Welcome Welcome to the latest edition of Your Village Life magazine. With the winter months behind us, we look forward to ‘peak season’ within the property sector and as we are already witness to many deals being done, this has been the perfect start to the year. There is an air of optimism and positivity in the region and as firm advocates of the area, we are delighted that this year is already shaping up nicely with the confirmed re-opening of the Todmorden Curve just one of the initiatives paving the way for further development and investment which will shake up the property market for the better. With a spring in our step, this issue comes to you bursting with properties in our portfolio as well as the usual mix of advice, interviews, celebrity features, our what’s on guide and village spotlights. We also take a walk down the cobbled streets of Coronation Street as we catch up with former street star, Julia Haworth (Claire Peacock) and chat about why she returned to her roots for her dream wedding at Towneley Hall. A day in the life of Phil Kelly Director at Petty Chartered Surveyors
I
f anyone is like ‘part of the furniture’ or ‘the fixture and fittings’ at Petty’s then Phil Kelly fits the bill perfectly! Phil has been a partner in Petty Chartered Surveyors since 1991, having joined the firm in 1989.
Throughout his career, Phil has been instrumental in overseeing commercial and residential valuation work on behalf of lenders and private clients and brings a wealth of knowledge and expertise to his role. Testament to his capability is that he was part of the team which ensured Petty retained its position on the National Valuers Panel for both HSBC and Barclays which was a huge coup when HSBC reduced their panel from 900 to just 90 some two years ago. With no two days ever the same, Phil is regularly on the road inspecting and valuing properties across the region providing a complete service for clients which can also include rating and compulsory purchase matters. As we caught up with Phil, he had some advice on how businesses can work smarter in the current climate and is keen for people to take stock of their situation and make their property assets work harder for them. He said: “With challenging times for everyone, the pressure is on to make your property assets work harder but with a little thought, there are some quick win ideas open to many people that will ultimately make a difference to you financially and ease the burden.” Advertising – Flank walls and open land are often ideal sites for advertising hoardings, signage and banners so if you have a property that fits the bill, this is worth considering. A hoarding can add to the property income and hopefully to capital value but you will need to check with the planners first. As these advertising panels are managed and maintained by the hoarding company, there are no ongoing maintenance issues either. Walkways – Many shopping and office complexes have sufficient circulation space and could easily
accommodate a small mobile sales kiosk or even an ATM or vending machine. If tenants are in agreement, the space can be used wisely and a small sweet seller would increase the morale of family shoppers given the collapse of the biggest high street Pick ‘n’ Mix retailer and an ATM or vending machine would attract footfall to your site too. Alternatively, why not rent the wall space to a budding artist or photographer? Not only is this aesthetically pleasing but you would receive additional income as well as increasing footfall which could generate further sales.
“With challenging times for everyone, the pressure is on to make your property assets work ” Telecoms – Sought after locations for telecom operators rarely have any intrinsic value so if you have a flat roof on the top of a tall building, the edge of a field on a farm or some landscaped area in an industrial estate, why not turn this into an income generator? The tenant will be expected to sign a full repairing lease taking away any maintenance burden so this could be a ‘win-win’ situation for part of your property that goes unused. Subletting – Don’t sit there with surplus space gathering dust, but look at some unconventional alternatives to generate a fee. Short term lets, sharing meeting rooms and pooling together services with other tenants are ideas that will see the savings starting to add up quite quickly. Business rates – Is your assessment correct? Did you check it or accept it as accurate? Have your rates bill checked by a Chartered Surveyor and make sure you are not overpaying. It may be that you have under used sections of your property and vacating them could reduce your rates liability. For further information or advice contact Phil Kelly on 01282 417778 or at p.kelly@petty.co.uk. Visit www.pettycommercial.co.uk

Pendle’s Answer to Pompeii M
uch mystery and speculation surrounds the notorious tale of the Pendle Witches, and yet more fuel has been added to the fire with the discovery of an ancient cottage by United Utilities engineers in October
last year.
