A day in the life of W

ith an increase in activity in the lettings market, we take a candid look into the daily life of Petty’s very own Lettings Assistant, Lesley Clarke, who knows all too well that the agency is busier than ever before in supporting Landlords and tenants alike across the region. Here, Lesley briefly talks us through a day in her life… First things first: The day always starts early with a meeting and catch up with the rest of the team on what happened the previous day and any issues landlords or tenants are facing that need addressing. The team talks and that is the key as it is so important that we are all aware of every detail and every issue so that we can act promptly should any client need an update. One hour later: I spend no longer than an hour in the office as for me, my day is spent on the road making sure that all the inspections are carried out at the right time. Armed with my diary, I go from house to house completing the inspection report on behalf of the Landlords who utilise our full property management services. It takes about 15 minutes to complete each property and we repeat this every six months which gives the landlords confidence that their property is our priority. Lunch: One of the perks of the job is that no two days are ever the same and I never seem to be sat in the same place eating lunch! More often than not, lunch is on the go! Throughout the day: Petty offers three levels of support, Bronze, Silver and Gold and so there is always something different for me to do, whether that is an inventory, a viewing, meter readings, compliance checks or briefing the team back in the office on any urgent matters. Attention to detail is paramount and so a lot of my time is spent dictating reports and also taking photographs too which simply protects both parties should an issue arise.

Memorable moments: Having been with Petty’s for four years now, I can honestly say, I have seen it all! I have a lot of good memories and although it doesn’t happen often I do recall one day I was hosting a group viewing and each party wanted the house! SHOULD I BECOME A LANDLORD? Buy-to-let investments are enjoying a mini boom. Rents are rising because unfortunately many young people can’t afford to buy. But should investors be piling in when house prices are falling and interest rates are set to rise? Here, Simon Westwell, Lettings Manager explains everything a buy-to-let landlord needs to know...

B

uy-to-let involves buying a property and letting it to tenants. But it should be seen as a long-term investment to provide regular income, not a get-rich-quick scheme. And it is certainly not stress-free as dealing with tenants can be a headache! You should also be aware of the risks. There might be times when the property is empty and you have to meet the mortgage payments out of your savings. As recent years have proved, house prices do not always rise and if this continues almost a third of landlords will be in negative equity — owing more on their mortgage than their property is worth — if house prices fall by 5% in 2011 and a further 5% in 2012, according to credit agency Standard & Poor’s. Against this though, would-be landlords must weigh rising rents and yields. The yield is the amount of money a landlord receives in rent over one year, shown as a percentage of the property value. If you paid £100,000 for a property and the annual rent was £5,000, the yield would be 5%.

HOW DO I GET A BUY-TO-LET MORTGAGE? You’ll need a specialist buy-to-let mortgage because banks and building societies calculate whether you can afford the mortgage differently to standard home loans. For starters, you will need a good credit history and a deposit of at least 20%. Then you will also need to demonstrate you will receive enough rental income to cover 125% of the mortgage interest payments. The increased difference between the rent your receive and the mortgage interest itself is factored in to cover other costs, such as maintenance, letting agent’s fees and safety tests. Many buy-to-let lenders have rejoined the market after disappearing during the credit crunch, leading to lower interest rates so there are also a number of beneficial deals to be done.

WHERE AND WHAT SHOULD I BUY? A common mistake novice landlords make is to buy a house they would like to live in themselves, rather than choosing a location and property that will provide the best return. Here at Petty’s we are more than happy to brief you on the types of properties that are easy to let and how much rent you can expect. For example, students will want to live near a university, families near good schools and professionals near a train station.

SHOULD I USE A LETTING AGENT? Our advice is yes, particularly if you are new to becoming a Landlord and also if you have a large estate which is becoming unmanageable. Letting agents can find tenants, draw up contracts, collect rent and maintain the property. Most charge a month’s rent paid for finding tenants and getting them checked in and out (known as ‘letting-only’) or they charge a greater monthly fee for full management of the property, including arranging maintenance and ensuring all references are checked as well as visiting the property regularly and submitting full and detailed reports to the Landlord. A good agent will have the necessary expertise to also ensure the property is being let legally and smoothly. There is a great deal of red tape in the property industry with an abundance of checks and legislation that has to be adhered to and by utilising the skills and experience of the specialists they will ensure you keep ahead of the game and operate as a legal Landlord.

