Since 1969, Rogers-O’Brien has firmly established itself as a leading general contractor in Texas by providing a wide range of preconstruction and construction management services. SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades. Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs. We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.


SUCCESSFUL PROJECT PLANNING How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects. Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.


TECHNOLOGY DRIVES QUALITY An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents. Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

LEGACY WEST PLANO, TEXAS

Owner: The Karahan Companies Architects: Gensler Michael Twitchell, LLP Legacy West is a mixed-use development nestled within the headquarters campus community that includes FedEx Office, J.C. Penney, Liberty Mutual and Toyota at the intersection of the Dallas North Tollway and State Highway 121 in Plano, Texas. This 240-acre project includes high-end shopping, restaurants, offices and more. Also included in this development and currently under construction is a new-to-Texas concept of a European style food hall. Unlike a food court, this 55,000 SF, 3-story food hall will contain artisan chef-driven food vendors and will have space for live music. The project includes a 6-story parking garage.


PLAZA SALTILLO AUSTIN, TEXAS

Owner: PM Realty Group Architect: GDA Architects Occupying 10 acres in East Downtown Austin, Plaza Saltillo is transforming 6 blocks of 5th Street from IH35 to the Saltillo Rail Station. Plaza Saltillo is where dining, shopping, music and entertainment come together to create a unique and vibrant destination bustling with activity. Project Highlights: • 6 contiguous blocks of specialty retail & restaurants at IH 35 and 5th street • 115,000 SF of retail & restaurant space • 800 multifamily units • 140,000 SF of office space

• 540 covered retail parking spaces • 191,755 residents within 3 miles • 238,000 employees within 3 miles


THE SHOPS AT PARK LANE DALLAS, TEXAS

Owner: Northwood Retail, LLC Architects: BOKA Powell GFF Architects The 33-acre open-air urban village of The Shops at Park Lane, situated between the DART Park Lane light rail station and NorthPark Center, was constructed to balance the lifestyle functions of living, working, dining and shopping. The vision was to create an environment that would blend lifestyle and power retail with offices, condominium and rental apartments, resulting in a memorable gathering place for the community in a harmonious architectural setting. Due to its proximity to the nearby NorthPark Center, parking demand was met by consolidating surface parking for existing office buildings into a seven-level parking garage and constructing a pedestrian-oriented retail environment along newly created shopping streets. Rogers-O’Brien was the lead contractor on this Joint Venture with The Beck Group.


WEST VILLAGE DALLAS, TEXAS

Owners: Forest City Texas Cityplace Company Architects: GFF Architects WDG Architecture Once completed, this new mixed-use tower in Dallas’ Uptown West Village area will include a 23-story, 389 apartment unit and residential tower with a 6-level parking garage. Also included will be a 5-story, 150-room hotel on top of a 3-level parking garage. As a second phase to Forest City’s successful 3700M tower, also in the West Village area and a Rogers-O’Brien project, this building will feature 23,000 SF of retail space for a building total of almost one million square feet. Scheduled completion for this project is Spring 2018.

DALLAS, TEXAS

Owner: Forest City Texas Architect: GFF Architects 3700M is a large mixed-use development in the West Village of Dallas’s Uptown district. Ideally situated at the corner of McKinney Avenue and Blackburn Street, this walkable, vibrant neighborhood covers an entire city block and is adjacent to existing shops, restaurants and entertainment. The three buildings feature 381 apartments within a 21-story residential tower and two, fivestory buildings totaling 801,334 SF. The project also includes 37,000 SF of retail on the ground level. A six-story, split level parking garage accommodates 800 vehicles. This project won a TEXO Distinguished Building Award and an AGC Texas Building Branch Residential Multi-Family award.


1400 HI LINE DALLAS, TEXAS

Owner: PM Realty Group Architect: GDA Architects 1400 Hi Line is a 340,000 SF, 23-story residential tower with a concrete frame and a glass and stucco exterior faรงade. The building offers 314 multi-family rental units and approximately 27,000 SF of street-level retail. The one-acre rooftop park includes an infinity edge pool, fire pits, cabanas and outdoor grills. Residents enjoy the adjacent indoor pool-side recreational lounge with floor-to-ceiling glass capturing dramatic views of the Dallas skyline, a full catering facility for private parties and a 3,000 SF state-of-the-art fitness center.

AUSTIN, TEXAS

Owner: Riverside Resources Architect: GDA Architects Currently under construction, 5th and West Residences will be a premier 39-story high-rise condominium tower in downtown Austin, Texas. These luxury condos will include 154 units, 9 levels of parking - 5 levels below grade, outdoor pool, pet park and amenities area. This project is a joint venture with Gilbane Construction.