The engineers were working on the site close to the Lower Black Moss reservoir near Barley when they discovered the ruins of a cottage thought to date back to the 17th Century. The ruins had been hidden under a grassy knoll, which since its last inhabitants left, had provided a protective layer, similar to the layer of ash which preserved Pompeii against the elements and decay meaning the remains were discovered in a remarkably well-preserved condition. Archaeologists have discovered evidence that suggests the cottage housed residents right up to 19th century, with items such as a Victorian range still in situ as well as crockery, a tin bath and a bedstead remaining. But with such remarkable preservation, there are layers of history still remaining with the cottage offering a ‘microcosm’ of the history of the area. It is however the gruesome discovery of a mummified cat which has tantalised the imaginations of local historians. Traditionally thought to be a talisman to protect against evil spirits the cat was found entombed in the walls of a sealed room in the cottage. Coupled with the location in the shadow of Pendle Hill, historians are speculating that the cottage may have links the long lost site of Malkin Tower offering a spookier link to the tale of the Pendle Witches.

We meet up with Burnley Belle... Julia Haworth he graced the cobbles of the nation’s most famous street, Coronation Street as the lovable Claire Peacock and now, Julia Haworth takes time out to share her secrets on home life and why there was only ever one place she would get married by returning to her roots in her home town of Burnley.
S
Your Village Life: You are a born and bred Burnley Belle and star of stage and screen but do you get to come back home often? Julia Haworth: I certainly am! I was born in Burnley and lived there until I went to study Drama at Manchester University in 1998 so almost 20 years in the area. It is no wonder I have strong memories and will always consider it a home from home. My family and a lot of my friends still live in Burnley so I really am no stranger to it and in fact my husband, Jon, is potentially the most avid Clarets fan ever too so there is no keeping us away! YVL: We are lucky to have so many wonderful eateries on our doorstep, where do you like to go when you are in the area? JH: I do love catching up with my family and so top of my list is to enjoy a nice family meal at my parents’ house. If we are going out then you can’t go wrong with the Topiary Restaurant at The Fence Gate too. There is a great menu selection and they are very welcoming so we always have a lovely time.
YVL: You started acting at a very young age, how did that come about? JH: I literally fell into acting with a chance audition at Burnley Youth Theatre for a children's drama series called Three, Seven, Eleven when I was just 13. Nineteen years later, I still love my job, and the variety of work is wonderful. I have been very fortunate to work on some of the best TV drama’s including Heartbeat, Monarch of the Glen, Peak Practice, Merseybeat and of course eight years with Coronation Street. YVL: Now that you have left ‘Weatherfield’, what does the future hold? JH: My hopes for the future are personally - health and happiness for my family, and professionally to carry on doing good solid work on stage, on television, on the radio, and perhaps one day a film. A few years ago I wrote and produced my first short film called 'Blink' and hope to do more of that. I would love to write for television. YVL: You now live in Manchester but what makes the perfect home for you? JH: For us the ideal family home is one in which we are all able to be together. The kitchen diner is great for us as we can cook, Sophia can play, and our guests can sit and relax. I once read somewhere that you know within 11 seconds of viewing a house whether it’s for you - I definitely agree with that! I love watching property programmes, anything with Sarah Beeny or Kirsty and Phil.
YVL: What brought you back to Burnley for your wedding in 2006? JH: My favourite area of Burnley is undoubtedly Towneley Park. Towneley was like my second home growing up, and when Jon proposed and we began discussing wedding reception venues, there was no question for either of us where it would be. For people outside of the Burnley area, Towneley Hall is quite an undiscovered gem.
Fact File Full name: Born:
27 August 1979 in Burnley St Christopher's C of E High School in Accrington and later Nelson and Colne College and also Burnley Youth Theatre before graduatin g from Manchester University with a degree in Drama. Married: She married Jon Wormald in May 2006 . Together they have one daughter, Sophia Eliza beth. Best Known For: Playing the lova ble Claire Peacock in Coronation Street. Education:
YVL: What was the most memorable part of the day? JH: The most memorable part of our wedding was marrying my wonderful husband in front of all the people we love. YVL: Away from acting, what would make a perfect day for you? JH: When I'm not working I relax by spending time with my family and friends. I love cooking and baking, especially baking cakes with our 3 and a half year old daughter Sophia. Maybe it’s the actor in me but I also love reading and anything creative like painting and drawing, home interiors, photography, going to the theatre, and keeping fit.