KELBROOK IS HOME TO A PIECE OF HISTORY M

iddle Hague Farmhouse is a hidden gem steeped in character and history and as we step inside, it is easy to see why it is also registered as a Grade II listed building.

With a stone tablet above the porch dating the property to 1618 Middle Hague Farmhouse is considered one of the oldest homes in the area and as its owners, Jim and Angela are looking to downsize, this is a rare opportunity for new owners to purchase a piece of history. Angela added: “We were thrilled when we were contacted as it helps to paint a picture of our home all that time ago. There is a lot more research to be done but who knows, the new owners could share a passion for genealogy and uncover more of the local history that the building is a part of.”

The farmhouse used to have a piggery on site with a grain store at the front but over recent years, the building has been refurbished to create a wonderful living space. A new double garage was also built with loft space and toilet which Jim admits would make the perfect office for anyone working or running a business from home, he added: “The garage was a great addition to the property and we were thrilled that the builders used stone and materials that complement the farmhouse perfectly. Tennis Elbow A

fter the excitement of Wimbledon, many people find themselves inspired to spend a sunny afternoon on the tennis court.

However many enthusiasts are being put off their game by a common condition causing pain in the boney outer joint area of their elbow. The pain is experienced as a dull ache which gets sharper especially when playing a back hand or using wet, heavy balls, and if you are experiencing these symptoms, it is likely that you are suffering with Tennis Elbow. The condition is caused by a single exertion causing micro trauma to the tendon that attaches the muscle just above the elbow. Pain can be immediate or set in later around 24-72 hours after intensive, repetitious finger or wrist movements such as gripping. Typically the pain lasts anywhere between 3-12 weeks but can be a problem for upto 6-12 months and longer if not treated and the aggravating factors removed. The most effective way of treating Tennis Elbow is to rest or at least modify the aggravating activities as much as possible. If you can’t avoid playing, then always try to warm up for at least 5-10minutes before starting and then apply ice afterwards. Another option is to adapt your equipment, choosing either a lighter racquet or choosing one with a larger handle so that you don’t have to ‘over grip’ to hold the racquet firmly. Improving technique is another way of minimising elbow pain, especially focussing on your playing posture so that the large muscle groups do all the hard work. The power for a cross court forearm should come from the legs and trunk not the shoulder and arm. Wearing a strap around the forearm just below the elbow may also help to offload the muscle and reduce pressure on the injured area. If you do want to explore medical treatment, physiotherapy can help with massage, ultrasound and laser speeding up healing and specific exercises to stretch and strengthen the appropriate muscles preventing reinjure. There is some question as to whether Tennis Elbow is an inflammatory condition or more a chronic degenerative condition and so anti inflammatory drugs may help in the early stages but should always be followed by a regime of stretches and eccentric strengthening exercises. Other treatments available include steroidal injections, although their effectiveness is also questioned and in many cases have been replaced with platelet rich plasma injections if conservative treatments haven’t proven effective. Of course there is always a note of caution... elbow pain may have another source, the neck, so if symptoms don’t improve get a physiotherapist to check out your cervical spine. If these symptoms sound similar, but you are experiencing pain on the inside of the elbow, you may well have Golfer’s Elbow, which again is generally considered to be an overuse injury. Treatment and prevention is much the same as for Tennis Elbow- just to the other side of the arm!

Spotlight on Salterforth I

n each issue we like to take a step back in time and look at what makes our villages what they are today. Here, we focus on the little hidden hamlet of Salterforth which dates back to the 13th century and where the name ‘Salterforth’ is derived from ‘Salter’s Ford’. The reason? The town was originally a stop off point on the route between Cheshire and Yorkshire, traced by the merchants transporting salt to the wool industry in Bradford. Nowadays, the village is a popular stop off point for narrow boat enthusiasts travelling along the Leeds and Liverpool canal, and it is in Salterforth, that the canal reaches its widest point. The Anchor Inn, with boat moorings either side, is a popular landing point for those travelling along the canal, either by narrow boat, on two wheels or by foot. The original inn was a regular stopping point for those on the salt route to Yorkshire and stood long before the construction of the canal. In the 17th century when work began on the waterway, a tier was added to the pub meaning the original building is now underground and the use of lime in the construction means that the lower building now homes a spectacular collection of stalagmites and stalactites, which the landlord often gives conducted tours of. A leisurely stroll up onto the top moors will be rewarded with arguably some of the most spectacular views in England, best enjoyed over a tasty dinner in the Fanny Grey pub! From this point, there are picture perfect views of the Three Peaks and the sweeping Yorkshire Dales. The village has a strong footing in history, Cromwell built his garrison in the town during the 16th century, which has now been converted into cottages and markers of the industrial Victorian era also characterise the village in the form of weaver’s cottages. Tell us a bit about you:

