Home Decor That’s Literally Off the Wall

E

very homeowner wants their house to be a reflection of their individuality, a canvas that truly illustrates their personality. Imagine being able to go beyond the paint pots and rolls of paper and cover the walls of your home with a stunning mural that is personal to you. How about a precious family photograph, a scene filled with your favourite superheroes or even your favourite painting by the likes of Monet or Picasso. Then take that to the next level and imagine that mural could play music, run a video game or even talk back! It might seem like the stuff of a sci-fi fantasy, but this exciting concept in home design is fast becoming a thing of reality, right here in the heart of East Lancashire following the launch of Wallsauce.com.

Always looking to embrace new technology, plans are in the pipeline to develop apps that will bring the murals to life. World maps that will tell you facts and information about each country or a realistic street wall where you can channel your inner Banksy with your own graffiti art, the opportunities are endless for the product which is also gaining popularity from the hospitality and educational sectors. The idea for the company came one Christmas when Tony was looking to decorate his son’s bedroom with a mural of superhero characters, but couldn’t find a company that could offer what he was looking for at a price that was realistic to average homeowners.

Founded by Colne-born entrepreneur, Colin Watson and business partners, Tony Fairhurst and Andy Gerraty, the company offers an exciting range of wall murals with customers being able to choose from stock artworks or uploading their own image.

Colin said: “Tony’s only option to achieve the effect he wanted was to employ an artist, which would have cost thousands and that’s where we saw the gap in the market. Tony and I met years ago when we worked together and were always keen to start a business together and had batted ideas around but nothing had stuck, until this.”

The range of images to choose from is expanding rapidly and despite the website going live just six months ago, they already have licensing deals with Warner Brothers, Chelsea Football Club, CBS (Star Trek) and world-renowned F1 photographer, Darren Heath. With several licensor partners, Wallsauce.com is the only company in the world with permission to reproduce these brand images in wall mural form.

The key to Wallsauce.com’s offering is that it is truly bespoke, which doesn’t just mean being able to upload your own shots, but stock images can be tailored to fit around the individual room, working with the space and accounting for obstacles such as doors, plug sockets and awkward pieces of furniture. The murals can also be relocated once they’ve been

6

applied, and the production process means that, although they are investment pieces, they are affordable. The company’s clever model also means that the company is truly global. Colin added: “The nature of being an online company means that we have an international presence, however we have built partnerships with print companies based in countries around the world meaning that the design to delivery period is around seven days regardless of where our customers are.” Indeed one of the company’s most exciting projects to date was a mural for none other than F1 racer, Fernando Alonso. The racing superstar now boasts a bespoke mural featuring his 2010 Korea victory shot in his luxury Dubai apartment, a fact which he promptly tweeted to his 1.94million followers! Colin, Tony and Andy are now setting their sights on becoming a global brand market leader and with a deal just signed with direct marketing company, Taymark in the United States, Wallsauce.com are the latest industry gem to put our area on the global map! For more information on the range of products, please visit www.wallsauce. com

What effect has the governments Help to Buy scheme had in the market so far? Rob Wyke Director, Mortgage 65

Helen Robinson Farnworth Rose Solicitors

T

he Help to Buy scheme was originally only open to first time buyers who were key workers (Service Personnel,Emergency Service Employees and NHS Workers). However in March 2013 the Scheme was opened up to all buyers looking to buy a new build or move up the housing ladder. In the Budget for 2014 the Help to Buy Equity Loan scheme is to be extended until the end of the decade, with a Government website stating that the extension of the scheme is expected to help another 120,000 families in the UK to buy a new-build home by 2020. Now to be eligible for the scheme all you need is to: • Have a deposit of at least 5%; • Be looking to buy a home worth £600,000 or less; • Be purchasing a property you intend to live in most of the time; • Not let out the property or use it as a second home; • Be looking for a capital repayment mortgage, interest-only mortgages are not included in the scheme. The hope is that this will give first time buyers optimism that they will be able to now get on the property ladder rather than languishing in rental properties whilst they save up that elusive 10% deposit. Research by Santander shows 10pc of Britons – or 5.1 million people – intend to buy a new home in the next 12 months. One third of those said they were likely to use Help to Buy. If all these people followed through on their intentions, housing transactions would soar to five times their current levels.

14

U

nless you have been holidaying somewhere in outer space, you will have seen the details of the various government schemes designed to assist homebuyers.