Go Global with hose with a well-stamped passport will agree that when planning a dream holiday or special event overseas that personal touch and secure knowledge that your trip is being handled by an expert is what makes all the difference to the planning process, which is something that Clitheroe-based Avista Travel prides itself on providing to its customers.
T
Managing Director, Tony Quinn said: “I think the real key to our success has been to offer choice, knowledge, expertise and the final deal breaker, value for money! I genuinely believe that our team is one of the most knowledgeable and experienced in the area.” The retail doors to Avista Travel opened in 2002, shortly afterwards came the launch of bridesandbeaches.com, which is now recognised as one of the pioneers in developing the weddings abroad market to what it is today. Now established as one of the UK’s foremost overseas wedding business, bridesandbeaches.com has earned a reputation for providing excellent service and quite simply, for really knowing their stuff. Tony comments, “When people are spending large sums of money on their wedding day they only want to deal with people they can trust 100% and who know what they are talking about.” 2002 also saw the acquisition of Clitheroe Travel, which traded as sister company to Avista Travel. Avista later sold its interest in Clitheroe Travel in 2006 in order to focus on the online market and that year saw the

launch of Holidays2mauritius.co.uk, a dedicated website selling packages to the destination often referred to as ‘the Pearl of the Indian Ocean’. This was a natural development for the company and meant they are able to offer knowledge and expertise alongside the very best value and Holidays2mauritius.co.uk is now one of the UK’s largest operators to Mauritius. Avista continued the development of the web businesses seeing several award wins along the way. In April 2010 saw an exciting new chapter in the company’s development. Avista had outgrown the Barrowford office and needed larger premises and with this an opportunity arose to merge Avista with Clitheroe Travel. The two successful travel businesses were combined to form one and in the process created a team of travel experts second to none. The team now operate from the original Clitheroe Travel premises on Castle Street. These exciting times also saw the launch of two new websites which stand alongside Holidays2mauritius.co.uk. The first is Holidays2oman.co.uk, which offers intrepid travellers packages to this fascinating, up and coming Arabian destination. Alongside this, for the first time the company now offers Avistatravel.com, to complement the Ciltheroe shop offering a broader choice of holidays from all inclusive trips to city breaks to cruises.

DOES THE INTERNET MEAN THE DEATH OF PERSONAL SERVICE? It’s an interesting question. The information super highway is certainly the greatest tool ever invented as a point of reference. But does it really replace the good old ‘human touch’? During the madness that is Christmas, I was given the job of selecting a suitable camera for my particularly technophobic in-laws. A simple task you may think, type ‘digital camera’ into Google, click on the best value product and wait for it to arrive. However, I was hit by a myriad of different options, HD or not HD, hard drive or memory card, optical or digital zoom and a whole raft of other choices. The price was also somewhat of a puzzle, how could two devices that look identical differ in price so alarmingly? It’s fair to say that after looking at what felt like a hundred or so cameras I was finding more questions than answers. At this point I retreated to the safety of the armchair and hoped that whilst watching the football on TV they may show an advert that told me what to buy! Less than a week to go before Christmas the camera dilemma was still high on my agenda. Little did I realise that salvation was at hand. Whilst picking up some of those other little ‘bits’ we all seem to shop for in Burnley town centre, I happened on a little shop selling almost exclusively ‘guess what’? Yes, indeed. In our very own town a veritable Aladdin’s cave of cameras, and all described perfectly by a friendly, local chap whose only role in life seemed to be to make my problem go away. I was quickly pointed in the right direction and made my purchase.