Well I currently play for Leeds Carnegie and the England Under 21’s team but I’ve also played for the England Under 17’s and Under 19’s teams too and I’m also studying for my A-levels in Maths, PE, English and Media Studies at Nelson and Colne College. I have a really busy schedule and my training takes me all over the country. I’m often in college from 9-3.30 and then off training over in Leeds from 6-10 in the evening but I love what I’m doing and hope to reach the World Championships and the Commonwealth Games too.

One of the things I love about living in Salterforth is the sense of community that it has, it’s really close knit. The people in our local area know all about my netballing career and are really supportive, they’re always asking how I’m getting on with training and wishing me luck when there’s a tournament coming up. What do you think of sports provision in the area?

I think the news of the football university planned for Burnley is fantastic, lots of people enjoy sports and play for teams at school but don’t carry it on once they’ve left and I think the new university will highlight the importance of sports, but there’s always more that can be done to get people feeling confident and enthusiastic about getting involved with sports.

Pendle’s greatest ever sports legend, cricketer Learie Constantine has been honoured by the council’s decision to place a blue plaque on the former Nelson player’s home in Meredith Street and this was even covered by the BBC’s primetime hit, The One Show. BBC history reporter, Ruth Goodman looked back at his career and even filmed at the club’s Seedhill Ground. ‘Connie’ as he became known was in Nelson from 1928 to 1939 and although he only got £25 a week when he was a player was actually one of the highest paid sportsman in Britain!

“Deciding on a secondary school for Millie was always going to be a huge issue. We didn’t want her to part of a large intake to a large secondary school, so we looked at the alternatives whilst she was in Year Five. YVL caught up with Jamie from his home in Muswell Hill, London which he shares with his actress girlfriend, Mary McCoy. YVL: You talk with such passion about Pendle, do you still have family here? JB: I do have such vivid and wonderful memories of growing up in Reedley and Brierfield. My parents emigrated to Australia for a short time only returning as they knew they wanted me to grow up and go to school in Lancashire and I am really pleased they did. In fact, my grandparents still live opposite the Burnley hospital I was born in and although they are separated now, both of my parents live in the area too – Sabden and Rawtenstall so I am still a frequent visitor to the area. YVL: What do you recall as a child? JB: One of my fondest memories is taking regular walks up Pendle Hill and I still love doing that today. I love the village feel and was a regular at ‘Jimmy’s’ cricket club but unfortunately that is no longer here today which is a shame as it was a real working man’s club. At school, I met another actor from the area who has gone on to do some amazing things, John Simm, and we got up to some mischief together! We would always go in to Burnley on Christmas Eve and were regulars at Smacks and The Angels after a pub crawl. Times have changed though and now, I am much happier to stay local with family and friends enjoying a nice meal or day out. I do like the Fence Gate Inn and finding new places to try each visit. YVL: As an actor you obviously made the move to London, how does it differ from Village life?

JB: London is an amazing place but obviously a complete contrast to the life I know in Pendle. It does sound like a cliché but it is true that Lancashire people are the friendliest you will ever meet. Everyone is very personable and has time to chat whereas London has a faster pace to life. I do look forward to the drive back home, it is very calming and I hope to be able to spend some more time there very soon.


From Fence to Foulridge... with vintage bikes in tow! F

or most homeowners relocating it is a stressful enough experience but throw a few vintage bikes into the mix and you have an even bigger challenge on your hands!