Initially aimed at new build properties only, some of the schemes are now available for second hand properties also. The main benefit to homebuyers is the return of the 95% mortgage. Although the 95% scheme will allow a purchaser to buy up to a value of £600,000 the idea was primarily to encourage first time buyers back to the market. It is true that over the past few years the first time buyer market has been quiet in the extreme. Several factors have contributed to this, the decline in property values, lack of mortgage funds and a general air of doom and gloom surrounding the economy have all had an impact. As the economy improves many people have once again looked to property. You cannot drive into the larger cities in our region these days without noticing the skyline being dominated by cranes. A sure sign that the builders who have been sitting on huge land banks for some time are once again confident enough to build the homes that the UK undoubtedly needs. Another factor to consider is the ‘bank of Mum and Dad’! Many parents and grandparents now are far more willing and able to support their younger family members by helping with deposits or by being named on a mortgage application.

Conveyancers are seeing work increase dramatically as the market picks up and it is no doubt partly due to the Help to Buy Scheme. However having overcome the obstacle of the high deposit buyers need to disabuse themselves of the idea that it is easier to secure a Help to Buy mortgage than a conventional mortgage. Borrower’s finances will still be scrutinised and we are seeing more and more Mortgages issued on the basis that all other credit be repaid prior to the mortgage being completed.

So, the answer to my question is…Yes, but not just the schemes. As a mortgage company we see as little as 10% of our new business going to lenders via the help to buy schemes.

However whilst obtaining a mortgage is vital to buy a property, buyers must not lose sight of what being a homeowner really means. They need to have their eyes open to the fact that after having saved the 5% deposit comes 30 -35 years of repaying the debt. On top of this comes all the other financial commitments of owning a property that in the excitement of buying a new home are often forgotten; Utility Bills, Council Tax and Insurance not to mention the repair and maintenance of the property. The scheme will be a success if it is used by the right people who have sought financial advice before jumping into the minefield of homeownership.

In short, confidence is the overriding feeling at the moment, and that is the real driving factor. A word of warning however! Something called the Mortgage Market Review comes into force on April 26th this year. This ‘ramps up’ the lenders responsibility to ensure new mortgages are affordable. Credit scores will tighten, and your payment history will be vital.

What certainly is true is that the topic is a hot one and housing clearly on the governments’ agenda. People are once again talking about buying, re-mortgaging to build that extension or helping their children.

We have to hope that overzealous mortgage underwriting by the lender community doesn’t burst our current bubble of optimism!

White Is The New Black With White Barbecue Sauce!

S

pring is in the air and maybe you are already cooking outside? Whether you are cooking al fresco right now or you are waiting until Easter before you venture outside I thought I’d give you a sauce recipe that works well on any type of food. If you’ve never come across white barbecue sauce then you are in for a treat! When we think about barbecue sauce most of us will think about tomatoes, vinegar and sugar as being the main ingredients and the flavours then being topped up dependent on individual taste. Maybe Soy sauce if we’re looking for an Oriental flavour, or Worcestershire and Tabasco for a bit of Southern heat but what if we want to recreate the style of sauce used in Alabama? There is only one – it has to be white barbecue sauce! I serve Alabama barbecue sauce at many markets around Pendle in Lancashire and it’s by far and away the most popular topping for my pulled pork. As its name suggests, it is white; there’s not a tomato in sight and the white comes from mayonnaise. In the old days it would have been beaten egg whites as a base which essentially is how you make a mayo from scratch but today it is easier and arguably safer to use a ready-made commercial mayonnaise with preservatives and stabilizers.

24

The white sauce can be used to baste or mop whilst cooking or left just to add at the end like a dressing. I prefer to use it as a dressing and to slap it on a burger but then again I’ve never been a big fan of ketchup on burgers. Traditionally it is a sauce that you use to accompany chicken or pork. Whether you use it to baste or just pop a bowl on the table, I don’t think that you will be disappointed. One more thing to say; look at the ingredients and you’ll notice very little fat or added sugar so if you make this with a low calorie mayonnaise then you really can slap it on without feeling too guilty! The ingredients are as follows:• 800ml mayonnaise • 100ml lemon juice • 100ml apple juice • 50ml white wine vinegar • 2 teaspoons garlic powder • 2 tablespoons cracked black pepper • 1 teaspoon mustard powder • Salt to taste • A good pinch of cayenne pepper Use a hand blender to blitz and then pop it into the refrigerator for 24 hours to let the flavours mingle.

A SNAPSHOT OF PETTY NEWS... PETTY’S SEALS THE DEAL... WITHIN HOURS!