On entering the property on the ground floor you are immediately greeted by the impressive entrance hallway where the staircase provides access to the first floor. Did it cost more than the internet prices? Maybe a little, but nothing significant, and without doubt less hassle. Next stop Weatherspoons then. Now I know what you are all thinking. What is the mortgage guy doing banging on about cameras in a property magazine? Clearly, it’s the service issue that is the point. If we go through all this trying to buy a simple camera for about £100, why on earth do we not learn from it when making the single most expensive purchase in most of our lives? The internet is a marvellous tool. But the value of any product is hugely enhanced by some helpful guidance. Believe me, going back to my camera experience the difference between the gifted amateur and the absolute professional when demonstrated is a yawning chasm! Companies like Petty’s and Mortgages 65 pride ourselves on friendly, well qualified people with not only a comprehensive knowledge of their markets, but also the locality. These services are readily available and actually on your doorstep. Wouldn’t it be a shame not to take advantage of them?

Win A Year’s Supply of LANCASHIRE TEA!
T
Tea the way it should be...
hink of the things you love about living in Pendle and many of them will have their roots in traditions which have survived there for centuries.
Lancashire Tea understands this, because carrying on a long-held tradition was at the heart of why, seven years ago, they decided to recreate the type of tea traditionally enjoyed in the county.
Because their unique blend of 12 different types of tea results in a brew with great infusion qualities and a bright, smooth taste that makes it suitable for use with hard or soft water so it can be enjoyed anywhere in the country. Or the world!
That same blend inspires the confidence they have in their slogan “Tea The Way It Should Be” – because wherever you are they’re sure you’ll enjoy a cup of Lancashire Tea.
Widely available in boxes of 80 bags, as well as larger quantities more suitable for village fetes and the like, the tea offers good value too. They also offer a range of fruit and herbal teas. You can see them all on their website at www.lancashiretea.co.uk
If you enjoy your cuppa as much as they do, you’ll leap at the chance to win ‘a year of Lancashire tea’ (that’s 14 boxes of 80 bags) along with four bone china mugs, courtesy of Lancashire Tea. To have a chance of winning, all you have to do is answer this question.
Q. Which colour of rose represents Lancashire? To enter, email your answer to: barrowford@petty.co.uk with your contact details. The first correct entry selected from those received by 30th April 2012 wins the prize. Good luck!

Wheatley Lane Road, Fence Asking Price £195,000 Colin Tice Tax Partner
WHAT TAX WILL I HAVE TO PAY ON THE SALE OF MY PROPERTY? You will already be aware of any potential stamp duty you will have to pay in relation to the property you are purchasing. But are there any tax liabilities on the property you are selling? Capital gains tax (CGT) needs to be considered when you sell a home that is not your main residence. Your main residence is exempt from CGT when you sell it, but you need to take advice if you have not lived in the property as your main residence throughout the entire time of ownership. Various rules allow some periods of temporary absence to be disregarded and in fact this can be used to your advantage. Take for example a couple who already have their own homes and have been living between them, then decide to marry and move permanently into one property whilst retaining ownership of the second property. They have up to 2 years to declare to HMRC which is their principal residence. There can be important tax implications in this decision, so take professional advice! CGT normally applies when you sell or dispose of the property that is not your main residence, and it is worth more than you paid for it. But you should note that:
The property comprises a semi-detached bungalow occupying a prominent position abutting open fields to the rear. The accommodation briefly comprises on the ground floor, entrance porch leading through to an entrance hallway, the lounge is well proportioned and is situated towards the front of the property. The dining kitchen is situated to the rear of the property and enjoys a generous range of matching wall, base and drawer units with solid wood fronts and co-ordinating working surfaces. The shower room has recently been upgraded and houses a three piece suite in white. On the first floor is a second double bedroom with window to the gable elevation and a sizeable walk in store which offers further potential for conversion into additional living accommodation or possibility of an en-suite shower room.
Greystones Drive, Fence Asking Price £210,000
1. you can deduct some of the costs of buying, selling and improving the property 2. you may be able to set off any loss on the property against other chargeable gains 3. but if you sell the property at below market value, for example to another family member, you may be liable for CGT 4. you may consider transferring property into the name of your husband, wife or civil partner without having to pay CGT. This could mitigate any tax liability as the first £10,600 of total taxable gains for each of the people owning the property are tax free in the tax year 2011-12. This can represent a significant opportunity for tax planning. Please note that different rules apply to holiday homes. We firmly recommend that you seek specific advice relating to your own circumstances.

