SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades.

Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs. We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.

TECHNOLOGY TECHNOLOGY DRIVES QUALITY

How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects.

An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. We utilize state of the art software for project delivery, however, we are fully adaptable and will utilize our client’s preferred software platforms. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents.

Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.

Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.


SELECT TEAM RESUMES

QUALITY ASSURANCE Technology plays a major role in our quality assurance program. We developed an in-house method to digitally store all project documentation including drawings, RFI’s and submittals. This digital jobsite can be accessed in the field on IPads, ensuring all team members are using the most current documents and provides a better way to track and manage construction questions. Rather than the paper-heavy RFI process, the field crews send digital photos tied to a plan to convey exactly what and where in a room the question occurs, facilitating a quicker response. All digital documentation is handed over to the owner in an easy-to-use, searchable format. Quality is ingrained within our earliest project activities, from using BIM to identify potential conflicts between building systems, to pre-qualifying subcontractors and holding orientation meetings to familiarize all job-site participants on the schedule, project controls and safety procedures. Our Construction Delivery Process Manual outlines in detail the procedures for submittals, testing, inspections and documentation to assure quality throughout construction.

Houston Methodist Hospital System Architect: Philo Wilke Partnership Renovation of the main public servery and dining area in an operating hospital. This project includes the structural in-fill of three floor areas to provide more seating (open to 1st floor to be filled), new walls, finishes and servery equipment. We implemented an astringent infection control plan to ensure the safety and well being of the hospital, patients and staff.

Architect: Philo Wilke Partnership This was a phased replacement of primary air handling units within an active hospital. The project provided a unique challenge of maintaining air quality within critical care areas while simultaneously replacing major air handling units in place. In order to efficiently make the replacement, existing ductwork was temporarily modified in areas to re-feed air to the spaces downstream from other units while demolition and build back took place. The largest of the four units replaced was 38,000cfm and would require a more involved approach. A negative pressure ICRA containment space was built in the first floor main corridor where a temporary AHU could be built in place to serve the hospital spaces during demolition and construction of the new unit. The controls interface was upgraded from pneumatic to DDC controls with interface to hospital building automation systems. These units are the first units to be controlled by variable fan drives (VFD’s). Often mechanical rooms are compact which creates a challenge in fitting the required ductwork and air plenums. For this reason, the proper care was taken up front to ensure the space was utilized efficiently.

Architect: Philo Wilke Partnership This project was a phased replacement of three major pieces of imaging equipment within the hospital. The two catscan machines were replaced in a phased manor to ensure that the hospital had one working unit at all times to keep up with patient volume. For redundancy, a temporary mobilE ct scan unit was brought to the site to provide additional support to keep up with volume. The CT rooms were also upgraded with new finishes to provide a new look for the space. Additionally, we replaced a dated piece of interventional radiology equipment with a new state of the art machine called The Discovery. This is the first of its kind to be used in the Houston Methodist healthcare system and utilizes an autonomous GPS driven guiding system during procedures. For this reason, a specialty flooring system was required which had a flatness tolerance of less than 3mm. To ensure this condition was met, we performed a laser scan of the entire room which allowed for the data to be analyzed and confirmed.

PLANO, TEXAS

HCA Architect: Moody Nolan This 16,900 SF renovation was the conversion of a former telemetry unit to a 20-bed Acute Rehabilitation unit for The Medical Center of Plano. The project encompassed the conversion of patient rooms to rehabilitation patient rooms and as well as other existing spaces into a Therapy Gym, Kitchen, Dining Area, Medication Room, Staff Lounge, Conference Room, Staff Offices and Waiting Lobby. Additionally the project featured “Activities of Daily Living� (ADL) facilities including a separate bedroom, bathroom and kitchen. Many of the major support systems for the building were replaced including a new emergency generator, mechanical chiller and associated pumps among others. From the start of construction to certification only five months transpired.

Rogers-O’Brien has completed the 13,600 SF renovations to the Medical Center of Plano - Burn Unit. This Level 2 Trauma Center burn unit features a specially equipped trauma room, operating rooms, an eight bed intensive care unit, inpatient care and outpatient burn clinic.

This 27,232 square foot project encompassed renovations to several areas of the Plaza Medical Center which included seven operating rooms, ICU, NICU, PACU, and the PACU nurses station. Upgrades included new finishes, headwalls, millwork, med-gas, electrical, and partial mechanical upgrades as well as data and communication upgrades to the existing PACU/ICU units. R-O also added six new OR’s and six new PACU beds. In addition, R-O installed a new air handler which feeds 12 OR’s and a new roof top unit that feeds the ICU, NICU and PACU. Through close coordination and cooperation with hospital personnel, the renovations coincided with existing hospital operations with no interruption to patient care.

Work included the renovation of the Emergency Department, ICU, Clinic, Whirlpool and Hyperbaric Chambers. The project also included the expansion of the post-anesthesia care unit and OR and oxygen yard.

Earl Swensson Associates The patient tower at St. David’s South Austin Medical Center is a 73,000 SF, three-story addition consisting of 82 beds, with two floors dedicated to medical surgery and one floor to universal patient care for step-down patients and critical care patients. An expanded women’s services area includes a new nursery as well as a Level II nursery; renovated surgical suites with new operating rooms for general surgery, neurosurgery, and orthopedic surgery; and a new post-anesthesia care unit. The project also involved a two-level addition to the existing parking garage.

