their education at colleges like Marymount,Manhattan, Hunter and Borough of Manhattan Community College were excited as they said “Yes” to their dress. Guidance counselors recommend each student that attends an Operation Prom event. Recommendations were based upon the pupil’s grades and scholastic achievements. Look out for postings about Operation Prom 2018 early next year. Perhaps your graduating superstar will attend. Photos on page 15.

Rochdale Village Outlet going strong after over 20 years in Mall #1 By Susan Van Brackle

W

hen the Rochdale Village Outlet first opened some 20 years ago in Mall #1, the space was a dormant section of the cooperative’s former movie theater. Fast forward to today, patrons may purchase everything from balloons to occasional furniture, refrigerator magnets to panty hose, convenience foods and lots of things in between at the store. “It’s not just about coming in as cheaply as possible. We’re committed to rotating stock on a regular basis, honoring bargain pricing on competitive products like cleansers similarly sold in other retail environments and keeping the shop as orderly and neat as possible because that’s what the community deserves.” A Haven for Books Affectionately known to many as the RVO, the store has

evolved substantially over the years. What began with product offerings of a little bit of this and a hodgepodge of that, has now become a niche outlet for an eclectic selection of African American books in the southeast Queens area. Guests can currently find fiction, non-fiction, Christian books, Bible books, inspirational and children’s books; biographies, cookbooks, coffee table books and more according to store partners Glen Karmi and Peter Sechiano. For example, books on Steve Harvey, Michelle Obama and Frederick Douglass can be found in RVO’s book aisle alongside those from Queen’s novelist and NAACP Image Award Winner Victoria Christopher Murray, whose works are sold on Amazon and other bookstores. What started with a couple books on floor stands has blossomed into what is now a fully stacked dedicated book aisle. The first book

Mr. Jones will address this. (5) Parking - In an attempt to address the parking issue the board approved an ad-hoc committee be formed. I was selected, Jean Hall to chair that committee. At this time, we can add this to our meeting rather than host two separate meetings. JH provided committee members with a parking statistics chart as of May 2017. Rochdale Village currently has 3,378 parking spaces; and will add motorcycle spaces in lots 2, 3A, 3B, 4, 6, and 8. There are currently 1,623 people on the waiting list for parking with the longest wait being 3/1/1990. The next steps will be to speak with management and make sure the parking waiting list is up to date. We then will address ideas and suggestions for increasing parking for our residents.