WHY DO I NEED TO HIRE A CONVEYANCING SOLICITOR? There are an increasing number of people trying to do their own conveyancing in recent times which in the main is due to a rise in self-help and ‘DIY’ conveyancing resources. Homefield Gardens, Barrowford Asking Price £204,500
When you hire a conveyancing solicitor they will make clear at the start, in their terms and conditions, what they will and won't do on your behalf. Their main remit is to ensure that the title to the property you are purchasing is good and marketable. However a large part of the role is to coordinate all the parties involved in the transaction towards the final transfer of the property to your name. Therefore they will correspond on your behalf with these parties with the aim of achieving this goal. Conveyancing is a complicated process which involves many small but significant steps. A procedure has to be followed to make sure all paperwork has been filed correctly with the relevant authorities and funds are released at the right time. A conveyancing solicitor offers you an added level of protection if they conduct the transaction on your behalf. Their experience with handling many different types of transaction gives them the knowledge to spot potential problems which may crop up. Examples of these types of problem could be old paperwork which hasn't been registered properly, clauses in documents put in by previous owners or problems with boundaries exposed by plans of the property. This list is by no means exhaustive. An experienced conveyancer would spot problems like these and bring them to your attention so you could make the best decision while there is time to make your mind up. When transferring a property all the parties involved would need to be checked in case they are trying to commit crimes under the guise of a property transaction. Your solicitors would run all the necessary checks with the relevant institutions to give the best possible chance of spotting people involved in this type of behaviour. This gives you peace of mind that you won't be losing out if something untoward happens. Conveyancing solicitors are required by law to have valid professional indemnity insurance which covers their clients for any loss incurred in any eventuality to give the most stress free transactions. Law firms are also regulated by a professional body called the ‘Solicitors Regulation Authority’ so, if you have any reason to complain, your complaint will always be answered to your satisfaction.

During your move you will likely have many other things to worry about. Maybe you haven't found your house yet and need to go house hunting around the area to which you want to move. Once you have found your dream property and started the conveyancing you will need to arrange removals. Maybe the survey reveals that repairs may be needed on the new property and you want to arrange for the work to be done straight after completion. In addition you probably won't take time off work while moving house so it will be a busy time. Do you really have the time and expertise required to go through all the paperwork as well? allpaper is a fantastic way to add a hint of personality to the rooms of your home. Not for followers of fashion but for true lovers of style, wallpaper can take effort to work with but is well worth the time and effort spent on applying it. Not only does it offer a luxurious finish to walls, it can add drama to rooms without period features as well as providing a sense of warmth and softening the acoustics of larger rooms or rooms with hard flooring. Here are our top tips on selecting the right pattern for you: • Feature walls are a great way of using big bold patterns to add drama to a room. As with choosing curtains, keeping a pattern to one wall allows you to opt for something unusual and exciting whilst keeping the look subtle and stylish. When creating a feature wall remember you don’t have to match the paint for the rest of the room to the wall paper, consider co-ordinating the paint and wallpaper colour instead. • Big patterns in bold colours whether used on a feature wall or throughout, work best in rooms with minimal furniture so look great in a dining room or bedroom. • If you prefer to wallpaper your entire room you can still use patterned prints, and by opting for pale tones you will maintain the sense of light and space within the room. Choosing a wallpaper with a lustre finish will also help to bounce light around the room. • Using large prints with a contrasting colour way gives the optical illusion of the pattern advancing towards you, helping to make very large rooms seem more intimate. Remember no matter what look you opt for, preparation is key to a fantastic finish. Ensuring your walls are in good condition and properly lined will enhance the finished look, stopping any imperfections from showing through. If you are planning to paint or stain your woodwork do this before you paper to avoid ruining the new look with splashes and flecks of gloss!