W

ith its contact book bursting at the seams, Petty’s can often play match maker between vendor and buyer and on one such occasion earlier this year, they sealed the deal within hours. Armed with the knowledge that a number of their potential purchasers were keen to move into this particular area, it was a matter of a few phone calls, a few visits and the deal was reached for the asking price. Ian Bythell, Director at Petty’s said: “There is more to our job than buying and selling houses. By really getting to know our clients, we can go that one step further in finding their dream home and helping market the property before the sale sign is even up; just by using our proactive approach and contacts.”

PETTY’S IS OFFICIALLY YOUR LOCAL EXPERT P etty’s has once again been re-accredited as Burnley and Pendle’s Local Expert by Relocation Agent Network maintaining this unique standing and honour in a competitive marketplace. Petty’s received their accreditation at the 2013 Relocation Agent Network Conference, which took place at the Park Plaza Riverbank Hotel in Central London at the end of last year. The annual event officially celebrated the Relocation Agent Network’s 20th anniversary. The organisation of independent estate agents changed its name from the Home Sale Network to reflect the scope of services that each member offers their customers. Petty’s was handpicked to be a member of Relocation Agent Network based on strict criteria such as quality of service, local knowledge, professionalism and mystery shopper feedback. As an affiliation of Cartus, the premier provider of relocation services, Relocation Agent Network members help Cartus assist relocating families, offering Petty’s customers an additional channel of buyer when selling their property.

26

In addition, Relocation Agents also help their customers through their ‘Referral Network’, which allows Petty’s to help people who are looking to move out of the local area by referring them to a Relocation Agent in the location they are moving to. Managing Director of Relocation Agent Network, Richard Tucker said of Petty’s attendance, “We are delighted to have welcomed each of our members, including Petty’s to this year’s 20th National Conference. As a selected member of the Network, in our opinion, Petty’s is Burnley and Pendle’s Local Expert for buying and selling.”

PETTY’S SCORE A GOAL WITH SPONSORSHIP

P

roud of its roots and its commitment to the community has seen Petty’s renew its sponsorship of two thriving sports clubs for yet another year. Avid sports fans, Petty’s is proud of its association and sponsorship of both Pendle Forest Ladies Hockey Club and Petty’s netball team in the Pendle league. If you fancy taking up a new sport then grab your stick and head to Pendle Forest Hockey club who have junior training on Tuesdays from 18.00 and adult training from 19.00 at Marsden Heights School in Nelson.

TRIPLE APPOINTMENT BOLSTERS PETTY’S TEAM

YOU’RE IN SAFE HANDS WITH PETTY’S AND KEYANGEL

W

e’ve all felt that dread of not finding your keys where you thought you had left them but for most people, after a good hunt round, you soon become re-united with the bunch of keys you couldn’t live without!

P

etty’s has bolstered its team with three new appointments across its residential and commercial surveying side of the business. Michael Crosby has been appointed as a Consultant to support the increasing demand seen for the Commercial services offered by Petty Chartered Surveyors. The move comes as a result of growth in the business and Michael will support the team in key areas including home buyers reports, expert witness statements, professional surveying, title plans and valuation. Michael, who boasts 25 years in the sector, is a highly regarded specialist in the field and is a welcome addition to the Petty team. Natalie Jackson is our youngest new recruit and joins the team on an Apprenticeship programme through Nelson & Colne College. At just 17, she takes her place alongside the team in the Nelson office to learn the ropes from the experts on a 12-month placement. We spoke to an excited Natalie who said: “The minute I walked in to the interview, the team made me feel so relaxed and at ease and I am really pleased with how it worked out. The team are so friendly and with the opportunity of full time employment at the end of my placement gives me something tangible to aim for and I really hope I can get there.” Louise Durkin joins the team in Petty Lettings where she assumes the role as Property Manager. Being a ‘local lass’ Louise has a superb breadth of knowledge of the area and her meticulous attention to detail and organisational skills mean she is a natural in the role. She joins on a full time basis with experience gained Call us today on over the years in different sectors including hospitality and travel. The move into property was a new direction for Louise who has already made her mark with clients and colleagues alike.

What if you don’t find them though? The house...the car... the office...the garage...all now in need of new locks and this can be costly. So, to help tenants across East Lancashire, Petty’s has teamed up with KeyAngel to make sure that your keys are in safe hands should they go missing. All our customers who sign up through Pettys will receive a complimentary 12-month membership to the scheme and a unique key tag from KeyAngel. Members who lose their keys have a 90% chance of having them returned with KeyAngel who gives a £10 reward to the finder.