YVL: Bikes are obviously a real passion of yours, when did it all start? John: “I have been riding bikes for as long as I can remember but have only been collecting them for about 40 years. It has turned into a hobby really but unfortunately I don’t race them like I used too! It isn’t just a case of buying one I like the look of, it is a passion to actually rebuild and renovate them, in fact, I remember one looking like it had been dragged from a canal and it hadn’t run since 1959! It only had 6000 miles on the clock and look at it now.”

YVL: Is Val a bike widow or is this a joint hobby? John: “I wouldn’t say it was a hobby of hers but she is just as enthusiastic to see them when they are completed and gleaming on the lawn! Vintage motorbikes are a family hobby and although I stopped racing in 2002, our son is still a keen racer and it is great to see him carry on with such enthusiasm.”

YVL: Finding the right home for the bikes was just as important as finding the right home for you. What made you choose Foulridge? Val: “We have lived in Fence for 26 years but the time was right to find the retirement home we dreamed of. Our son actually spotted it on the website, we had a viewing thanks to Petty’s the day after and put an offer in on Monday! The farm was built in 1640 and it just oozes original features which we love. The area is a bonus, we love Pendle and there are stunning walks and bike routes here too, from the Dales and Settle to Ribble Head, Devil’s Bridge and Skipton Old Road.”

YVL: Was the move an easy one? Val: “We actually needed a bit of ‘House Doctor’ style advice to sell our old home in Fence as we had literally outgrown it and lived in it to the full, taking our eye off the ball when it came to selling and de-cluttering. The team from Petty’s were superb actually giving us advice which we took on board and we are pleased to say that we sold very quickly and both transactions went extremely smoothly. We bought the farm knowing that there was a lot of work we wanted to do but this, like bikes is a project of passion and we are really excited.”

Barnoldswick Beach

Saturday 6th - Tuesday 23rd August Three weeks of seaside fun in the heart of Pendle. Barnoldswick’s town square will be transformed into an inland beach for the second year running following last year’s hugely popular inaugural event. The Lead Mining Museum Open Day

The Youth Hostel Open Day

Sunday 11th September 11am-4pm A chance to explore this listed building and its magical surroundings adjacent to the ‘waterfalls’ on Birch Lane. The day will also feature an exhibition on Catherine Bruce Glazier, to whom the building is a memorial.

A Festival of Flowers - Foulridge

Saturday 27th - Monday 29th August St Michael and All Angels Church A Festival of Flowers celebrating Village Life in 2011. The Church will be open between 11.00am and 6.00pm daily excluding Sunday 1.30pm to 2.30pm for a wedding.

There will be posy making in the Churchyard between 11.00am and 3.00pm on Saturday and Sunday. Refreshments will be available in St. Michael's Room during the festival.

Rushbearing Festival

Newchurch in Pendle Saturday 13th and Sunday 14th August This annual festival celebrates the medieval practise of changing the rushes on the church floor, where old ones were replaced with new rushes and flower petals. The festival will begin at 2.30pm with a procession lead from the school through the village to the church. We invite people to come and join us for the procession, church service, brass band performance and tea. This year the Rushbearing Queen will be crowned by the Reverend Priestly Brook.

Blacko Show and Family Day

4th September (1pm-4pm) on the Recreation Ground on Beverley Road. Villagers, friends and visitors will enjoy a traditional, rural horticultural show. There will be a host of stalls, attractions, a variety of food available as well as fun races rounded off by the ever-popular Tower Race.

Trawden Show

Sunday 14th August from 10am Trawden Recreation Ground The show is organised by Trawden and District Agricultural Society and offers a fabulous day for all the family. The show is held on a 20 acre site on and around the village recreation ground with superb views across the surrounding countryside including Pendle Hill. Exhibits include sheep, cattle, rare breeds, goats and working sheepdogs. The large marquees house smaller exhibits such as poultry, horticulture and typical rural crafts. The heavy horses (shires) are always popular and the horse show (including working hunters, Shetlands and show-jumping) is held on an adjacent field. There is also a very well-attended dog show & a dry-stone walling competition. Tickets: Adults - £6.00 Children - £3.00

Higham Scarecrow Exhibition

12am - 5am on Saturday, Sunday and Monday of August Bank Holiday Weekend An exhibition of scarecrows in various locations around the village, visitors can purchase a children’s trail and a booklet with a guide to different scarecrows. There will be cakes and refreshments on sale and a raffle in the Village Hall.