A spotlight on Sabden S
et within the impressive shadow of Pendle Hill, lies the tranquil village of Sabden. Although it was only officially born in 1904 when it became a civil parish in its own right, Sabden wears its extensive history on its sleeve with a mixture of period and modern properties characterising its landscape, the centre of town being a conservation area. Over 1000 years ago, the area on which Sabden lies was the playground of Norman Lords who hunted the deer and roe that roamed freely on the wild and rugged landscape that was Pendle Forest and the Sabden Valley. Over time the landscape, which is a designated an area of outstanding natural beauty, evolved with farms springing up and expanding before the Industrial Revolution brought the cotton industry and employment in the mills. Today the village has returned to a peaceful haven for homebuyers looking to purchase a home away from the hustle and bustle of town life. Work in the mills was a key source of employment for Sabden during the 19th century, although you could be forgiven for thinking that the weavers created more than textiles, with the much-loved story that parkin was ‘woven’ using oats and treacle from the local treacle mine! Made famous by the children’s TV series ‘The Treacle People’, it is believed that boggarts lived beneath the ground mining and feasting on treacle and the source of the tale still characterises the surrounding countryside with the strange soil mounds, supposedly the entrance to the mines, clearly visible to all who explore the area. With the treacle boggarts and Pendle witches thankfully confined to the past, Sabden is now a warm and welcoming community of around 1300 residents. The village has an abundance of amenities including two primary schools and is also within the catchment area of Clitheroe Royal Grammar school, Ribblesdale School for Technology and Applied Learning and St Augustine’s RC High School, making it an ideal choice for families.
With a village green, village football club and bowling club, coupled with an array of events taking place through the year, not least a duck race along the famous Sabden Brook, and bonfire and firework display in November, Sabden is a quintessential English village. With the added bonus of its superb location to Pendle Hill offering a variety of walks, para-gliding, horse-riding and even skiing at Pendle Ski Slope, Sabden is the place to be for sports enthusiasts and lovers of the outdoors. Sabden is well connected with the nearby town of Clitheroe just a few minutes’ drive away, however residents have a range of conveniences on their doorstep, including a cafe, post office, and a late shop as well as its own pub, the Pendle Witch and the Wellsprings restaurant perched upon the Hill.
WE PULL A PINT WITH MOORHOUSES
A
s its first barrel rolled off the line in 1865, who would have thought that Moorhouses Brewery would go on to become one of the industry’s best loved cask ale brewers with a raft of award winning ales to its name. From its recently expanded and refurbished £4.2m brewing complex in Burnley, Moorhouses Brewery is certainly a ‘Pride of Pendle’ itself. With the opening of the 1000-barrel-a-week capacity complex last year, a spacious visitor centre complete with bistro-bar was also launched to attract both private and public events to the Burnley brewery. Growing year on year and with David Grant at the helm, it is exciting times for the brewer that retains traditional methods combined with modern, state-of-the-art technology. David and his team are keen to maintain this momentum with the roll out of more fine ales as well as making them more accessible to the public with the ales now on sale in Tesco, Asda and Sainsbury’s as well as long term stockists Morrisons and Booths. Their ‘Famous Five’ ales are to be supported by some new additions to the pumps over the coming months with the timely ‘Running Wild’ ale being created to support the Olympics and ‘400’ to commemorate the 400th anniversary of the Pendle Witches trial amongst them. More celebrations are afoot as the brewery is also set to hold a number of events and festivals to
mark its recent expansion. The brewer will hold the first event on 16/17 March. It will feature champion brews from the annual Camra (Campaign for Real Ale) Great British Beer Festival (GBBF) and the Brewing Industry International Awards (BIIA) to highlight the best of British craft cask ales – the only growing sector of the UK beer industry. A July festival (27/28) will feature ales from a growing band of brewsters (female brewers). It will include a special tasting evening for female drinkers led by top beer writer Melissa Cole. For October a festival will mark the Halloween season and the 400th anniversary of the trial and execution of the legendary Pendle Witches. Entry for the festivals is £3.00 (Camra members £2.00) and advance tickets are available from the brewery – telephone 01282 422864. Managing Director, David Grant said: “This ambitious programme of festivals will celebrate the major commitment we have made in the future of the cask ale industry and focus attention on this growing market. The new visitor centre means we are now able to cater for both private functions, such as weddings and corporate celebrations, as well as large public events. The festivals will showcase what we have to offer while giving both enthusiasts and newcomers to cask a chance to enjoy some of Britain’s top brews. “Our brewsters’ festival will highlight the considerable contribution that female brewers are