Medical Center of Lewisville’s Emergency Services treat more than 40,000 patients each year, providing advanced critical care to residents of Lewisville and the surrounding communities. These patients benefit from our high-tech facility and highly trained medical specialists who are on staff 24 hours a day, 365 days a year.

The building scope included demolition of the second floor and adding back an additional three floors, making it a four story medical office building. The project’s total square footage was 59,876.

Owner: Methodist Health System Architect: Perkins + Will The Methodist Richardson Medical Center Bush/Renner Hospital includes a 266,250 SF acute-care hospital to complement the existing physician office building, emergency room and cancer center. The 4-story hospital initially opened with 125 beds, with shell space for 50 more. The hospital features a Women’s Pavilion, a Level III neonatal intensive care unit, as well as labor, delivery and recovery services. The hospital also offers advanced cardiac care, including catheterization procedures and electrophysiology as well as surgical services. A radiology department utilizes the latest in imaging technology to better diagnose and treat medical conditions. This project received the Topping Out Community Impact Award.

AUSTIN, TEXAS

Owner: Seton Healthcare Network Architect: STG Design The Women’s Tower Expansion is part of a multi-phase renovation and expansion at Seton Medical Center in Austin, Texas consisting of a six-story, 129,000 SF tower with tie-ins to eight floors of the existing building. The new tower includes 32 new post-partum rooms, three new nurse stations, two new nurseries and all the auxiliary rooms to support a fully functioning Women’s Center. 44,175 SF of renovation work includes four C-Section operation rooms, recovery rooms, waiting rooms, a new nursery and several new nurse stations throughout the second floor. Challenges to the project included the restrictions created by a tight, heavily sloped site situated between two fully operational facilities - a full-service hospital with 24-hour emergency room and helipad and a medical office building. Rogers-O’Brien received a ABC Excellence in Construction Eagle Award and a AGC Outstanding Construction Award-Bldg 4 for outstanding work on this project.

Forest Park Medical Center San Antonio is a specialty surgical hospital and medical office building at the heart of a master planned, mixed-use campus. The facilities have a hospitality-oriented focus to patient care and amenity offerings. A full-service acute care hospital, the 154,000 square foot Forest Park Medical Center features 54 beds (including 16 VIP patient suites), 12 operating rooms, and two procedure rooms. The hospital includes state-of-the-art diagnostic imaging suites, laboratories, a pharmacy and a spacious cafeteria. Inspired by four and five-star resorts, the medical center incorporates an upscale ambiance throughout, which extends to the large dining facility offering chef-prepared foods, a coffee bar, and peaceful outdoor spaces, including self-sustaining green roof systems. For additional privacy, VIP suites feature a separate room for family and guests equipped with a kitchenette, entertainment options and a sleeping area. Immediately adjacent to the hospital is a four story, 84,000 square foot medical office building and a four level, 470 car parking garage.

This 227,421 project for Parkland Health and Hospital System is a new 5-story, outpatient clinic with 171 exam rooms and 12 treatment room serving Urology, Neurology, ENT, Imaging, Cardiac Rehabilitation, PreAnesthesia and Surgical Exam services. To further support the clinic services there are multiple MRI, CT and X-ray rooms. Construction included connecting an existing second story pedestrian tunnel. This project was a joint venture with JEDunn Construction.

Methodist Hospital for Surgery is a 105,000 SF surgical hospital located on a busy North Dallas corridor. The hospital focuses on treating patients in need of highly-specialized spine and joint surgery and is the only dedicated orthopedics hospital of its kind in the area. The facility includes seven fully-equipped operating rooms, 32 private patient rooms, 10 outpatient treatment rooms, a diagnostic imaging suite (including CT and MRI), and physical therapy/rehabilitation areas. Methodist Hospital for Surgery is a joint venture partnership between area physicians, Methodist Health System and Nueterra Healthcare.

The Woman’s Hospital Medical Office Building is a 260,000 SF five-story structure, attached to the main hospital in Baton Rouge, Louisiana. The comprehensive facility is part of a replacement campus project and includes physician offices, maternal fetal medicine, comprehensive breast center and imaging suites.

The 65,000-plus square foot Methodist McKinney Hospital features six fully-equipped operating rooms, 24hour emergency department, comprehensive diagnostic imaging including CT and MRI services, and 15 private patient rooms. Methodist McKinney Hospital is a joint venture partnership between area physicians, Methodist Health System and Nueterra Healthcare. The new facility offers a wide mixture of physician specialties including: primary care, orthopedics, general surgery, otolaryngology, neurosurgery, gynecology, and pain management. The hospital focuses on treating patients appropriate for its mix of medical specialties and services and will allow area physicians to expand medical services available to area residents, providing a highquality, patient-focused alternative for medical care.

Presbyterian Hospital of Rockwall is a 120,000 square foot full-service acute care community hospital offering emergency, obstetrics, diagnostic imaging, surgery and other general acute-care services including an intensive care unit, and a labor and delivery unit.