THE SHOPS AT LEGACY PLANO, TEXAS

Owner: The Karahan Companies Architect: Michael Twitchell, LLP The Shops at Legacy is an upscale, mixed-use development of retail shops, office buildings and residential units at the busy intersection of Legacy Road and Dallas Parkway. Rogers-O’Brien completed the phased construction of the shell and interior finish out of various retail, office and restaurants, as well as five parking garages totaling approximately 345,000 square feet. Since The Shops at Legacy were operational when Rogers-O’Brien began work, the team worked diligently with the development team and retail store owners to implement a construction approach that did not disturb their business or the flow of traffic within the busy mixed-use development.


THE WHITLEY AUSTIN, TEXAS

Owner: Riverside Resources Architect: GDA Architects Adding to the downtown Austin skyline, this 16-story 282,000 SF apartment tower located at the corner of 3rd and Brazos streets includes 268 multi-family units, 10,000 SF of groundfloor commercial lease space, and a 130,000 SF parking garage. The 11 stories of residences are constructed over a 5-story cast-in-place concrete parking garage. Exterior materials include natural stone veneer at the street level, a combination of brick, stone and glass at the residential units and infill aluminum screens at the parking garage. Upscale amenities include an expansive pool and deck, fitness center, business center, coffee bar and lounge.


NEIMAN MARCUS FORTH FORT WORTH, WORTH, TEXAS TEXAS

Owner: Neiman Marcus Architect: Alamo Architects Rogers-O’Brien completed a ground-up, two-story, 90,000-SF Neiman Marcus store in the new 270-acre Shops at Clearfork retail development in Fort Worth, Texas. Exterior consists of a one-of-a-kind precast design with multiple architectural elements on each elevation of the building. The interior consists of high-end vendor shops including Zegna, David Yurman, Canali, Chanel, Gucci, Prada as well as several others. The interior lighting package comprised over 4,000 fixtures the bulk of which were installed in Level 5 finished drywall ceilings. The interior finish-out process required numerous coordination meetings with the design team and representatives from the various vendor shops in order to create seamless transitions between the sales floor and vendor shop areas.


NEIMAN MARCUS PLANO, TEXAS

Owner: Neiman Marcus Architect: Deidrich/NBA Rogers-O’Brien constructed this 150,000 SF Neiman Marcus at the Shops at Willow Bend, Plano, Texas. This store, winner of a AGC Summit Award for construction achievement, is revolutionary for Neiman Marcus—the store design is the largest and the first to incorporate several specialty vendor shops and two restaurants. RogersO’Brien successfully collaborated with international architects, subcontractors and suppliers to build this highend facility. Interior materials consist of 13 kinds of marble, four types of granite, 54 different wall coverings and 29 varieties of carpet.


ANGELIKA THEATER PLANO, TEXAS

Owner: The Karahan Companies Architect: Micheal Twitchell, LLP The Angelika Theatre interior finish out incorporated high-end materials that resulted in a sophisticated, luxurious venue. The 20,000 SF theatre features Angelika’s signature crystal chandelier and a free-standing radius stairwall with stainless steel rails and decorative concrete steps to match the stained concrete on the second floor concession lobby. The glass elevator is trimmed in brushed stainless steel and the elevator face on the second floor features walls fabricated from the same Israeli-imported granite that is used on the first floor. The floor and columns on the first level of the theatre are crafted of polished bamboo. The concession stands on the second floor were made of exotic woods imported from Australia. Rogers-O’Brien installed all the equipment for concessions. Two of the theaters were designed for conference room capabilities, with dimming lights, podium and computer/Internet connectivity that ties into the theatre sound system. The team installed stereo sound systems in the entire theatre complex.


CABELA’S

ALLEN, TEXAS

Owner: Cabela’s Architect: Callison/RTKL Cabela’s is a 105,812 SF retail department store specializing in huntng, fishing and outdoor equipment. Rogers-O’Brien completed the construction of their Allen, Texas location, which includes tilt-wall panels, structural steel, metal deck, additional wood structure and deck, EPDM roof, standing seam metal roof, skylights, masonry and interior finish-out. The store features a two-story Conservation Mountain, 13,170-gallon aquarium, five raised wildlife dioramas, Express Café, a world-class Gun Library, and hundreds of wild game trophies displayed in Cabela’s trademark bring-the-outdoors-indoors showroom. Other highlights include a General Store and Bargain Cave, as well as a reproduction of a Texas State record whitetail.