now making to the growing cask ales market at a time when cask is rapidly growing in popularity among women. And, of course, as the nation’s award winning ‘Halloween Brewer’ we wish to mark the 400th anniversary of the Pendle Witches story appropriately.” To Pardon or Not to Pardon… that is the question! Moorhouse’s brewery has long linked itself to the history of the Pendle Witches with many of its real ales, such as Blond Witch and Pendle Witches brew paying homage to the county’s links to witchcraft and so the anniversary itself is something close to the team at Moorhouses with Managing Director, David Grant launching a campaign to pardon the infamous witches! The campaign, which is supported by Pendle Witches expert, Simon Entwistle has certainly been gaining momentum recently with many local people in full support of the bid. David said: “If it is ever going to happen then this is the year to do it. Having read a lot about the trial and the history I think they were made an example of, I think they were just herbalists convicted on the evidence of a young girl. The King at the time was keen to come down on what he perceived as witches.” If the campaign gathers enough support and officially launched then an online Government petition would require 100,000 signatures for the issue to be debated in the House of Commons.
OUR PUBS Moorhouses enjoys national distribution through a comprehensive wholesale network as well as supplying to approximately 300 Free Trade Outlets within a 50-mile radius of the brewery. Here are just handful of pubs serving our ales in the local area:

PETTY’S NAMED BEST AGENT IN THE NORTH WEST BY HOME SALE NETWORK! W
ith little room left in the trophy cabinet, Petty’s has added one more by scooping the Home Sale Network’s prestigious award for ‘Best Agent’ in North West. Competing against agents from across the region, they were crowned overall winners at the 18th annual conference, held at the Park Plaza Riverbank Hotel in London.
The annual prize gives the winning Network member the title of ‘Best Agent in the North West Region’ and is awarded on a number of criteria measuring the agent’s overall contribution to Home Sale Network, their ability to demonstrate customer satisfaction, a strong market share locally and a proven record of helping relocating buyers move both in and out of the area. Ian Bythell and Simon Morgan received their award at the conference’s glamorous black tie awards dinner. The evening was hosted by Alexander Armstrong, one half of comedy duo Armstrong and Miller and regular host on BBC panel show, Have I Got News For You, who presented Petty’s with their award. Ian Bythell said: “For Petty’s to have been firstly nominated as the best agent in the North West by Home Sale Network is recognition of the hard work and combined effort of all our members of staff. However, to have won the award is absolutely fantastic and we are proud and delighted to be the North West’s best Network estate agent.”
A stunning and unusual property, Glen View Cottage offers something genuinely different for the discerning purchaser. We have been informed that back in the 1800s this lovely home was originally a Public House called The Glen View Inn. With all history aside, this is certainly now a beautiful detached residence, superbly tucked away and enjoying such an original style of character and certainly a warm and welcoming ambiance.
Richard Tucker, Home Sale Network’s Managing Director said, “Home Sale Network is a national network of independent estate agents across England, Scotland and Wales. As members of the Network, our agents promote their individual brand, but they are also encouraged to promote the Network as a whole. The 2011 Best Agent North West Regional Award is significant because it recognises the agent that has most successfully demonstrated their customer service, independent business initiatives, local market share and their commitment to the Home Sale Network principles.”

The Crucial 72 Hours! oing the right thing immediately can make all the difference between an early recovery and a chronic niggle that doesn’t really settle for months. Whatever your chosen activity, whether competitive sport or rambling on a Sunday, an injury can be devastating, but you can help yourself with a few simple actions. All the guidelines are now suggesting that early treatment, within the first 72 hours of injury, is paramount for getting better more effectively.
D
Remember P.R.I.C.E Protection Crucially, stopping playing or the activity immediately, using taping, splints or a brace etc are all a good way of protecting the structures and preventing further damage to the injured tissues which would delay the healing process. Rest Rest is essential to reduce the metabolic demands of the injured area and to avoid increased blood flow and also swelling. It also reduces unnecessary stress on the damaged structures which may compromise healing. It is important not to do anything that replicates the mechanism of injury in the early stages of healing however you can continue moving the adjacent structures as long as it doesn’t cause increased pain at the injury site. Ice Ice limits the damage by reducing the temperature of the tissues, caused by inflammation, and limits bleeding and reduces swelling by affecting the diameter of the capillary blood vessels. It is best applied as crushed ice, wrapped in a damp towel, for 15-20 minutes every 2 hours. Always check the skin condition to avoid an ‘ice burn’. Compression Limits the swelling caused by the injury. Tubigrip or elastic bandages are best and should be applied from the lowest point to the highest e.g: for
the ankle the bandage is put on from the toes, over the ankle and finished up the calf. Always check the circulation in the toes/fingers to make sure it isn’t too tight and take it off if lying down or at night. Elevation You should try to elevate the injured part above the level of the heart initially. This lowers the blood pressure in the blood vessels directly around the injury and limits bleeding and swelling. Remember if a severe injury is suspected it is always better to get a specialist’s opinion. Look out for:• Severe pain which doesn’t ease • Immediate swelling • Deformity • Extreme loss of function • Guarding or unusual movements • Noises e.g. cracking around the injury site Of course, if the injury persist and doesn’t settle then Physiotherapy can help speed up the healing process and get you back on your feet. The Physiotherapist can also advise you on the best way to rehabilitate yourself back to full fitness so you can get back to enjoying your time off. For further information look at the P.R.I.C.E. Guidelines by the Chartered Society of Physiotherapy.

BELIEVE IN BETTER
F
or many people decisions regarding your children’s school fall at traditional times such as going into Reception, the change from primary to secondary school and from senior school to sixth form college. Increasingly the competition surrounding finding the right place for your child means that many parents now start looking ahead at least 18 months in advance of any move and this is understandable, as there are so many options available and the application procedures for each kind of school varies. Peaks in interest occur when the local authority makes its offer of places in March for secondary education and April for primary education. Open events and advertising campaigns used to be mainly focused in the Autumn Term but nowadays there are often as many events in the Spring Term and even the Summer Term. Such events are a useful way of getting a sense of a school and equally important is the school website as an indicator of what it sees as important and equally what is going on in the school. Once you have established which appeals to you then the most important step is to visit the school and meet the head teacher, staff and pupils. Many independent schools now offer taster days to prospective pupils so that they can get a taste of daily school life. At Oakhill it is the initial school visit and taster days
Oakhill Principal Carmel Riley, photographed with recent new pupils, reflects on the important decisions to be made when choosing the right school for your children and the benefits to be had from making the right choice. Photography: TVPAV.com that generally make people’s minds up about this being the right choice for their child.
YOU KNOW THAT YOU ARE PROVIDING THE RIGHT ENVIRONMENT FOR CHILDREN TO FEEL THAT LIFE IS BETTER, THAT LEARNING IS AN ADVENTURE AND SCHOOL DAYS ARE TO BE TREASURED For some people however the decision about schooling for your child comes at unexpected times either through circumstance, perhaps a change in jobs, or with the realisation that your child is no longer thriving in their current school. I have often spoken about how important it is for children to be happy so that they can learn effectively and there are times, for whatever
reason, when children lose that sense of adventure and the educational journey can become lacklustre. This is when some parents realise that all is not as it should be and begin to look for alternatives for their children. They believe in better and set out to find it. Since November we have welcomed several children of all ages from Reception through to Year 10. One of the most rewarding things about being in education is being able to watch so many transformations and witnessing children who have not been themselves, stretch out and stand tall when they are happy in themselves. This is what makes education worthwhile when you know that you are providing the right environment for children to feel that life is better, that learning is an adventure and school days are to be treasured. The benefits of believing in better can be seen in the return of a sparkle in the eye and a natural smile as the children feel at home once again in their school environment. The new term at Oakhill has brought us more pupils and more smiles from everyone including the parents, as they too recognise that they have made the right choice for their child.
